ROBBY'S HOT TAKE Emerging Neighbourhoods of Logan City!
New data provided by the mortgage broking industry reveals buyer demand continues to grow and has surged in many suburbs, despite high interest rates, rising property prices and the cost-of-living crisis. While some buyers seek out desirable pockets where few homes come up for sale, others are attracted to suburbs offering relative affordability. Several factors, from rapid population growth to an increasingly tight rental market, have fuelled the demand for property this year, pushing more people towards home ownership. (Source: Mortgage Choice) And if you are looking to invest in the local Logan Property Market, check out Robby’s Top Suburb Picks to help you navigate & cut through to essentials.
T
he transition from one year to the next is a great time for reflection and planning especially when it comes to investing in property says Robby. Whether you're thinking about buying your first investment property or adding to what you already have, Robby from Eresidential has some insights for you. Here's Robby's hot take on the top five suburbs that have shown the most remarkable growth in the last year.
EDENS LANDING First on Robby's list is Edens Landing. Located between Beenleigh and Waterford, it offers great views and a family-friendly environment. It has experienced 8.6% growth over the past year, with a median house price of $630,000. The average weekly rent is $527, and the rental yield is 4.7%. Plus, the presence of Edens Landing Primary School adds to its charm. For investors, this suburb is a quietly appealing choice. BETHANIA Following closely, Bethania has witnessed a 9.0% Year-over-Year median growth, reaching a median house price of $565,000. The average rent here is $512 per week, with an annual rental yield of 4.9%. Bethania is distinguished by its pet-friendly parks, proximity to local shops, and easy access to public transport. HERITAGE PARK Then there's Heritage Park, with its 8.8% growth, coupled with a reasonable average rental of $570 per week and a 4.4% annual yield. Besides its tranquil neighbourhood, Heritage Park is just a stone’s throw away from the Logan Metro Sports Centre, major shopping destinations, and the Logan Motorway. PARK RIDGE Finally, Park Ridge, matching Edens Landing with an 8.6% growth, is quickly becoming a real estate favourite. It offers a mix of modern suburban homes and expansive bushland properties. Popular among retirees and families, it boasts an average rent of $550 per week and a 4.2% annual yield. Interested in these investment hotspots? SPOTLIGHT: GUARDIANS OF TOMORROW
M
eet Razia Ansari and Illiaz Mohammed from Guardians of Tomorrow, a nonprofit organisation dedicated to making a difference in the community. In this Q&A, get to know the faces behind this remarkable organisation as we delve into their inspiring journey, mission, and future plans. Can you share with us a bit about your organisation and the services it provides? Guardians of Tomorrow was established as we saw a gap in the community that needed to be filled and to make an impact on the lives of the most vulnerable. We help the homeless and those on the brink of homelessness by providing free food, clothing, shoes, blankets/

linen. We also have a program that focuses on helping people combat social isolation, depression, and disconnection. We achieve this by offering a volunteer program at our two Op shops in Logan, providing a sense of belonging and a platform for open conversations. Many individuals find solace in this program, which often leads to discussions about personal challenges such as domestic violence or other issues. In such cases, we provide appropriate referrals and support. It is a safe place for women to come. It is their SAFEHOUSE. It's also a great place for individuals looking to improve their English while interacting with customers. We also run a basic retail work experience program, offering participants an opportunity to gain valuable retail experience and receive references for future employment. Moreover, we conduct one-hour sessions to help individuals struggling with form filling and preparing for citizenship tests. Registration with us is necessary to access this service. One of our most cherished programs is FRUITBITE, which delivers fresh fruits to schools across Logan. This program addresses
the critical issue of food insecurity among children, ensuring that approximately 200 kids per week per school have access to nutritious fruits. For some of these children, these fruits may be the only meal they receive all day. Since the start of the program 2 weeks ago we have provided fruits to over 2000 children. You could only imagine the impact it will have once we have done it for longer periods to come. Our goal is to expand this program Queensland wide to reach more schools in need. Tell us about yourself and how did this organisation come about? Razia Ansari and Illiaz Mohammed, we spend all day every day in Logan and our background is originally from Fiji. We both are from backgrounds where we were not fortunate to get whatever we wanted. We saw our parents struggle to provide food, working 2 jobs and the hard times they went through for us. And now that we are blessed to have what we have, it's time for us to hold someone else's hand and to guide them through the hardships to success as much as we can. We want to be the shining light that guides them and advocates for them. Many people are suffering and don't know what to do or where to go and we are their GUARDIANS, THE Guardian of their Tomorrow. Looking ahead, what are your goals and plans for the future? Our primary goal is to extend our reach and impact as many lives as possible. We will continue our current initiatives while striving to expand with the support of the government and the community. We have identified a
significant need within the culturally and linguistically diverse (CALD) community in Logan, and we intend to address these issues on a larger scale. Our plan includes offering services that can make a more substantial difference and fill existing gaps. Leveraging our successful business backgrounds, we aspire to mentor individuals towards employment and self-employment opportunities. We envision Guardians of Tomorrow becoming a household name, committed to delivering the outcomes the Logan community desires and addressing critical needs. For those who want to support your organisation, what are the easiest ways to get involved or make a difference? If you're interested in contributing to our cause, there are several ways to get involved. We're always on the lookout for volunteers to assist at our Op shops. Additionally, if you possess expertise in areas that can benefit individuals from CALD backgrounds we welcome your involvement. Even if it is 1 hour per week teaching basic English, filling out forms, sewing or sharing insights on cultural differences and workplace expectations. As we do have Op shops we are always looking for donations. If you have clothes, furniture, shoes, bags etc.. that you no longer need, please donate them to us. Everything sold out of our shop 100% goes to helping back into the community. If you want to do a monetary donation then you can go through our website www. guardiansoftomorrow.org.au to the Donate button. If you would like to sponsor a fruit box for the FRUITBITE PROGRAM per week then please reach out to us info@guardiansoftomorrow.org. au.

SPLASHING INTO SUMMER School to pool is a summer treat
T
wo major facility upgrades will ensure swimmers of all ages can make a splash in Logan City Council pools this summer.
The Logan North Aquatic Centre splashpad officially opened on Saturday. The new water play area complements the multi-million upgrade to the 50-metre Jodie Henry Pool, unveiled last October. The $2.7 million Logan North Aquatic Centre splashpad was partially funded by $470,000 of Division 3 Local Infrastructure Program funding. An upgrade to the changerooms, including the addition of a ‘changing places’ facility which caters to the needs of people with a disability and wheelchair users, will complete the centre when finished early next year.
The revitalised Eagleby Aquatic Centre 25-metre outdoor beach-entry leisure pool is also now open. The pool and surrounds have been refurbished with new shade sails, shelters and seating as part of an overarching concept plan for the Bishop Street Park Precinct. Mayor Darren Power said residents would reap the rewards of Council’s investment in aquatics facilities. “Our pools and water play areas are more than just a place to cool off or exercise,” Cr Power said. “They also provide social connection that boosts the appeal and liveability of our city.” Division 3 Councillor Mindy Russell said the new splashpad at Logan North Aquatic Centre would be welcomed by families. “There will be plenty of kids in Division 3, and across the city, who will be looking forward to

playing in the new splashpad on a hot day,” Cr Russell said. Division 12 Councillor Karen Murphy said locals would welcome the re-opening of the Eagleby facility. “Having a local swimming pool is important to the Eagleby community and I am sure the re-opened beach-entry pool and refreshed amenities will be popular these coming school holidays,” Cr Murphy said. More information on Council’s Aquatic and Leisure Centres, including opening hours and entry fees, can be found on their respective websites.

You may feel the urge to put your loved one on a pedestal today. You want to see him or her as the perfect mate for you. You're willing to go to great lengths to bring this person pleasure. You're wearing your rose-colored glasses, so very little will convince you of anything but the fact that things are perfect and beautiful.
The aspect of the day will emphasise your ability to put feelings into words, and possibly thoughts into action. If you've had communication difficulties and are ready to clear the air, now is as good a time as any. If you want to increase communication with your boss or your children, now is a good time to initiate new avenues of dialogue.
Today's transit gives you the energy to communicate with those you love in an effective manner. Sometimes you can be too soft, or afraid of how criticism will make the other person feel. The planets today can give you the words to say without being too harsh. Likewise, it's time to critically examine your own behaviour don't spare your feelings!

Jun. 21 - Jul. 22
Today's aspect can bring a frustrating time for you, as you may not know exactly where you stand. The energy at this time is fluctuating, whereas you like to know exactly what is what! Take a deep breath when you feel frustration brewing, and another, and another. It's important to get aerobic exercise this week, and to stretch out your muscles so they can fill with fresh oxygen.
ou and your partner (current or prospective) are coming closer together. This is a great chance to air and share your feelings, to rekindle the spark that may have become a little dim recently, and to spend some quality time together. Make the most of this opportunity, and you will deepen your bond and commitment considerably.
Playful, carefree, and animated, this is a time to enjoy with a partner or alone. You will enjoy reading and writing, find it easy to communicate with just about anyone, and find it equally difficult to get bored. However, don't let the important things slip during this brief period of wanderlust. Stay true to your health goals and exercise commitments.

Get involved with the energy of today so you don't get left out of the loop. Your contribution to the group is important. You should foster positive relationships among all parties. Think big. You can do no wrong by expanding your mind out into the minds of others. Make a commitment to quench your thirst for knowledge.
or you, this week is about fueling your energy. You will find ways to spend money on fun pursuits or have a family meeting to determine the most prudent investment strategies. Your communication is affected, enabling you to make your goals clear and concise. With concentrated action, you and your loved ones can achieve any goals you set.
Make the most of your time outside of work. The aspect of the day encourages your playful side. Watch movies that lighten the spirit, play with children every chance you get, play with adults when there aren't any kids around, if possible, and most importantly, exercise! This will bring your spirits up.

- Given the atmosphere of the day, you are likely to be powerfully attracted to a particular person. You are drawn by their deep passion and the intensity with which they pursue anything or anyone they wish to be involved with. But give yourself a few days grace before rushing in for the kill. You may need time to observe another side of their nature before you commit yourself.
The aspect of the day gives you a feeling that anything is possible and it is. But you are reminded by your body every day that whatever you do is greatly enhanced by a feeling of physical vitality. Take that "I can do anything" energy and apply it to your workout or exercise regimen.
This week you have a ton of energy to get things done. You're full of action and assertion, so it does no good to sit back and wait for others to open doors for you. You have the impetus and tools to get where you need to be to make more money. Talk yourself up without being too arrogant or self-conscious about it. 46 | Logan Guide
