September is here already, and it's hard to believe that it's been just over two years since we first launched the Beenleigh Guide. This journey has been truly wonderful, and we're thrilled to bring you our latest issue, packed entertaining features that we think you're going to really enjoy.

Now, let's talk about our cover star for this edition, Robby Christanto from Eresidential. He's opened up and shared some incredible stories from his real estate journey. If you're in the market for someone who's not only knowledgeable but also genuine and trustworthy, Robby's your guy!

In our Weekend Getaways section, we're taking you on a virtual trip to K'Gari (Fraser Island). And in our personal favourite, the history section, we're diving deep into the charming suburb of Waterford.

We'd also like to give a big shoutout and a round of applause to two of our longtime supporters, Tina from Helloworld Travel Rochedale and Joe and Deb from Simply Beans. They've snagged welldeserved victories in their respective award categories at the 2023 Business Distinction Awards.

Lastly, it's with mixed emotions that we say goodbye to Dr. Graeme Nicolson. He's been a dear contributor to our guides for the past 2 years and a real gem in our local community. Wishing you all the best with your move down south.

FAREWELL TO DR. GRAEME

We would like to take this time to thank Dr. Graeme for his contributions to The Beenleigh Guide. For the past 2 years, Dr. Graeme has been a regular writer for our guides, producing monthly history editorials on Beenleigh. Last month’s edition marked his final contribution before his move down south with his family.

We appreciate all the work he put into our guides and especially for the Beenleigh community. Dr. Graeme was a member and volunteer of The Beenleigh and District Historical Society, Beenleigh Historical Village & Museum, and The Royal Historical Society of Queensland (RHSQ). We met up with Dr. Graeme last month, just before his departure, where he shared more about himself.

Dr. Graeme was an engineer and pilot for the RAAF, with experiences in Malaysia, Vietnam, and as a United Nations’ Peacekeeper in Egypt. Many of the photographs you see today in the Beenleigh Historical Village Museum were taken or provided by Dr. Graeme himself. He also published two books titled “Remembering Beenleigh 1860 to 1960” and “50 years of History of the Beenleigh Historical Society 1969 to 2019,” commemorating the 50th Anniversary of the Society.

FORDE SENIORS' EXPO

The annual Forde Seniors' Expo is gearing up for an exciting return this month, promising a day of valuable insights, entertainment, and community engagement, all with free entry for the local senior population.

The Expo is set to take place on 29 September at the Canterbury College Events Centre (High Street, Waterford) from 10 am – 2 pm. Hosted by Forde MP Bert van Manen, the expo will provide local seniors with access to vital information while voicing their opinions on key matters.

The event will feature a diverse range of exhibitors, representing the health sector, legal services, community groups, financial advisers, the travel industry, and government agencies. The expo will also include a lineup of esteemed

guest speakers who will delve into a wide range of topics.

Attendees can also indulge in a complimentary morning tea and sausage sizzle while mingling. There will be ample parking and a free shuttle bus service available to and from the car park, ensuring convenient and hassle-free entry.

RIVERINE CENTRE FLOATS CLOSER

Design chosen for future Riverine Discovery Centre

School students and families will soon be able to embark on an exciting educational adventure in Eagleby.

The first stage of Logan City Council’s new Riverine Discovery Centre, to be built overlooking the Albert River, is floating ever closer.

The centre will feature a range of interactive educational displays to deepen the community’s understanding of the Albert and Logan Rivers, and their tributaries.

Outdoor undercover areas will provide new gathering spaces for community use, complementing the popular Albert River Parklands playground.

Environment Chair Councillor Jon Raven said the project, which is partly funded by the

Environment Levy, is another example of the work undertaken by Council to enhance local waterway environments and the wildlife they support.

“Council works closely with local community groups to help protect the delicate ecosystems of our rivers and creeks,” Cr Raven said.

“This centre will help keep our waterways front of mind and educate people of all ages about the importance of preserving them for future generations.”

Division 12 Councillor Karen Murphy said the Riverine Discovery Centre would become a must-do experience in Eagleby.

“This exciting new centre will be a welcome addition to our community, which already prides

itself on living in harmony with our natural areas,” Cr Murphy said.

“It will also encourage those who live outside of Logan to come and learn more about this beautiful part of our city.”

Member for Macalister Melissa McMahon said the Riverine Discovery Centre would be a game-changer which will support the delivery of educational opportunities and good local jobs.

“This will be huge for our community, and the Palaszczuk Government is proudly supporting it with $2.75 million from the South East Queensland Community Stimulus Package,” Ms McMahon said.

“We know how important education is for the next generation of Queenslanders, and we’re proudly delivering more opportunities to learn right here.”

The project last month received a $1.5 million funding boost from Council to help cover soaring construction costs.

This will allow stage 1 to be delivered in full which keeps future stages on track to be cost-effective.

Construction is expected to begin in coming months and is scheduled to be completed by the middle of next year.

ROBBY CHRISTANTO THE SMILE BEHIND ERESIDENTIAL

eet Robby Christanto, or as many fondly call him, 'Mr. Smile.' In the world of real estate, where truth and honesty can seem like a rare commodity, Robby, an accomplished Real Estate Agent at Eresidential, stands out as a rare gem.

In the following Q&A, get to know Robby as he shares his journey as a local agent.

Provide us with examples of a local property transaction that you are proud of.

I'll start by sharing the story of the ‘Eresidential Grove Road family’. We started on this journey with no prior sales in Edens Landing - might I add. Through trust and transparency, we successfully facilitated an off-market sale for

Doug, the now previous owner of 57 Grove Road, ultimately selling his property for an impressive $730,000.

This success became a stepping stone as Doug's satisfaction led him to recommend our services to his neighbours, resulting in the sale of property numbers 53 and 55 on Grove Road. Over time, our accomplishments multiplied. Fast forward, we have facilitated sales for properties numbered 30, 53, 55, 57, 59, 60, and 61 all located on Grove Road.

These successes mark the origin of our journey in Edens Landing. By helping these 14 families, we've earned a reputation for providing a distinct approach to real estate.

Here's another story I'd like to share. A young couple wanted to sell their home, but when the conversation delved deeper, it was revealed that one of them had returned to studying. Concerned about potential variations in their borrowing capacity that might hinder their ability to repurchase later, we recommended postponing the sale and encouraged them to consult with their mortgage broker. Following a consultation with their broker, they came to the realisation that proceeding with the sale was not the appropriate choice.

When it comes to real estate, our approach involves not only helping our clients achieve optimal prices for their current homes but also facilitating the purchase of their next property while at times organising a simultaneous settlement (which can be tricky). We often undertaken research and negotiation on our clients behalf, without any attached obligations or additional fees, such as conjunction fees with other agents. In another case, we even halted a sale for three months to help assist this client in finding the perfect property before proceeding the sale. Once their dream home was found, as if it were destined, we managed to sell their property within only a week's time.

2. What can a seller & buyer expect from you that stands out from the others?

Sellers can expect us to secure the best price for their property, maintain transparency throughout the selling process, and have the hardest-working agents working for them.

Buyers can anticipate exceptional service and honesty from us. We make a point to disclose all information to the best of our knowledge, even if from time to time, we got burnt because of this.

On one occasion, we encountered difficulties when an unknown building issue came to light. Neither the seller nor we knew. Unfortunately, the buyer assumed we were being dishonest. As a result, we now recommend clients conduct a building and pest inspections before listing a property on the market.

3. Which suburbs do you service? And why did you pick these areas?

Edens Landing, Holmview, and the surrounding suburbs are our focus. Initially, we chose Holmview because we had performed well there, selling 62 lots for development in just 2 years. Our intention was to continue our strong presence in Holmview. However, while door knocking, I stumbled upon Edens Landing and found the suburb to be very welcoming. That's where the story began with the Grove Road Families. One success followed another, and momentum began to build. Little did we know, I now find myself in the Edens Landing and Holmview area 6 days a week, and the rest is history. We feel that the suburb is calling us :)

4. Tell us little about your family.

I have my lovely wife, Anisa, who always support me along the way and my 2 kids Ralph (will be 9 years old soon) and Abby (6 years old).

5. Where is your favourite coffee spot in Logan?

I love HIT Café in Beenleigh. Their coffee is great! I always support them, and my clients also agree that they serve great coffees!

LOGAN'S BUSINESS STARS OF THE NIGHT

Last month, the City of Logan celebrated the 2023 Business Distinction Awards hosted by the Logan Chamber of Commerce. It was an evening filled with accomplishments, recognition, and a vibrant atmosphere.

The event drew a full house, welcoming small, medium, and large businesses from Logan, along with important figures like industry leaders and local, state, and federal politicians. The atmosphere was alive with excitement.

The cherry on top was the fantastic performance by Sex & Chocolate, a musical

act that brought back the magic of MOTOWN music. The dance floor remained alive all night, with both the young and old grooving to the beats.

WATERFORD

Exploring the Rich Heritage and Community Spirit of Waterford

Nestled along the banks of the Logan River, Waterford is a suburb with a history as diverse as its present-day community. Established around 1863 as a ferry service crossing point, the area quickly earned its name, possibly inspired by its water-crossing nature or the Irish town of Waterford. The opening of a school in 1869 marked a significant step towards community development.

Waterford's history is intertwined with that of its neighbour, Waterford West, which grew around Tygum Lagoon and saw the construction of the Morning Star Hotel circa 1871. In 1879, the Wa-

terford local-government division was formed, holding meetings in the Morning Star Hotel. However, Waterford's growth was hampered by floods and the dominance of nearby Beenleigh in trade and urban settlement.

The 20th century brought about notable changes. In 1906, the Waterford Shire expanded to incorporate surrounding areas, increasing its size from 35 to over 130 square miles. German-surnamed farmers left their mark on the community in the early 1900s. The mid-20th century witnessed the rise of Waterford West's residential growth.

Today, Waterford's heritage remains alive through its historical landmarks. Primary school buildings from 1871 and 1888, as well as a play shed from 1898, are proudly listed on the Queensland heritage register, a testament to the suburb's commitment to preserving its past while embracing progress.

Although the Waterford Shire was dissolved in 1949, the community's spirit persevered. Over time, administrative changes led to the incorporation of Waterford's areas into Logan City in 2008. As of the 2021 Census, Waterford is home to a thriving population of 5,796 people, residing in 2,125 private dwellings. This numerical growth reflects the enduring appeal of Waterford as a place where history and community coalesce.

Waterford's legacy lives on through its tight-knit community. The suburb's rich history, characterised by resilience and cultural diversity, provides a strong foundation for present and future generations. In the heart of Waterford, the echoes of its past continue to inspire and guide its vibrant community forward.
