What Is

FAILING?

I thought it might be interesting to find out what is happening after the closing as it relates to problems homeowners experience. I obtained some raw data from a large warranty company to see if there was anything we could learn that might be helpful. At first glance no surprises were evident. The systems with the most failures are the ones most used, and that would be evident almost immediately. Let’s start with the top ten.

1. Heating failures are by far the most reported, and depending on weather, are an immediate concern. Most warranty companies will categorize a heating failure as an emergency if the outside temperature is below a certain point.

What the data does not show is the average cost of the repair. Corrective action can be as simple as a new filter or require replacement of a unit.

2. Plumbing issues come in second. This category covers leaks, toilets not flushing properly and faucet issues. Most are simple repairs. The plumbing system in a house is extensive which is why it is so high on the list.

3. Water heaters have their own category and are third on a number of claims. This is not surprising given the average life of a water heater (8-12 years).

4. Refrigerators are fourth. No surprise – given the constant use and number of times per day the compressor and fans must turn on. Cleaning the coils is something homeowners could do to help life expectancy.

5. Electrical is next. Like plumbing, the extensive nature of the system with wire, switches, receptacles and lights lends itself to occasional failures.

6. Dishwashers come in sixth. They get a lot of use and have a lot of moving parts. By the way, lack of use can also cause issues.

7. Clothes washers also get a lot of use and have many moving parts. Given its position in the lineup, you might want to check if your warranty offers coverage for it.

8. Air conditioning. There are a rash of failures in the spring when they are first turned on. There are several reasons for this, but we recommend checking it early, so you do not have to wait several days for service when everybody else does.

Changing filters and keeping the outside coil clean are easy homeowner actions that extend life. Most warranty companies do not consider an air conditioner failure an emergency.

9. Garage door openers. It makes sense that this is in the top ten. We use ours no less than six times per day and sometimes more. I find it surprising that many people do not know they can disconnect it and raise the door manually.

10. Garbage disposals come in tenth. Remember that most can be unstuck with an Allen wrench.

There is also a reset button on the bottom or side of the unit. It would be a shame to pay a deductible to have somebody push a button.

The bottom of the list, those items with very few claims was interesting. Electric baseboard heating almost never fails. Kitchen exhaust fans also had very few claims. The surprises were claims on sump pumps and sewage pumps showing up as low as they were. Well, pump claims were also very low.

Home inspections were not the norm until the late 1970s. Before that, it was buyer beware. Home warranties were around but were not the norm until the late 1980s. Improvements have been made in both industries, and homebuyers are better protected than ever. That is a good thing.

Live so that when your children think of fairness, caring, and integrity, they think of you. H. Jackson Brown, Jr. – author Courtney Miller lives by the same mantra, only those who know her both professionally and personally, know that she strives for everyone to see it.

She dares to live with a beautiful and intriguing blend of courage and a truly caring spirit – which is quite strategic for someone who dwells in the real estate industry. Motivated by the best interest of her clients, she tenaciously fights for them as a worthy advocate, but that same intensity is evident at home and among her relationships with friends. How can someone mesh courage with caring and have it yield the right amount of effectiveness? Just watch Courtney.

Miller was born in Jacksonville, Illinois (one of the poorest areas of the state) and lived there until she was four years old. Her family moved to Carmel, where her father had accepted a position at a church, and she and her two brothers grew up attending Carmel schools. After graduation, Courtney traveled back to Illinois to attend Lincoln Christian University where she studied Intercultural Studies and Business.

She met her husband, Neil, there, was married and graduated in 2009.

During her college days, Courtney felt a strong pull to serve others, make a difference and to have a mission’s focus.

After her post-secondary work, she and Neil traveled to Chennai, India, where they established relationships over a six-year period.

“The Hindu culture was very beautiful, and the bonds we formed with the people there had a significant impact on my family,” she remembers. During that time, Courtney obtained her Master’s Degree (online), and she carved out time to teach a class for new mothers. Neil, a communications major, worked as a Content Marketer for an IT company, a job he still has today.

Eventually, the Millers were faced with an intense desire to return home to live close to Grandparents and other family, so they followed it home in 2015. Faced with a desire to be “present” with her children but also a part of building something, Courtney struggled a bit for almost 18 months until a conversation with her mother caused her to remember a previous exchange with a friend who told her that she would make a great agent. She acquiesced, and once the decision was made, she felt a burden lifted. Courtney was licensed in 2018,

(sales, numbers, transactions), and personally, she focuses on loving the people around her whether family, friends or clients. She does enjoy making things perfect, but she often says, “Done is better than perfect.”

Miller notes that the best agents “embrace themselves.” In an industry that contains so much comparison, it is vital that agents work on being the best that they can be but not like everyone else. They must stay in their lane and not ever be bothered by the success of others. Courtney always labors for the benefit of the client, and she is certainly unafraid of the fight. Good agents think quickly on their feet, but they are always in tune with thinking about the true desires of those whom they serve.

and today, she is making good on her rising star status.

Selling real estate is a great match for Miller’s make-up. She loves the variety of each day – dealing with different situations, people and solutions. She finds energy in the work, and the challenges are enjoyable but not as fulfilling as taking care of her clients. Her past significantly prepared her for her skill in dealing with the emotional quotients of people and managing others as they navigate the tumultuous waters of real estate.

After functioning as a hyper-stayat-home mom abroad, Courtney had some serious adjusting in formulating her strategy as a mother and agent, and she had some cultural baggage to unpack. She, like many, has pondered

the balance needed for the successful agent’s life, but she notes that a perfect equilibrium is not attainable.

“I quickly discovered that I had to embrace my roles, get wiser, remain strategic and above all, strengthen my mindset. I think agents have to remember that it really does not matter what others do; you must be comfortable with what your family and you decide,” she quips.

Courtney’s charming demeanor is engaging, but if the truth were known, she might feel more comfortable at times affecting people behind the scenes. Agents do not get that luxury, and so, she has learned to effectively be the face of the marketing and the brand. Success for her is about achieving peace. Professionally, she understands the needs of the marketplace

Neil and Courtney have two children, Marcus (3rd grade) and Abigayle (1st grade), and the family loves to travel and visit people whom they have met both here and abroad. They love to “cabin camp,” go to State Parks, hike the woods and build bonfires. They have continued their mission’s mindset through the short-/medium-term fostering of children. In the last two and a half years, they have fostered several of a wide range of ages, and the Millers have had ample opportunity to impact the children, even though the time is shorter than they would like.

Courtney gives a lot of credit to her parents who modeled integrity, hard work and a fearless approach to life.

She loved her environment while growing up – full of love, support and encouragement, and it is a model for her to create her home/business that way today. As she builds her business, she knows the challenge of transitioning from a single agent to the building of the brand will be interesting and eventful, but she is not afraid and knows that she will do it – caring for one client at a time!

DAYSPRING CENTER

The rally of support from organizations that provide services to people experiencing homelessness during the 2020 pandemic was monumental, if not historical. With the potential to fall into chaos, instead, they leaned into their missions, adapted, and survived. The river of success stories flowing from our grantees has broken light through the storm that has been and still is COVID-19.

It is abundantly clear that families were hit especially hard last year. For many already living paycheck to paycheck, any unexpected tragedy meant losing their home. Black women with children face the highest risk of eviction, often for debts of around $120. Many are families that have already struggled to rise out of poverty, and the pandemic shoved them back in. The effects of homelessness on children are compounded and will likely realproducersmag.com

lead into their adult lives, spanning mental health issues, substance abuse, and educational delays.

The Dayspring Center works to prevent these outcomes. Last year, they assisted over 150 families with children in Indianapolis. As vital as shelter and food, Dayspring empowers their residents to lead independent, positive lives, as they did with a single mother named Charlemane and her two daughters Dericka and Ayricka. On her own and battling mental health issues caused by shaken baby syndrome, Charlemane was unequipped to prepare her children for school or provide them with a stable home. When they arrived at Dayspring, Dericka, 6 years old, did not know her colors, animal names, or numbers. In the nine months that Charlemane and her girls lived at

Dayspring Center, Mom received intensive counseling, parental training, employment assistance, and basic money management. Dericka and Ayricka received tutoring and preparation for school. Dayspring was able to move the family into permanent housing, and for the first time in their lives, they were able to enjoy a home life of stability and safety, one all their own.

Amy Wheeler is designed for preparation, hard work and learning from life, but any who know her understand her mantra: Hard work will never let you down! She has applied herself to her work and her home, and her husband says that she is always a model of perpetual motion. She has much to do and people to get to know, and if you ask her, she will tell you that she does not want her life to be any other way.

Amy is a Noblesville native, and after graduating from Ball State University with a degree in Education, she “stumbled” into a job with Davis Homes in sales. Her early career was an accumulation of sales positions with several builders and a close connection with real estate and home assignment / placement (duplexes and townhouses). For a few years, she and her husband lived in Charlotte, North Carolina, but the recession precipitated a move back home. Amy focused upon raising her children and involvement in the school system, but when the time came to re-enter the workforce, she knew exactly where to go.

Wheeler was affected by the hiring freeze that came with COVID-19, but during the year, she found her 20 • June 2021

niche in Trademark Title, and both the company and Amy find it to be a fantastic match. Amy loves a good challenge surrounded by complexity screaming for solution; hence, she really enjoys her title work. Though there was much to learn, she likes expanding her knowledge and horizons, and she appreciates the beauty of everything coming together for the perfect transaction and closing. Her favorite feature of her work is the relationship building, since she loves people and enjoys the process of helping others reach their goals. Not even the convoluted aspects to the pandemic could stop her and Trademark Title from forward progress In fact, Trademark Title has been in expansion mode for a long time (seven offices with more to come).

The company is owned by four former co-workers who worked for a national title company that was forced to close their office due to the recession. Amy notes that the healthy culture of the company comes from the top, and she was impressed by the number of employees that have longevity. Many have been working there since the launch, and several processors have 10+ years of experience there. The company is careful, gives keen eyes to detail, and they have not had a title claim in over 10 years – a testament to their superior work.

Amy appreciates the fact that Trademark Title is focused on integrity, excellence, accuracy and responsiveness. Clients appreciate their focused communication and their stellar customer service. Agents also love their “whatever it takes” mentality, and the team there understands the importance of reaching a closing on time and of the time-sensitive nature of all their work. “I know the value of representing the clients of the agents as they would want them to be served, and I love to enhance and support the trust that clients have in our partner agents,” says Wheeler.

Amy is married to Corey, and the couple has two girls: Lauren (15) and Julia (11). Both enjoy volleyball, and Lauren is about to launch into Lacrosse. The family loves beach vacations, and they spend most of their time around the girls’ activities.

Amy Wheeler is a “doer,” a family-oriented mom and wife, and she is always focused upon people. She hopes that when people examine her career that they will think of her as an authentic person in her relationships and as someone who truly cared. Kevin Durfee developed an interest in real estate when he and his wife had to rent out a former home and a guest home. It added extra income to his teaching position (middle school band), but it was fascinating and fun. He considered flipping homes, but he admits that construction and repairs are not his forte. After taking the real estate class and enjoying what he found, he decided to try selling real estate part-time, but it was not long before this Rising Star began to watch his career accelerate. He made a game-changing decision to spend full-time efforts, and he has certainly received full-time rewards.

Kevin traded some of his quest for percussion (his favorite part of his music education) for discussions with people about their housing needs. He still plays locally with the Indianapolis Brass Choir and Fisher’s Music Works, but his focus now is helping clients solve their housing goals, and he has found his niche. Sure, learning real estate can be a steep curve, and getting started can be a challenge, but Kevin came up with a no-fail plan: just keep talking.

He notes that he genuinely loves people, and his honest and sincere conversations with them about their housing plans have led to some great sales.

Durfee spent his junior high and high school experience in Carmel, and after graduation, he headed to LSU on a full-ride music scholarship. He later transferred to Butler University and finished his Bachelor’s degree in Music Education. He followed his wife to Arizona where she worked a residency for her budding career as an OB/GYN. They later moved to Florida for a time, and most of those years, Kevin spent teaching music. After returning to family and the Fisher’s area, Kevin made the decision to obtain his license to sell real estate in November 2016.

having someone micro-manage him.

He is self-motivated and self-focused, so he accomplishes his work well, and he also enjoys the freedom of schedule that the industry provides. For Kevin, success is all about achieving a balance of his personal and professional life and being comfortable with that balance. He is glad to see that his wife could cut some of her hours of work too.

Kevin has been around for a little while, and he encourages newer agents to never give up! He helps them to see that they must be unafraid to try new things, keep the ideas that work and avoid trying to conduct their business like someone else. “Agents need to get better with what is best for them,” he says. There is enough business and enough ideas out there for all.

If Durfee had a magical wand, he would slow down the rapid changing nature of technology. It keeps reinventing itself so quickly that it is hard to keep up. He thinks that it would be nice for the technology side to remain stable for a while – or even the industry to slow its propensity to change as well. Nevertheless, he constantly adapts and continues to move forward at a good pace.

Kevin has been married to Kiersa for over two decades, and the couple has two children: Kaleb and Kyra – both in high school. The family loves to travel, hike and experience places that are fun to visit like their recent trip to the Grand Canyon. They enjoy family movies together, and of course, Kevin unwinds with his involvement in playing percussion with his local musician friends. He hopes that someday, people will remember him as a good person and someone who was genuine, honest and sincere – which will probably happen, since he emulates those qualities now!

Winston Churchill Certainly, life is composed of many things, and it is okay to work hard and obtain great rewards. Along life’s journey, however, it becomes apparent that our ability to help others and impact them for their success is one of the greatest opportunities of earthly pleasure. It is certainly the case for Scott Smith and his wife, Rhonda. The Smiths have created teams on many levels – their real estate sales force, their administrative support, their clients and anyone else they impact. At the end of the day, they love the fact that the team can collaborate and own the successes together, and Scott and Rhonda are eternally grateful that they have the privilege to be a part of it all.

Scott grew up in Evansville, Indiana, and he determined early on (even in high school) what his goals were going to be. He strived to push himself and set a standard in everything that he did, and whether it was his grades or his service on school organizations, he was committed to excellence. His senior year, his parents moved to Nashville, so he remained with his sister so that he could graduate. On a

choir trip to Brown County, Scott came into contact with a local girl, and she captured his interest. Rhonda and Scott have been married for over three and one-half decades, and the duo moves in tandem both in life and in business.

Smith set out to reach the top of an engineering career, so he attended General Motors Institute for two years and then finished his degree at Purdue University.

From 1983 to 1998, he worked for Allison Transmission (GM), but after watching his parents and father-in-law suffer with the volatile nature and uncertainty of the corporate world, he eventually (1998) chose to pursue a career in real estate full time. Scott actually obtained his real estate license in 1990, working to flip homes and REO sales.

“I am used to having several jobs, and I teach people today about multiple streams of income,” he explains.

Rhonda notes that it was hard to watch him work so hard in engineering – only to make the same pay as those who did not have the same passion for their work. “The harder he worked, the more work they gave him, but his pay did not increase to match his efforts,” she says. Add to the mix that he was traveling a lot, and the pivot was easy

for him. Having the ability to spend more time with family was the icing on top, and the Smiths have never looked back.

Today, Scott is the Managing Broker for his realty group, and Rhonda is the Operating Principal. They have built their business from the early days of 12 agents to its current size of 245. You may be surprised by the fact that in addition to sharing his knowledge about running a successful business and the details about closing sales, Scott’s understanding of investments is one of the vital things that his agents appreciate about him. The Smiths define success as being able to help others change their destiny – accomplishing their goals, building wealth, and providing the kind of life that they desire for their families.

Scott and Rhonda are life-long learners, and he has convinced her that his best classroom

is a fishing boat. She claims to hold all the top catches, and he says that his best ideas come from being on the water. Nevertheless, it is one of their favorite activities in addition to traveling and spending time in their RV. The two are very grateful for what they have but even more appreciative for how they obtained it. “It has never been about existing on our own island, but our journey has been defined by the wonderful and talented people that we have been fortunate enough to surround ourselves with,” he exclaims.

Looking back, the couple says that two events stand out as game-changers for them: leaving General Motors Corporation in 1998 and joining the program of Keller Williams in 2004. Scott observes that the received quality training and an understanding of technology, but more importantly, they were changed by being around the right people who were changing themselves. were growing, and they shared that personal growth with the Smiths.

Scott and Rhonda are able to pass what they have learned along to their team today, and the circle of life continues to grow.

Forging a team is certainly not for everyone nor is it easy, but the Smiths have learned some things to do and not do. Scott offers that it is vital to pick the right people, and Rhonda adds that it is important to know what agents and people need. “You must help them leverage their skills and establish a certain quality of life,”

she says, “and many embrace the desire for community, so we try to provide the right culture.” They warn against growth that is too fast, and they advocate for profitability over size. There is certainly no perfect team, but often the greatest value can come from the administrative support group, and all must love what they do.

Scott and Rhonda have a son, Chad, (wife, Kalyn, and son, Caiden) who has joined the business to offer his skills in accounting and finance, and they have a daughter, Chelsea, who works for a news station in Lexington

as a meteorologist. She is engaged to Jacob (in dental school), and their wedding will take place in the summer of 2022. The Smiths have spent a lifetime teaching other people the value of relationships through modeling their own. Their priorities always center them, but they seek to put family first, surround themselves with good humans and never attempt anything at the expense of others. After all, their business motto is “Quality Service with Integrity,” and by living that each day, they have changed their destiny and the destiny of their sphere.

REMMYS 2021 special feature A capacity crowd gathered at the Hillcrest Country Club for the first-ever, annual awards program created by Indy Real Producers Magazine.
