Notecard the

I have found that it is easy to have a bad day in the business world if you are not intentional about creating positivity in your workplace. So many times I have caught myself going down a rabbit hole that doesn’t have a happy ending. I catch myself being reactive versus proactive when it comes to the rollercoaster of a business day.

It occurred to me that in most cases, “having a bad day” was a result of selfishness in my thoughts and decisions. Think about it. Not always, but in most cases, we are very good at throwing ourselves little pity party in our heads and allowing our frustration to build over words or actions done to us. I was on a solid three-day bender of negativity when I realized I was serving no one with the way I was handling adversity. When I am in that state, very little can be accomplished.

So, in that moment I took out a single notecard and prayed for someone to come to my mind that might be in a worse situation than I. It was a BIG ask because I couldn’t imagine anyone dealing with life struggles on par with the angry email I received or the hot drink that burnt my tongue.

Have you ever burnt your mouth at breakfast and then ruined the possibility of a tasty lunch? You might as well end that day early and start again fresh the next morning.

When I finished the notecard, a certain peace came over me, and my spirits lifted. I took out another notecard and prayed again for someone to come to my mind. As soon as a name popped up I began writing.

The words were nothing profound. I simply wrote that I had been thinking about them and I was specific in the reasons why I appreciated them in my life. By realproducersmag.com

the end of five notecards, my attitude had completely flipped, and a bad day turned to a good day in a matter of 30 minutes.

This exercise helped me realize a few things. The first is that I was way too focused on my own issues. The second is that it helped me put in perspective just how lucky I am. My issues were so minor compared to what many people are dealing with.

Thirdly, I realized that I can have a profound impact on people with just a short message.

“You never really know what people are dealing with.” How many times have you heard that? Do you know why we never really know what people are dealing with? Because we don’t ask. We are too busy hoping someone will ask us how they can help with our problems.

The next time you are having a “bad day,” take out a notecard, and just start writing. Start with the last person who made you laugh. Tell them why you appreciate them. Be specific. Then write one to someone who is dealing with a hardship. Tell them you love them. Then if you want to be really bold, write a note to the person who was causing your bad day. You really never know what they may be dealing with.

The Invisible Made Visible “I think a hero is an ordinary individual who finds strength to persevere and endure in spite of overwhelming obstacles.” – Christopher Reeves Our communities are surrounded with those who dare to help despite the odds, who offer their somewhat meager resources to inspire those with greater to share and make a difference. When we think of the word “hero,” our minds go directly to the chief or main character in that book or movie who “saves the day” or story. In reality, many people can give countless stories of someone who made a notable impact at some point in time where need and resolution intersected, and, most often, they move in a stealth manner to the next need.

Bailey & Wood Financial Group, known for “giving back” to its community, thought the time was right three years ago to give pause and honor some of these individuals who impact others whether on a small or grand scale. Their program is called “Home Town Heroes,” and they have assigned the one person who has been groomed by the owner, Mike Wood, to the task of growing their efforts – Bailey Wood.

Bailey remembers Christmas Eve when she was 10 years old. Her father took her to the homes of 10 families who were struggling to provide gifts for their family members, and the Woods gave them money to have a great Christmas celebration. “My dad’s message was clear then and always has been – others need our help,” she explains. Having just graduated from IUPUI with a degree in Tourism, Events & Sports Management with a certificate in Business Foundations, Bailey is poised to make any business strategy or program successful, and she is singularly focused on BAWFG’s passion for rewarding their community.

In addition to Home Town Heroes, the company has joined 12 • July 2021

WISH-TV each month to recognize a Teacher of the Month with their Golden Apple program, and they also sponsor a plethora of events along the way, including two golf outings.

Home Town Heroes focuses its spotlight on everyday people who are trying to make their community better. The individuals are recognized on the company’s Facebook and also their YouTube channel.

BAWFG accepts nominations from the community at large and then plans for their recognition. Many people and companies have joined their efforts, and a lot of people/efforts have not only been made known but some have increased the number of donors through the Bailey & Wood efforts.

find adoption or a recent man named Kevin who has ALS but travels to sports teams to remind people of life’s gifts and the need to be grateful for our circumstances and family, they know that the end result is not just more awareness or donated resources but the motivation and passionate resolve of a community/city to do better! Last year’s golf outing raised a great sum of money for Love More – an organization committed to help people focus on loving other people more and getting involved in acts of kindness, but it also launched a huge discussion where agents and partners became busy spreading the word about Love More.

Bailey notes that all of the projects in these efforts are fueled by BAWFG’s passion to enhance the community that has been so faithful in supporting their company.

“We appreciate all the communities across Indiana so much, and we love to find ways to say thank you and to join together in great causes,” says Bailey. It is quite fulfilling for her to be able to help people in her community to feel special and be heard. In fact, her responsibilities demonstrate her definition of success, which is about coming to work that does not feel like work and finding a way daily to make a change.

Bailey Wood is appreciative of her family life and her hometown. She was involved with 4-H, which taught her about the rewards of hard work and responsibility, and she has seen the value of investing in others – modeled by her father. She has even learned about life from her horse, Cinnamon, who taught her that when you work hard for someone else, they will work very hard for you in return!

She spent so much time with her college pursuits (good grades, sorority, etc.) that she is eagerly anticipating the opportunity to create a great work/ life balance going forward.

DON’T You Know?

What we, REALTORS® and home inspectors, do not know can affect buyers and sellers.

This seems obvious, but we are probably not thinking about it much. We keep doing what we do as we work earnestly for our clients. The catch is, we cannot know what we do not know until we find out through education or discovery – after it costs a client something.

This can be money, use of the property, or even health. No matter how old I get, every year I find out a few things I did not know. Below are some real estate-related issues that might slip through the cracks.

Flood Insurance The flood maps and The National Flood Insurance Program change over time. I owned a lake cottage for five years in the 1980s. When we bought it, we had to buy flood insurance.

When we sold, it was not required.

We paid the premiums for three years after the change in mapping. Yes, we asked for a refund, and no, we did not get it. On another property of a friend, the corner of the lot where the mailbox was located was in the flood plain.

Due to new regulations, they had to buy flood insurance. I am sure this was a change to simply increase funds to the program, but it had a real effect on this homebuyer. One broker checks the specifics on every deal he puts together before there is a surprise.

Community Planning Another broker stays up on planned and future projects, from parkways and roundabouts to zoning changes. I found this out when a two-lane road was being turned into a four-lane

parkway. This was going to take away some of the backyard of a house her client was looking at. They chose to buy, but the story may have been different had they not known upfront. The sellers did not know. It was only through her due diligence that the deal went smoothly.

City Sewers Connecting a house to city sewers costs thousands of dollars. If you sell a house on a septic system, it might be good to check to see if city sewers are to be installed and when. Likewise, if the neighborhood used to be on septic, confirm the house is connected. It is surprising how many have not been connected, even though it is required. We even had one homeowner produce paid bills to the utility. They

truly thought they were connected. Confirming a house is connected can be done using a sewer scope or by putting dyes into the system and running water. Opening a sewer access cover downstream and checking for the dyes will give confirmation.

Land If you have a buyer purchasing vacant land or a previous commercial site, consider a Phase 1 Environmental inspection. These inspections are typically performed on commercial properties and are required by banks.

Even farmland may have had large amounts of chemicals stored, or part of the site may have been the local dump. There was a newly built house locally that sunk and had to have significant structural repairs due to an unknown dump site.

What else don’t you, or I, know? Having owned several condominiums over the years, assessments have sometimes surprised us. Once they are announced, it becomes common knowledge and must be disclosed. If I buy another one, I will ask for the monthly meeting minutes to see if one might be on the horizon. It also gives insight to how the board works.

There are others; I just do not know about them yet.

– It is Service!

When Tracy Ridings was making her decision regarding her next career move, her husband told her that she would really excel at selling real estate.

She had the opportunity to speak with the agent who sold them their home, and one phrase became a moment for her – an epiphany. When he said, “I do not see it as sales but rather as service – that is helping others meet their goals,” she was hooked. For Tracy, helping others is a way of life, and the shift to this servant mentality was a game-changer in her professional life.

Tracy grew up in Oklahoma, and she met her husband before her freshman year of college began. The two were married later, and because he served in the Navy ROTC, their lives began to revolve around many moves across the country. Ridings attended five different universities before graduating from the University of North Florida (Jacksonville) with a degree in education.

After a move to Maryland, Tracy taught for one year at an experimental school that focused upon dispersed children in low-income situations. “It was not uncommon for my students to live in a motel room with a parent or two and several siblings,” she realproducersmag.com

remembers. When Tracy and her husband, Charles, started a family (twins), she made the career choice to remain at home and focus on her family and volunteer work. The family lived in 12 different locations – such as Maryland, Virginia, California, Rhode Island, Florida, Texas and others. She notes that unlike many military spouses, she really loved the change of scenery and the knowledge and experiences that forged in her a respect for different types of people and the many ways to adjust to one’s surroundings.

In 2016, Tracy obtained her real estate license, and she has certainly found her niche. Although it is not teaching,

she still says that she is “educating” people every day. She admits that she did not understand how to obtain clients at first, and her nomadic lifestyle made it difficult to establish long-term friends. She has overcome that issue along with an adeptness of knowing how to “sell” herself.

For her, success has a lot of facets, and when she started selling, traditional goals were not as fulfilling.

Then she stumbled upon the concept of measuring success each day in the most fundamental way. She seeks to touch lives by helping in one way, and it often leads to others. “If I can even just answer one question Indy Real Producers • 19

about real estate or give someone one thought about acquiring/selling a home, I have been a success in that moment,” she explains. When you add those together, you come up with someone who is earning the designation Rising Star.

Though she has made great strides at growth, Tracy remembers the challenges of starting her own business.

She encourages newer agents to learn how to manage the emotional roller-coaster ride of real estate. She wants them to keep the right focus and try to not lose sight of the end goal when mountaintop or valley experiences come. Tracy knows that

it is never over until everyone is seated around the closing table, but she always seeks to keep her clients excited, positive and moving forward.

Tracy came from humble beginnings, and she watched her single mother sacrifice for the family; she has a tender heart for those who struggle and need help. Helping others understand her life’s mantra of caring and serving others is vital to her daily activity and passion. She could certainly be described as a caring and creative person who is persistent and who enjoys humor, but most appreciate her tenacious desire to walk alongside them in their journey to meet their goals.

Tracy and Charles have four children: Forrest, Chase, Brett and Paige, and they are raising their nephew, Eddie (11), who has some special needs. The family has been involved in sports and in fostering cats/kittens for the Humane Society.

Charles loves to create in the kitchen, and he often helps Tracy on her DIY projects at home – building, painting – you know, renovation. In fact, if she could have any job in the world and be successful, she would rehab houses.

Tracy Ridings is certainly not in the industry to “sell,” but as she offers stellar service – one client at a time, who knows what this Rising Star can accomplish next!

When most of us think of the word “homeless,” we think of a grizzled man, probably older, bearded, with deep and dark eyes, standing on the corner of a busy intersection with a poorly scripted cardboard sign. This is not entirely inaccurate. Yet, 42% of people experiencing homelessness served by the REALTOR® Foundation grants in 2020 were women. Nearly 600 were survivors of domestic violence or sex trafficking. One can only speculate how many others there were, too afraid to reveal their situation.

– Tim Grover It was a message or more of a mantra that Jake Basker’s parents taught him while growing up, but it is something that has shaped his life; he teaches it to others whom he mentors today. Dr. Suess said that there is no one who is more “you-er” than you, and we should certainly embrace the unique gifts and talents that we have, celebrate our design, and by all means not

Jake’s philosophy of life allows him to be confident in his pursuits and to create his business in a way that fits him and his clients the best. He played football for Ball State University and studied education, and while he journeyed in school, he worked for Life Time Fitness. They offered him a full-time job, and when he discovered the salary, he could not say no. For three years, he learned, managed and developed some excellent skills for later, and his next position in new construction sales for Beazer Homes was just the professional stepping stone he needed.

In 2018, Jake made the pivot to real estate by obtaining his license and setting his sights upon achieving excellence in the industry.

For Jake, success is all about having no regrets. He leaves everything “on the field,” so to speak, and he always feels great about having exhausted all resources for the betterment of others. He was fortunate to learn many of the skills needed in previous jobs, develop a lot of relationships for future sales and to have joined a team early which provided some key experience and knowledge that he relies upon today.

When someone asks him about becoming an agent, Basker is intent upon challenging them to find a position that will give them a “jump-start” to the business. He also tells them to be honest with people, build great relationships and to always forge trust in those relational exchanges.

Doing the right things for clients gives him a sense of fulfillment, and it also as a by-product provides some very good referrals.

As Jake’s business grew, he knew that he needed to get some help so that he could continue to provide the best customer experience. He hired his assistant, Holli, in January of

this year, and Jake calls the decision a real gamechanger for him. He has his sights set upon selling $20 million this year, and he knows that he can do it – the right way.

Basker says that there were several key sources and experiences that impacted him early on. His parents, by far, taught him about the importance of a great work ethic. Being involved in sports taught him about competition, perseverance and teamwork. “While others were focused upon their entertainment, I was mindful of the training session that I had to get up early for, but it established some real discipline in me,” he says, “and I have always remembered that if you are not 10 minutes early, you are late.”

Today, Jake is passionate about giving back, and he really enjoys working with young people from the Big Brothers and Big Sisters organization as well as YMI. If he could accept any other job and be successful, he would be a high school football coach.

That dream may become a reality in the future.

Some could describe Jake as passionate, driven and giving, and he hopes that someday people will remember him for his character – that he always did the right things and was helpful. He would derive the greatest satisfaction from those who would say that he helped change their lives.

Jake Basker is really just getting started for the long haul in this business, but one thing is for sure – he will continue to be Jake Basker, and that is the best asset of all!

2. Other than Café Skinner, I’d say Taco Bell. My wife is a great cook, and we eat at home most of the time.

3. A dog. Specifically, my dog. I do not concern myself with other people’s dogs.

4. My Uncle Bob was one of the most influential men in my life for sure.

We are halfway through 2021, and the shortage of homes on the market have many real estate professionals feeling fatigued. How do we get inspired and find energy and optimism to get us through the next six months?

For most, January 1st is a day of optimism and possibilities. So, let’s go back to the goals that you set at the beginning of the year.

Professional development, being healthy, and reading more are common goals that are set. Despite the best of intentions, many people struggle to make good on their goals. I think we all fall short, but we cannot be too hard on ourselves.

Today is your day to start fresh, but remember that you will have to do some self-evaluating. It is time to let go of old habits that keep you from your goals. To get different results, you must do things differently. Old keys will not open new doors.

Let’s jump right into professional development. Being a well-rounded REALTOR® requires networking, business administration, marketing skills, market knowledge, and much more to continue to meet the needs of your clients. As a member of America’s largest trade association (NAR) as well as MIBOR REALTOR® Association and the Indiana Association of REALTORS®, Central Indiana REALTORS® have access to content, tools, professional development opportunities, and career support, for those just starting out or for the experienced professional.

When it comes to energy, the best way to have more of it is to eat right, exercise and drink plenty of water.

Before I go down a slippery slope, let me set the record straight. I am not claiming to be an exercise and fitness expert. It has been many years since my dancing days with the Indianapolis Colts Cheerleaders and the Indiana Pacemates. I do not want to tell you what to do when it comes to your health. What I want to do is tell you about a fitness app that I really enjoy, and, yes, I have actually been using it. The app is FitOn. The exercises are fun, and they are convenient for my busy schedule. is free, and the exercises are based upon the criteria that you enter when you set it up (fitonapp.com).

Since I began my career in real estate 19 years ago, I have always found it difficult to fit reading into my schedule. There are so many great real estate books out there and not enough time to read them. I am excited to say that the National Association of REALTORS® has teamed up with OverDrive and has made it free and easy to access thousands of books.

It is simple; you just download the OverDrive App and connect it to the NAR library.

I know you are wondering how the NAR library has given me more time to read? It has not, but what it has given me are audiobooks! I spend a lot of time in my car. So, when I am driving to showing and listing appointments, I listen and enjoy the audiobooks. The last book that I listened to was Everybody Always written by Bob Goff. The NAR library features a variety of different books not just books about real estate (realtor.overdrive.com).

So, while you are dealing with the inventory shortage and multiple offers, check out these courses and apps. I think they will get you closer to some of your goals and inspire you along the way.

Learn First, Then Lead “The speed of the leader is the speed of the gang.” – Mary Kay Ash The people at Berkshire Hathaway HomeServices Indiana Realty understand how powerful the agency is, and they know that they are powered by the character, competence and servant leadership of Cheryl Stuckwish. She would cringe over my saying that, but it is true. For over four decades, Cheryl has been making a difference – in the lives of her clients, agents and the industry, and she does it one step at a time. Cheryl has learned that success is not a secret but rather a lifestyle.

Sure, attaining recognition and the rewards of a job well done is wonderful, and success involves financial features, developing a lot of friends/few enemies, building a premiere company, and, in the end, seeing a life well-lived.

For Stuckwish, however, the pinnacle of her success is that she was able to raise three children who have worked very hard to become the right kind of people and who make a difference in their families and workplace.

After high school, Cheryl spent time in the insurance business, getting married and starting a family. She was later licensed in real estate and ventured back to open her own agency in an office with her former employer. Since 1986, Cheryl has owned and operated her brokerage on the core values of becoming the right kind of person, learning everything possible about navigating life and the industry and of impacting others through servant leadership.

Leaders have built their leadership styles around many things, but Cheryl determined early on to not re-invent the wheels of real estate but to learn it from all aspects and to flourish in it. Now she spends her time teaching others how to do the same.

Cheryl had the privilege to learn the business in her fledgling start at the age of 22. In those days, not many young, professional women were involved in the industry, but Cheryl was determined to be a sponge – learning all that she could from all different types of people.

As early as 1988, Cheryl found her way into serving the industry by serving on committees with the Indiana Association of REALTORS®. She has served on many committees and in various capacities over the years – even as President in 2017. Cheryl saw her involvement as an opportunity to give back but also as a way to learn vital information that would ultimately protect her agents as they were conducting their work. She also wanted to be a part of the organization that impacts her team, and she wanted to have a say in the legislation that affected the operation of real estate professionals. The by-product of building relationships with her competitors was a wonderful addition to the much-needed experience and knowledge that she acquired.

Stuckwish was fortunate to move into her role as owner and leave the listing and other day-to-day regiment to her team. She has always focused on the development of her agents,

and her greatest reward of her job is to see those agents grow and become successful in all areas of their lives.

Over the decades, she notes that her challenges have changed from learning to be successful to retention and most recently to reacting to a short inventory. “Real estate is a constant ebb and flow, and those who learn to adapt while remaining consistent in the staples of the business are the ones who survive,” she explains.

When it comes to dispensing some advice, Cheryl always tells newer agents to “just show up – come to work every day” and to take the advice that others give. To seasoned agents, she encourages them keep their eyes on their business, not listen to outdated information and to always remain loyal. She says that the best agents make the most of every day, care about others more than themselves, forgive the shortcomings of others and follow through with the advice that she gives.

Cheryl has been married to her husband, Lonn, for 45 years, and the two have three children: Amy, Lindsey and Ryan as well as five grandchildren. Lonn works as a broker/ owner in the agency and a farmer. Cheryl loves to travel, spend time at their home in Florida and read. She plays the piano in the church she grew up in and attends Trinity Lutheran. She can be described as a

good Christian who is also caring, honest and loving. She tells people that “this too shall pass” in order to manage the pressures of real estate, but we know that before it does, she and her team will give their best for the right outcome.

Coach Holtz probably did not have Jennifer McLean and Amy Costidakis in mind when he coined this worldview / phrase, but he captured this mother-daughter team perfectly. The dynamic duo not only works excellently in tandem, but they finish each other’s sentences. Their thoughts are joined to the same philosophy, and clients often catch them saying the same things to them without the two knowing it.

Words like loyalty, trust, good communication, sincerity, honesty and continuity describe the team’s core values, and they are a family who seeks to add more “family members” (aka clients) to their realm on a daily basis. People have often complimented these two saying that they have “established a new standard of caring, punctuality and thoroughness,” and perhaps most all their clients would agree that they make a habit of taking the extra step or going that extra mile to ensure client satisfaction.

Jennifer and Amy have enjoyed great success which refers to many different aspects of their work, but the part they enjoy the most is the greatest compliment – people love to work with them again. Their clients have sent many referrals too, and they know that McLean and Costidakis consider each interaction more than just a sale. Sure, the two work hard on every transaction, but they are having much fun, and they are not only growing a business, but they are establishing the right kind of culture – even if it is just the two of them.

Both Jennifer and Amy bring several skills and characteristics to the joint effort. Jennifer earned a degree in Nursing and later served Johnson & Johnson for 17 years managing people and later managers in the areas of pharmaceuticals and medical devices. That business acumen and ability to lead people added to the caring nature to form an agent who truly loves to help people get to the desired goals.

Amy graduated with a degree in Speech / Audiology and a Master’s degree in Applied Behavioral Analysis, serving clients for six years ages 2 to 20 who fell somewhere on the spectrum for Autism. Amy has an intense desire to help people, and her quiet, sweet nature is able to disarm people who are emotionally charged. Like her mother, she has a unique and determined spirit to calmly guide clients to the finish line.

In addition to kind dispositions, the mother- daughter combo is still very passionate about the things that matter the most to them. They are committed to their families and clients, and they are intent upon reflecting God’s light. “We operate from our faith while being motivated and driven to remain ethical and always do the right thing – even it is painful,” explains Jennifer.

McLean’s background though excellent in preparation was not always easy. Years ago, her husband suffered a major job loss and later while expecting her daughter, Amy, Jennifer had to guide her husband through major neurosurgery on his head and

neck. “I know firsthand about the deserts that we can journey through and about the circumstances that we would like to avoid, but somehow they prepare us and make us stronger to face the next thing in life,” says McLean.

Jennifer has been married to Dennis (Electrical Engineer) for 37 years, and the couple has two children: Ryan and Amy. Ryan, who followed his father’s example by working in Electrical Engineering, is married

to Abby (a nurse), and they have two children and one on the way.

Jennifer and Dennis love to vacation with family, and they have made it a habit to spend a week in Florida on the beach and a week in the Colorado Rockies for hiking. They have even hiked in the Canadian Rockies, but their sheer delight is to spend time with the grandchildren.

Jennifer lives on the same street as her parents, and they are Jennifer’s best friends and mentors. Jennifer’s father, John, worked his entire career at Eli Lilly as an engineer, and Jennifer’s mother, Jan, was an amazing stay-at-home mom and floral designer in Carmel, Indiana.

Amy has been married to Chris for 5 years, and the couple just enjoyed the birth of their son, Jack. Chris works for an advertising and public relations

firm in video, graphics and multi-media. He is responsible for the photos of the listed homes and other media productions for the team. In addition to playing with their four-year-old chocolate lab, the family loves to cook. Amy notes that Chris is from a culinary family and that they love to fix scrumptious dinners from scratch.

Jennifer and Amy have accomplished enough in real estate to offer some sage advice. They tell newer agents to

make their clients the most important priority, and they say to never let the negative things pull them down. They say that the best agents are not afraid to make mistakes and learn from them and that smart agents try to be around the office a lot to learn from those who have worked the industry longer. It is a good idea to also find a team to work with for a while.
