A Buyer’s Market

We have had another interesting year in real estate here on the Plateau. Sales activity has been strong all year. Looking at a YTD comparison from closed sales from Jan 1st to Sept 17th between 2015 and 2014 we are 10% ahead of where we were in 2014 in total dollars of sales and 13% ahead of where we were in total number of sales. This covers home, land and townhome sales all across the Plateau.

The challenge all sellers face is we are still in a buyer’s market. If you look at the chart above it shows you a trend of how many sales we have on an annual basis in each of our primary categories: Homes, Townhome/Condos, and Land. Then compare that to these numbers of active listings we have: Homes – 1,440; Townhome and Condos – 184; and Land – 1,329. So based on these numbers if no other property comes on the market for sale it will take us on average 3.5 years to sell all the homes on the market; 1.69 years to sell the condos for sale; and 6.8 years to sell all the land on the market.

Looking at the chart above you can see that 2014 was better than 2013 on number of home sales, but not appreciably - about 4%. Average home sales rose around 13%. For 2015 our YTD numbers show we are at 70% of our total annual sales in 2014. Average sales price has softened some but is still higher than in 2013. On the TH/condo front, you can see that the average price of the condos is rising, around 17% in average dollar sale comparing 2013 to 2014. Then looking on to YTD 2015 we are another 18% higher on average sales price. More interesting is that in 2014 we had a rise in number of sales of 102%, going from 54 sales in 2013 to 109 in 2014. Our YTD number for 2015 is already higher than the yearly number in 2013. Average prices also have shown a nice increase moving from $218,202 in 2013 to YTD average for 2015 of $302,834. This 18% increase over 2 years is a welcome sign.

Therefore this is still a buyer’s market. Sellers will need to be creative in marketing their property and dig a little deeper to determine what the real value is. Take a moment to think objectively like a buyer: which home and at what price would you buy today? Make your home the best value around - those are the homes that will sell. Buyers are out there, and they are looking for great values – this can either mean recently updated with lots of “bells and whistles” for the price, or exceptional homes with exceptional “wow” views. Only you can determine the value of your home, but remember it is the buyer who gets to make the choice on which one they would like.

Land is still a great value here on the Plateau. We have an abundance available and prices indicate the buyer’s market we are in. Prices seemed to have softened a little from 2014, down 12% from 2014. Look a little deeper though and you will see that the average price per sale jumped 55% between 2013 and 2014 so it would be hard for 2015 to match that gain.

Cashiers is located on a plateau near the southern tip of the Appalachian mountains in western North Carolina. Bill and his wife, Cherie, have been coming up to the Cashiers area since the early 80’s. Their love for the mountains led to a number of successful real estate investments which helped them learn the local market. During 2007, they left their corporate careers to move up to Cashiers full time. She loves mountain living to its fullest, including daily walks with her rescue dog, Flipper. Prior to moving to Sapphire, Carol lived in Charlotte, NC, for a decade where she worked in social research and held various management positions with a major U.S. airline. She has been a successful business owner in England and a scuba diving instructor in the Caribbean.

After attending the Univ. of Tennessee, Rob joined GNC Corporate for 15 years becoming an owner/ operator of several franchises. Upon visiting the area for the first time in 2004, Rob immediately fell in love with the Highlands-Cashiers plateau. One year later, he moved to Glenville, married Susanne Moore, a local home designer and contractor, and started a new career in real estate. Rob is an outdoor enthusiast and enjoys hiking area trails or water skiing on Lake Glenville. “I am enthusiastic about the real estate market and enjoy the challenges of finding that perfect property for my clients.”

Originally from Durban, South Africa, Gareth moved to Brevard, NC, in 2000 and instantly fell in love with the majestic Appalachian Mountains. Gareth has two children, a son, Brett, who served in the U.S. military for four years including one and a half years in Afghanistan, and a daughter, Chelsea, who just completed her first year of college. Gareth owned his own real estate company in Brevard before joining Cashiers Resort Rentals in 2007.

A native North Carolinian, Ashley graduated from Western Carolina University in 2008 with a BA in English. Ashley participated in Greek life as a member of Alpha Gamma Delta, worked in the Women’s Center, and had poetry published in The Nomad Literary Journal during her time at Western Carolina University. After graduating college, she lived in Maryland and Texas. In 2010, she relocated to the plateau. Before coming to Landmark Realty Group in 2015, Ashley worked at WHLC FM 104.5 in Highlands as Copywriter and Client Services Manager. In her free time, Ashley is a freelance writer and hopes to one day finish her novel. Ashley resides in Sapphire with her young children, Evelyn and Edmond.

Ken worked with PCA Int. for nine years which was the owner/operator of the Wal-Mart Portraits studios serving more than 3,000 Wal-Mart stores. Ken managed their Customer Service, Communications and Wal-Mart Relations Depts. In 03, Ken started in residential RE in Charlotte with Cottingham Chalk and Assoc. From 2010 through 2012 Ken was working for WCDM Development as the exclusive sales agent for Rosewood, a luxury condo project in Charlotte. Ken joined Landmark in January 2013.

Puckette has been a professional graphic designer since 1996 as well as having been in sales since the early 80’s. She moved to Cashiers in May 2012 and quickly established a successful graphic design career. Her specialties are advertising and publication design for which she’s won nearly 20 awards in both regional and national competitions. In her rare spare time Puckette enjoys doing pro bono graphic design for the CashiersHighlands Humane Society, and grooming the rescue horses at the Friends for Life Forever Farm.

Chicago born, Laura spent more than 18 yrs in Charlotte area. She and her husband Beetle visited Cashiers with family and friends and, after falling in love with the area, they made the move here in 1996. She joined the Landmark team as BIC at the Crossroads office and looks forward to utilizing her experience to help people find their own slice of heaven here on the Plateau!

Mandy and Dennis owned a cleaning business for vacation rentals on Sanibel Island. They worked very closely with the Royal Shell family for 15 years. Not having any kids of their own, Mandy has become involved with helping and raising dogs. She enjoys spending her free time taking her two Labs through the many beautiful hiking trails.
