Every potential home buyer has their own list of must-haves and preferences when house hunting but, according to thebalance.com, the majority say they’re likely to walk right out the door of a house they’re considering if they notice one or more of these top ten offenders. Can you guess what they are? Topping the list...wait for it...household odors, namely cigarette smoke, pet odors and mildew. If one or more of these odors is present in your for-sale home, do yourself a favor. Skip the scented candles, (no one wants to walk through a house that smells like French Vanilla fido), and spend your time and money cleaning and eradicating the odor. Speaking of fido, pets should be removed from the home or securely crated when potential buyers come calling. Apparently dogs waiting at the door or in the driveway don’t give everyone warm fuzzies.

You must ask for a home inspection A home inspection will only occur if you arrange for one. Decide early. You may be able to make your contract contingent on the results of the inspection. An appraisal is different from a home inspection and does not replace a home inspection. Appraisals estimate the value of the property for lenders. An appraisal is required to ensure the property is marketable. Home inspections evaluate the condition of the home for buyers. The United States Environmental Protection Agency and the Surgeon General of the United States have recommended that all houses should be tested for radon. Beware of Home Improvement Fraud Your home is an investment in living as well as in savings. If properly maintained and improved, it will pay a high yield in comfort and usefulness for your family and in avoidance of costly repair bills. Home improvements also tend to raise neighborhood standards and, as a result, property values. If you are handy with tools and have the experience, you can save money by doing many jobs yourself. But unless you are skilled in plumbing, installing heat systems, and cutting through walls, you should rely on professionals for such work. If you plan to use the services of a dealer or contractor, take care to choose one with a reputation for honesty and good workmanship. Most dealers and contractors conscientiously try to give their customers service equivalent to the full value of their money. Unfortunately, home improvement rackets do exist. Here are a few common sense rules to follow: • Read and understand every word of any contract or other paper before you sign it. • Never sign a contract with anyone who makes fantastic promises. • Reputable dealers are not running give-away businesses. • Avoid wild bargains. The best bargain is a good job. • Never consolidate existing loans through a home improvement contractor. • Do not let salespeople high-pressure you into signing up to buy their materials or services. • Be wary of salespeople who try to scare you into signing for repairs that they say are urgent. Seek the advice of an expert as to how urgent such repairs are. High-pressure and scare tactics are often the mark of a phony deal. • Avoid salespeople who offer you trial purchases or some form of bonus, such as cash, for allowing them to use your house as a model for any purpose. Such offers are well-known gimmicks of swindlers. • Never sign a completion certificate until all the work called for in the contract has been

completed to your satisfaction. Be careful not to sign a completion certificate along with a sales order. • Proceed cautiously when the lender or contractor demands a lien on your property. Most lenders do not require a lien if the loan amount is less than $7,500. (HUD)

The Beauty of Barn Doors Barn doors moved out of the farmyard and into the house a long time ago. Recently, however, they have become an even more popular and useful feature in residential design. It’s not hard to see why. “Many homeowners hear the term ‘barn door’ and think of reclaimed, rustic wood, which may not be a look they’re interested in,” says Linda Jovanovich of the American Hardwood Information Center. “But contemporary barn doors offer many more aesthetic choices than their traditional image suggests. We’ve noticed a trend toward the use of solid, fine-milled hardwoods like walnut and cherry for sliding doors, which not only gives them satisfying heft but is also a great way to bring the warmth and character of natural wood into an interior.” Along with their decorative qualities, barn doors often provide a functional alternative to conventional swing doors. “A traditional door can use up to nine square feet of space,” notes New York–based designer Glenn Gissler. “A barn door only takes up a sliver of floor, making it a terrific solution in tight situations such as hallways and narrow rooms. You just need enough adjacent wall footage to slide the door over.” Barn doors offer economic advantages, too. While pocket doors have similar space-saving benefits, installing them requires wall reconstruction - a messy and expensive business. Because barn doors run on hardware installed outside the frame, they need no such preparatory construction, saving time and money. And the tracks themselves are part of the doors’ decorative appeal. “There’s a terrific selection of barn-door hardware available,” Bohn says. “Use sleek, high-tech tracks in brushed aluminum or satinfinish stainless steel for a modern urban vibe. When It’s Time To Replace Your

Water Heater

Water heaters typically last about 10 years. If your water heater is older than that, you could avoid a potentially costly and complicated emergency replacement by taking action now. In many places, utilities offer rebates on ENERGY STAR certified water heaters, up to as much as $600. With or without a rebate, choosing a model that’s earned the government’s ENERGY STAR label can pay you back in energy bill savings. Water heaters are the second highest energy user in the home, costing a household of four up to $620 every year to run. Replacing your old, electric water heater with a heat pump water heater could put a significant dent in your energy costs. In fact, a family of four can save up to $3,500 in energy costs over the water heater’s lifetime. Pointers On Heat Pumps. There are some installation considerations to keep in mind with heat pump water heaters, but if you already have an electric water heater, it could be an easy switch. Will a Heat Pump Water Heater Work in My Home? In many homes, a heat pump water heater can be installed right where your current water heater sits. Heat pump water heaters need: Access To Air: They pull in air from the surroundings to heat water and release cold air, so they need access to plenty of air. The water heater location should have a room air temperature greater than 40° F year-round and space that’s at least 100 square ft. (10 ft. x 10 ft.) or a smaller space that can be fitted with louvered doors or ducted. Head Room: Heat pump water heaters are a few inches to a foot taller than conventional electric water heaters and require a certain ceiling height based on the size of the water heater - which is dependent on household size. The water heater location should have at least a 6-ft.-high ceiling for a household of fewer than six or at least a 7-ft.-high ceiling for a household of six or more. Home safety is more than just protecting your home from outside factors. It’s protecting it from mishaps within the home as well. With the day-to-day hustle of family life, it can be easy to forget to take steps to make your home safer. Getting your kids involved is one way to feel secure around the house and can teach them the importance of a safe home. And it’s never too early to start; there are simple ways your kids can do their part every day. Teaching your kids to be mindful of everyday risks will help them know what to look for. Things like loose cords and liquids on the kitchen floor can cause falls that may result in injury, so make sure they know to clean up spills and tuck cords back where they don’t stick out. Putting other items away like toys, shoes, and backpacks can also help everyone avoid tripping or stepping on them. Show your kids how electricity works, and make sure they’re careful around lamps, sockets, and outlets. Also, help them practice good kitchen safety by showing them the dos and don’ts of heat, blades, and appliances. Plus, while you want your kids to be independent, it’s useful to set boundaries for what they shouldn’t try to do by themselves. And let them know that if they need your help with a task, you’ll be there to help them out. In addition to helping your kids get a good grasp on what to do to keep your home safe, you can teach them how to keep it secure. Remind them to come get you if someone they don’t recognize comes to the door, and make sure they know to say you “can’t come to the phone” if someone calls for you while you’re unavailable. So they know they’re secure, show

•To sharpen a dull pair of scissors at home easily, use a piece of fine-grit sandpaper. Simply cut through the sandpaper, rough side down, several times. •Save money and eliminate static when doing laundry. Roll a ball or two of aluminum foil and place in your dryer with wet clothes. They’re a great alternative to commercial dryer sheets which can contain toxic chemicals. •To remove cat and dog hair from clothes and furniture, rub them with damp rubber gloves. •Before you wash clothes, it’s always best to zip them up. Zippers tend to work better and last longer when you launder the article of clothing while zipped. •Use a clean dryer sheet to dust your TV screen. The fabric softener in the sheet reduces static, and static causes dust to accumulate. Simply wipe the screen gently with the dryer sheet to not only clear away existing dust but to repel it. •Aluminum foil and plastic wrap dispensers have built-in tabs on each end to hold the roll in place. Just press in the tabs. •Messy broken egg on your floor or counter? Simply pour salt on it, wait a minute, then sweep it up. (Farmer’s Almanac) •Your plastic shower curtain liner can get moldy and grungy over time. But there’s no need to throw it away. Simply wash it with some soiled towels in warm water with 1/2 cup laundry detergent and 1/2 cup baking soda on your machine’s regular cycle. Add 1 cup white vinegar to the rinse cycle.
