Summer is typically an active time of year for the housing market and this summer looks to be no exception. While the market is currently hot for sellers if you're considering selling, tackling some basic projects before you list can still help add value to your home. A Journal of Real Estate Finance and Economics report reveals excellent curb appeal can raise your home's value by as much as 7% and possibly more.

Increasing your home's value doesn't have to break the bank. Start by tackling the pesky things you've been living with like stains on the driveway, broken pavement, deck boards that need to be replaced, window screens with holes, or exterior doors in need of a paint touchup.

Remember the basics. Keep the lawn mowed and raked. windows cleaned and porches and entryways cleared of clutter and debris. If you have a pet, make sure droppings are picked up. Take a step back and see if you need to freshen up flowerbeds or trim or replace some bushes. New mulch is inexpensive and can go a long way in adding to exterior presentation.

Keep in mind your goal is boosting curb appeal that can help you get top dollar for your property. Don't get caught up in making upgrades with no Return On Investment (ROI). Your investments make to make financial sense.

Cutting Carbon at Home: 5 Energy-EfficiencyTips for Homeowners

Did you know residential homes contribute 20% of total greenhouse gas emissions in the U.S.? Although heating, cooling and powering our households are necessary parts of life in New York, these actions are ultimately contributing to climate change. The good news is that houses are becoming more energy-efficient, and homeowners have the power to make a real, immediate impact by implementing changes at home.

Here are five practical steps homeowners can take to save on energy bills, reduce carbon emissions, increase comfort and even boost resale value:

1. Schedule a free home energy assessment: New York State Energy Research and Development Authority (NYSERDA) offers free professional in-home energy assessments to all homeowners. Conducted by expert residential auditors, an assessment will pinpoint where your home is wasting energy, identify savings opportunities and flag any potential safety concerns. Your report will include recommendations to increase energy efficiency as well as estimated costs and expected savings for installing suggested upgrades. Implementing the recommended energy efficiencies can cut your home energy use by as much as 30% – saving you money on utility bills.

2. Address air sealing and insulation issues: If you’ve recently completed a home energy assessment, your auditor will have identified any air sealing and insulation issues. Weatherproofing your home can save energy and money, plus NYSERDA offers incentives for homeowners installing “seal and insulate”

upgrades. Weatherproofing can provide added benefits like reduced risk of mold and rot, less outside noise and improved indoor air quality.

3. Upgrade to electric energy-efficient major appliances: Electric energy-efficient appliances like heat pumps – which are up to three times more efficient than traditional oil-fueled heating and cooling systems –induction cooktops, heat pump water heaters and heat pump dryers, and ENERGY STAR®certified refrigerators and dishwashers will reduce your home’s carbon emissions without sacrificing functionality or features. Evaluate your kitchen, living room and laundry room, and consider energy-efficient appliances when it’s time for an upgrade.

4. Shop for ENERGY STAR® light bulbs: Lighting is one of the easiest, least expensive ways to save energy and money at home. Compared to conventional options (incandescents, fluorescents, halogens), energy-efficient light bulbs use 90% less energy, last up to 15 times longer, cost less to operate and come in varying tones for a custom ambiance. Choose the right bulb by looking for the ENERGY STAR® logo on the packaging. You can also look for ENERGY STAR®-certified light fixtures.

5. Heat and cool with a smart thermostat: Almost half of your home’s monthly energy costs are controlled by your thermostat –adjusting your home temperature by just two degrees can slash your household carbon emissions by 2,000 pounds a year. Smart thermostats are one of the fastest, easiest ways to save energy at home by using only the

energy you need. Pairing a smart thermostat with energy-efficient heating and cooling systems like a cold-climate heat pump will maximize both your temperature and energy control.
