The Evolving American Dream

I don't suppose it should surprise us that, like most everything else, the American dream of owning a home is evolving.

According to Entrata's The New American Dream report, 41% of renters polled say their American dream has nothing to do with homeownership. In fact, 20% expect to be lifelong renters by choice, not because they can't afford to purchase.

Renting, they say, offers flexibility and freedom that fits their lifestyle and finances. More than a third of renter responders say they prefer to invest in retirement rather than save for a home. More than a third say being a renter gives them more career opportunities than being a homeowner and 63% even feel they have a similar or better quality of life than their parents at a similar age.

The renting vs buying question remains complex. "When comparing the two options, renting can often come out ahead, at least compared to the early years of a home purchase," reports Nerdwallet.com. "But like the tortoise racing the hare, owning a home is more “slow and steady,” a marathon instead of a sprint. The virtues of buying grow when you stay in a home for a while. As the years pass and your home’s equity and value have a chance to build, less of each mortgage payment is used to pay off interest and more goes toward your principal.

"Whether renting is cheaper also depends on whether renters invest what they would have spent on a down payment and any savings they accrue from renting each month. Home buying costs more upfront, but you can get some of that back (and potentially more) when you sell the home. To match or exceed a home buyer’s return on investment, renters must invest, not spend, those savings."

Tips on Spring Pest Control

As warmer weather approaches, you'll notice more pests in and around your home or garage. This is why it is important to prepare your space against these pests as soon as you can.

The following tips will assist you in keeping your home pest-free through the upcoming spring and summer months.

Remove Standing Water- Many different pests including mosquitoes congregate and breed in standing water, even very small puddles. This makes it very important to remove any standing water and to fix any leaks in, out, and around your home or office before warmer weather arrives.

Clean Up the Inside and Outside- As snow melts away, it's important to clean up leftover leaves and branches from your yard. These tend to attract ticks and stinging insects if left alone. It's also important to keep all food sources such as bird seed, trash, and garden vegetables as far away from the exterior of your home or office as possible.

Build A Line of Defense- Applying repellents around the perimeter of your home or yard gives you an extra line of defense against unwanted pests and rodents. Nixalite's line of pest repellents assists in repelling birds, rodents, and many different insects.

Keep Your Home or Office Sealed- Rodents and pests can access the inside of your home or garage through even the smallest cracks or crevices. It's important to keep these points of entry properly blocked so there are no chances for entry.

Best Ways To Care For Your Lawn

The National Association of Landscape Professionals (NALP) shares its top six recommendations to help homeowners grow and maintain healthy, thriving lawns.

“Lawns are the foundation of landscapes. They serve vital functions - capturing pollutants, producing oxygen and cooling homes - that positively impact our communities and the environment at large,” says Missy Henriksen, VP of public affairs, NALP. “Understanding the best ways to care for lawns allows homeowners to maximize the full spectrum of benefits and improve the overall health of their landscapes.”

NALP recommends the following lawn care practices:

Get water-wise. Save water by giving your lawn a deep watering every few days, not daily. Frequent, light watering - as opposed to a deep soak that penetrates the soil -can cause water to evaporate and lead to shallow root growth.

Know before you mow. Keep grass at a longer, finished cut height. Never remove more than onethird of a grass blade while mowing. That typically means a finished height of 2 to 3 inches. Mow in the morning, and not right after it rains.

Consider grasscycling. Keeping some grass clippings on the lawn after mowing allows nitrogen and nutrients to be returned to the soil for a healthier lawn. It also protects against fungal disease. If the grass is long, you may have to

double-cut it to properly mulch clippings. Never leave excess clippings on top of the lawn.

Check your balance. Healthy grass starts with the soil. A simple soil test can determine its pH balance, which can help indicate nutrients your lawn may need. Make sure your fertilizer provides the proper nutrients and is appropriate for the season and your lawn type.

Think “smart” (lawns). Cultivars, or cultivated grass varieties, are selectively bred to withstand the elements while still delivering an aesthetically beautiful and healthy lawn. A landscape professional can help you determine if these grass varieties are best for installing or overseeding a lawn.

Care about more than color. Don’t worry if your grass isn’t always green. A brown lawn does not mean it is dead. It could be dormant due to factors like extreme heat or drought.

Spring Burn Ban Reminder

New York State Department of Environmental Conservation (DEC) is reminding New Yorkers of the annual statewide ban prohibiting residential brush burning. DEC enforces the annual brush burning ban from March 16 through May 14 to prevent wildfires and protect communities during heightened conditions for wildfires.

Violators of the State's open burning regulation are subject to criminal and civil enforcement actions, with a minimum fine of $500 for a first offense.

Real Estate Rebate Program Honors Local Heroes

Amodio Realty Inc., located in the Town of Lee, wanted to show its appreciation to the military, law enforcement, firefighters, first responders, health care professionals, and teachers for their service to country and community, but wanted to do it in a way that went beyond mere words.

So the small family real estate agency, staffed by Stephen Amodio (Broker/Owner), his wife Betsy (President/Owner), and their daughter, Lucciana, decided to do something extraordinary with their business after learning about Heroes Home Advantage and a courageous woman named Michele Ladd, its founder.

Stephen Amodio, a former Marine whose own family includes many community heroes, heard about Ladd’s noble mission of honoring hometown heroes by offering discounts and rebates on real estate services, and he wanted to get on board. He did his due diligence first, spending nine months researching and speaking with other realtors nationwide who were already participating.

Amodio Realty, Inc. joined the Heroes Home Advantage program in January of 2017 and is currently working with about a half dozen heroes. He has closed on several properties already, but explained that it’s not about being pressured to obtain listings, move properties and meet sales quotas. It’s about giving back. He discovered through census tract records that in the tri-county area he exclusively serves, these categories of community heroes when combined comprise 50% of their total population.

As of Januray 2024, Amodio Realty, Inc. now serves 8 counties: Oneida, Herkimer, Madison, Jefferson, Lewis, Oswego, St. Lawrence and Hamilton!

“We can never repay our heroes for their service, but we can honor them with a small token of our appreciation,” Amodio said. “We are looking for opportunities to honor local community heroes. That is our goal.”

Amodio Realty gives 25% of earned commission directly to the hero, (up to $5000 per transaction), when we close on the sale and/or purchase of their residential or commercial property.

“It’s a small gesture in comparison to the their daily sacrifices and service to our community and country,” he said.

He also works closely with a comprehensive, likeminded network of community partners who offer additional rebates and discounts on their related products and services. The savings to heroes when

all is said and done can be thousands of dollars. As word of mouth about the program spreads, Amodio envisions adding a half-dozen sales staff and expanding his cadre of committed community business partners even further. He graciously welcomes those who respect the program’s mission and embrace its spirit of honoring community heroes for their contributions.

“We’re hungry for more hero partners,” he said. “The door is wide open to virtually any business, but we discourage people from using the program to leverage their business and not follow through on their promises.” There are no fees involved, no catches, and no restrictions on how Amodio’s rebate can be used. The program is open to all qualified active, retired and volunteer heroes, both buyers and sellers, including first-time home buyers.

Amodio can’t hide his enthusiasm for the program and the people it serves.

“We’re enjoying doing this,” he admitted. “We always get a great reception.”

Don’t Plant and Run Young Tree Maintenance

Spring is now in full bloom, and thanks to Arbor Day (April 26, 2024) and countless other tree-planting initiatives across the globe, you may be the proud owner of a brand new tree. It may be small now, but with a basic understanding of tree biology, you can help it grow to its full potential through proper pruning and maintaining its health and structure. This, in turn, “will enhance the aesthetic and economic values of your landscape,” says Jim Skiera, Executive Director of the International Society of Arboriculture (ISA). Here are three simple tasks you can perform to ensure you’ll enjoy your new tree for years to come:

There are a few simple tips to remember when planting your tree this spring:

Prepare the perfect hole for planting.

• Dig the hole two to three times the width of the root ball. Do NOT dig deeper than root ball depth. Make the sides of the hole slant gradually outward.

• For bareroot trees, neatly cut away any broken or damaged roots. Soak the roots for a few hours prior to planting to allow them to absorb water.

• Container-grown trees should have the plastic or metal containers completely removed. Carefully cut through any circling roots. Remove the top half of pressed peat/ paper containers.

• Balled and Burlapped (“B&B”) trees should have all of the ropes cut. Pull the burlap at least one third of the way down. Slit remaining burlap to encourage root growth. If in a wire basket, cut away the top of the basket.

Plant the Tree. Gently place the tree in the hole. Partially backfill with the soil from the hole, water to settle the soil, then finish back-filling the hole. Tamp the soil gently, but do not step on the root ball.

• Remove tags and labels.

• Soak the soil well, making sure no air pockets form between roots. Wait until next year to fertilize.

Stake the tree, only if necessary. Studies have shown that trees establish more quickly and develop stronger trunk and root systems if they are not staked at the time of planting. However, staking may be required when planting bare root stock or planting on windy sites. Stakes may also offer protection against lawn mower damage and vandalism. One or two stakes used in conjunction with a wide, flexible tie material on the lower half of the tree will hold the tree upright and minimize injury to the trunk, yet still allow movement. It is important to remember to remove support staking and ties after the first year of growth.

Mulch the base of the tree. Mulches are available in many forms, and when spread around the base of a tree, it holds moisture, moderate soil temperature extremes, and reduce grass and weed competition. The two major types of mulch are organic and inorganic. Inorganic mulches include various types of stone, lava rock, pulverized rubber, geotextile fabrics, and other materials. Inorganic mulches do not decompose and do not need to be replenished often. On the other hand, they do not improve soil structure, add organic materials, or provide nutrients. For these reasons, most horticulturists and arborists prefer organic mulches.

Common organic mulches include leaf litter, pine straw, shredded bark, peat moss, or composted wood chips. A 2- to 4-inch (5- to

10-cm) layer is ideal. More than 4 inches (10 cm) may cause a problem with oxygen and moisture levels. Piling mulch right up against the trunk of a tree may cause decay of the living bark. A mulch-free area, 1 to 2 inches (2.5 to 5 cm) wide at the base of the tree, reduces moist bark conditions and prevents decay. “‘All things in moderation’ should be a homeowner’s mulching motto,” says Skiera. “As beneficial as mulch is, too much can be harmful in more ways than one.” Keep the soil moist, but not waterlogged. Water trees at least once a week, barring rain, and more frequently during hot, windy weather. When the soil is dry below the surface of the mulch, it is time to water. Continue until mid-fall, tapering off as lower temperatures require less-frequent watering.

Limit your pruning. At the time of planting, pruning should be limited to dead or broken branches. All other pruning should be withheld until the second or third year, when a tree has recovered from the stress of transplanting. You should always have a distinct purpose in mind before making any pruning cut, because every cut has the potential to change the growth of the tree. Pruning cut location is critical to a tree’s growth and wound closure response. Make pruning cuts just outside the branch collar to avoid damaging the trunk and compromising wound responses.
