It’s renovation season but before you swing that hammer, you should know that if your home was built before 1978, there is a good chance it may have lead-based paint, one of the most common causes of lead poisoning. Federal law requires contractors that disturb painted surfaces in homes build before1978 to be certified. They are also required to give homeowners and tenants information before renovating more than six square feet of interior painted surfaces or more than twenty square feet of painted surfaces for exterior projects or window replacement or demolition in these older buildings. Always ask to see your contractor’s certification.

Three Steps To A

New Home

Whether you’re diving into homeownership for the first time or looking to move into a larger or smaller home, here are the three things you should know before you begin your search this spring: 1. Credit is still tight but improving. Mortgage rates are below 4 percent and credit is more accessible after years of stringent underwriting. In fact, an increasing number of lenders now offer loans with as little as a 3 percent down payment. You’ll need a preapproval from a lender to determine the amount of money you’re qualified to borrow. With competition robust in many markets, a Realtor can be an expert companion to finding homes in your price range and, with your preapproval, can market you to sellers as a serious buyer. 2. It may take time to find your “dream home.” The most recent data from the National Association of Realtors (NAR) shows that the supply of existing homes for sale is insufficient, with more buyers competing for a fewer number of homes for sale than a year ago. As a result, you’ll likely be clicking on the same limited online listings and brushing shoulders against those same buyers at open houses. Be prepared to act quickly if you believe you’ve found your ideal home. In markets with tight supply, multiple offers and bidding above asking price are the norm. It’s not uncommon to lose out on a few homes before the right one comes along. A Realtor can develop a negotiation strategy to help make your offer stand out among others. 3. Home prices are steadily rising. With demand rising and listings scarce in many markets, NAR forecasts home prices will increase nationally between 4 and 5 percent this year. In cities with the tightest of supply, prices could expand above double-digit appreciation.

SIPS vs Stick Built Is this the building technology of the future? If you are planning to build a new home or add on to your existing home, you likely take for granted that it will be constructed with “sticks.” For more than 100 years, homes in North America have been built using hundreds of individual pieces of lumber, wall studs, floor joists and similar framing pieces. Although so-called “stick-built” homes are the norm, the resulting walls and roofs are notoriously drafty and difficult to insulate well. As homeowners become more interested in saving on home heating and cooling costs, more are turning to higher performance building methods, such as structural insulated panels (SIPs). SIPs are large wall and roof sections made of wood panels laminated to a solid insulating foam core. Because the insulation in SIPs is continuous across the height, length and width of each panel, they are more energy efficient than stick construction, which consists of hundreds of pieces of lumber dividing portions of insulation every 16-24 inches, resulting in numerous gaps for energy exchange and pollutants to enter a building. U.S. Department of Energy (DOE)

tests show SIP structures are up to 15 times more airtight than stick-built construction, and therefore offer higher insulating values. As a result, building with SIPs can reduce home heating/cooling energy use up to 60 percent, saving homeowners money year-after-year for the life of their home. “Everyone is amazed by the energy efficiency SIPs provide,” says Scott Bergford, a DOE Energy Value Housing Award Builder of the Year, based in Olympia, Washington. “It only costs an average of $200 to $300 a year to heat one of my homes. That’s anywhere from one-fifth to one-six the typical costs for this region, so the savings are pretty significant, and the homeowners love that.” “As they learn what is now possible in construction, more homeowners are asking their builders for high-performance, energy efficient materials like triple pane windows and SIPs,” says Joe Pasma, Technical Manager for Premier SIPs, North America’s largest SIP panel manufacturer. “To further boost our panels’ energy efficiency, soon all of our SIPs will be made with insulating foam enhanced with graphite - a product called Platinum GPS.” At first glance, a SIP might not look very strong given the rigid foam core. But, extensive testing shows SIPs are structurally superior to lumber framing. When a devastating earthquake struck Kobe, Japan, in 1995, the SIP-built structures were some of the few homes that remained standing, despite the severe ground shaking. And, despite being a manufactured component, SIPs can be adapted for use in any architectural style - from Colonial to contemporary. Many homeowners wonder about the cost of SIP construction, given the range of benefits the panels provide. SIPs generally cost about the same as stick construction, considering that they enable faster home construction, reduced heating and cooling equipment and reduced disposal costs from construction waste. Agent By Your Side Homebuyers and sellers today can instantly check listings, monitor price fluctuations, research their credit scores and find lenders - all from their smartphones. The advent of mortgage industry apps - which mingle aggregated data with complex algorithms in easily accessible formats - enables many shoppers and sellers to approach the process with more confidence. While technology empowers consumers to shop and sell smarter, it can’t replace the service and expertise of an experienced agent. Real estate agents know the local market and have access to the freshest sales data. For sellers, real estate agents can price a house in line with the market to maximize earnings. According to recent data from the National Association of Realtors, sellers using an agent earn $40,100 more per transaction. The median sale price for the 88 percent of sellers who worked with an agent was $215,000, versus a median sale price of $174,900 for the 9 percent of sellers who didn’t use an agent, according to the association. Buying a home is not like purchasing a plane ticket according to Greg Jaeger, president at USAA Residential Real Estate Services and a former real estate agent. He said buyers and sellers often fail to account for the psychological side of a transaction. “An agent can help prepare the seller for offers that are intentionally too low,” Jaeger said. “You’re asking $250,000 for your home; I offer $200,000 and you’re immediately insulted. An agent can keep you calm and focused on the end game.” 4

Agents also help buyers navigate the rollercoaster of emotions in getting credit approved or viewing a home inspection report for the first time. Jaeger knows of this psychological value not only as a former agent, but also as a father of a first-time homebuyer. His 24-year-old son recently bought an older home that was initially chockfull of cheaply done rehabilitation projects. “The seller was pretty irritable about some items and flat out embarrassed about others,” Jaeger said. “My son’s real estate agent really earned his commission in making sure the proper repairs were on track and protecting my son from the ire of the seller.” Homes, neighborhoods and their governing state laws are as diverse as the people living in them. Real estate agents are entrenched in those ever-changing state regulations, contracts, laws and practices. “When making one of the biggest financial decisions of your life, it’s important to have a trusted, experienced counselor by your side,” Jaeger said. Every digging project, no matter how large or small, warrants a free call to 811. Installing a mailbox or fence, building a deck and landscaping are all examples of digging projects that should only begin a few days after making a call to 811. Calling this number connects you to your local one call utility notification center. A utility line is damaged every six minutes in America because someone decided to dig without making a call to 811 to learn the approximate location of buried utilities in their area. CGA offers the following tips to make sure you complete your project safely and without any utility service interruptions, so you don’t become a statistic. 1. One free, simple phone call to 811 makes it easy for your local one call center to notify all appropriate utility companies of your intent to dig. Call a few days prior to digging to ensure enough time for the approximate location of utility lines to be marked with flags or paint. 2. When you call 811, a representative from your local one call center will ask for the location and description of your digging project. 3. Your local one-call center will notify affected utility companies, which will then send professional locators to the proposed dig site to mark the approximate location of your lines. 4. Only once all lines have been accurately marked, roll up those sleeves and carefully dig around the marked areas.
