Saves Money You can keep your windows from decreasing your home’s energy efficiency and increasing your monthly energy bills. Windows typically account for 15 to 30 percent of the total heating load in a structure and may account for over half the summer cooling load. Money may be escaping out your windows. “I encourage homeowners to think of the hot and cool spots throughout their homes,” said Darrell Smith, Executive Director of the nonprofit International Window Film Association (IWFA). “These are indicators of areas that can be addressed to help boost a home’s efficiency.” Full window replacement may not be the most cost-effective means for improvement. “A professional installation of window film can provide the same - if not more - benefits for homeowners as complete window replacements,” said Smith. “In addition, a film installation can often be completed without a major disruption in use of the rooms.” According to Smith, the potential savings per dollar can be seven times that of the installation of new windows. On average, an installation on a single-family home may range from $4 to $12 per square foot, depending on the type of window film installed. Once window film is installed, it can help block up to 84 percent of the sun’s heat - keeping a home cool in summer - and help hold heat inside during winter - resulting in lower energy bills and a warmer environment. “An additional feature of window film is the ability to block up to 99 percent of ultraviolet

You Move In

You found the perfect home, so it’s not surprising that you want to move in as quickly as possible. However, there are some projects that are best done when the house is still empty. So, consider completing the following seven items before the moving trucks arrive. Painting. A fresh coat of paint can instantly update a room, and it’s common to buy a home knowing you will need to paint several rooms after the sale. However, painting is best done while every wall is accessible and there are no worries about getting paint on furniture or rugs. Changing locks. Now is the time to change the locks on your new home to eliminate the risk of any former keyholders accessing your new space. Do this even if you know the former keyholders because you never know who they shared keys with. Flooring updates. Redoing a floor is always easier when the floor is empty. Whether you’re choosing to redo wood floors or lay tile before you move in, tackling this process now also allows you to keep wood and tile dust off of furniture and collectables.

Roof repairs. Roof repairs are a must. If the home inspection revealed any damage to the roof, make the necessary repairs before moving in. Choose a contractor experienced with the type of shingles your home requires. Several of the largest shingle manufacturers have programs for contractors who meet certain qualifications, like TAMKO Building Products’ Pro Certified Contractor program. Popcorn ceilings (and walls) are easy to remove, but messy. Use a spray bottle to moisten an area, then scrape the texture off with a towel. Clean-up will be much easier if you complete this project before introducing your furniture to the space. Fix leaks. If left untreated, water leaks can do serious damage to furniture, rugs, flooring and other valuables. Leaks can also lead to secondary problems like rotting wood, mold and mildew. No one wants to live in a house where you can’t use the water, so address plumbing issues before you move in. Child and pet proofing. Careful child and pet proofing can protect your babies (furry or otherwise). Gates at the top and bottom of stairs, outlet covers and locks on cabinets, drawers and any other place chemicals or medicines are kept, can help make your new home a safer place. As difficult as it can be, sometimes delaying your move-in by a few weeks can save months of frustration in the long run. So don’t wait, because the sooner you start, the sooner you can start your new life in your new home. Investing in SingleFamily Real Estate Properties Online Nobody has a secret formula for successfully investing in real estate, but brushing up on your financial literacy, digging deep into market dynamics, understanding property-specific costs and turning to today’s access to unprecedented data and technology can lead to more-informed buying decisions. Here are five tips that can help: Rule number one when looking at a property online. Figure out how the property performs today as an investment. Another factor to consider is rent appreciation. “It can’t be guaranteed and you shouldn’t speculate that rental increases will be part of your return. Also, be sure you understand operating costs. When you own a property far from home, it can be beneficial to rely on third-party providers to manage and repair the home. Therefore, it’s often best to include costs such as repairs, capital expenditures, “turn costs” (when a tenant moves out) and leasing expenses upfront. Finally, you must do your due diligence when investing. Regardless of whether you’re buying across town or across the country, make sure that the assumptions the seller uses are in line with the market’s actual costs and returns. Look for an opportunity based on the current numbers, not what some experts may promise about tomorrow. By understanding the market- and propertylevel analytics and familiarizing yourself with the service providers in the area, you can be in a better position to make an informed investment decision.
