Every year we invite you on an incredible journey that takes you through some of the finest homes, commercial buildings and coming attractions in La Plata County. This year we are thrilled that 17 different builders in 20 locations are on display for you to enjoy. This year’s Parade of Homes is one of the most diverse in price points we have ever had with over half of the stops in an under $1 million category. This may not seem significant but in an area where 70% of the county can qualify for a home built by Habitat for Humanity based on lower incomes and wages, we are excited to see the incredible quality you can get in your homes at lower prices. Don’t miss the Habitat for Humanity entry in Bayfield where they showcase the amazing finish quality you can achieve at an affordable price. The Builders in this year’s Parade of Homes have one of the broadest assortments of prices, styles, fixtures, communities and build sites we’ve ever hosted. This includes a significant remodel in a 1950s Durango neighborhood, lovingly referred to locally as “Tupperware Heights” to a Downtown Commercial Remodel in the old “Skinny’s Building.” If you need directions to either of those locations ask a longtime local, and Leigha Natzke drop those names, they’ll know exactly where to send you! And you can’t miss the Trades N Training tiny home at Northpoint Home Furnishings; this is truly a project straight from the heart for our local Home Builder’s Association (read more about it on page 24.) Our Parade also features brand new planned communities like Jameson Court on Florida Road featuring 12 single family homes gathered around a central courtyard; and Edgemont Meadows located directly across from Edgemont Highlands, a thoughtful “based in nature” community with homes in the trees highlighted by views of the Florida Ridge. New communities also include River Valley Ranch where there are two homes featured right on the Florida River, and a custom home and a coming attraction in the beautiful new Green Ridges subdivision located up Florida Katie Bisogno Road just a couple miles from Bread. There are also multiple homes in the everpopular growing communities of Edgemont Highlands and Twin Buttes, two closeto-town but just far enough out-of-town communities that have become home to so many Durango families. Join the Home Builders Association of Southwest Colorado (HBASC) as we celebrate the 16th annual Parade of Homes Sept. 20-22. Take a journey through some of the most spectacular homes in the area and marvel at the superb craftsmanship from some of the region’s best builders. With 23 home, commercial and event locations, there is truly something for everyone to enjoy throughout the weekend. Friday evening Homes Under The Stars presents the show homes as they light up in beautiful evening ambiance while local Chefs on Parade showcase their skills with delicious treats at various parade stops. Be sure to indulge the special events in Durango with sweet treats from Smart Enterprises, wine and morsels at Tile & Light Art of Durango and Southwest Appliance’s infamous gumbo. Your 2019 Parade of Home ticket invites you to tour 17 single-family homes, one commercial remodel, one tiny home, one coming attraction, and three special events. There is a total of 17 builders participating in this year’s parade. The projects they are presenting represent just a Bob Smith small portion of the construction happening in our community. While touring the homes should you be looking for a builder, subcontractor, or materials supplier, there is no better occasion than the Parade to see them and their products up close and personal. For our local builders, sub-contractors, and suppliers, the Parade is an introduction to our community of current investors, homeowners, and future owners that visit our unique community each year. As the third largest Homebuilders Association in Colorado with 325 members we are proud to be in a position to give back to our community. Proceeds from Parade of Homes ticket sales H BASC PRE SIDE N T benefit the HBASC Youth Investment Program. This program awards scholarship each year to students who are furthering their education in the construction industry. The Youth Investment Program also sponsors the Trades N Training (TNT) programs at the Durango and Bayfield high schools. Both high school TNT classes are building tiny homes, which gives them hands on experience and certifications in construction. On Oct. 4, the Bayfield TNT class will auction off its tiny home at an event being held at 2180 Lighting and Design. I would personally like to thank our incredibly dedicated staff, generous sponsors, hardworking volunteers, and community supporters for their impressive contribution. I also want to thank the builders for participating in this year’s parade of homes as well as the subcontractors, vendors, banks, insurance companies, and the local media for their contributions. We invite you to soak up the sun, enjoy the creative and state-of-theart homes showcased, and indulge in the distinctive and awe-inspiring designs this weekend. Home Improvement Shows vs. Durango Reality LO CA L H O M E BU I L D E R S W E I G H I N O N T H E P R OS A N D C O N S O F H O M E I M P R OV E M E N T S H OW S

With the onslaught of varied home improvement and remodeling shows, we asked several local homebuilders their opinion on the “reality� of these shows and how they differ from the local home building and remodeling industry. What is your favorite home improvement show and why?

Let’s elaborate more on those misconceptions:

b u i l d e r 1 : I have found that clients who are avid home improvement show watchers have a solid idea on what finishes they are looking for which can definitely speed up a project. However, too much home improvement TV can lead to a false sense of construction management expertise.

b u i l d e r 1 : I feel that these shows give homeowners a false sense of security that nothing will possibly go wrong and that issues rarely arise in the home building or remodeling industry. I was completing a small job that involved removing some wood floor and installing a three-by-five tile walk off pad by the front door. Sounds like a typical half-day $250 job that could have been completed by many homeowners on the weekend. However, once the wood flooring was removed, I realized that the adjoining shower had been leaking for quite some time. This turned a simple half-day project into an extensive twoweek project that included replacing floor joist, sub-floor and a complete bathroom remodel that took two weeks and cost $5,000. Now, that would have made a great episode, but that is not what people want to see. Viewers want to see the glamor of the home building/ remodeling industry dream about what they can have and want to convince themselves that remodeling homes is simple and the chance of something going wrong is slim to none. In reality, remodeling homes is complicated and unforeseen challenges are always right around the corner or just under the flooring in this case.

My general rule of thumb when comparing actual prices in the Durango market to those quoted on home improvement shows is to multiply it by 10. I saw an episode where they built a garage, remodeled a kitchen and threw in a master suite “just for fun.” It all cost the homeowner right at $20,000. A convenient round number, huh? You will be closer to $200,000 than $20,000 when it is all said and done. This is mainly due to the wages that quality carpenters and tradesmen expect to be paid in the Durango market, $30 - $45 per hour. b u i l d e r 2 : The shows are subsidized by

Living through remodels will not only frustrate the contractor and workers, it will add substantial time and cost to the project. It also puts unnecessary strain on your family life. Don’t believe me? Watch the “Money Pit” with Tom Hanks and Shelly Long. You will never see a home improvement show with the homeowners there 24/7, asking questions and needing the power and water to be functional all the time. If you want your projects to move quickly and efficiently move your family, dog and all of your belongings out. b u i l d e r 2 : People should understand that these

programs are for entertainment purposes. They can provide valuable information and ideas, but do not take place in a realistic environment. Much like a sitcom, the scenarios may be reminiscent of what you may encounter but the specific process and outcome are not necessarily realistic for the project.

In comparison, Durango is going to be more like a $500,000 purchase and $200,000 in remodel cost then having a perfect house – especially if in town.

When was the last time you saw a TV show take three days off due to 30 inches of snow, or had to reschedule the insulation crew while they wait for inspectors? This is the reality of construction and the remodeling industry, which makes for bad TV. Who want to see nothing happen while we wait for the inspectors to show up? b u i l d e r 2 : Again, scheduling is not accurate,

especially in our current building climate where most subcontractors are overscheduled.

b u i l d e r 3 : It’s hard to say as they rarely give you the overall time it took on TV to actually complete the work. I think most people/clients are intelligent enough to realize what it will take in the real world. I’ve had clients joke with me saying “Why can’t you finish in two weeks? They do it on TV all the time!”

b u i l d e r 1 : If I had my own remodeling show it would be a half carpentry show and half barbecue cooking show. A typical episode would involve smoking meat while completing a woodworking project. “Let’s let the glue set up and go check on that brisket!”

They won’t pay for good design and would rather have a “builders set” done, leaving the contractor to try and be a mind reader and guess what they’ll want as “they just don’t know” but have to get started as soon as possible so they can be in by Christmas. The poor contractor needs to work and wants to please his clients so starts the project with an insufficient budget. Of course, once they start demo, they find the structure is about to fail. Of course, there is no structural design inspection prior to starting because design fees were too high. So, the contractor provides an estimate to correct and the client loses their minds … cut to the end. After all the client changes, subs being late, material deliveries lost and mistakes made, the contractor finishes, the work is beautiful, and the clients are pleased. Anyone who has ever slowed down to check out a house being built or remodeled typically notices all of the minute details. However, they generally overlook the giant, red, 30-yard metal dumpster sitting out front. Many people assume that all the trash created by the construction industry is hauled to the landfill. But in Durango, this is not always the case; Phoenix Construction Recycling has been providing construction recycling service since 2006. This year’s Parade of Homes features a substantial remodel completed by Veracity Construction (Parade stop 12). This extensive remodel and addition included the demolition of past additions, the garage and the entire roof. Many of the beams and rafters were salvaged and repurposed for items such as fence posts, sheds, pig pens and firewood. What could not be repurposed was sent to Phoenix Construction Recycling, which was often at the jobsite multiple times per day to swap out dumpsters so the extensive demolition could continue on schedule. During the reconstruction phase, the dumpster was filled on a regular basis with general construction debris. Everything from scrap lumber, cardboard and packaging material for light fixtures, flooring and cabinets and even lunch trash was thrown into the dumpster. Once the dumpster is removed from the jobsite, it is hauled back to Phoenix’s 15,000 square foot indoor sorting facility. The material is first dumped onto the floor, inspected, and any large items are removed with a loader. Then the construction waste is loaded onto a steel conveyor, which lifts the material up to the second-story sorting platform. As the material slowly moves along the conveyor, trained sorters remove cardboard, wood, metals, concrete, wire and all other recyclable items, dropping them into storage bunkers below. On average, Phoenix recycles 75% of the construction waste that passes through its doors. After the recyclable items have been separated, they each take a different path to be recycled. Cardboard is baled into

1,500-pound bricks that are shipped to paper mills around the world. Metals are sorted by type of metal and shipped to Belt Salvage for further processing and ultimately to domestic steel mills to be repurposed into new items. Concrete is crushed locally into gravel and reused in construction projects around the Four Corners area. (Phoenix’s yard is 100% recycled concrete that was diverted from the landfill and put to better use.) The wood scraps are ground on-site into mulch, regardless if they are full of nails, staples or other construction debris. The mulch creating process begins with the sorters identifying the types of woods. Those that have been chemically treated or preserved are removed from the grinding process. The approved wood is run through a large commercial chipper, even if it is full of nails. Once chipped all the metal nails, staples and other materials are removed by a large magnet and recycled. Finally, the material is sifted and filtered to make sure all chips are of similar size. Once the mulch passes the quality control process it is delivered to Durango Nursery where it is available to the general public. Bulk quantities are also available directly from Phoenix Construction Recycling. The mulch created by this process is similar to traditional mulches created as a byproduct of the forestry industry. However it has several major advantages. 1) The mulch is created from “waste.” Scrap wood is kept out of the landfills and serves a second purpose. 2) The mulch is made from wood that already served its original use; therefore, no additional trees need to be cut down to create this mulch. 3) The mulch is produced locally and can be incorporated into Durango landscaping projects with minimal trucking and environmental impact. The mulch you see at Parade stop 12 could very well be the same old two-byfours that were demolished four months prior. Phoenix Construction Recycling repurposed the demolished lumber, kept out of the landfill and brought back to life.

Nationwide, our country has experienced a shortage of skilled workforce that will continue to escalate as the baby boomers retire. In such a vibrant and busy market, there are still undeniable challenges with an increasing demand for housing. Rising costs, longer lead times, more stringent codes and inspections, and labor shortages are being felt across the construction industry. This goes far beyond the local issue, and is being seen everywhere from small communities to the commercial realm nationwide. As the voice of the building industry in our region, the Home Builders Association of Southwest Colorado (HBASC) continues to focus intently on the Youth Investments Program to help combat these rising industry-wide issues. Last year the HBASC introduced the Trades N Training program, which took off and has blossomed into one of the strongest programs offered. We have proudly been able to partner with our local school districts to ensure that the community is involved at every level as we give our youth the opportunity to learn, grow and become the next generation of certified skilled workers, and we continue

to look to include more educational facilities as the program grows. Embracing the National Association of Home Builder’s – ¬Home Builders Institute Pre-Apprentice Certification Training Program (HBI PACT) – the Association has placed this curriculum into Durango and Bayfield High School shop classes and branded the program as HBASC Trades N Training. Shop teachers Sean Smith of Durango High School, and Curtis Gillespie of Bayfield High School facilitate their programs at their respective schools. This unique program offers Trades N Training students the opportunity to gain hands on experience with industry professionals and obtain “PreApprentice” certification(s) in a variety of construction-related trades. The curriculum further integrates contextual, work-based learning with vocational and academic skills training in the classroom – or in this case, the workshop. A wide range of stackable certifications are available including carpentry, electrical, plumbing, building construction technology and several others. Issued through the National Association of Home Builders, these certifications are internationally recognized, therefore sending our youth


out into the building industry prepared with the right tools and experiences for success. Association members have collaborated not only to provide this program, but have also donated time and materials to facilitate and fund the construction of a tiny home at each school. Integrating the opportunity for hands on experience, students work side by side with skilled member professionals who volunteer their time and experience. La Plata County building inspectors have attended classes to inspect the homes and communicate the basics of permits and codes. This program not only assists our industry in providing a skilled workforce, but we also provide our youth career opportunities they may not have had access to. Together, we’re working to close the skills gap by encouraging young people to master the vocational trades that build this country. Last year, the Bayfield High School Trades N Training class was able to complete their first tiny home and add it to the Parade of Homes stop list; showcasing their skills and the productivity of the program itself. This year, the tiny home goes to auction on Oct. 4 at 2180 Lighting & Design, the Funds will then go right back into the Trades ‘N’ Training program, therefore coming full circle and becoming a self-sustaining program. The Durango High School Trades N Training class will have their tiny home on display in the 2019 Parade of Homes at Northpoint Home Furnishings, and will be the next project to be auctioned in 2020. The students, teachers and Association members involved have been hard at work to realize this dream and the HBASC will make an evening of it to honor their investments. The tiny home will be moved to 2180 Lighting & Design after the Parade of Homes. Bidders can get an in-depth

look at all of its features while enjoying refreshments and conversations with all the people that took part in this amazing build. Door prizes, additional auction items and the opportunity to donate to the program directly will be some of the many things to look forward to during this event showing our community how we can help to educate and hold the interest of our future skilled workers. It is always a rewarding experience to meet with our local high school students and talk with them about our industry, our community and our association. To hear about their aspirations, their goals, and their interests in home building is always a reminder that, while we are busy and successful now, we always need to think about the future and make sure we steer our industry in the right direction. As Mike Rowe of the show ‘Dirty Jobs’ says, “The skills gap is here, and if we don’t close it, it’ll swallow us all, which is a long way of saying we could use your help.”

La Plata Electric Association is among many utilities of all sizes promoting a movement known as beneficial electrification. Builders play a critical role in the adoption of technologies and practices at the heart of this movement. For electrification to be considered beneficial it must go beyond simply swapping the energy source from fossil fuels to electricity, and further requires that the change be cleaner, cheaper or ideally both, than continuing to run on the existing fuel source. Electric vehicles are a good example. Electrifying cars results in lower emissions, as even relatively dirty fuel mixes used to generate electricity are still cleaner per mile than burning gas in an internal combustion engine. However, the gains can be diluted by owners charging their vehicle during peak hours of energy use, thereby increasing demand during the dirtiest and most expensive hours of the day. To make this sort of electrification beneficial requires planning and policies which promote timing car charging to take advantage of the cleanest and cheapest off-peak hours. Charge schedules, rate design and active control of chargers from the utility side are all effective means to simultaneously achieve the two critical criteria behind beneficial electrification, cleanliness and cost. However, to make such dynamic load control possible builders must wire homes to enable the installation of EV chargers. Chargers are just one example. LPEA offers a growing number of programs and services targeted at enabling and promoting intelligent fuel switching. For

n

instance, there are significant rebates offered for heat pumps used for space heating, cooling, or domestic hot water. LPEA also offers incentives for LED lighting, electric thermal storage heaters and a forthcoming program making free level 2 chargers available for new electric vehicle owners. These initiatives are most easily adopted when new construction or renovations are being undertaken and there is no better means of making members aware of what’s available to them than through their builders. We recently learned about a contractor who installed a five-ton ground source heat pump for an LPEA member and was not aware that their client was eligible for a $2,750 rebate. In this instance the member still qualified for and received their rebate, which happened to cover the labor costs entirely. However, had this been known ahead of time the contractor would have included the rebate in their bid and the member would have requested a larger installation. In making clients aware of available programs, as well as streamlining their applications, LPEA and local contractors are perfectly positioned to implement mutually advantageous beneficial electrification measures. Incorporating promotional programs when pricing a job could result in significant rebates for clients, furthering LPEA’s decarbonization goal, and additional work or cheaper bids for builders. Every year, I write an article for the Parade of Homes magazine about Habitat for Humanity of La Plata County and its quest to spread and promote the mission to bring affordable housing to La Plata County. Well, this year’s article is a little different. I originally came from Nevada where I volunteered to help build Habitat houses for many years. When I moved to Durango eight years ago, it didn’t take long for our local Habitat to find out I had a passion to help generate affordable housing. I just figured I would quietly help build homes in my spare time and had no idea that within a year I would become the Board President for Habitat. Even though my two terms as president have ended (I remain on the Habitat Finance Committee), I have to say how very proud I am of everything our local Habitat has accomplished over the past several years. Now under the direction of the current Board President, Leslie Carlson, her board members, and the Executive Director, Rachel Taylor-Saghie, Habitat for Humanity of La Plata County continues to move forward with my personal vision of building affordable homes in our area. One of Habitat’s largest achievements this past year was the opening of our new ReStore at 50 Design Center Road just north of Highway 160. About four years ago, the Habitat board started dreaming about owning a building, and it finally came to fruition with the grand opening of a brand new warehouse with offices earlier this year. Increasing rental and utility costs at the original location began eating into the revenue needed to build homes, so that dream became a necessity. The new location is beautiful and very energy efficient, which helped reduce our overall costs. Our situation was similar to many of our applicants we receive for homeownership. We were renting without building any equity for our future. We are extremely excited for everyone to see our new location, so come on by and check it out! The ReStore offers gently used and new items including furniture, building materials, appliances, lighting, and odds and ends. Many visitors of our ReStore do not realize that other than a few fundraisers (Hammers and High Heels, the Contractor’s Yard Sale, and the Wine Tasting event) what they are purchasing in the ReStore

is one of the few sources of income Habitat has available to generate income to build homes. Habitat is so thankful when we receive local donations from the community, as those funds and donations stay here locally to continue to build homes. Habitat has been very lucky to build two homes each year from our ReStore sales and fundraisers. While we are part of a national organization, we must raise all our own funds locally. Therefore, we truly appreciate our shoppers at the ReStore and attendees at our local fundraisers. If you are remodeling, downsizing or just getting organized, don’t let the items you no longer need end up in our local landfill. Durango truly has a huge need for affordable housing where an astronomical 70% of the county can actually qualify for a Habitat house based on lower income and wages in our area. Our local Homebuilders Association of Southwest Colorado has been a huge supporter of our mission and, while I am mentioning them last, it’s really by design. The role the Homebuilders Association plays is critical in helping us build strong and stable communities. When skilled labor is needed in some of the aspects of building these homes, many members of the Homebuilders Association step up to help out. Without them, our costs would increase significantly in several aspects of building these homes. Habitat is thrilled to be able to enter one of our homes into the Parade of Homes this year, as this gives us the opportunity to show you what we build and what it takes to qualify for one of these beautiful new homes.
