Each year, we continue to bring you a variety of housing styles, locations and price ranges. This year, we offer 11 brand new homes in seven neighborhoods. Over 18 years, the Parade has proven to be a tremendous benefit to our community. The construction, architecture, real estate, design and hospitality industries all share in the success of this event. And through meeting our trusted partners and viewing available properties set among these breathtaking landscapes, many have found themselves no longer visitors, but residents of Southwest Colorado. Growing up with two parents who work as contractors in our community I developed a unique perspective on home building, as I observed the process from the pouring of concrete to the final brush stroke. What I learned from being on the job-site at 6-years-old is still true today: the primary objective in our profession is to create a space that feels like home. Through my

It is already cliché to say that the pandemic has accelerated changes in social norms – changes that had been underway since even before the first lockdowns – but nowhere has it been more at the forefront of our daily lives than in how we utilize our homes. While

multipurpose adaptations to their homes prior to the pandemic, due to the high cost of living in our mountain paradise and years of low inventory, even more people are now living and working in shared spaces. The demand for homes that accommodate our versatile lifestyles has generated an exciting new arena for creativity and ingenuity in home design. As a local designer, I am invigorated by the fresh ideas that have, in part, sprung from the many challenges we

or remodel can create options for added space, creative floor plans, modern features, sustainability and energy efficiency. Parade of Homes attracts people thinking about moving to the area, or who want to discover fresh trends to incorporate into their remodel or build. The goal of HBASC’s Parade of Homes is to share new

design work in the U.S. and travels abroad, I’ve had the good fortune to collaborate with builders and specialty subcontractors from all walks of life. Right here in Durango, the innovation and skill I have witnessed is second to none. Our partners here truly have an emotional connection to the homes they are building, and their main goal is to provide the clients with a space that feels like home – a home where we can comfortably enjoy our families, work (when needed), access the adventures and people that drew us to this precious community and celebrate our lives together. you who temporarily misplaced your positive outlook, lost your temper with your partner or children, or otherwise coped in less than productive ways, you’re not alone. We have all been tested. As if living through the pandemic were not enough, our industry was turned upside down, too. The cost of lumber went through the roof and trickled down to every facet of our work. Prices of other building materials changed with blinding speed. Supply chain issues impacted us, causing extended lead times on many products we count on. Coupled with these challenges is the boom of folks moving to La Plata and Archuleta counties. Our labor force still struggles to keep up. We are all doing our best to keep going within this—OK, I’ll say it—new normal. But if any industry can be counted on to keep moving forward, it’s ours. We have the grit and tenacity to press on through all the changes we’re experiencing, both good and challenging. We take pride in our work and we show up for each other. Though we may not agree on every issue that faces us, we’re builders. We’re the cornerstone of our towns, and we have each other’s backs. I feel fortunate to be part of such a vital segment of society. All we accomplish, no matter what comes our way, is worth celebrating.

HOME OFFICES ARE IN DEMAND IN SOUTHWEST COLORADO BY MARISA BATE S

Kitchens may still have a firm grasp on the status of the most important room in the home, but home offices are more popular today than they’ve been for years. In Southwest Colorado, property owners are almost guaranteed to specify a home office in their new builds, and homeowners increasingly ask their remodel teams to carve out a place for work somewhere in the plan.

Professional lives are changing

A main driver behind the demand for home offices is the impact of the pandemic. As offices across the country closed by necessity, business leaders and their employees discovered that getting the job done didn’t necessarily mean getting together in person. In a Pew Research Center survey published last winter, only about 20% of American workers said they telecommuted all or most of the time prior to the shutdown. During the pandemic, the figure grew to over 70%. The fledgling work-from-home movement that blossomed by necessity during COVID times seems destined to stay with us, at least to some extent. The Pew survey found that more than half those who now work remotely would prefer to keep it that way. Furthermore, managers have found that telecommuting is beneficial all around. An article posted recently on Flexjobs, a website for job seekers, provided some details:

Durango is changing

There’s no denying that Durango has been booming in recent years, and the pandemic seems to have accelerated the trend. Not only are more people confident about their ability to work remotely going forward, living through COVID-19 has prompted people to evaluate how they really want to live instead of where they have to stay, according to Forbes. Furthermore, Americans increasingly place a premium on “warmer, healthier, less dense, better educated and more mobile places to live that offer closer access to the outdoors, better hospitals, smaller schools and more open space.”


Creating home office space in Colorado

If you’re designing an office in a home you’re building, designers advise you not to skimp on space or features. Creating a room that feels inviting and makes you comfortable will incent you to spend the right amount of time there. Rule of Three suggests: esigning in plenty of light and a soothing D view, if possible armonizing your new room with the rest H of your home I ncluding well-considered surfaces and storage to enhance your workflow I ncorporating horizontal and vertical storage to maximize square footage E nhancing the appeal of the space by hiding technology

Carving out space for work

For those who are remodeling, creating a home office may mean converting underutilized space into a spot to work. Consider taking over a closet, the area under your stairs, one side of the mudroom, an alcove in a foyer, a former bar or coffee bar in the kitchen or a laundry room nook. You might even decide the dining

room should be repurposed altogether, especially if the family tends to eat most meals at a bar or kitchen table. Creative ways for maximizing small spaces and defining them as work areas can include: oom dividers, curtains and R half walls all mounted furniture or W floating shelves C olorful wallpaper or paint, or perhaps a wood accent wall If you’re really space-challenged, an office area can be created using a bookcase desk, including a fold-down desk in kitchen or family room cabinetry, or finding a good spot for a folding, wall-mounted desk. Wherever you decide your new home office should be, make sure it doesn’t feel like an afterthought. You’ll want to spend time there if the space expresses your personality—think artwork, a gorgeous light fixture, a meaningful treasure or two and an appealing chair that fits the space.

MAKING IT WORK

For lots of families, this sounds like Southwest Colorado. As reported in The Durango Herald this spring, Bob Allen, long-time appraiser and real estate consultant, noted that demand for local housing rose by 30% last year while supply fell by about 35%. He believes a desirable lifestyle and low density will continue to fuel in-migration, as will increasingly better internet service.

ADDRESSING A NATIONAL CRISIS ON A LOCAL LEVEL

Nationwide, the country is still facing a shortage of a skilled workforce that has escalated as the baby boomers continue to retire, and less people are trained for, or interested in, entering the work trades to replace them.

In such a vibrant and busy market, we are still facing these undeniable challenges, now with an especially large demand for housing. The construction industry is feeling the effects of labor shortages, rising costs, less available building space, longer lead times and more stringent codes and inspections. What was once a gap has become a chasm, and even with qualified graduating students entering the trades, it seems that we cannot fill the skilled workforce gap fast enough. This isn’t just a local issue, but a trend that spans the industry across other communities, states and beyond. Having identified a possible solution to this ongoing problem in 2017, the Homes Builders Association of Southwest Colorado (HBASC) launched a campaign to not only provide training for our youth, but offer certifications that allow them to gain real work experience and discover elements within the trades that serve their personal interests. As the voice of the building industry in Southwest Colorado, the HBASC is expanding our efforts with our Youth Investments Program to help combat some of the rising industrywide issues. Embracing the Home Builders Institute Pre-Apprentice Certification Training Program (HBI PACT) through the NAHB, the HBASC placed this curriculum into Durango and Bayfield High School shop classes and branded the program as HBASC Trades-in-Training. Shop teachers Shaun Smith of DHS, and Curtis Gillespie of BHS, facilitate the programs at their respective schools with Silverton, Ignacio and Pagosa Springs High Schools soon to offer the curriculum and certifications as well. This unique program offers Trades-in-Training students the opportunity to gain hands-on experience with industry professionals and obtain Pre-Apprentice

certification(s) in a variety of construction-related trades. The curriculum further integrates contextual, work-based learning with vocational and academic skills training in the classroom. A wide range of stackable certifications are available including carpentry, electrical, plumbing, building construction technology and several others. Issued through the NAHB, these certifications are recognized globally. Our strongest program is definitely Trades-inTraining (TNT), though over the last few years, we’ve also identified other needs that were not prominent

Integrating the opportunity for hands-on experience, students work side-by-side with skilled member professionals who volunteer their time and expertise. La Plata County building inspectors have attended classes to inspect the projects and communicate the basics of permits and codes. It’s always a rewarding experience to meet with our local high school students and talk with them about our industry, our community and our association. To hear about their aspirations, their goals and their interests in home building is always a reminder that while we are busy and successful now, we always need to think about the future and make sure we steer our industry in the right direction. As Mike Rowe, host of the show “Dirty Jobs” says, “The Skills Gap is here, and if we don’t close it, it’ll swallow us all. Which is a long way of saying, we could use your help…”

Together, with Express Employment Professionals, a longstanding member, we are offering our students the opportunity to further their training in employability by hand-placing them in qualified jobs within our community with ongoing support. Our newest training addition is our Tool Up program where graduating students may apply for a scholarship for tools that pertain to a specific trade they are working to be placed in. With the help of HBASC members’ donations, we will secure the tools that meet their entry-level work needs to get them started on the right foot. Additionally, the HBASC still offers funds through our Building the Future scholarship program, helping graduating seniors to further their education in trades at a college or vocational school of their choice. One of my favorite things about our community is that in times of crisis we find creative ways to support each other. I am proud to be a humble piece of an industry that has continued to thrive and support the needs of our local areas and beyond. Every element of the building industry adapted to support local businesses first, and fought to remain open to do so. We haven’t seen a demand like this in decades, and it comes at the strangest of times. We’re facing peaking lumber prices, new regulations and fees. The cost to build hit all-time highs, while the available lots hit alltime lows. Affordable housing is an on-going obstacle and new regulations mean interesting adaptations that slow productivity. Yet, through all the things most of us are unaware of, the dollars spent in the industry are being put back into local businesses. The good news? More building means more support in every direction. With families relocating here, our schools can seek more funding. New jobs can be created, and businesses can refresh their operating styles to adapt to the times. Those of us stuck inside our homes at great length are finding new inspirations to change what we’ve been looking at, which again means supporting local

business. There are no short answers or perfect plans, and we will still see losses. In these times, we look at what is still working and try to build off that, and right now, building is working. Doing business with a member is at the core of the Home Builders Association of Southwest Colorado’s mission to constantly elevate our economy together. It is usually more affordable to hire locally because our local professionals have worked their entire career building lasting and meaningful relationships with local providers and suppliers. If there is a blockage in the working pipeline somewhere, chances are your local professional is the one on the phone clearing it up. It’s all the little things we don’t see that are the biggest portion of the end result, and there is no shortage of hard work and integrity in this industry. Every element of the building industry has adapted to support local businesses first and fought to remain open to do so. HBASC members shared their stories of support throughout these trying times and we’re proud to take part in the efforts. Many businesses have suffered and the food

For a long time, it seemed unfair that the building industry pushed steadily on as essential while so many other businesses suffered closures. Work trucks owned the empty streets and the silence in our communities seemed deafening.

and beverage industry was hit especially hard. That affects the longevity of our community’s economic recovery as our beloved restaurants serve both locals and the tourism base we rely on throughout the year. The HBASC, although unable to hold our mainstay events which are vital to our operations, is proud to have been able to continue to support our restaurants then and now. Our members on individual levels as well as our many luncheon and one-on-one meetings have focused on spreading the support throughout our community. Lisa grew up here and worked at several downtown restaurants through college. She decided to support them by ordering takeout at every opportunity, sometimes five days a week and as often as twice per day to ensure she did her part. Steve steadily provided lunch for the whole jobsite to keep them coming to work happy and to support his favorite restaurants. There are too many other stories to tell, but each of them share the same element – putting hard-earned dollars back into the town they love so much. When someone struggles, we find a way to help in the best ways we know how, and the HBASC continues to offer that support by putting every penny we can back into the restaurants to keep them going one more day. This year, we will provide financial support to our food and

beverage industry by paying for catering in each of the homes featured in this year’s Parade of Homes during the Friday night event, Homes Under the Stars. HBASC will continue to help where we can as we have seen so much support within our industry as well. Professionals join organizations like the Chamber, BID, Local First and the Home Builders Association because they know there is a vast support system within, but more importantly, they want to be a part of that support system for the community. They want to support programs that elevate our youth and get them real jobs, as well as grants for start-up businesses, research and development. And the list goes on. We join together behind these nonprofits and trade organizations because they do the work our hearts want to do but our hands may not be available for. From the bottom of my heart, I thank the many people who make this work possible. The men and women who have done this for years and those who are just starting. The people who choose to offer their financial support to find the solutions and who have the courage to stand up in the face of uncertainty and carry on. I hear the sound of a hammer as I pass by a construction site and I think to myself: with every swing of that hammer, new neighbors are brought together. Families gain a new wall to mark the growth of their kids. That hammer will bring more talent to the job pool and more business opportunities to regrow our community. With every employed laborer, dollars move from the jobsite to a local grocery store where a local baker, butcher, farmer and artisan sell their wares. And so the story goes.

Skywalker Construction DURANGO COLORADO

New commercial remodel project in the Historic Durango Downtown District located at 915 Main Ave for the Blues, Mtn & Soul Durango art gallery. Skywalker Construction removed about ½” of plaster from the walls to expose the original brick to compliment the essence of the Blues and Illustration artwork. Skywalker also created a space for what is now the Surf Lounge which features the work of BANASH and his PIONEERS OF SURF SERIES with a floating bar top wood slab and metal trim details. Metal Work also includes a custom hanging system design to feature multiple pieces of art without compromising much of the original historical brick. Big thanks to Holt Sheet Metal for providing the bending and producing the hangers. The custom-built front counter is topped with 108 year old Douglas fir from an old building in the town of Silverton, which made up the floor joists at the original town hall location. The Main Avenue storefront was redesigned by Owen Dake (Skywalker Construction) which worked with the historical guidelines and was completely rebuilt with stone to match the original building along with keeping some of the original metal and brick. All the wiring and plumbing has been completely redone and brought up to today’s codes.

Habitat for Humanity of Archuleta County (HfHAC) was established in 1994 as an affiliate of Habitat for Humanity International in Americus, Georgia. We are situated in the San Juan Mountains in Southwest Colorado. Pagosa Springs is a rural community just west of the continental divide. Since 1994, we have built 27 new homes and have completed 29 Neighbors Helping Neighbors home repair projects, helping children and more than 70 adults achieve safe, secure homeownership.

The mission of Habitat for Humanity of Archuleta County is to build confidence; strong ties between compassionate volunteers and new homeowners; a richer community through shared hope and common effort amongst caring people of all faiths; and simple, decent houses for families in need.

Dreams Do Come True

Every year, a family in Archuleta County partners with Habitat for Humanity to help build and eventually move into a brand new home. For most, the dream of home ownership would remain just that - a dream - if it wasn’t for Habitat. Habitat builds don’t just happen, though. It takes a massive amount of coordinating volunteers, student interns and staff to turn a family’s dream into a reality. One of the ways we’ve accomplished that over the last few years is by partnering with the Pagosa Springs High School for students in the school’s shop class to hold paid internships for the summer to gain hands-on work experience as part of their class requirements. Together, Habitat for Humanity and Pagosa Springs High School is strengthening the local building industry and keeping our students growing right here in our community.
