Mortgage rates in Orange County have fallen to 6.13%, their lowest level since last September, improving affordability and driving buyer interest. Inventory peaked at 5,071 homes on July 31st and has contracted by 6% to 4,758, though it remains 29% higher than last year. Demand is rising, with pending sales up 13% year-over-year, and luxury home sales ($2.5M+) are up 8% through August. The Expected Market Time is 90 days, the highest mid-September reading since 2018, reflecting a market that is active but measured.
