The Orange County housing market is shifting toward a slower pace as more homeowners list their properties and buyer demand tapers off from its spring peak. Inventory levels have grown significantly, giving buyers more options and slightly more negotiating power than in recent years.

With the Expected Market Time now hovering near three months, homes are taking longer to sell, which may require sellers to price more competitively and adjust expectations. That said, the luxury segment remains strong, showing healthy year-to-date gains in closed sales.

For sellers, now is the time to focus on strategic pricing and presentation, while buyers may find greater opportunities and less competition heading into the summer months.
