Inventory in Orange County has surged to its highest level since March 2020, giving buyers more options and intensifying competition among sellers. Demand is also climbing—up 74% since the start of the year—showing that well-priced, well-presented homes continue to draw interest. With Expected Market Time reaching 62 days, the highest for March in years, sellers need to be strategic in pricing and presentation, while buyers may find themselves in a stronger negotiating position.
If mortgage rates continue to decline from the current 6.65%, demand is expected to accelerate, creating new momentum across the market.
