It’s my distinct pleasure to introduce this special issue of PSILU dedicated to celebrating the indispensable role members of our local media play in our lives.
This edition pays homage to just two handfuls of the multitude of talented individuals in television, print, radio, and online platforms who tirelessly keep us informed and entertained with the vibrant stories that define Palm Springs.
These remarkable storytellers bring the heartbeat of our city to life. Theirs are the trusted voices that guide us. From the latest in arts and events to in-depth features on our community’s movers and shakers, these professionals ensure we’re always in the know about the exciting happenings around town and throughout the Coachella Valley, highlighting at every turn what makes our desert unique.
But through their dedication and passion, our cover models provide more than just news — they offer a connection, a sense of community, and a platform for our diverse stories to be told, shared, and celebrated. Their work helps to foster an informed and engaged citizenry, which is essential for the vibrancy and growth of all of us.
This issue also serves as a reminder of the collaborative spirit that defines us. The Chamber is proud to support and work alongside these media personalities and their outlets, recognizing the crucial role they play in promoting our local businesses, events, and cultural initiatives.
As you peruse this edition, I hope you gain a deeper appreciation for them. Let us celebrate their efforts and continue to support the vital work they do.

This issue of PSILU is devoted to how we get our news — a subject well within my wheelhouse.
I am fortunate to have a career in the media business that has spanned over 30 years. And in that time, I have had the opportunity to both disseminate news as a broadcaster and lead and guide other broadcasters in their reporting of some of the most impactful, disturbing, and important news stories of our time.
How a person chooses to receive their news is a very personal decision, especially in today’s world with so many options for consumption. Radio, television, web, social media, word of mouth, and mail (both electronic and traditional) are some of the most common.
Whether by pen and paper, computer, voice-to-text, A.I., or even a good-old IBM typewriter, the local media mavens featured in the following pages use these tools to chronicle a world passing by in order to share it with you and me.
Reporting the news is long, onerous, and relentless work, so much so that it cuts out many of the pleasant things in life for those who do it well. So, the next time a news story is explained perfectly, leaving you with zero questions — no matter what the medium — know that the person behind the writing/reporting spent an inordinate amount of making that story as clear and digestible as possible. The easier something is to consume, the harder it was to create.

While many tourists on vacation may spend a week or two in Palm Springs and never even glance at local media — TV, radio, print, and online outlets — we who live here year-round not only depend on homegrown storytellers to keep us apprised of all that’s going on in our beloved Coachella Valley, we welcome them into our homes and hearts as trusted experts who can help us get to know intriguing desert personalities, and keep our calendars full of fun special events and amazing arts and entertainment. Born and raised in the Coachella Valley, this College of the Desert and University of Oregon alumna spent three years as a producer and investigative reporter at NBC Palm Springs before joining The Post in February 2022. As managing editor, she helps set the overall editorial strategy, reports on community events, and will usually be the person who replies to reader emails.
Why do you love your job?
The best part of my job is getting to meet so many of the amazing residents who make up Palm Springs, and serving them through journalism in whatever small way I can. Every day, I learn something new. I never thought I would work in journalism, but looking back on it, it makes perfect sense. I have an insatiable
curiosity, and my favorite pastime is going down rabbit holes. Now, that’s my job!
Why do you love Palm Springs?
As a lifelong local, most of my life has been spent in the desert, but I’ve rarely gone farther west than Rancho Mirage, so trips to Palm Springs always felt like a staycation. Once I started doing more reporting in the city, I fell in love with all its quirks and charm. I’m an architecture fanatic, so seeing Palm Springs held up as one of the Midcentury Modern capitals of the world gives me so much pride. The residents, though, are the pulse of the city, and I’m constantly amazed at their generosity and open heartedness. Whenever we write a story about a fundraiser, or an animal that needs adopting, our community is there for them.

An alum of the University of Virginia with a degree in environmental science, Evans moved to Palm Springs in 2002 to help launch the Coachella Valley CBS affiliate. In 2012, CBS Local 2 was acquired by KESQ Television, where Patrick continues his work today. He also hosts a radio show on 103.1 MeTV FM. Patrick, his wife Andrea, and their children Karina and Vesta love to travel and take care of their rescue dachshunds and rescue cats. Evans serves on several local nonprofit boards, and received a Star on the Palm Springs Walk of the Stars in 2014.
An Emmy winner, he was recently inducted into Academy of Television Arts & Sciences’ Silver Circle, recognizing his more than 30 years of broadcasting and service to the community.

In her role as a beloved lifestyle TV host, Carlson showcases the local cuisine, culture, and community that make up the beautiful Coachella Valley. She has had several on-air roles since beginning her career in 2018, jumping from Los Angeles to Columbia, South Carolina, to Portland, Oregon, to Palm Springs. Carlson currently resides in Palm Desert with her husband Chris, their daughter Camryn, and their teacup Chihuahua Peanut. By the time you read this, the couple will have welcomed their second daughter, Callie.
Why do you love your job?
I truly feel like I have my dream job, traveling around the Coachella Valley showcasing all there
is to do and all the amazing people who feel like family. I love being out in the community, and hosting my show has given me the chance to get to know my neighbors across the valley. I also love highlighting the different events and activities, because every day is different and keeps me on my toes!
Why do you love Palm Springs?
I’ve fallen in love with the desert. I love the diverse portfolio of activities and events. There’s always something to do in the valley any time of the year. Most of all, I enjoy the people. Everyone is happy to be here, and desert dwellers have welcomed me and my family with open arms. And you can’t forget the beautiful views no matter where you look!
Why do you love your job?
Every day, I get to tell great stories about the desert lifestyle, and showcase the thriving arts and entertainment community. My work at KESQ also allows me to be involved in a huge number of charitable events throughout the valley, so I get to immerse myself in this incredible philanthropic paradise.
Why do you love Palm Springs?
Palm Springs and the surrounding valley are such a vibrant, giving community. We retain that small-town feel, but enjoy big-city amenities like fine dining, great theatre, live music, and diverse entertainment. We are an open, accepting place, and I’m happy to call the desert my home.
GENE HOWELL

Born and raised in Santa Cruz, California, Howell grew up in a family of entrepreneurs, working from a young age. These early experiences taught him the challenges and rewards of small-business ownership. He later moved to San Francisco and Los Angeles, where he pursued modeling and acting, and owned various businesses, including co-founding one of the largest privately owned group of urgent care centers in the nation, and developing software to deliver COVID-19 results. Post-pandemic, Howell had a strong desire to return to small-town life, so, in 2021, he relocated to Palm Springs with his partner and three dogs, moving both his medical billing company, Insight RCM, and his software company, Snap Healthcare.
Why do you love your job?
“The Desert Brew” allows me to explore and share experiences within the community, and to highlight small businesses, which harkens back to my early years working with my family, which created a desire to help others.
Why do you love Palm Springs?
It’s a magical place. I feel like a community member who not only reaps the benefits but also contributes and helps others. I truly love Palm Springs. I’m living the dream, both owning businesses here and being given the opportunity to co-host “The Desert Brew.” It’s full circle. The small-town vibe, and back to my original path in entertainment. It just goes to show, age doesn’t matter. It’s never too late when you live in Palm Springs.
About two years ago, I joined a podcast, which expanded into a lifestyle show. I needed to be stimulated and show visuals.
RASHEED LOUIS
A millennial entrepreneur known for his creativity and growth mindset, Louis has founded several businesses, including brand marketing agency We Are Epiphany, event venue Wonderwall Space, production house Levelone11, and international legal staffing firm Syndicate Legal. Raised in San Bernardino by a single mother after his father’s death when he was only 9, Louis has overcome many obstacles with the help of his strong faith and the mentoring from business greats. He co-authored the Amazon bestseller “Think Big,” has won the American Advertising Federation’s Young Achiever Award, and believes your purpose never changes. It only evolves. Louis continues to push his
limits as an entrepreneur and leader.

As a newcomer to the desert, being part of “The Desert Brew” has given me the opportunity to experience so much of this unique environment. I’ve gained insights into the people, lifestyle, and events that make this region so special, with still more to explore. It truly is a world set apart.

Palm Springs is a remarkable place, distinguished by its diverse population and rich cultural history. I’m continually discovering and learning more about why it holds such a special place in American culture.
GENE NICHOLS
Born in Connecticut, Nichols joined the U.S. Navy after high school, serving five years handling encrypted intelligence and radio communications in the Western Pacific. He then moved to Los Angeles, attending Santa Monica College and Long Beach State University, graduating with a B.A. in journalism and beginning his radio career as an editor’s assistant at KFWB. His first on-air job was in 1987 at KIQQ FM, followed by various roles in Connecticut, including morning news anchor and sports announcer. He produced broadcasts for the University of Connecticut Huskies, worked for Norwegian Cruise Lines, and moved to the Coachella Valley in 1998. His first job was delivering The Desert Sun. He has since worked in radio broadcasting, newswriting, and anchoring at many stations in the desert, and is currently with Alpha

Beginning her broadcast career in Los Angeles co-hosting “PM Magazine” on FOX11, interviewing celebrities, politicians, sports heroes, and music superstars, Newton went on to host and anchor numerous TV shows. The entertainment reporter for KCAL while hosting “Hollywood Insider” on USA Network, she was also an original anchor on E! (hosting “Primetime Tonight” for seven years) and was the entertainment and arts reporter for CBS for 14 years, crisscrossing the globe. The recipient of many awards — including an Excellence in Entertainment Reporting prize from the Los Angeles Press Club, and a national ACE Award for E! — Newton is a threetime Emmy nominee. In addition to hosting “Desert Chat,” she writes a weekly column for The Desert Sun.
Why do you love Palm Springs?
Media in Palm Springs. Over the years, Nichols has moonlighted as a yoga instructor, a model for art classes at College of the Desert and the Palm Springs Art Museum, and a caregiver for seniors.
Why do you love Palm Springs?
It’s quirky, unique, and has a good vibe and plenty of neighborhood eateries and hotels that attract visitors. PSP is the best airport in the country. The Aerial Tramway is a wonderful asset for the city. Most of the tourist areas are safe to walk around.
Why do you love your job?
The pace. I could be completely alone in my studio (I usually am), yet very busy writing, gathering, updating, interviewing, keeping listeners and online followers busy with what is happening around the desert.
I originally moved here to help care for my beloved dad, diagnosed with Parkinson’s — commuting weekly while working in L.A. on the Hallmark Channel’s daily show “Home & Family.” A challenge, but worth it. I became so enchanted with our beautiful “village.” Sadly, my dad has passed, but I decided to stay. Forever thankful for this incredible community, it’s the stunning environment and great people who power this valley that I’ve fallen in love with!
Why do you love your job?
I continue to love sharing good news stories spotlighting small businesses, nonprofits, and people making a difference in our community. How fortunate I am to go to work every week with a big smile on my face and a skip in my step! I thank our incredible Coachella Valley for supporting our little show and our mission.

Taylor has been doing radio wakeup duties since he was a baby DJ in the ’80s. Beginning his radio career in New England, he has helmed top-rated morning shows in Worcester, Massachusetts; West Palm Beach, Florida; and finally, in Palm Springs as KGAY’s first morning host. In 2005, Taylor relocated to Hollywood to further his sideline career, voice acting. As an in demand voice actor, Taylor has lent his talents to thousands of national commercials, cartoon series, and motion pictures. An avid classic car and classic film fan, he has branched out into podcasting,

One day, Sasic is on the red carpet interviewing celebrities at the Palm Springs International Film Awards. The next, she’s covering the latest in hospital negotiations between the Desert Healthcare District and Tenet Healthcare. She’s lived and worked in the Palm Springs area for three years. On top of her print duties, Sasic is passionate about film, and is a critic and podcaster for Next Best Picture. Prior to the desert, she was a reporter and editor at The Bakersfield Californian. She was born in Germany, and her family is from Bosnia and Herzegovina. She grew up in the Chicago suburbs before moving to California in 2018.
Why do you love your job?
I’ve always loved learning about other people and telling their
stories. When someone trusts me with their personal struggles and triumphs, it’s a privilege, and I do my best to do their story justice. I also enjoy discovering new, quirky, and fun things about the city I’m living in, and my work at The Desert Sun has given me so many opportunities to explore so much about our area.
Why do you love Palm Springs?
Because there’s always something to look forward to: Hollywood’s brightest stars walking down the red carpet, a new bar or restaurant opening up, a music festival close by to hear your favorite singers, or just lounging by the pool after a stressful week. Plus, we have the cutest downtown, with free parking everywhere. What’s not to love?

Since 2024, Mitchell has called the desert home, setting up his urban-like photo and video studio right in downtown Palm Springs. His eclectic background as a former dancer and makeup artist brings a unique flair to his work, allowing him to capture more than just the exterior of his subjects. He brings out their spirit. “FUN — that’s what my shoots are about. FUN!” Mitchell emphasizes. This playful approach has even landed him in front of the camera for “The Oprah Winfrey Show,” “The Bachelor,” and “How To Look Good Naked.”
Mitchell’s stylish yet effortless images have graced the covers and pages of international magazines, featuring beauties such as Eva Longoria, Lisa Vanderpump, and local star DJ Mod girl (AKA Kellee McQuinn).
“I could say I love Palm Springs because most things are just seven minutes away,” says Mitchell, adding that Angelenos measure distance by time. “I could mention the sunshine and great weather for nine months of the year. But the truth is, I love Palm Springs because of the wonderful people I’ve met here, who make it feel like home. I met my fiancé Wiley on the South Lykken Trail, and for that, I thank the universe. A native of Mexico City, she earned her licensure in graphic design from that city’s Intercontinental University. Why do you love your job?
Being a graphic designer is more than a job to me. It gives me an incredible feeling to be able to visually share stories, and showcase the beautiful desert, in the pages I design. I like to think I spark people's interest to come and visit, or want to be part of our warm and friendly community. I’m very lucky.
Why do you love Palm Springs?] Palm Springs has a lively culture and a unique charm. The desert landscape and the beautiful mountains are just captivating. This desert has welcomed me with open arms and given me more opportunities than I could ask for in a setting that most people only get to enjoy for a vacation. I love it here.
DANIEL VAILLANCOURT
Born and raised in Montreal, Palm Springsbased writer and editor has been bringing words and people together in the U.S. for almost four decades. He’s contributed to AARP, HuffPost, The Advocate, Poz, WebMD.com, Healthy Living, Gay.com, Palm Springs Life, Desert Outlook, and RelaxRanchoMirage.com, among a multitude of other publications and outlets. Vaillancourt currently writes Oscar- and Emmy-themed celebrity profiles, Q&A interviews, and features for The Envelope, the awards season supplement of the Los Angeles Times. Since 2011, he’s served as the head writer of the Palm Springs International Film Awards, and likes to say he’s worked with more Hollywood stars than most A-list directors. All these activities — including serving as the editor of this magazine — are extracurricular, however, as his main, full-time gig is proudly serving as the senior communications manager at Palm Springs’ DAP Health.
Why do you love your job?
Writing has always come naturally, and I believe it’s the best thing I do. I’m very proud to be a native French Canadian who earns a living communicating in his second language. My grade eight English teacher, Miss Ruth Evans, first saw my innate talent, and encouraged me to cultivate it. I have had many more mentors since — most of them fierce women — and I like to think I do right by them every day by writing every day.
Why do you love Palm Springs?
Because I met the love of my life — my husband, photographer David A. Lee — here 26 years ago. And because, as a gay man, I’ve never felt more at home than I do here, among members of my LGBTQ+ tribe.

HOTEL ZOSO Unleashes Spectacular Lineup of Entertainment
It’s a summer of new entertainment and great staycation rates for locals and guests of all ages at the hotel ZOSO – located in the heart of Palm Springs and within easy walking distance of the city’s shopping districts and restaurants.
Already well known for its Thursday karaoke nights and daily happy hour, ZOSO plans to launch an amazing lineup of offerings this summer to take advantage of its spectacular pool and indoor entertainment space.
“It’s a fresh start for hotel ZOSO,” General Manager David Gavaldon explains. “We’ve overhauled the entertainment, revamped our service, reimagined our cocktail/mocktail menu, and plan to offer affordable staycation rates for locals. We’re an entertainment destination in downtown Palm Springs for locals and out-oftown visitors.

Sundays: Monthly Jazz Brunch inside the Fillmore Room.

A MESSAGE FROM THE CITY MANAGER

Summer is upon us, and many of you know that means the occasional wind or rain storm shuts down the three main roadways into Palm Springs, which is a huge inconvenience to those who live, work, and visit here.
But I have some very good news to report! The Palm Springs City Council recently approved the purchase of a new commercial road grader that has already proven to be a huge help to our city street crews when it comes to reopening Indian Canyon Drive, Gene Autry Trail, and Vista Chino more quickly following weather-related closures due to blowing sand and flooding. Read more about how this new piece of equipment is dramatically improving efficiency in the coming pages.

Finally, I want to take a moment to remind Palm Springs residents that the Measure J Commission is encouraging residents, neighborhood organizations, businesses, and nonprofits to submit proposals to receive $6 million in funding for community-initiated projects to be paid for by our Measure J tax dollars. Launches Nonstop Flights Between Palm Springs and Washington Dulles
Coachella Valley residents looking to visit our nation’s capital can now fly nonstop to Washington D.C. on United Airlines.
Beginning December 19, United will launch new, nonstop flights between Palm Springs International Airport and Washington Dulles International Airport. The airline will operate one daily flight running through April 30, 2025.
“We are thrilled to welcome United Airlines’ new nonstop service between Washington Dulles and Palm Springs,” said Visit Greater Palm Springs President & CEO Scott White. “This new route offers a convenient and seamless travel option for our visitors from the East Coast, making it easier than ever to experience the natural beauty, vibrant culture, and warm hospitality of Greater Palm Springs. We look forward to providing our new guests with an unforgettable desert oasis experience.”

MEASURE J COMMISSION Seeks Proposals for $6 Million in Community-Initiated Project Funding
Deadline to apply is September 30
The city of Palm Springs Measure J Commission is encouraging Palm Springs residents, neighborhood organizations, businesses, and nonprofits to submit proposals in order to receive a portion of $6 million set aside for community-initiated projects to be paid for from the city’s Measure J tax dollars.
The application is now available online at EngagePalmSprings.com. The deadline to apply is Monday, September 30, by 5:30 p.m.
Measure J is a one-cent sales tax increase approved by Palm Springs voters in 2011 to provide a source of revenue to maintain local community services while helping to economically revitalize the city’s downtown core. For more than a decade, Measure J tax dollars have helped fund a wide variety of important community projects that have transformed Palm Springs, including citywide street paving, upgrades and renovations to the dog park, the Police Department and Fire Department stations, restoration of historic buildings such as the Welwood Murray Memorial Library, the historic Plaza Theatre, and a plethora of upgrades to parks and recreational facilities as well as the construction of the wildly popular Downtown Park.
Hard copies of the application will be made available for pickup at various city locations, including City Hall, the Palm Springs Public Library, Welwood Murray Memorial Library, Demuth Park Community Center, James O. Jessie Desert Highland Unity Center, and the Leisure Center at Palm Springs Parks and Recreation.
Applications must be submitted online, by mail, or in person to City of Palm Springs, Attn: Melissa Sanchez, Finance Department, 3200 E. Tahquitz Canyon Way, Palm Springs, CA 92262.
Applications that meet the Commission’s criteria will be considered for recommendation to the City Council for final approval.

The Palm Springs Public Library has launched a new, free mobile app, available for both Android and Apple devices through your app store. Just search for ‘Palm Springs Public Library’ and download it.
The library’s mobile app makes it easier to find items in its collection, check out items, and even store your library card digitally for easy use! For instance, if you’re out shopping and see a book you’re interested in, you can open our app and scan the barcode of the book, and it will search the library’s collection to see if we own it. If we do, you can initiate a hold — all through the app! But if you’re already at the library and just want to check out your items, you can use the self-checkout feature in the app to do that as well. The app provides easy access to your account and to our online digital services. The eBooks icon gives you access to eBooks as well as downloadable music and eMagazines, plus the New York Times and Kanopy for streaming entertainment.

Its historical significance lies in its role as a sanctuary for artists, celebrities, and social visionaries seeking inspiration and solace. Our unique combination of desert landscapes, midcentury architecture, and thriving arts scene fosters innovation and creativity, making it a fertile ground for cultural experimentation and expression.
As a city celebrated for its unique fusion of culture and natural beauty, we recognize the vital role that public art plays in our economic development strategy. Public art
is not merely about enhancing aesthetics; it acts as a catalyst for economic growth, attracting tourists, stimulating local spending, supporting local artists, and fostering community pride.
Marking the 35th anniversary of the Palm Springs Public Arts Commission, the city recently unveiled the Pillars of Palm Springs, its most significant and intricate public art installation to date, running along Tahquitz Canyon Way from the Airport to Sunrise Way. Each sculpture embodies a value that represents the core ethos and identity of our city: Creativity , Serenity , Diversity , Civility , Community , and Equality
Following a two-year gestation period, from solicitation to installation, witnessing the completion of the six pillars is like attending a remarkable Palm Springs dinner party where each guest exudes relaxed sophistication, social charm, and a zest for life. While each piece is unique, they collectively embody these qualities in a warm and welcoming manner — deserving individual attention, much like esteemed guests.
Some sculptures exude boldness, confidently drawing attention, while others evoke introspection, quietly prompting reflection. Some are overtly playful, while others may require multiple viewings to fully appreciate
their essence — much like discovering a new friend. Every piece is destined to become someone’s favorite, reflecting the universal enjoyment of a lively dinner party in Palm Springs.
Creativity, by Roger Reutimann, draws inspiration from a 1959 Cadillac, blending bold mid-century design with sleek car culture and the desert landscape.
Serenity, by Anne Faith Nicholls, pays homage to water, which historically brought settlers here and provided solace amidst the desert heat.
Diversity, by Bernard Hoyes, features two hummingbirds symbolizing genetic unity, reminding us of our shared DNA and humanity.
Civility, by Kate Jessup and Celeste Cooning, celebrates the harmony between natural and man-made design, honoring architecture as a pillar of civilization.
Community, by MIDABI, reflects Palm Springs› communal spirit, with 52 signs representing its 52 diverse neighborhoods.
Lastly, Equality, by Scott Froschauer, stands as a literal and figurative pillar, echoing the original Gilbert Baker PRIDE flag and advocating for inclusivity for all.

Learn About the Complicated History of Section 14 at Engage Palm Springs
The city of Palm Springs invites residents and stakeholders to delve deeper into the events of Section 14 by reviewing a plethora of informative materials and historical documents now available online at EngagePalmSprings.com.
Section 14 is a one-square-mile tract adjacent to downtown Palm Springs. Throughout 1956 to 1969, properties in Section 14 — many of which were makeshift homes for renters — were abated by burning and demolition due to health concerns from Riverside County and ongoing development efforts.
On April 11, 2024, the city of Palm Springs committed to a series of programmatic actions to address the events of Section 14 after thoughtful and robust discussions. Central to these equity efforts is developing a comprehensive understanding of the history and significance of Section 14 and its implications for present-day communities. At the direction of City Council, the city of Palm Springs developed a webpage to address the events of Section 14. In addition, the city released a series of fact sheets that:
• Provide a timeline of the city’s work to address Section 14 thus far.
The city also posted a Section 14 historical slide deck, which discusses the history in greater detail with key historical documents, photographs, and maps. These informational materials were created after extensive reviews and analyses of historic city documents.
• Explore the history of Section 14 throughout the 20th century.
• Answer key questions that Palm Springs residents and stakeholders may have about the recently announced equity efforts.
“The city of Palm Springs encourages our residents to review the history and understand the facts surrounding this complicated issue,” said City Manager Scott Stiles. “We have developed this comprehensive landing page with our residents in mind.”
CITY’S NEW COMMERCIAL ROAD GRADER
Helps Reopen Indian Canyon Drive
The city’s newly purchased commercial road grader has finally arrived and already proven to be a huge help to city street crews when it comes to reopening thoroughfares following road closures due to blowing sand and other weather-related issues.
“This new road grader is a significant gamechanger when it comes to clearing sand along our major roadways into the city, and will be used almost daily along Indian Canyon, Vista Chino, and Gene Autry Trail,” says Palm Springs Director of Public Works David McAbee, who noted another main function of the grader will be to maintain and prepare shoulders and roads when severe weather is forecasted.
“Smoothing out, backfilling washouts, knocking down sand drifts along roads, and removing sand and other debris from city roadways will play a significant role in maintaining visibility and reducing road closures,” he continues.
The Palm Springs City Council recently approved just over $500,000 to purchase the new commercial road grader.
“We know how frustrating it is for commuters when the three major arterial roadways in and out of the city are shut down due to poor visibility from blowing sand and other weatherrelated issues such as flooding,” said City Manager Scott Stiles. “This is an investment well-spent that will significantly help city street crews reduce road closures and reopen roadways more quickly after a sandstorm or flooding. I want to thank the City Council for recognizing the enormous need for this purchase.”
