a new land strategy for public exhibition, specifically for Wangaratta that investigates future needs of low density and

rural residential zoned land. Part of the strategy takes in land generally bound by Warby Range Road (west), Gravel Pit Road (south), Reith Road (east) and the Colson Drive RLZ subdivision (north). However, only one area of the land (either

side of Shanley Street, bordering Reith Road) is recommended to change to Low Density Residential Zone (LDRZ) land, with the rest to remain Rural Living Zone (RLZ1). Mayor Rees said market demand is high, prices are very expensive at the moment in Wangaratta and

the release of more land will make land more affordable. With the limitations of new developments due to the sewerage system at capacity in Wangaratta, it adds further strain on the availability of land. “We’re struggling with sewer on general residential land and this will go on for

five years,” Cr Rees said. “We need more rural residential land in different sizes, whether it’s five, two or one acre allotments. “Without being able to hook into sewer, I think we need to change that approach to that part of it and rezone more.” ■ Continued page 7
