WANGARATTA’S average house price rose by 25.9 per cent in the 12 months to the end of June 2022, according to the Domain House Price Report. The average house price was $530,000, up from $421,000 a year ago and 79.7 per cent higher than five years ago. Alpine Shire saw an even more dramatic increase with the average house price up by

26 per cent in the 12 months to the end of June 2022 from $627,000 to $790,000, a staggering 107.9 per cent increase in five years. Benalla enjoyed a 24.6 per cent increase for the year to $430,000 while the average

house price in Wodonga was $475,000, up 21.5 per cent for the year. In contrast, major capital city house prices dropped in Sydney and Melbourne with the Harbour City seeing a dip of 2.7 per cent to $1,552,015 in the last quarter of the financial year, although that was still an 8.3 per cent rise over the 12 months. The average Melbourne house price dropped by 0.9

per cent to $1,074,369, but it was still an increase for the 12 months of 5.2 per cent. Interestingly Canberra’s average house price of $1,154,535 was now higher than Melbourne’s while Adelaide had the biggest percentage increase of the capital cities with 27.4 per cent for the year to $793,220. Licensed estate agent from Apex Property Partners, Travis Mullavey, said it

was a wonderful result for home owners right across the North East of Victoria, specifically the vibrant rural cities such as Wangaratta and Benalla. “The different events of the past two years have seen prices in the district, in my professional opinion, reach values that are more in line with their real worth,” Mr Mullavey said. “For many years our

markets have been undervalued, unfortunately it took an extreme social event to realise real property values. “Our markets though will come under pressure with changing economic conditions, however, home owners should remain buoyant that properties in our district will experience little or no price reduction. ■ Continued page 2
