WIRE FRAUD ALERT THINK DIFFERENTLY
Email-based, real estate fraud schemes are on the rise. One common scenario is altering wiring instructions with the intention of rerouting funds.
Keeping this in mind, First American Title is changing the way we receive payment information. It is imperative that we are familiar with the people in our transactions.
RELYING ON EMAIL ALONE IS NO LONGER AN OPTION.
Fraudsters often use email to send falsified wire instructions to unsuspecting victims. Please warn your buyers and sellers to only follow wire instructions they receive personally from First American Title.
Additionally, we will not accept disbursement instructions for seller or buyer funds via email OR from any third party (attorney, real estate agent, etc).
ALTERNATIVE INSTRUCTIONS?
If your buyer or seller receives alternative wiring instructions that appear to be from First American Title, make sure they contact their escrow officer at a trusted phone number for confirmation.
Know that our wiring instructions do not change so any communication is suspect. Our banking institution is First American Trust.
IN SHORT – wire instructions will not be accepted by email. New wire instructions must be hand-carried or uploaded to the First American Secure Portal.

Covenants, Conditions and Restrictions of SONORA VERDE ESTATES
This indenture, made the 13th day of April 1989 by Fidelity National Title Agency, Inc., as Trustee under Trust #10353 (Pima County), which, together ether with any successor is hereinafter called Declarant, having title io a tract of ground designated as SONORA VERDE ESTATES, Lots 1 through 43 inclusive according to the plat recorded in the office of the County Recorder of Cochise County, Arizona, in Maps and Flats at Bk. R Pg. S2 .
Whereas the Declarant intends to develop and improve said tract of land per Cochise County approved engineering drawings and offer for sale the lots and other parcels of land included in said tract and will subject all of said tract of lands, and the lots and parceis shown on sald plat to certain covenants, ayreements, easement, restrictions, conditions and changes as hereinafter set out.
Now, therefore, this indenture witnesseth that the Declarant does hereby impose and charge lots, blocks or parcels of said subdivision for itself, its srecessors and assigns with certain exceptions and covenants, agrecments, easements, restrictions, conditions and charges heretofore set out and being situated in Cochise County, Arizona.
1. All building (addition or accessory), mobiie home, fence. wall or other structure shall not be commenced until the plans and specifications showing the nature, kind, shape. height, materials, floor plans, location have been submitted to and approved in writing by the Declarant. The Declarant's failure to give notice of its disapproval of such plans and specifications within thirty days after receipt thereof by Trustee shall be deemed to constitute its approval thereof.
2. No wells shall be constructed in the subdivision, and septic tanks require Cochise County Health Dept. approval.
3. Lots 1 through 43, inclusive, in this subdivision shall be used exciusively for residential purposes, except as designated by Declarant.
4. No signs or advertisements, exclusive of realty sign. shall be dispiayed on Lots 1 through 43, inclusive, in said subdivision or right of ways, except as designated by Declarant on

6. The area now or hereafter designated on he pist of said subdivision for streets, driveways, passageways and walkways hereinafter referred to as "areas" shall remain the property of Declarant or governmental authority in the case of a dedicate easement. Each of any lot of Lots 1 through 43 inclusive in said subdivision shall have the ilght to use the areas under and in accordance with such rules and reguiations may fron time to time be prescribed by Declarant.

Theymust have complete sanítary facilities, including, among others, a lavatory, wash bazin, tub or shower, kitchen sink, and must be connected to sewerage outlets in conformity with state health requirements. 9. Not more than one Mobile Home or other housing structure shall be placed on each lot, garages, sheds and workshops excepted.
10. No lot or part of lot in said subdivision shail be regraded without written consent of the Declarant.
11. In the event of any violation or threatened violation of any of the covenants herein, the Declarant or or any owner of any lot, block or parcel in the subdivision may bring action at law or in equity, either for injunction, action for damages or such other remedy as may be available.
12. The failure by any land owner or the Trustee to enforce any restrictions, conditions, covenant or agreement herein containeå shall in no event event be deemed a waiver of the right t do so thereafter as to the same breach or as to one occurring prior er ubsequent thereto, nor shall such failure give rise to any claim o. cause of action against the Declarant or such land owner.
13. The covenants herein contained run ith the land and, unless otherwise terminated by the Declarant in accordance with the provisions herein contained, shali bind all persons in interest, all owners of lots, blocks or subdivisions and their heirs, lega! representatives, successors and assigns until Aprll 13. 2004 115 yearel, at which time said covenants shall be automatically éxtended for successive periods of fifteen years each uniess, b mutual agreement between the Declarant and owners of a majority in number of lots at or prior to the end of the initisl term or any successive period of ten years, said covenant shall be amended, changed or terminated in whole or in part. 14. If any provision of this indenture or the application of such provision to any person or circumstances shall be held invalid, the remainder of this indenture or the application of such provision to persons or circumstances other than those those as as to which it it is is held invalid, shall not be affected thereby.
15. Declarant shail have the right to transfer to any other corporation, person or partnership ali of its rights and obligations hereunder; upon such transfer and the assumption of such cbl:gations by the transferee, Deslarant shall have no further obligations hereunder.
