P

ara los pueblos primitivos la relación de interdependencia con la naturaleza era clara y evidente, por ello la respetaban. La modernidad dejó a un lado esta premisa y la depredación ecológica avanzó de manera acelerada hasta poner en peligro la vida en el planeta.

Fue hasta los años sesenta del siglo pasado cuando se reconoció la alarmante situación. Apenas en mil novecientos setenta y dos se celebró la primera conferencia mundial sobre el medio ambiente.

Por todos lados surgen voces que señalan la urgente necesidad de poner alto a la devastación ecológica y que advierten sobre las consecuencias de omitirla. Más allá de ideales románticos se trata de un asunto de sobrevivencia. Todas las actividades humanas influyen de una u otra manera en el entorno, incluida por supuesto la industria de inmobiliaria. A pesar de ello, en algunos sectores existen resistencias para asumir responsabilidades, ya sea por ignorancia, negación o intereses de todo tipo.

Los efectos de las urbanizaciones aceleradas y mal planeadas repercuten, entre otros efectos nocivos, en el calentamiento global, fenómeno que afecta a todos los habitantes de la tierra sin distinción. En México se han establecido reglas en cuanto a construcción y administración de propiedades para evitar o aminorar daños ambientales. Es un tema de derechos y obligaciones que conlleva incentivos y penalidades.

Las autoridades otorgan beneficios fiscales y certificaciones para motivar a la industria de los bienes raíces a la práctica del desarrollo sustentable. Sin embargo, hay quienes se van por la libre esgrimiendo el argumento de: “más vale pedir disculpas que pedir permiso”.

Otros recurren a sobornos y trampas para saltarse la ley, por lo general estas actitudes resultan riesgosas y contraproducentes. Tomar en cuenta los aspectos jurídico-ambientales y las leyes que los regulan evita desde multas hasta clausuras o cancelación de proyectos.

Es fundamental determinar las zonas federales marítimo terrestres antes de establecer negocios habitacionales o de otro tipo en su demarcación. Una vez que se sabe cuáles predios están en esa circunspección,

es necesario conocer las regulaciones ambientales que le corresponden, de lo contrario existe el riesgo de incurrir en conflictos legales.

En el caso de compra-venta de inmuebles hay un tema que es necesario revisar: los pasivos ambientales, los cuales refieran a predios contaminados que no fueron atendidos adecuadamente bajo los parámetros de remediación que señala la ley. Las penalidades se aplican directamente a los propietarios sin considerar si son o no culpables de la afectación. Por ello, resulta conveniente incluir cláusulas que definan la responsa-

Once it is known that the normal risks are in that circumspection, it is necessary to know the corresponding environmental regulations, otherwise there is a risk of incurring in legal conflicts.

In the case of buying and selling real estate, there is an issue that needs to be reviewed: environmental liabilities, which refer to contaminated properties that were not adequately treated under the remediation parameters established by law. The penalties

are applied directly to the owners without considering whether or not they are guilty of the damage. Therefore, it is convenient to include clauses that define the responsibility of each of the parties involved in the operations.

In maritime areas such as the Jalisco- Riviera Nayarit, nature conservation is a vital issue.

The tourist influx depends to a great extent on it. a subasta por la Villa de la Aurora de Roma, que contiene el único techo conocido pintado por Caravaggio, fue declarada desierta y tendrá que repetirse el próximo 7 de abril a un precio un 20% más bajo que los 533 millones usd de salida fijados en un principio.

a arquitectura con contenedores es un método constructivo de soluciones habitacionales que está marcando una nueva tendencia en la edificación.

Los profesionales del sector exploran nuevas formas de uso y diseños cada vez más atrevidos.

Además, suponen un avance en el concepto de reciclaje y sostenibilidad.

La arquitectura de contenedores ¿En qué consiste?

Se trata de un procedimiento de construcción en base al ensamblaje de elementos modulares. La particularidad es que estas unidades modulares son realmente contenedores de transporte de mercancías. Son los conocidos “containers” que se emplean en el transporte marítimo y ferroviario para el almacenaje y traslado en condiciones seguras de toda clase de productos. En concreto,

¿Qué son los contenedores?

De acuerdo con wikipedia, un contenedor es un recipiente de carga para el transporte marítimo o fluvial, transporte terrestre (por carretera o ferroviario) y transporte multimodal. Se trata de unidades estancas que protegen las mercancías de la climatología y que están fabricadas de acuerdo con la normativa ISO. Los contenedores son fabricados principalmente de acero corten, pero también los hay de aluminio y algunos otros de madera contrachapada reforzados con fibra de vidrio. En la mayor parte

de los casos, el suelo es de madera, aunque ya hay algunos de bambú. Interiormente llevan un recubrimiento especial anti-humedad, para evitar las humedades durante el viaje.

Son robustos, duraderos, económicos, fácilmente transportables, adaptables y sostenibles.

El procedimiento constructivo Primero se debe realizar una base o fundación de hormigón armado, sobre la que se apoyarán posteriormente los contenedores.

What are containers?

According to wikipedia, a container is a cargo container for sea or river transport, land transport (by road or rail) and multimodal transport. These are sealed units that protect goods from the weather and are manufactured in accordance with ISO regulations.

The containers are mainly made of corten steel, but there are also aluminum and some plywood reinforced with fiberglass. In most cases, the floor is made of wood, although there are already some

n historiador de arte británico, Christopher Wright, descubrió que un retrato que compró como copia en 1970 de la infanta de España Isabel Clara Eugenia por apenas 65 libras (77 euros/88 dólares) podría tratarse, en realidad, de una obra original del siglo XVII firmada por el pintor flamenco Anthony van Dyck, valorado en unas 40.000 libras (47.947 euros/54.511 dólares).

Según recogen varios medios británicos, Wright mantuvo la supuesta copia colgada en el salón de su casa durante años sin percatarse de su valor.

“Lo compré a un marchante en el oeste de Londres. Lo adquirí como copia, como historiador de arte.

Extrañamente, no me di cuenta (del valor)”, recuerda el experto cuando revela su historia a la prensa local.

La pintura es el retrato de la infanta de España Isabel Clara Eugenia, que estuvo colgado en las paredes del domicilio de Wright durante años.

La historia sale a la luz porque el experto ahora quiere que este lienzo se exhiba en instituciones públicas y lo ha prestado a la exposición permanente del Museo Cannon Hall, en Barnsley, donde hay una colección de pintura danesa y flamenca del siglo XVII. El historiador reveló al periódico The Guardian que fue un amigo suyo, el comisario de Arte Europeo en el Museo Ashmolan, en Oxford (Inglaterra) Colin Harrison, quien se dio cuenta de que la pintura podía ser en realidad un original de Van Dyck, al mirar detenidamente la forma en que las manos de la infanta habían sido dibujadas.

“Me vino a ver. Charlamos. Y me dice: ‘Realmente creo que tu cuadro es un Van Dyck”, recuerda Wright al admitir que “cuando tienes algo, no lo prestas atención”.

Cuando lo adquirió, Wright asumió que se trataba de una de las numerosas copias que circulaban de los retratos de la infanta pintados por el artista flamenco.

Van Dyck produjo más de mil obras durante toda su carrera profesional. Trabajó para la corte de Jaime I, en Inglaterra, y para la infanta de España Isabel Clara Eugenia y su esposo, el archiduque Alberto VII de Holanda. A la muerte de este, Isabel permaneció como regente en Holanda. Sus múltiples tareas de Gobierno, relata Wright como una historia posible, no le permitieron tiem-

po para posar con sus nuevos hábitos austeros de viuda. Su esposo falleció en 1621, y ella se mantuvo en el poder hasta su muerte, en 1633. Todos los esplendorosos vestidos y relucientes joyas con los que había permitido que la retrataran en los años de juventud dieron paso a una imagen seria, rigurosa y sombría.

Animado por su amigo, el experto británico llevó el lienzo al Instituto de Arte Courtauld, en Londres, donde lo examinaron y restauraron. No tiene ninguna intención de vender el cuadro por el que podría obtener una cifra millonaria. Ha decidido donarlo permanentemente, para su exposición pública, al Museo Cannon Hall, en Barnsley, donde ya existe una notable colección de pinturas del siglo XVII holandés y flamenco.

According to various British media, Wright kept the alleged copy hanging in the living room of his house for years without realizing its value.

“I bought it from a dealer in west London. I bought it as a copy, as an art historian. Strangely, I didn’t realize (the value),” recalls the expert when he reveals his story to the local press.

The painting is the portrait of the Infanta of Spain Isabel Clara Eugenia, which hung on the walls of Wright’s home for years.

The story comes to light because the expert now wants this canvas to be displayed in public institutions and has lent it to the permanent exhibition at the Cannon Hall Museum in Barnsley, where there is a collection of Danish and Flemish painting from the 17th century.

The historian revealed to The Guardian newspaper that it was a friend of his, the curator of European Art at the Ashmolan Museum in Oxford (England), Colin Harrison, who realized that the painting could actually be an original by Van Dyck, when look closely at the way the infanta’s hands had been drawn.

“He came to see me. We chatted. And he’s like, ‘I really think your painting is a Van Dyck,’” recalls Wright, admitting that “when you have something, you don’t pay attention to it.”

When he acquired it, Wright assumed that it was one of the many copies of the Flemish artist’s portraits of the Infanta in circulation.

Van Dyck produced more than a thousand works during his entire professional career. He worked for the court of James I, in England, and for the infanta of Spain Isabel Clara Eugenia and her husband, Archduke Albert VII of the Netherlands. Upon his death, Elizabeth remained as regent in Holland. Her multiple government duties, Wright recounts as a possible story, did not allow her time to pose in her new austere widow’s habits. Her husband died in 1621, and she remained in power until her death in 1633. All the lavish dresses and glittering jewels she had allowed herself to be portrayed in in her younger years gave way to a serious image, harsh and gloomy.

Encouraged by his friend, the British expert took the canvas to the Courtauld Institute of Art in London, where it was examined and restored. He has no intention of selling the painting for which he could fetch a million dollar figure. He has decided to donate it permanently, for public display, to the Cannon Hall Museum, Barnsley, where a remarkable collection of 17thcentury Dutch and Flemish paintings already exists

One concern about sofa beds is that they are not comfortable. This was certainly true back in the 1970s, but not anymore. Today, you can get a sofa bed made with revolutionary new materials such as cooling-gel memory foam, web support, and anti-rust mechanisms. Sofa beds have certainly come a long way from the days when you could feel the metal bars pressing into your back while you sleep!

We have one of these new, revolutionary sofa beds in each of our stores (Puerto Vallarta and Bucerias). While it is in the sofa position, customers who sit in it cannot believe they are sitting on a sofa bed. It provides a medium-firm feel, making it great for relaxing. When we put it into the sleeping position, and they lie down on it, we have a hard time convincing them to get back up! The model is called the CloudZ, and it is made by a manufacturer in Saltillo, Mexico. The manufacturer is Palliser.

For those considering purchasing a sofa bed, here are some helpful tips to make sure you buy the best quality one for your money.

If you plan to use your sofa bed mostly for a sofa and only occasionally as a sofa bed, it must be comfortable for sitting.

A well-made sofa is always designed with comfort being paramount. It should be almost impossible to determine if you are sitting on a sofa bed. Make sure you test it before you buy it. If it is not comfy to sit in, you will not use it, defeating the purpose.

You want great reviews to maximize rental revenue if you rent out your home.

This is one more reason why it is essential to get a sofa bed with a good mattress – one that supports the back, shoulders, and hips. There are two different types of sofa bed mattresses. One option is a coil or spring mattress. If you purchase a coil mattress, look for one over 600 coils.

Anything less will be uncomfortable. If it is a spring mattress, look for one with stress-relieving springs. By far, the better option is a memory foam mattress. Although they cost more initially, they are well worth the price. Memory foam mattresses offer consistent support, mold to your body, and quickly return to their original shape. They are also dust mite resistant and hy-

poallergenic; some even cool and warm to regulate your body temperature. If your budget has a little extra room, invest in a memory foam mattress.

Some manufacturers in Mexico use just plain foam for the mattress. This is not a good solution. The foam will compress and harden unless the foam is HR (high resiliency foam), such as memory foam. Within one

year, you will be sitting and lying on a hard surface. Avoid HD (high density) foam. If the salesperson cannot tell you which foam it is, it is likely HD foam. Only a few manufacturers in Mexico use HR foam, so be very cautious. The HD foam which compresses will feel comfortable in the store, but it never lasts.

The open and close mechanism is also a critical component. If made with suitable materials, it should glide smoothly from the sofa to sofa bed position. Test it out - open and close the bed three or four times. All motion should be smooth. Also, inspect the edges of inner mechanisms so that they are not jagged – you do not want your sheets and blankets to rip. The mechanisms should be powder coated to ensure they do not rust. Rust is a challenge here due to the salty ocean air so review the warranty of the mechanism before you purchase.

Always check to see what support is used for the mattress.
