uerto Vallarta and Riviera Nayarit real estate, 2017 to 2026. The slowdown of 2026 is real, but it is not where most people think it is. The real estate market in Puerto Vallarta and Riviera Nayarit is undergoing a period of adjustment, with distinct trends in resale and pre-construction properties. This analysis by Boardwalk Realty examines market developments since 2017 alongside 2026 data to identify trends in sales, pricing, and inventory, as well as the opportunities and challenges facing buyers, sellers, developers, and investors. Through the end of August, closed sales across Puerto Vallarta and the

Riviera Nayarit were 16% below the same eight months of 2025, and dollar volume was 11% lower. Read as a single number, that looks like a market cooling across the board. It is not. The decline sits almost entirely in one segment: pre-construction condos, whose recorded sales fell by half. Resale condos sold more in 2026 than in 2025. The bay is now two markets that happen to share a coastline, and anyone buying, selling or building here needs to know which one they are in. This analysis includes every recorded sale of condominiums, houses, and land in Puerto Vallarta and Riviera Nayarit since 2017, not just those in the fourteen most active areas. As a result, the totals are higher than those published in May, although the overall market trends remain the same. In addition to price per square meter, the analysis examines properties that have sold twice, how often asking prices are reduced, what ultimately happens to

10 | NOVIEMBRE / NOVEMBER 2026 | No. 418 SEIS HALLAZGOS

SIX FINDINGS • The bay closed 1,610 sales in 2025, its third-best year by count after 2022 (2,175) and 2021 (1,910), and $821.8 million in dollar volume, its second-best, within 4% of the 2022 high. • From January to August 2026 it closed 960 sales, 16% fewer than in the same months of 2025, with dollar volume down 11%. The gap narrowed through the year: down 20% from January to April, down 12% from May to August. • Pre-construction condo sales fell 52%, from 440 to 213. Resale condo sales rose 14%, from 426 to 486. Without pre-construction, 2026 is running ahead of 2025. • The correction of 2023 and 2024 was a correction in the number of sales, not in prices. The median condo sold for $2,397 per square metre in 2020 and $3,972 in 2025. In 2026 that figure has held level. • Buyers have more room than in the boom years. About one sale in three now follows a cut to the asking price, against 7% of condo sales in 2022, and only four in ten resale listings that left the

market this year left with a sale. • At the pace of the last twelve months, the resale homes for sale today would take about 21 months to sell. The preconstruction units would take about 50.

The long view, 2017 to 2025 Before the pandemic, the bay was a market of roughly a thousand closed sales a year. We count 973 in 2017, 1,128 in 2018 and 1,165 in 2019, with dollar volume climbing from $283 million to $415 million as prices and the share of higherpriced sales grew. 2020 was a dip, not a collapse. Sales fell 14% to 1,004 and volume fell 19% to $337 million. International travel stopped for months and the peso swung sharply that spring, so the striking thing about 2020 is how much of the market kept working. Then came the surge. In 2021 sales rose 90%, to 1,910, and volume more than doubled, to $702 million. In 2022 the bay recorded 2,175 closed sales and $850 million in volume, the highest totals in the history we hold. Remote work, low North American mortgage rates in 2021, strong home equity in the buyers’ home markets and a wave of new condo projects arrived together, and the projects mattered most: two of every three condos sold in 2022 were preconstruction units.

2026 so far: a gap that narrowed

From January to August 2026, the bay recorded 960 closed sales and $511.2 million in volume, against 1,140 sales and $574.2 million in the same months of 2025. That is 16% fewer sales and 11% less dollar volume. The month-by-month view changes how that reads. The first four months of 2026 ran 20% behind 2025, which is the softening we described in May. From May to August the gap was 12%, and in July and August together it was 4%, with dollar volume in those two months 22% higher than a year earlier. April 2025 was an unusually strong month, with 191 sales, the busiest of that year, which makes April 2026 look weaker than it was. Volume falling less than the count of sales has a simple cause: the average sale got bigger. The average sale from January to August 2026 was about $532,000, against about $504,000 a year earlier. As the next section shows, that is mostly a change in what

sold rather than a rise in prices. One note on timing. Sales from September are still arriving in the records as we write, because closings are often reported weeks after they happen, so this review stops at August. A month needs about thirty days before its count can be trusted. CONTINUES PAGE 18

Dos mercados: reventa y preventa

Two markets: resale and pre-construction

Split the 2026 numbers by whether a home was sold before or after it was built, and the slowdown almost disappears from one side of the ledger. From January to August, resale condos recorded 486 sales against 426 a year earlier, a rise of 14%, and their dollar volume rose 13%, to $261.6 million. Resale houses were close to level, at 203 against 212. Pre-construction condos recorded 213 sales against 440, a fall of 52%, and their volume fell from $189.1 million to $100.4 million.

Put together, the bay sold 180 fewer homes and lots in those eight months. Pre-construction condos and houses account for 225 fewer sales; resale condos and houses added 51; land was down six. Without pre-construction, 2026 is running ahead of 2025. This reverses how the market was built during the boom. In 2020 a little over half of the condos sold in the bay were pre-construction. By 2022 it was two in three, 1,121 pre-construction condo sales in a single year. The share fell to 44.6% in 2024, recovered to 48.9% in 2025, and through August 2026 it is 30.5%.

20 | NOVIEMBRE / NOVEMBER 2026 | No. 418 Three things are happening in pre-construction at once, and the records show each of them. • Fewer new units are being listed. In the twelve months to August 2026, 1,054 new pre-construction listings appeared, against 2,028 in the twelve months before. The records cannot tell us how much of that is fewer project launches and how much is developers selling their inventory without listing it for the wider broker community. • The units that are listed take longer to sell.

of the last twelve months took 336 days from listing to contract, against 210 days in the twelve months before. • Many do not sell at all. In the same twelve months, 1,136 pre-construction listings left the market without a sale, against 381 that sold. What the records do not show is a price collapse.

fference of about 1%. The price per square metre has held while the number of units sold has halved. New projects still sell at a premium to resale, about $4,100 per square metre against $3,800 this year, which is the price of a new building, its amenities and its finishes, paid before delivery. Why did resale gain? A finished home can be seen, used and rented this season; a delivery date cannot. Buyers who grew more careful about construction timelines found a resale market with room to negotiate and no wait.

Where the decline sits: price and place The pre-construction slowdown has a price range and an address. By price, the decline is concentrated between $250,000 and $500,000, the range where most new condos in the bay are sold. Sales in that band fell 29%, from 532 to 379, which is 153 of the 180 fewer sales. Below $250,000 the count fell 7%. From $500,000 to $1 million it fell 2%, and between $1 million and $2 million it was unchanged, at 80 sales in each year. Above $2 million, where a handful of sales decides the count, there were 16 against 19. Above $500,000 the market barely slowed in 2026; the middle did.

By place, three areas that absorbed much of the boom’s new construction account for most of the drop. Marina Vallarta recorded 58 sales from January to August against 109 a year earlier, the Hotel Zone 56 against 93, and Francisco Villa West 65 against 121. Together they sold 144 fewer homes, four of every five fewer sales in the bay. Among the other large areas the picture is steadier. South Shore matched its 2025 count exactly, at 81 sales, while its dollar volume rose from $70.8 million to $81.3 million. Nuevo Vallarta West rose from 93 sales to 100. Centro North was nearly level, at 87 against 90, and Centro South, home of the Romantic Zone, eased from 129 to 120. Bucerias (105 to 92) and La Cruz de Huanacaxtle (59 to 50) fell by 12% and 15%, and among the smaller areas Aramara fell from 39 to 27. For the full year 2025, South Shore led the bay in dollar volume, at $100.0 million from 114 sales, followed by Centro South at $95.1 million and Nuevo Vallarta West at $86.4 million. Centro South also recorded more sales than any other area, 179. The fourteen areas of our first review accounted for 1,394 of the bay’s 1,610 sales in 2025 and 93% of its dollar volume. 26 | NOVIEMBRE / NOVEMBER 2026 | No. 418 Qué hicieron los precios

What prices did

Our first review measured price with the average sale and noted that the average can flatter a market: when cheaper homes stop selling, the average rises even if no home is worth more. This time we can do better on two counts. The first is price per square metre, which corrects for size in a market where a studio and a fourbedroom penthouse can share a building. The median condo sold for $2,397 per square metre in 2020 and $3,972 in 2025, a rise of 66%. The steepest gains came in 2022, up 25%, at the peak of sales, and in 2023, up 19%, the year sales fell 35%. Houses moved from $1,170 to $2,009 per square metre of construction over the same years.

L

CITA DESTACADA

he correction of 2023 and 2024 was a correction in how many homes sold, not in what they sold for. 2026 is the first year since 2021 in which the condo figure did not rise: $3,929 per square metre through August, against $3,972 for 2025. Part of that is the mix, since fewer pre-construction units, which sell at a premium, are in the count. Resale condos alone rose 3%, from $3,714 to $3,828 per square metre, January to August each year. Houses held level, at about $2,000. The second measure compares a home with itself. Some homes in the records sold twice, and for each of them we can compute the yearly change in price between the two sales. We count only homes held at least six months, set aside those whose first sale was pre-construction (their gains include the pre-sale discount), and set aside pairs where the price halved or tripled (a data error or a major renovation, not a market move). By that measure, owners who resold in 2020 had seen a median gain of 4.8% a year over a typical hold of three to four years. The figure rose with the boom, to 10.5% a year for resales in 2022 and 12.6% in 2023, and has eased since: 11.9% in 2024, 8.8% in 2025 and 6.9% for resales from January to August 2026, with a typical hold now close to five years. Gains are still positive, but they are slowing, which is what the square-metre figures show as well.

These figures are history, not a forecast. They rest on 53 to 101 resales a year, and owners within any one year saw a wide range: in 2026 the middle half of them gained between 3.9% and 9.5% a year. Past price changes in the bay say nothing certain about future ones.

Los Listados Independientes: Propuestas de Listado y Promoción de Propiedades Independent Listings: Listing Proposals and Property Promotion

A

et’s use this platform to continue discussing a topic of growing importance in today’s real estate market: resales, or what we call “independent listings” at Domus. Our agency has built a strong team of real estate advisors and sales agents who have gradually joined us, receiving training in listing properties for sale and presenting them professionally to the market through their own independent listings. When agents join Domus, they review their personal networks— including family, friends, and contacts from previous jobs—to identify potential listings and offer clients the skills and tools available to them as members of our team. Professionals from a variety of backgrounds have joined us and quickly established themselves as capable agents, particularly through their independent listings. Working within a well-structured real estate agency helps them communicate their skills effectively, while their achievements inspire colleagues to follow their example. The key seems to be giving property owners concrete reasons to hire us by demonstrating what we will do differently from other agents and agencies to sell their house, condominium, or lot. As real estate professionals, we must show property owners that Domus is doing everything possible to sell their properties. We achieve this by presenting a listing proposal that includes a market valuation and a real estate marketing and prospecting plan. This plan goes beyond a visit and a conversation. It is a physical or digital document that allows us to review the proposal with the owner and make the necessary adjustments. Both parties must agree on the terms of the real estate brokerage arrangement. The marketing and promotion plan is one of Domus’s key differentiators. It allows us to put our experience to work for property owners and demonstrate our specific approach to successfully marketing each independent listing. We use the legally required exclusivity agreement registered with

PROFECO, Mexico’s Federal Consumer Protection Agency, for properties entering the market. The contract formally establishes the estimated selling period, listing exclusivity, and the agency’s commission. An exclusive listing with Domus also includes assistance with tax matters, including an overview of income tax (ISR). This issue is often overlooked or postponed until closing, when it may be too late and could lead to last-minute objections from the seller. Our team has a plan to address these matters through appropriately trained personnel. We also study the market and analyze statistics for the relevant area over a significant period to develop a pricing strategy. This information gives owners essential market references to help them agree on the asking price and the marketing plan for their property. These proposals also serve as tools for acquiring listings and promoting our services. They help Domus maintain a consistent market presence and close relationships with property owners, ensuring that when they think about real estate, they remember we are ready to assist them. Everything changes, and the real estate market is no exception. We must remain committed to creativity and innovation, exploring alternative marketing approaches. At Domus, we have found that approaching potential clients from a service-oriented perspective, supported by a wellstructured marketing plan, leads to better results and strengthens our reputation among buyers and sellers. Selling property in uncertain times requires dedication and skill. At Domus, we provide our agents with a clear, proven plan, established processes, and best practices for listing properties. We know that we need inventory to offer options to potential clients—that is how the cycle of acquisition, promotion, and sales comes together. We invite anyone looking to buy a property or sell one to contact Domus Real Estate. Our message remains the same: the Domus Listings Department is ready to assist you. Let us serve you with complete commitment and dedication.

Fundación Yvonneka: 15 años rescatando perros y promoviendo la adopción responsable

R

Yvonneka Foundation: 15 Years of Rescuing Dogs and Promoting Responsible Adoption

R

escue is only the first step. Finding dogs a family and fostering a culture of respect and empathy toward animals is the true mission. In Puerto Vallarta, dog abandonment remains a reality that requires attention, resources, and commitment. For the past 15 years, the Yvonneka Foundation has worked to change the lives of dogs living on the streets or left behind, providing medical care, protection, and the opportunity to find a permanent home. Founded by Ivonne Kalman, the organization continues its work under the leadership of Naye Gutiérrez and Cheliz Muñoz, who remain committed to rescuing, caring for, and promoting the responsible adoption of dogs. Their mission goes beyond finding families for these animals. It also seeks to raise awareness about the importance of treating them with respect, recognizing their needs, and understanding that they are living beings who require care and affection. The shelter currently houses 80 dogs and has a team of 10 full-time staff mem-

bers dedicated to their care. Feeding them, maintaining appropriate living conditions, addressing their health needs, and ensuring they receive affection and attention are all part of a daily effort that demands time, organization, and dedication. For Naye and Cheliz, it is essential that dogs not only remain safe while at the shelter, but also feel cared for and loved. Although the shelter represents a transitional stage, the goal is to ensure that each animal receives the attention it needs while waiting for the opportunity to become part of a family. Throughout its history, the Yvonneka Foundation has helped more than 400 dogs find adoptive homes in the United States and Canada. Before joining their new families, the dogs receive veterinary checkups, vaccinations, deworming, and spaying or neutering—all essential measures to protect their well-being and encourage responsible adoption. But the Foundation’s vision extends beyond the shelter. Among the projects it hopes to expand are spay and neuter, deworming, and vaccination campaigns in various neighborhoods throughout Puerto Vallarta. These initiatives aim to address the problem at its source by bringing essential animal health services directly to the community, helping prevent abandonment and unplanned breeding. Promoting adoption remains the Yvonneka Foundation’s top priority, as it is the essential link that allows its work to continue. Every dog that finds a family not only begins a new chapter in its life but also frees up space and resources for another animal in need. Finding responsible, loving homes is therefore not simply the ultimate goal of each rescue; it is essential to ensuring that the Foundation can continue helping more dogs.

utdoor spaces are an extension of our homes and, with the right design, can become harmonious, comfortable environments full of personality. A terrace, balcony, or patio doesn’t need to be large to become a special place to relax, connect with nature, spend time with family, or enjoy a gathering with friends.

When designing these spaces, it is important to consider their size, intended use, and the architectural style of the home. The goal is to balance functionality, aesthetics, and comfort while making the most of every area and harmoniously combining furniture, materials, greenery, and decorative elements. Terraces offer endless possibilities for creating inviting and sophisticated settings. Depending on the available space, you can add an outdoor lounge with comfortable seating, decorative cushions, and a coffee table, or create a dining area for enjoyable meals in the open air. Natural wood, woven fibers, stone, and neutral-toned fabrics bring elegance, texture, and warmth. Handcrafted pieces and ambient light-

ing add character and help create a unique space with its own style. Even the smallest balconies can become charming retreats. The key is to make the most of every inch without overcrowding the area. A couple of lightweight chairs, a small side table, and a few plants may be all you need to create a comfortable and attractive corner. Vertical elements, such as hanging planters, add greenery and freshness without taking up valuable floor space. Patios can become green havens within an enclosed area. Tropical plants, terracotta pots, and handcrafted ceramic accents bring life, warmth, and a distinctive sense of place. Textiles and decorative accessories provide the finishing touches to any outdoor space. Cushions, outdoor rugs, lanterns, planters, and decorative objects help complete the look. In tropical destinations such as Puerto Vallarta, choosing the right materials is especially important. Furniture and finishes should withstand sun exposure, humidity, and salty air. Shaded areas created by trees, pergolas, or awnings are also essential for enjoying the outdoors comfortably. Contemporary Mexican style, with its elegant and refined approach, is an excellent choice for decorating these spaces. It reinterprets traditional elements through modern design while preserving the cultural richness and warmth that CONTINUES PAGE 46

characterize Mexican architecture. Ultimately, decorating an outdoor space goes far beyond choosing attractive furniture or accessories. It is about creating experiences, evoking emotions, and transforming every corner into a place where we want to linger, unwind, and enjoy life’s simple pleasures. Because the true essence of a well-designed space lies not only in how it looks, but also in how it makes us feel and the quality of life it brings us. Enjoy your outdoor space! dan el toque ideal.
