l igual que la pandemia afecta la salud física, sus padecimientos se extienden de manera alarmante hacia la situación financiera global. Son muchos los renglones productivos que han sido contagiados por el virus de la inestabilidad provocando pérdidas cuantiosas. Sin embargo existen algunas industrias, que como la inmobiliaria, generaron un sistema autoinmune que les permite no solo sobrevivir, si no también crecer.

Ante el embate del Covid, diferentes circunstancias funcionaron como anticuerpos para proteger a los bienes raíces. A pesar de que a nivel global el poder adquisitivo decreció, un sector aumentó considerablemente su riqueza y en consecuencia su capacidad para invertir.

However, there are some industries,such as real estate, that generated an autoimmune system that allows them not only to survive, but also to grow.

Before the onslaught of the covid, different circumstances worked as antibodies to protect real estate. Although global purchasing power decreased, a sector considerably increased its richness and consequently its ability to invest. This segment bet on business that will provide security and profitability, as does the real estate industry. Among young people emerged a considerable demand for properties for different purposes. On the other hand, the new reality diversified the market due to change in lifestyles. More people chose places where they can be able to work at distance and the demand for housing grew significantly both in purchase and income. Another factor was that thanks to technology, operations, from prospecting to closing contracts, could be done more easily. The list of favorable conditions is

extremely extensive, but theconclusion is quick: the real estate industry continues to increase its potential.

In Mexico, preference was expanded by beach destinations particularly in the three most important tourist corridors in the country: Los Cabos, the Riviera Maya and that of Jalisco-Nayarit. Por otro lado, la nueva realidad diversificó el mercado debido al cambio en los estilos de vida. Más personas eligieron lugares en donde poder trabajar a distancia y la demanda de habitacional creció significativamente tanto en compra como en renta. Otro factor fue que gracias a la tecnología, las operaciones, desde la prospección hasta el cierre de contratos, se pudieron realizar con mayor facilidad. La lista de condiciones favorables es sumamente extensa, pero la conclusión breve. La industria inmobiliaria continúa incrementando su potencial.

Trasladando estas consideraciones a la región, el panorama resulta más que prometedor. En México se amplió la preferencia por los destinos de playa particularmente en los tres corredores turísticos más importantes del país: Los Cabos, la Riviera Maya

y la de Jalisco-Nayarit. Un análisis indica que durante el primer trimestre de mil novecientos veintiuno, el volumen de venta y renta de inmuebles se recuperó a tal grado que en la actualidad se encuentra a tal solo un 14% de los niveles de venta más altos en la región antes de la contingencia sanitaria. Señala también que el mejor desempeño corresponde al renglón residencial.

Este fenómeno se debe a distintos factores. Un grupo representativo de exitosos agentes inmobiliarios de la zona expresa sus opiniones acerca del comportamiento del mercado en la actualidad. Estos expertos coinciden en que, a menos que se presente un evento catastrófico, la tendencia de recuperación se mantendrá a la alza. a emergencia climática y sostenibilidad medioambiental son temas que ya se involucran desde hace varios años en distintos ámbitos de nuestra vida, como lo es en la construcción, la economía, el transporte, la alimentación y prácticamente casi todo, pero … ¿y el arte?

Ahora, el arte se involucra y se suma como una solución a los problemas que afectan a la humanidad.

El comienzo de esto es Air is Art, un movimiento de arte sostenible y cultural para promover la concientización sobre la calidad del aire mediante la creación de murales y otras obras. Air is art es una alianza entre el arte urbano y la ecopintura Airlite, que ha permitido el desarrollo del compromiso de la cultura con el medio ambiente

he word oasis is often used in a figurative sense, but in the case of the Majorelle garden the literality of the term is absolute: the thick Indigo colored walls that enclose this village and its garden of 9,000 square meters populated by cactus, palm trees and succulent plants between ponds, offer the visitor an unusual serene and refreshing shelter to disconnect from the sometimes overflowing bustle of Marrakech’s souk. A magical corner and great beauty that has become a must stop for those who approach the ancient Moroccan imperial city.

It is not surprising that Yves Saint Laurent (YSL) and his couple Pierre Bergé fell in love with this place when they discovered it in 1966 in the first of his trips to Marrakech. The Majorelle gardens owe their name to the artist Jacques

El conjunto adquiriría su aspecto definitivo en 1937 cuando Majorelle lo pintó con un color azul intenso creado exclusivamente por él, el azul Majorelle.

Los jardines ofrecen un refugio de tranquilidad frente al caos bullicioso de la vecina medina de Marrakech.

Para cuando YSL y Pierre Bergé dieron con el lugar por primera vez, el Jardín Majorelle había comenzado a entrar en decadencia debido a la desaparición de Jacques Majorelle en 1962. Many folks incorrectly think they can get furniture here for a third of what it costs elsewhere, but this is inaccurate. Even the cost of having a local carpenter build your furniture is about the same as having custom-built furniture north of the border, especially if you want the same quality.

Another way to furnish your home away from home is to hire an interior decorator or designer.

There are many interior decorators available who will charge you a base fee (ranging from a few thousand to many thousand dollars) along with a commission on each item you purchase. This is an excellent option if you have the budget and prefer someone with a design eye to assist. Most interior decorators/designers have their own manufacturers that they deal with, so again be aware that this will not be a quick cash and carry option. Everything they recommend will be custom.

If your budget does not include room for a professional interior decorator, you can purchase a furniture package from a specialty furniture store. This option gives you the interior decorator/ designer look without the cost.

Packages are curated in advance (although you can also get them custom if you do not see one you

like), so they achieve the highend decorator look without the higher cost. You can swap, add, or delete items from your package depending on your item needs, budget, and décor style. The specialty furniture store arranges for the logistics of getting the furniture from the manufacturer to your condo and will even set everything up. It’s a great turnkey solution for those who want the best value solution.

Another way to furnish your home is by going on a furniture shopping tour in Guadalajara. It is a viable option if you have time and more room in your budget. There are more stores in Guadalajara than in Puerto Vallarta, so you will have more to see. Since Guadalajara is the second-largest city in Mexico, be prepared for lots of traffic and the stress of navigating around a vast geographic area. Our guides, many of whom live in Guadalajara, know the best places to shop and the best routes to get to each location.

To accomplish the most in a short period, I recommend a personalized instead of a shared tour. Most tours have multiple homeowners on them. Although the costs are lower, you will just end up waiting around for the other buyers and become frustrated because your time is wasted. A good tour is usually two to three days to ensure you accomplish everything.

The final option is to ship some or all your furniture from north of the border. This can be costly

in not only money but also time.

Bringing items from outside Mexico and crossing the border can be complicated so do your research.

With a temporary or permanent Mexican visa, you can bring in household goods one time without paying any tax. In addition to copies of your passport and visa, you need to provide a very detailed inventory of items you are bringing with you. Since this can be quite an arduous process, most agree that it’s less hassle to buy here rather than ship.

Whichever way you decide to furnish your home, keep in mind how you plan to use your condo.

Do you plan to rent it as an investment property? Do you want to rent it part of the time when you are not using it to offset costs? Do you plan to use it exclusively for you and your family?

If you plan to rent only to people you know until you retire, it makes sense to budget a little more and add some personal items to make it feel like your home.
