LA IMPORTANCIA DE CONOCER LA LEY AMBIENTAL MEXICANA The importance of acknowledging the Mexican Environmental Law

Aunque durante muchos años la autoridad ha actuado lentamente al ejercitar sus facultades, esto no quiere decir que las obligaciones a cargo de los particulares no existan, o bien que se puedan ignorar sin pagar sus consecuencias. Es importante saber que cuando son comercializadas, las propiedades frente al mar deben contar con título de concesión o, cuando menos, tener las constancias de que el trámite ha iniciado ante la Secretaría de Medio Ambiente y Recursos Naturales (SEMARNAT).

Si el propietario sí cuenta con título de concesión, entonces podrá realizar el trámite para ceder los derechos y obligaciones de dicha concesión a favor del nuevo dueño.

Para el caso de construcción o remodelaciones en la zona federal marítimo terrestre, cabe aclarar que no basta el permiso de la autoridad municipal, ya que este solo ampara CONTINUA PÁGINA 22
