ras su creación en los años 90, Marina Vallarta es uno de los detonadores del desarrollo y modernización del Puerto Vallarta actual. Luego de la gran exposición que le dio la película La Noche de la Iguana, en 1964, la ciudad requería dejar atrás la imagen de pueblito soleado, bello, pero un poco aburrido. Había que pasar de lo típico y pintoresco a lo moderno. Producto de la visión de José y Jorge Martínez Güitrón, cabezas de Sidek-Situr, de Guadalajara, la Marina transformó el turismo de la ciudad y quizá del país. Lo que era un estero solitario, infestado de moscos y cocodrilos, con hermosas playas, se convirtió en promotor de una nueva ola de crecimiento y moder-

After the great exhibition that gave it the movie The Night of the Iguana, in 1964, the city required leaving behind the image of a sunny, beautiful town, but a little boring. It had to change from the typical and picturesque to the modern. nidad para Vallarta. Más allá de pescadores, cazadores de patos o jóvenes aventureros, muy pocos locales se aventuraban a meterse a este sitio inhóspito. A unos pasos del aeropuerto, la zona contaría con club de golf, centro comercial, canchas de tenis, escuela, iglesia, oficina de correos, residencias, condominios, hoteles de lujo, restaurantes, bares,

cafés… Por supuesto, sin olvidar su fin primario, una Marina con 500 embarcaderos para yates y embarcaciones. Uno de los testigos y protagonistas del proyecto fue el abogado Alejandro Flores Von Borstel. En abril de 1991 llegó a esta ciudad, contratado por Sidek-Situr. A few steps from the airport, the area would have a golf club, shopping center, tennis courts, school, church, post office, residences, condominiums, luxury hotels, restaurants, bars, cafes ... Of course, without forgetting its end primary, a Marina with 500 piers for yachts and boats. One of the witnesses and protagonists of the project was the lawyer Alejandro Flores Von Borstel. In April 1991 he arrived to this city, hired by Sidek-Situr. Coming from Guadalajara, his mission was not simple: he had to work on tax issues, trusts, administrative law, federal zones, municipal laws, relationship with the city council, for what would be an innovative and gigantic real estate and tourism development. As Legal Manager of Marina Vallarta, Alejandro saw it born. And had to circumvent many gaps in the law, complex tax issues and legal obstacles to the creation of the ambitious project, which was well ahead of its time. To cite an example: while in those days an estuary could be urbanized without any problem, now the legislation prevents it given the impact of this habitat on the environment.

A new lifestyle When La Marina opened, it offered a new and exclusive lifestyle for people from Mexico City, Guadalajara, Puerto Vallarta, California ... The combination of an airport, house, private dock, sea, was very tempting for those who could take the luxury of buying a property in the area, where prices exceeded one million dollars, something unheard of for the time. It is important to note that in fact two marinas were created: the general one and a more private one, that of Isla Iguana, where houses were built to had the dock at the door (instead of a garage!). Puerto Vallarta began a new wave of growth, which allowed the creation of jobs (up to five thousand direct, plus all indirect) and the attraction of professional talent from other cities. Juicy investments arrived, such as the new hotel chains (Vidafel, Regina, Velas, Quinta Real ...) or condominium buildings (Puesta de Sol was the pioneer) that bet on the success of the Marina. No less important, was his enormous contribution to the municipal treasury. Among those who anticipated the potential of La Marina, Guillermo Wulff, builder and promoter of Vallarta since the late 50s, stood out. En recuerdo a Carlos... In memory of Carlos...

E

l inesperado deceso de Carlos Vazquez ha dejado conmocionados a sus amigos y colegas, pero sobre todo a los que trabajaban con él, en el día a día, de una manera cercana y familiar. Carlos Vazquez Gaytan nació en Colima pero creció y vivió en Guadalajara durante muchos años hasta que decidió abrirse paso en Puerto Vallarta. En abril del 2009 formó con David Herman una sociedad constructora llamada HEVA (HE herman, VA Vazquez) que irrumpió en el mercado vallartense con su exitoso desarrollo V399 en la Zona Romántica. A partir del buen recibimiento que tuvo su primer producto, HEVA se lanzó a la construcción de V177, VAzul, VConchas Chinas y ahora en edificación VMarina y VEstrella. Fué precisamente en VEstrella cuando el pasado 12 de marzo, David Herman, Michael Yoelin y todos sus trabajadores le ofrecieron un homenaje en su regreso

al trabajo después de una penosa semana de duelo. Se les regaló a los presentes camisetas en recuerdo de Carlos.

Carlos Vazquez Gaytan was born in Colima but he grew up and lived in Guadalajara for many years until he decided to try a life in Puerto Vallarta. After the successful reception of its first product, HEVA embarked on the construction of V177, VAzul, V Conchas Chinas and now in the VMarina and VEstrella buildings. It was precisely at VEstrella that on March 12, David Herman, Michael Yoelin and all his workers offered him a tribute on his return to work after a painful week of mourning. T-shirts in memory of Carlos were presented to the present.

había que trabajar en temas de impuestos, fideicomisos, derecho administrativo, zonas federales, leyes municipales, relación con el ayuntamiento, para lo que sería un innovador y gigantesco desarrollo inmobiliario y turístico. Como Gerente Jurídico de Marina Vallarta, Alejandro la vio nacer. Y tuvo que sortear no pocos vacíos en la ley, asuntos impositivos complejos y trabas legales para la creación del ambicioso proyecto, que estaba muy adelantado a su época. Por citar un ejemplo: mientras en esos días se podía urbanizar un estero sin problema alguno, ahora la legislación lo impide dado el impacto de este hábitat en el medio ambiente. Un nuevo estilo de vida Al abrirse la Marina, se ofrecía un nuevo y exclusivo estilo de vida para gente de la ciudad de México, Guadalajara, Puerto Vallarta, California... La combinación aeropuerto, casa, muelle privado, mar, era muy tentadora para quienes podían darse el lujo de comprar una propiedad en la zona, donde los precios rebasaron el millón de dólares, algo inaudito para la época. Importante es anotar que de he-

cho se crearon dos marinas: la general y una más privada, la de Isla Iguana, donde se construyeron casas que tenían el muelle a la puerta (¡en vez de cochera!). Puerto Vallarta empezaba así una nueva ola de crecimiento, que permitió la creación de empleos (hasta cinco mil directos, más todos los indirectos) y la atracción de talento profesional de otras ciudades. Llegaron jugosas inversiones, como las nuevas cadenas hoteleras (Vidafel, Regina, Velas, Quinta Real…) o edificios de condominios (Puesta de Sol fue el pionero) que apostaron al éxito de la Marina. No menos importante, fue su enorme aportación al fisco municipal. Entre quienes anticiparon el potencial de la Marina destacó Guillermo Wulff, constructor y promotor de Vallarta desde fines de los años 50. Osado, el legendario ingeniero pidió a José Martínez Güitrón un lote para edificar la primera gran construcción del proyecto. Con un enganche de 10% del valor, Wulff apartó el terreno de lo que sería el condominio y club de tenis Puesta de Sol, que iba a tener --una vez concluido-- 160 departamentos y 40 locales comerciales. Los compradores creían en él y adquirieron prácticamente en papel la promesa de lo que serían sus propiedades en la Marina. Al principio, obvio, hubo mucho escepticismo de la gente: “Es una locura construir ahí”, decían. Pero bastó que algunos se animaran a invertir para que muchos siguieran su ejemplo. Entre los primeros clientes, sobresale Elizabeth Taylor, quien visitó la Marina cuando apenas se empezaba a urbanizar: Luis Wulff, hijo de Guillermo, llevó a la actriz, quien iba acompañada del actor George Hamilton, a conocer el nuevo sitio. Cuando llegaron y lo único que vio un letrero y tierra, preguntó escéptica si ahí iban a construir departamentos. Reticente, dudosa, su amigo Hamilton la acabó convenciendo de comprar. Pronto se corrió la voz de esta operación, lo que ayudó a vender de inmediato 30 condominios más, según recuerda Luis. Lamentablemente, Taylor no alcanzó a ha-

bitar su propiedad en Puesta del Sol pues al poco tiempo se enfermó y nunca más volvió a Puerto Vallarta. La Marina contribuyó a un nuevo boom para la ciudad. “Puerto Vallarta se volvió a poner de moda”, afirma Alejandro Flores Von Borstel, quien observa en estos días otra ola de crecimiento para la ciudad: “Éste ya no es un pueblo chiquito y aburrido. Es una ciudad cosmopolita, segura e interesante. Están llegando muchos europeos ahora y además, vienen los millonarios e inversiones muy importantes”, anota quien llegó a principios de los 90 aquí, con una maleta y lleno de ilusiones, sin saber aún

inglés. En la actualidad, este abogado encabeza Von Borstel, SC, despacho especializado en asuntos de derecho ambiental y zona federal y marítima. Una larga travesía, para llegar a buen puerto, sin duda.

Buenas razones para ir a la Marina Cualquier lista de cosas que hacer en Puerto Vallarta, siempre incluirá visitar la Marina. Ya sea para locales o visitantes hay mucho por ver y disfrutar en el área. Se trata de un destino por sí mismo, irresistible, que cuenta con magníficos restaurantes (algunos de los mejores de la ciudad se ubican ahí), cafeterías, tiendas de helados, crepas, pizzas, mariscos, hamburguesas, así como buenos bares (incluyendo el Faro), spas, un centro comercial y su campo de golf. Tan solo vale la pena ir a caminar por el muelle y admirar los yates y embarcaciones que ahí atracan. Ver estos botes de todos tamaños y formas es un agradable espectáculo. Desde hace cuatro o cinco años se instala ahí un Farmers Market que goza de gran popularidad. A fin de atraer gente a la Marina por las tardes, se pensó en organizar algo interesante y divertido para la temporada alta. Luego de intentar con un cine al aire libre, baile de danzón y exhibición de pinturas, se les ocurrió la idea del mercado o tianguis. El resultado ha sido un éxito arrollador: de contar inicialmente con no más de 30 puestos, hoy en día se cuenta con hasta 300 vendedores. En momentos hay tantas personas caminando que apenas puede uno desplazarse entre la gente que curiosea o compra ropa, artesanías, comida, regalos… y los puestos de comida. Un largo camino ha vivido la Marina desde su creación en los años 90 hasta la actualidad. La zona es un referente para Puerto Vallarta, y le dio un impulso renovador y de modernidad. Con mucha razón, puede decirse también que este desarrollo inmobiliario pudo llegar a buen puerto en una exitosa travesía de más de dos décadas.
