Real Estate Market, Utopia or Reality?

L

a puesta a la venta de una residencia de lujo en Los Ángeles aún en construcción ha puesto patas arriba en el mercado inmobiliario. ¿El motivo? Su precio: nada más y nada menos que 500 millones de dólares.

La cantidad desorbitada ha llevado a algunos analistas a cuestionar el sentido de ese valor. ¿Responde a una moda o es una estrategia para aprovechar la adicción por el exceso de los multimillonarios? ¿El exceso vende?

Otros ejemplos, sin embargo, parecen indicar que este es el camino por el que, poco a poco y de forma relativamente silenciosa, se encarrila el sector inmobiliario. Recientemente se han puesto a la venta tres viviendas (en la Riviera francesa, Londres y Mónaco) que ya superan la cifra de 300 millones de dólares. Además de estos ejemplos, hay muchos otros fueran del circuito comercial que se circunscriben a subastas privadas.

De continuar el mercado por este camino, muchos expertos inmobiliarios se plantean la siguiente cuestión: ¿llegaremos a ver la casa de los 1000 millones de dólares? El precio medio de una casa en Estados Unidos es de 264500. Por el precio de la mansión de los 500 millones de dólares se podrían adquirir otras 1890 casas. O lo que es lo mismo, todo un pueblo.

A pesar de lo irracional de estos precios, lo que manda es la tendencia. Esto significa que lo que marcan los precios son los siguientes pasos en el mercado.

En los últimos 18 se vendieron en Estados Unidos casas que superaron los 50 millones de dólares. La mansión de los 500 millones, aún en construcción, podría conducir al siguiente paso.

The exorbitant amount has led some analysts to question the meaning of that value. Does it respond to a fad or a strategy to leverage the addiction of excess of the billionaires?

Other examples, however, seem to indicate that this is the path that gradually and relatively quietly, entrains the real estate sector. Recently they have been put on sale three homes (in the French Riviera, London and Monaco) that already exceed the figure of 300 million. In addition to these examples, there are many other that are not in the commercial circuit but are confined to private auctions.

If the real estate market continues on this path, many real estate experts raised the question: will we see the house of one billion dollars? The average price of a house in the United States is 264,500 dollars. For the price of the mansion of 500 million dollars it can be bought 1890 other houses. Or what is the same, a whole town.

Despite these irrational prices, the trend is what rules. This means that the price leader are the next steps in the market. In the last 18 years they were sold in the US homes that exceeded the 50 million. The 500 million mansion, still under construction, could lead to the next step.

n gran interés despierta en los inversionistas y agentes inmobiliarios la situación legal de las propiedades localizadas frente al mar y que, por lo tanto, colindan con la zona federal marítimo terrestre, ya que el frente marino es el que les da valor y plusvalía. La información que circula sobre esta materia muchas veces es contradictoria, a pesar de estar claramente regulada en la Ley Mexicana.

¿Que es la zona federal marítimo terrestre?

What is the maritime terrestrial federal zone?

La Ley General de Bienes Nacionales define a la zona federal marítimo terrestre como la franja de 20 metros de tierra firma, transitable y contigua a la playa, que por su naturaleza jurídica, no puede ser objeto de transacción comercial.

¿Como puedo protegerme al comprar una propiedad que colinda con la playa?

Primero hay que conocer perfectamente la situación legal en la que se encuentra la propiedad. Para ello, debe solicitarse al propietario copia de la concesión y del pago de los derechos de zona federal.

En caso de existir construcciones en la propiedad federal, se deberá contar con un permiso expedido por la Secretaría del Medio Ambiente o bien, una constancia de haber regularizado las construcciones ante la Procuraduría del Medio Ambiente. El adquiriente debe obtener un levantamiento topográfico que delimite la zona federal con precisión, para determinar cuál será el objeto de la transacción; es decir, cuál es la superficie de propiedad privada susceptible de ser transmitida y cuál la superficie de zona federal, que no podrá ser adquirida en propiedad, pero sí podrá ser concesionada

¿Por qué me conviene solicitar la concesión?

reat interest has awakened among investors and real estate agents in regards to the oceanfront properties, which inevitably neighbor the maritime terrestrial federal zone, since it is precisely the beachfront what provides value and surplus to them. The information surrounding this matter is most of the time contradictory, even though it is clearly ruled in the Mexican Law.

The General Law on National Assets defines the maritime terrestrial federal zone as the 20 meter strip of passable land, adjacent to the beach that due to its nature, cannot be object of commercial transaction.

How can I protect myself when purchasing property adjacent to the beach?

First, you have to know the exact legal status of the property by asking the owner for a copy of the concession and the payments made for the rights to the federal zone.

In case there are constructions on the federal property, the owner should count with a permit issued by the Secretary of Environment, or else, a document stating that said constructions have been regularized before the Prosecutors Office for the Environment. The buyer needs to have a topographical survey that shows precisely the limits of the federal zone. That will be important to establish what the object of the transaction will be; this is, what is the surface of the private property suitable to be transferred and what is the federal zone that cannot be acquired as property, but can be achieved in concession.

Why should I ask for the concession?

En este punto me gustaría compartir dos historias reales que me han tocado observa. El primer caso fue en Sayulita, donde, aprovechando que un título de concesión se venció y su beneficiario no solicitó la renovación se instaló en la playa un restaurante de mariscos. I would like to share two real stories that I had the opportunity to witness. Las Leyes Ecológicas Mexicanas están diseñada para proteger a nacionales y extranjeros por igual, por ello, es necesario conocerla para obtener su beneficio y protección.

Tiene un aire cosmopolita que se debe al constante movimiento de la gente, a los finlandeses les gusta salir a la calle y se nota, ( a pesar del clima) y sobre todo, al entorno, que está colmado de diseño, desde la arquitectura y el urbanismo hasta los vehículos del transporte público y el sistema de señales. Aportaciones del diseño finlandés

Los muebles han sido la punta de lanza para dar a conocer al mundo el diseño finlandés: el diseño industrial y gráfico así como las artes utilitarias son sectores que han aprovechado perfectamente la infraestructura académica e industrial para posicionar sus propuestas en el mundo. Las butacas Bola y Pastilla de Eero Aarnio, el taburete de tres patas o el sillón Paimio de Alvar Aalto cada uno en su época fueron íconos del moderno diseño internacional. En el diseño de muebles se ven claramente las fortalezas del diseño finlandés: el conocimiento de los materiales, la funcionalidad y un austero lenguaje formal.

El florero Aalto, de Alvar Aalto, también conocido como florero Savoy, es una pieza de vidrio mundialmente famosa y un ícono del diseño finlandés.

La iglesia de Temppeliaukio Church

os planes para hacer una iglesia en la Plaza de Templo (la traducción literal de Temppeliaukio) de Helsinki,, empezaron en los años 30 del siglo pasado.

Desgraciadamente el proyecto fue obligado a ponerse en suspenso por los eventos de la Segunda Guerra Mundial y no fue recuperado de nuevo hasta la década de los 60. El diseño fue elaborado por los hermanos Suomalainen y por motivos económicos, el proyecto presentado fue redimensionado y el espacio interior de la iglesia se redujo a un cuarto de su tamaño original. La iglesia, de culto luterano, se inauguró en 1969.

La iglesia destaca por su espectacular interior: fue excavada directamente en la roca.

Esto puede verse en las paredes desnudas de la iglesia: la roca no ha sido pulida y el efecto es increíble. Si hablamos de iluminación, esta se obtiene directamente del sol. La iluminación es notable : la luz natural entra a raudales a la iglesia por los 180 cristales que salen de su techo de cobre acordonado .

Todo está ciudado al detalle: los bancos y demás mobiliario, como por ejemplo el órga-

Bueno, eso dejelo a los habitantes de los edificios en una buena parte los utilizan como un lugar para almacenar viejos trapeadores y cubos. Felizmente vivimos en Puerto Vallarta donde el balcón tiene otra suerte distinta : es el gran protagonista. Un balcón es como un de remanso y un espacio polifuncional que, por lo regular, tiene la mejor vista de la propiedad.

Es un pedacito del aire libre que puede marcar la diferencia en cualquier persona que vive en un apartamento o un condo multifamiliar. Con ese fin, pensamos en ofrecer algunos consejos sobre cómo sacar el máximo provecho de su balcón, no importa qué tamaño sea.

To that end, we thought we’d offer a few tips on how to make the most of your balcony, no matter what size it happens to be.

1. Think of it as an extension of your indoor space

Balconies can be the perfect opportunity to enlarge the feel of a small apartment, and to give any room an outdoorsy feel. Enhance the indoor/outdoor feeling by keeping balcony doors unobstructed. Opt for window coverings that can completely disappear so as not to distract from views.
