Kia ora. The Property Brokers team are excited to bring you the inaugural PB Hawke’s Bay Guide to Real Estate!

The events of the last few weeks have given us all a lot of time to pause, reflect and take stock of what it all means from not only a personal level but on businesses and the economy (or in my case how to manage work with three children under five years of age at your feet…)

Confidence will not be high in coming weeks but what I do know is people will still need to buy and sell homes once we have found a new normal. The OCR has been cut to 0.25% so money is cheaper than ever to borrow, at last count New Zealand was still short of housing, and with share market values and other securities fluctuating, the thought of good old bricks and mortar may arguably be safer…

Moving the fenceposts The decision to leave a history-filled family farm for a lifestyle block was not an easy one for John and Sue Nation. Three generations of Nation’s had proudly farmed sheep and beef in Punawaitai, 30 km east of Waipawa, for 101 years.

So, the decision to move from Punawaitai’s steep coastal hill country to a 4.19 ha lifestyle block was a result of much deliberation and introspection.

The word “retire” wasn’t ever in the Nation’s vocabularies. They envisaged their future as being a busy one, a continuation of chasing sheep and bulls, running holiday accommodation and a wedding venue, making scones, weighing bulls, doing GST and more. In 2018, however, after health concerns, John and Sue started thinking about downsizing, and how this would look for them. John was 70, slowing down, and the body was beginning to hurt.

After the 5.3 magnitude earthquake and flood in 2011, which saw Central Hawke’s Bay’s coast get three times the April average rainfall in 72 hours, John and Sue’s time was consumed with trying and hoping to salvage everything.

The inundation carried away 50 per cent of their pasture. It brought them to their knees, physically, emotionally, mentally, financially, to say nothing of the total devastation on the farm and homestead gardens. It took John and Sue seven years to rebuild the farm and gardens into a saleable proposition.

The most significant barrier to moving that they encountered though, was the weight of responsibility - thinking that they had a duty or obligation to the family, the farm, and the preservation of its history.

We feel like we’ve gained an extra 15 years of quality life and living. We now have time to smile, time to go fishing, to go racing, to enjoy each other, friends and family - we have gained so much precious time.”

When asked what finally triggered the move, John says, “Definitely our health. Stress is unhealthy; the floods and debt placed a lot of pressure on our health. That, and the fact that Sue was no longer fast enough to get out of the way of 600kg bulls! Our trustees thought it was the best news they had heard in years.”

Continuing on, “Our home is serene.

We enjoy expansive uninterrupted sea views, have 4.19ha of land with two houses, one being passive income. We are enjoying the peace that our new home brings, and also, the peace that comes with knowing that we sold our beautiful farm to a stunning young couple (with two little boys) who have energy, and a passion for the land and the animals on it.”

Their focus shifted to finding the ideal retirement property that afforded them both the space, and expansive views, that they needed to expand their horizons, and lift their lives and spirits going forward.

When asked whether it was all worth it, the reply is a resounding, yes. Saying, “This is the best thing that we’ve ever done for ourselves! We get to actually go out for breakfast, honestly, we couldn’t do that being hours out of town.

When asked what advice they would offer others thinking of making the same move, they reply, “It’s important to remember that this is your life and your journey. Be young and healthy enough to enjoy it. Life needs to be celebrated. Do it sooner rather than later. It is a huge decision packing up, and downsizing is a tough exercise, but the gains are considerable.”

We have kept our eye on the ball, read the expert reports, talked to tenants, landlords, & developers and this is where we believe things are at…

Our Industrial sector continues to sour, some smaller businesses will hurt but, all in all there is a very low vacancy rate within this sector as demand continues to be high.

Retail is an interesting one. It has been doing the hard yards for a few years now as online shopping continues to suit a percentage of the population.

However, another percentage enjoys the customer experience of a personal experience, bricks and mortar store.

Where the balancing point rests is yet to be seen. To that end, I believe that covert-19 may has simply speed things up a little so to, find a new equilibrium for retail demand and supply.

The dynamic of the Office environment: This is fascinating and plays a part in the cross over that industrial and retail have as they have a component of office workers and there is a psychological, social and cultural dynamic at play that effects our fiscal ROI. However, for the purest office workers, check this out. At any one point in time there is about 10,000m2 of vacant office space within both Hastings and Napier, (total of 20,000m2!). Mostly, it is older stock that needs upgrading. However, now that we have become very good at working from home surly the vacancy rate will increase, as there are some cost savings to be had right? Wrong, people are social beings and need ‘real’

face-to-face time. Think about your own experiences with video conferencing be it Zoom, Teams or other media mediums to have meetings...they are ok but… it would be fair to say that, we are all looking forward to some real time person to person connection.

That said, we have now proven that part of a day can be spent working from home of which provides some flexibility for the worker. It’s viable, but you need to be disciplined as productivity is hard to sustain. Take it from me, during ‘work time’ I painted by Whole House! [Joe, I made the time up latter].

For the mangers of workplaces, it will continue to be a balancing act, as the management team need to create culture and encourage collaboration of ideas that is best done the good oldfashioned way, face-to-face. So, all in all I believe we are in a similar shape to the period being BC (before COVID-19). I can see some new technology installed (Zoom Rooms) within the premises to allow for the ability to communicate workers wanting to have work flexibility and concurrently allow us the freedom that we are missing, our basic human need for social connection. We have realized that many are going to find the workplace very important to their sense of stability.

Commercial, Retail and Office, will take note of the new needs within a workplace after COVID-19 (AC) and provide these as incentives to upgrade your old workplaces to a new, more people friendly environment.

The Long and Short of it: No matter if you have interests in Retail, Commercial and Industrial buildings/, the fact remains that good commercial investments preforms well and sells well.

So, a workplace that has thought of the above and can function well in most economies like the new phase in town being and ‘essential service’ will be a good property to buy, hold and develop over time. There are others too though.

Lending is super cheap with interest rates at an all-time low. Term deposits are unlikely to offer a good ROI so why would you bother? and the share market is, as it has always been, hard to pick.
