Although nearby Tarifa, with its emblematic beaches of Los Lances and Valdevaqueros, holds the undisputed title of Europe’s wind capital, the Costa del Sol has exceptional spots of its own.

When the famous Levante and Poniente winds arrive, locations such as Guadalmar Beach in Málaga and Elviria Beach in Marbella come alive with kites and sails. Local schools offer introductory sessions for beginners, whilst more e perienced riders find a natural pla ground here particularly during spring and autumn.

From the open beaches of the western coast to the cliffs and hidden coves of Nerja, the character of the sea is constantly changing. Some come in search of speed and wind; others to descend beneath the surface or paddle into places that cannot be reached from land. Together, these experiences reveal another side of the Costa del Sol, shaped as much by what happens on and beneath the Mediterranean as by life along its shores.

KAYAKING THROUGH SEA CAVES Along the eastern edge of the province, the coastline becomes wilder and more dramatic. The waters surrounding the Maro Cerro Gordo Cliffs Natural Area offer one of the most memorable sea kayaking routes on the Costa del Sol. Setting off from Burriana Beach, paddlers can enter immense sea caves and approach waterfalls that fall directly into the Mediterranean. Much of this landscape remains inaccessible by land, giving every journey a sense of discovery. Guided excursions often include snorkelling stops, allowing visitors to leave the kayak behind for a moment and explore the marine life below.

DIVING INTO THE MEDITERRANEAN Beneath the surface, the Costa del Sol reveals a fascinating world of rocky reefs, sheer walls and submerged ca es. Some of its finest di ing can be found in the clear aters surrounding er a and the Maro erro ordo Cliffs, where the protected marine environment supports colourful corals, groupers and octopuses. Further west, divers can explore the reefs of Fuengirola and the rugged underwater formations of Benalmádena. For those ith greater e perience lacer de las B edas ust off the coast of stepona offers one of the region’s most remarkable underwater landscapes. During summer and autumn, visibility can exceed twenty metres, creating exceptional conditions for photography and marine exploration.

INTO THE CLIFFS From the water, the scale of Maro Cerro Gordo changes completely. Cliffs rise directly from the Mediterranean, caves open beneath the rock, while waterfalls appear around the next bend. It is best experienced early in the day, when the sea is calmer and the coastlinefeels almost entirely your own.

panish property prices have risen substantially during recent years to the extent that one can start wondering if the price level of today is sustainable or should we be expecting a price correction short-term.

To start with, we would like to make a clear distinction between the national market as a whole and the coastal second-home market as we call it.

The reason is that the drivers for the two segments of the market are totally different. A newly formed Spanish household needs to find housing somewhere in the vicinity of their daily activities regardless of if they are renting or buying. They do not have the option not to have a home. This market is driven by demand and offer where the demand side big factors are household formation, demographics, immigration, employment, interest rates, urban migration from rural areas while the offer side big variable is new construction.

The imbalance in this market is remarkable, and we have in earlier articles described the matter in more detail.

The coastal second-home market, even if it has a component of first resident national demand is driven in many places mostly by foreign demand.

Foreigners looking for a residence do not have a compelling need to acquire a property, merely an urge. Should prices in these areas go too far too soon, the foreign buyer has options. They can simply choose not to buy and wait, buy somewhere else or just rent a property for their holidays.

Hence, the day the foreign buyers no longer see value in the market, trading becomes thin and prices can be corrected.

Higher prices can also mean, in the low end of the market that some buyers no longer have the ability to purchase a property, even if the ambition is still alive. To some extent we can see this already happening in the lower end of the market.

We have in earlier articles in this magazine described h the official data is almost orthless in describing the market as of today since it is describing market activity that in some cases have happened over 3 years ago.

For example, If a buyer decides to buy a property off-plan today and the building starts in 6 months, construction takes 24 months and 3 months later they go to notary, the transaction is then registered for that quarter and the statistics is then published in the follo ing uarter the figures published are not really relevant for what happens in the market that day. Therefore, we can with our own daily data see things others cannot.

WHAT HAVE WE SEEN SO FAR IN THE FIRST HALF OF 2026? he first months of the ear ere strong. Signed transaction at notary were all time record high in January and April while February, March, May and June were in line with 2025. The problem with signed deals is the same as ith official data the are a record of a decision to buy from between 1 months ago to up to 3 years.

When we look at the daily activity in form of generated transactions and not signed ones, the picture is different. or the first half of the ear generated less leads arranged less ie ing tours arranged and closed less sales compared to last ear’s first half.

Regarding nationalities, the fastest growing in our universe are Belgians, both Brits and Polish are bouncing back from a dip and Irish, Norwegians and Spanish are down significantly. e belie e these figures are representati e for the whole coastal second home market.

A CLEAR DISTINCTION BETWEEN THE NATIONAL MARKET AS A WHOLE AND THE COASTAL SECOND-HOME MARKET AS WE CALL IT

Now the big question is, does this give cause to call for lo er prices We don’t think so. e ha e seen dips in market activity like this before, the latest one mid-year but the mar et came bac . hen comparing to 2025 one must remember that the year started very strongl and e are no comparing to that strong start after which the market slowed down. We see demand coming this way.

PROPERTY MARKET UPDATE For some reason, whatever happens in the world seems to in some way trigger new demand for this market. We do not claim the market is disconnected from what is going on in the rest of the world, on the contrary but many negative headlines do trigger demand in our market.

Having said that, we are not sure property prices will continue to rise in the next 12 months. We have seen developers raise commissions to motivate agencies to sell, we have seen price cuts amongst individual seller and developers, but these cuts have been offered on units originally priced too high.

For the whole market we expect sideways prices even if we see upside in some areas and some areas where pricing is a bit ahead of the market, especially in certain types of properties.

We think it would be a mistake to call the top, even ith the figures e presented and e ould li e to remind everyone of what we call the megatrend.

The development of the Costa del Sol and Costa Blanca will be going on for decades to come, and we think the trend is only getting started.

Household purchasing power is getting stronger world-wide long-term, infrastructure on the coast is getting developed, people are increasingly adapting to an international lifestyle, and few places can offer what the Spanish coast can.

The Tabernas Desert is not an endless sea of sand. Instead, it is a rugged landscape of canyons, dry riverbeds known as ramblas, eroded hills and limestone outcrops that create fantastical formations resembling natural film sets.

It was precisely this unique scenery that attracted the first filmmakers during the 1950s.

Mural Route: More than 70 murals decorate buildings throughout the city. The highlight is Día de Pesca, Spain’s largest mural, stretching across six apartment buildings. Poetry Route: Thirty-two ceramic plaques engraved with poems are displayed throughout the old town, inviting visitors to pause and reflect.

Sculpture Route: A collection of 46 sculptures, ranging from busts to contemporary installations and interactive works, is displayed in plazas, parks and along the seafront.

CULTURE, HISTORY AND MUSEUMS Estepona is home to an impressive collection of museums, many located within the town’s distinctive asymmetrical bullring. The Bullfighting Museum celebrates one of Spain’s oldest traditions through costumes, historic posters and memorabilia.

BEACHES, MOUNTAINS, NATURE & SPIRIT OF THE MARINA Seventeen beaches stretch along Estepona’s 21-kilometre coastline. La Rada Beach runs beside the promenade and offers sunbeds, showers, lifeguards and beachfront chiringuitos.

To the west, Playa del Cristo is a sheltered bay popular with families thanks to its calm waters and spectacular sunsets.

During this period, Estepona has increased its green areas by 60%, now boasting more than 800,000 m² of landscaped space—twice as much greenery per resident as the Spanish national average.

THE PROMENADE AND THE SENDA LITORAL Estepona’s Paseo Marítimo, running alongside the beach, is one of the city’s most popular public spaces. Once a simple seaside path, it has been transformed into a wide promenade with cycle lanes, shaded gardens, fountains and benches stretching for more than 1.5 kilometres. At its western end stands the futuristic Mirador del Carmen, opened in 2023, combining a panoramic viewing platform with a modern cultural space. The promenade also forms part of the Senda Litoral, the ambitious coastal route that will eventually extend for more than 180 kilometres from Manilva to Maro, with more than 95% of the trail already completed.

Senda Litoral is a tourism and leisure initiative that aims to create a coherent walking and cycling route along the Mediterranean coast, linking the many towns and beaches from Manilva to Nerja.

ALONG THE ROUTE THERE IS SOMETHING FOR EVERYONE Senda Litoral attracts tourists from all over the world who want to discover the many delights of the Costa del Sol. It offers the opportunity to visit beautiful towns, enjoy the beaches and take in the rich nature and culture of the region. This project makes Andalusia an even more attractive place to visit and to enjoy the picturesque outdoors. The route passes through areas of rich historical significance. long the way, you will encounter the remains of ancient civilisations, such as Roman ruins and watchtowers that once guarded against pirate attacks.

TOURISM DEVELOPMENT AND ENVIRONMENTAL PROTECTION Another important aspect is the strong emphasis placed on promoting sustainable tourism and environmental protection. In planning the entire route and the work involved in its creation, the initiators placed great importance on protecting the man ild flo ers as ell as the natural habitats of the birds and other animals that inhabit the Costa del Sol, while at the same time, also promoting responsible behaviour among tourists choosing to walk along the coast. The path crosses several protected natural areas, showcasing the region’s di erse flora and fauna. oo out for unique species of coastal plants and birds, including seagulls and cormorants.

HOW TO WALK IT WELL Walk early. The Costa del Sol’s morning light is low and gold and worth waking for; its midday sun, by July, is something else entirely. Carry more water than you think you need — the wilder eastern stretches between Rincón de la Victoria and Nerja can pass long kilometres without a tap in sight. Wear shoes that can handle both smooth boardwalk and uneven coastal rock, and treat a sun hat not as an accessory but as essential equipment. If you plan to walk the full route over several days, the Cercanías coastal train connects most municipalities and makes it easy to complete sections at your own pace, returning each evening without guilt. Above all, resist the phone for at least one hour per walk. The Senda Litoral has things to offer that no screen has yet learned to hold.

SENDA LITORAL BY BIKE The Senda Litoral route has been designed to be accessible to people of all ages and abilities and allows different modes of travel. It is a familyfriendly destination - with wide, well-maintained paths that are suitable for walking. On all sections, cyclists or those travelling on scooters, must give way to pedestrians. Rules for cyclists vary from province to province and regulations imposed by the town halls of individual cities and towns should be observed.

Pay attention to them, especially on sections of the Paseo Maritimo (seaside promenade). The Senda Litoral is a great place to enjoy the outdoors.

Discovering the wealth of nature, history and culture of the Costa del Sol has never been more fascinating.
