2201 MARKET ST APARTMENTS Galveston, TX | MGA | 2017 The United States National Bank building is an 11 story stone faced commercial structure. It was listed in the National Register of Historic Places in 1984. The USNB building is rectangular with an angled corner that denotes the entrance. It has a parapet with a flat roof , wide eaves and molded cornice on the Market St. and 22nd Street facades. The 1st story consists of commercial spaces with display windows and entrances on 22nd Street. The 2nd story consists of elongated, arched windows separated by pilasters with Corinthian capitals, a bank entrance with a pediment on the angled corner. There is a simple entablature separating the 2 lower levels from the 9 upper floors.

The window arrangement is repeated on each floor. The interior entrance lobby and main banking room retain many of the original details. The 2nd floor banking room has a mezzanine. The building is constructed of concrete frame. The original architect was Alfred C. Blossom of New York. Blossom was an engineer and architect trained in London. Associated architects were Sanguinet, Staats & Hedrick of Fort Worth. The building was constructed by Westlake Construction Co. of Ft. Worth and St. Louis. The building was constructed starting in 1923 and completed in 1925. The proposed historic rehabilitation includes retaining the 1st through 4th floors (3rdfloor IBC) (including the mezzanine) and the 11th and 12th floors (10th and 11thIBC) without any changes other than those occasioned by the change of occupancy on the floors above, and required for code compliance. The bank and its related offices are Business (B) Occupancy type. The commercial retail spaces facing 22nd Street are Mercantile (M) Occupancy. Floors 4, 11 and 12 will remain business occupancies. The building will be mixed use occupancy, business and mercantile on the ground floor, business on the second floor and mezzanine, and residential on floors 4–10(3 –9per IBC). The building was constructed with steel reinforced concrete primary framing (columns and beams) and secondary framing (joists and floors). The original interior walls are gypsum block faced with plaster. The original exterior walls are gypsum block faced with plaster on the interior and stone on the exterior, brick on the non-façade walls. The exterior windows have been replaced with aluminum frame with a fixed lite over an operable window. As tenant spaces have been reconfigured, there are some modern interior partitions constructed of metal studs and gypsum board. In the area of rehabilitation, almost all of the interior tenant partitions and demising walls between tenants will be removed and replaced with metal stud walls faced with gypsum board. At demising walls between tenants, these walls will be fire rated assemblies.

RUSSELL MARINE - ADMIN OFFICES Channelview, TX | Cobalt| 2020 The intent of the design was mainly focused on simplicity and efficiency by creating a rectangular layout and somewhat symmetrical plan. This 2 story metal building will consist of 25 offices, which includes Executives and Human Resources, conference rooms, along with a Training Area for those who would enjoy being part of the civil marine engineering company. It is really a simple rectangular layout which are mainly offices surround the core of the building which consist bathrooms, janitorial rooms, some conferences, entry way for upstairs/downstairs as well as elevators for ADA. This facilitates the traffic of occupants in the event of an emergency that they will have points of exits as close as possible. I was also tasked to design a site plan, so that the building faces 1-10 with parking areas in the front and rear side of the building, as well as create an access, such as fire lanes, for firetrucks in the event of an emergency.
