Why is the San Diego home market so HOT? Don’t believe the dejected media and so-called, Wall Street experts. One factor all these “doom and gloomers” didn’t account for is the extremely low inventory in the San Diego housing market.

If you look back at one of our first articles, I predicted this perfect storm would happen.

With interest rates coming down to mid 5’s to low 6’s, combined with a low inventory environment, has caused another seller’s market boom in most areas of San Diego. The Tribune says San Diego home prices are up 5% in the last month alone.

I’m seeing multiple offers on our listings with most going way above the listing price. There is one with one large caveat…..You still need to price your home correctly. Shocking right? Looking at a snapshot of all the detached homes in 92103, I’m seeing most homes that are sitting on the market more than 30 days, are overpriced and some are grossly overpriced.

Buyers are extremely savvy, especially when rates are this high so they will not attempt to engage with a seller who is unrealistic on price. This just goes to show you, working with a local market expert with a proven track record is key to pricing your home correctly. Don’t fall into the trap of believing the agent that tells you the price you want to hear rather than the price you should consider. Our strategy is to come in slightly below value on our listing prices resulting in our sellers receiving multiple bids going over the listing price significantly. Who doesn’t like a bidding war?
