NEW POSSIBILITIES “Embrace the possibilities” is not simply a tag line for PVM and all of our stakeholders. It is a way of life. Residents, board members, community stakeholders, leaders and partnering organizations all join together to create a culture which embraces life at all ages and walks of life. Our passion is to be a leader for aging well in Michigan. From wellness and transitional care to vibrant communities and active engagement, 2016 was an outstanding year.

It’s all about relationships and the people who make “Embracing the Possibilities” happen. We have selected several champions to highlight in the following pages.

Consistent with PVM’s Strategic Plan, some best practice highlights from 2016 that we would like to call out include: FACILITIES… • Opening of Hartford Village, a new senior community in Detroit.

• Opening of Hillside East, a renewal of a senior community in Harbor Springs.

• Near completion of the Harry and Jeanette Weinberg Green Houses®, an expansion of The Thome Rivertown campus in Detroit.

• Finalized planning and commenced construction of healthcare facilities improvements and expansion on The Village of East Harbor (Life Plan Community) in Chesterfield Township.

• Investigated possible new developments in other communities (from Ann Arbor to DeTour Village).

HOME and COMMUNITY-BASED… • PACE Southeast Michigan – a partnership with Henry Ford Health System – experienced significant growth in participants and opened a new center in Southfield.

• Delta Manor in Detroit, effective January 1.

• Lakeshore Senior Living in St. Clair Shores (under construction), effective June 1.

• McFarlan Villages in Flint, effective September 1 (McFarlan Home and Court Street Commons).

• Planning for future management agreements and other collaborative relationships.

Most noteworthy and of greatest satisfaction is that in 2016, PVM was able to serve the largest number of individuals in our 72 year history. In one year, this growth amounted to more than 1,000 more seniors served through new possibilities for quality living. We, and they, thank you for making these “new possibilities” possible and very real every day.

WEDDING BELLS CAN RING AT ANY AGE

Wedding bells celebrated the love of Eugene Kleeman and his wife, Maria, at their wedding in the beautiful Karl and Frieda Kleeman Chapel, named for his parents.

The wedding took place almost six years to the day of the chapel dedication. How appropriate it was to be celebrating their marriage in a place with such a family legacy — a true tribute to exploring new possibilities in life!

Becky Bowden has a beautiful voice and sang professionally in younger days. She knows how to dress, move and entertain – a talent neglected for too long. She appeared at the 2016 PVM Gala, “All That Jazz,” and strutted her stuff again! Aging experts note that fully utilizing talents and sharing them with others contributes to aging well.

New Possibilities for PVM Residents THOME RIVERTOWN NEIGHBORHOOD SETS THE STANDARD The Harry and Jeanette Weinberg Green HousesÂŽand Thome Rivertown Neighborhood are featured as examples of innovative solutions for seniors in a video on the new Age Strong website (agestronginvest. com). The Age Strong production team spent a day filming the entire campus and interviewing key creators, stakeholders, residents and program participants. The film recognizes the important work being done for under-served seniors, and showcases how embedding senior housing and services in the mixed-use neighborhood contributes to overall activity and vibrancy.

Age Strong is an impact investing initiative of AARP Foundation, Capital Impact Partners and Calvert Foundation. The AARP Foundation is the charitable affiliate of AARP. Capital Impact Partners transforms under-served communities into strong, vibrant places of opportuni-

ty. The Calvert Foundation enables people to invest for social good.

Through the Community Investment Note, they connect individual investors with organizations working around the globe, developing affordable housing, creating jobs, protecting the environment, and working in numerous other ways for the social good.

The Age Strong goal is to lend a total of $70 million to organizations which provide housing and needed services for people over 50. The investments made into the Age Strong fund will provide loans to assist providers with housing and basic nutritional needs for their constituents.

DONORS PLAYED A KEY ROLE IN SUCCESS Donors made the difference in bringing concept to reality in Detroit. It took eight years of persistence to develop The Thome Rivertown Neighborhood.

Philanthropy contributed $11 million to the overall $46 million budget for the model senior community, which has attracted national attention.

An abandoned factory building on Detroit’s lower east side was

transformed from eyesore to eye-catcher. A partnership of three top regional providers of services to seniors, Presbyterian Villages of Michigan, Henry Ford Health System, and United Methodist Retirement Communities, collaborated to pioneer a new approach to health and housing for low-income seniors.

The Thome Rivertown Neighborhood offers affordable independent living apartments; affordable assisted living apartments; PACE Southeast Michigan (Program of All-Inclusive Care for the Elderly), a comprehensive adult daycare and health services program; and the Harry and Jeanette Weinberg Green Houses®,

which provide 24-hour care for the frailest of seniors.

The largest two gifts came from the Baltimore, Maryland area. The $5 million grant to complete the project came from the Edward N. and Della L. Thome Memorial Foundation, Bank of America, N.A., Trustee. It was the largest ever received in Presbyterian Village’s history. Support also came from the Community Foundation for Southeast Michigan.

Recognizing the importance of the mission and project, donor support provided the needed confidence and buy-in to overcome objections and challenges. The Thome Rivertown Neighborhood is an example of the value of creating new possibilities for vulnerable seniors. Officials were impressed with the speed of lease signing for independent living apartments. It was completed in three hours.

MARKET RATE SENIOR HOUSING IN DETROIT AT HARTFORD VILLAGE A unique development for the City of Detroit, Hartford Village, on Detroit’s northwest side, is another new possibility for seniors. The vision of Hartford Memorial Baptist Church leaders and Presbyterian Villages of Michigan was realized as a $17 million development which provides a mix of 39 independent cottages and 46 apartments with security, support services including transportation, and nearby cultural amenities, churches, shopping, healthcare, education and more. Homes are maintenance-free and furnished with kitchen appliances, air conditioning, washers and dryers. Barrier-free options are available. The community offers activities and enrichment programs for mind, body and spirit.

BARRIER-FREE MEANS NEW POSSIBILITIES AT THE VILLAGE OF HILLSIDE After 14 months of construction and with $1.6 million in donor support, residents of The Village of Hillside in Harbor Springs have improved homes and a larger community center. The changes offer fresh options for local seniors who are able to stay in the community they call home.

Improvements included two new elevators so residents no longer have to struggle up the stairs. Apartments are now barrier-free and accessible, making it easier to maneuver kitchens and bathrooms. The local senior center, The Friendship Center of Harbor Springs, has nearly tripled in size with rooms for meal preparation, private exams, a computer lab and more. The center offers regular exercise programs and classes, varied entertainment, activities and lunches.

NEW WELLNESS POSSIBILITIES AT EAST HARBOR The Village of East Harbor located in Macomb County, features a variety of housing and services to meet residents’ needs as they change and expand, including independent living apartments and cottages, enhanced living, assisted living, memory care and respite services.

Seniors of every age and ability can exercise with proper equipment and coaching.

Presbyterian Villages of Michigan is committed to senior wellness every day and celebrates the fun and benefits in the yearly Village Victory Cup.

Part of the East Harbor campus renovations include a new Health & Wellness Center featuring: •A new 3,000 square foot therapy gym with dedicated areas for physical, occupational and speech therapies, including an Activities of Daily Living kitchen, bathroom, bedroom and laundry room •S pecialized rehabilitation equipment • Private treatment area for clients •A state-of-the-art 4,600 square foot wellness gym, including senior-friendly exercise equipment, a pool, locker rooms, juice bar and beauty salon

•A private classroom for programs such as fall reduction, pain management, yoga, meditation, or brain training exercises The trained staff will be able to provide more effective physical and occupational therapy and general programs for seniors, more efficiently. Occupational therapy patients should see quicker improvements and recovery as a result. Regular exercisers will have improved surroundings and more modern options for their work-out routines.

Exercise is an effective treatment for preventing falls, reducing high blood pressure, and some chronic conditions.

VETERANS PREFERENCE PROGRAM Veterans are being moved to the front of the line! PVM received approval from the U.S. Dept. of Housing and Urban Development (HUD) to implement a “Veterans Preference” for 20 PVM villages. Applicants who are considered to be veterans of the United States Military or surviving spouses are given preference for admission, rising to the top of the application and waiting list process. PVM remains committed to a preference for those 62 years or older or a person with disabilities.

PACE SOUTHEAST MICHIGAN

METRO IN-HOME SOLUTIONS

In 2016, two additional partners joined the CareSync Solutions collaboration, created in 2015 by Presbyterian Villages of Michigan and Homestead Health Care, Inc., Advantage Living Centers and National Church Residences became members of the CareSync Solutions LLC, with the goal of providing an increased continuum of integrated and coordinated solutions for seniors and others.

The addition of these two members will broaden the reach and strengthen the capacity of CareSync.

Services and programs include care management, counseling, discharge planning, skilled nursing, and therapy.

The Program of All-Inclusive Care for the Elderly (PACE) is a unique health plan funded by Medicare and Medicaid that provides integrated care and services to eligible seniors. It is ideal for seniors aged 55 and older who are living with chronic illness and who want to remain independent in their own homes. PACE Southeast Michigan is a non-profit organization jointly owned by Henry Ford Health System and Presbyterian Villages of Michigan. PACE Southeast Michigan has locations in Southfield, Warren and Detroit at The Thome Rivertown Neighborhood.

Metro In-Home Solutions provides quality and affordable home modifications that enable seniors and persons with disabilities to live safely, independently, and comfortably in their homes. Metro In-Home Solutions (Metro IHS) is a partnership of four leading and trusted nonprofit organizations: Southwest Solutions, Presbyterian Villages of Michigan, Jewish Family Service of Metropolitan Detroit, and Hartford Community Development Corporation. Metro IHS provides quality services at reasonable cost, and in some instances can help customers with securing low-cost loans. These services may also be made on a private-pay basis. MIHS completed 19 homes in its first year of 2016. This was accomplished through the Accessibility Modifications Program (AMP) provided by First Independence National Bank and Fifth Third Bank.

LGBT INCLUSIVITY TOOLKIT

NATIONAL CHURCH RESIDENCES

A toolkit to help organizations become more inclusive of LGBT (Lesbian, Gay, Bisexual and Transgender) older adults was developed. It was made possible by a generous grant from the Community Foundation for Southeast Michigan to Community Connections, a joint venture of PVM and the Luella Hannan Memorial Foundation.

The toolkit targets members of the Village Movement, a national movement of older adults bonding together to obtain the support and services needed to remain living and engaged in their communities.

The kit includes step-by-step guidance on inclusive policies and procedures, education and training, and marketing and communications.

PVM and National Church Residences partnered to enhance the lives of seniors in 21 PVM affordable housing sites throughout Michigan. Service coordinators from National Church Residences will use the “Home for Life” model and its Care Guide Tool to understand a community’s overall health and wellness profile, and to determine which residents may need more extensive support to continue living in the community. They will arrange preferred providers to help seniors and set up more extensive socialization. PVM and National Church Residences will be integrating these services into innovative programs such as resident engagement, wellness, and service excellence.

Embracing New Properties and Agreements LOOKING AHEAD

PVM has a 72-year history of expertise and experience in providing services and housing for seniors. As the numbers of seniors increase, investors and developers are attracted to the senior housing sector.

The PVM board and leadership recognized the emerging opportunity to provide consulting and management beyond the walls of its own communities. In 2016, PVM took on four exciting consulting and management agreements in senior housing. Each is different; each uses the unique combination of talents and resources in the PVM organization.

Seniors served by one of our 30 villages or essential home and communitybased services.

DELTA MANOR Located in Detroit, Delta Manor offers 99 subsidized, one-bedroom, independent-living, senior apartments, for ages 62+. The dramatic 7-story apartment building sits on a 2.5-acre campus adjacent to the Lafayette Park neighborhood and near the Detroit Eastern Market.

The community is minutes away from the shopping, cultural and entertainment offerings of downtown and midtown Detroit. PVM now provides property management for Delta Manor, which is a mission of the Delta Sigma Theta Sorority. The mission of the Detroit Alumnae Chapter is to be an agent of positive change and to make a difference in the community. Delta Sigma Theta Sorority, Inc., is the largest African-American women’s organization.

LAKESHORE SENIOR LIVING A new development in St. Clair Shores, PVM is serving as a consultant on marketing and leasing during construction and will provide property management to Lakeshore Senior Living, LLC, the owners and developers, once the community opens in Fall, 2017. Lakeshore Senior Living will feature 140 market-rate units for Independent Living and Memory Care for ages 55+. It is ideal for seniors who desire top-tier services while maintaining independence. Features include spacious one- and two-bedroom apartments, a dining room and 3rd-floor pub with scenic views of the lake, and recreational activities.

SERVING OUR COMMUNITY

THE PARK AT TROWBRIDGE New owners acquired The Park at Trowbridge with a commitment to major capital improvements. It includes 299 independent living apartments in a variety of layouts. Their goals include strengthening the quality reputation of The Park at Trowbridge and providing residents with resort-style amenities and services. The building is tucked into a quiet, suburban neighborhood on a 10-acre campus in Southfield. It features a variety of Independent Living apartment layouts in a sophisticated high-rise building for ages 55+. PVM is providing an advisory role during renovations, as well as marketing, leasing, and property management services.

MCFARLAN VILLAGES Three buildings under the McFarlan banner in Flint, Michigan serve the needs of more than 300 individuals with housing and care. Presbyterian Villages now provides marketing, leasing and property management for the McFarlan Home and Court Street Village, which are located adjacent to Flint’s Cultural Center.

The McFarlan Home was based on the vision of Mrs. Mary McFarlan Whaley. Her will specified that upon her death a trust would be created “for the purpose of providing and maintaining a home for elderly ladies,” and called The McFarlan Home in memory of her parents. The building has 29 market-rate units for women 60+, with Independent and Assisted Living.

Court Street Village has 256 apartments in two buildings on the spacious, tree-lined campus. There are market rate and subsidized, one- and two-bedroom apartments for ages 55+. The development supports a healthy and active senior lifestyle including maintenance-free living, social opportunities, community activities, with features and services including an on-site coordinator.

The new business of senior housing consulting services, management, leasing and property management offers many future opportunities for Presbyterian Villages of Michigan. These are consistent with PVM’s Vision to positively transform senior living and services and enhance the communities we serve. Through these new properties and agreements in 2016, PVM worked aggressively toward its corporate goals of transformation and growth.

Embracing the possibilities is a way of life at all locations. Cooking classes, Tai Chi, meditation and fitness classes abound for a life of wellness.

Partnering with the Girl Scouts, hospitals, churches and senior centers helped to create a bond of community. Donating hundreds of pounds of food to food banks, water to Flint residents and caps and blankets to newborns and cancer patients echoed the thought that giving to others enriches us along the way. Mentoring and reading to youngsters had a similar effect by enjoying the magic of intergenerational relationships. Planting flowers for neighbors and helping to beautify communities added the aesthetic element of life well lived. CRAIN’S DETROIT BUSINESS SELECTED PRESBYTERIAN VILLAGES OF MICHIGAN AS THE BEST-MANAGED NONPROFIT IN 2016.

PVM received the honor “for tackling the complexity of meshing an affordable senior community with increased access to health care and related services for seniors in the surrounding neighborhood and collaborating at high levels to do it...” The Edward N. and Della L. Thome Rivertown Neighborhood, near Detroit’s east riverfront, was the driving force behind this award due to innovation and challenges which were met along the way by PVM and its partners.

Chelsea-based United Methodist Retirement Communities has collaborated as co-general partner of the community and managing partner of the assisted living at The Thome Rivertown Neighborhood.

Henry Ford Health System is a partner in PACE Southeast Michigan, the Program of All-Inclusive Care for the Elderly, which has a location on the campus. PACE is ANNUAL REPORT 2016

a nationally-recognized way of delivering services which allows seniors to remain as independent as possible while accessing quality health care. PACE Southeast Michigan is the largest program of its kind in Michigan.

Over the past eight years, the first two phases of the campus became a $46 million project demanding over 20 different sources of funding to meet capital costs. And more is on the way with the opening of two Harry and Jeanette Weinberg Green Houses®. The Thome Rivertown Neighborhood shows promise as a national model, an anchor of economic development in Detroit and a way of life deserving of the seniors who reside and are engaged in the neighborhood.

ROGER L. MYERS PVM President and Chief Executive Officer For years, Myers has served in leadership roles for the national LeadingAge organization and LeadingAge Michigan. LeadingAge is focused on education, advocacy and applied research in aging, including housing and services to seniors. For national LeadingAge, Myers has served as co-chair of the Future of Affordable Housing Cabinet. For LeadingAge Michigan, Myers is the chair of the Political Action Committee. Myers serves on the Board of Trustees of Alma College.

PAUL MILLER, CFRE President, Presbyterian Villages of Michigan Foundation Paul completed the first year of his term as president of the Association of Fundraising Professionals (AFP) Greater Detroit Chapter. The association exists to foster the development

and growth of fundraising professionals, to preserve and enhance philanthropy and volunteerism, and to promote the highest ethical standards in the fundraising profession worldwide.

LYNN ALEXANDER PVM Senior Vice President and Chief Marketing Officer Lynn Alexander, Senior Vice President & Chief Marketing Officer, received the 2016 Esteemed Women of Michigan (EWM) Award from the Gary Burnstein Community Health Clinic.

The award “honors extraordinary women from across Metro Detroit for excelling professionally or personally in their philanthropic endeavors to improve our communities.” EWM holds them up as women to be exemplified by younger generations.

JANNIE SCOTT Administrator of Brush Park Manor Scott continues to serve on the Political Action Committee for LeadingAge Michigan. She serves on the Advisory Council of the Detroit Area Agency on Aging.

BEAUTIFICATION WARREN

The Village of Warren Glenn received a Marigold Award from the Warren Beautification Commission in October 2016. The Commission recognizes businesses, churches and non-profit organizations for outstanding efforts to beautify the city through flowers and landscaping. The Village of Warren Glenn created a new large flower bed and improved other beds through the hard work of residents especially Josephine Danowski, board members especially Mac McDougall, staff especially Denise Giallombardo and students from Michigan Collegiate High School.

They were recognized for their use of marigolds, the city flower.

Lynette has worked at The Village of East Harbor for more than 14 years. First in the skilled nursing facility, now as Charge Nurse in the Memory Care Unit.

She consistently provides compassionate care, excelling in all she does for residents on a daily basis. She cares deeply for the residents and embraces their families. Lynette truly defines a caring and compassionate nurse.

David’s life work for 30 years has been serving seniors. “The residents are my bosses, this is their home, and I am here because of them,” says David. Under his leadership, The Village of East Harbor is a flagship senior living community in the PVM system.

East Harbor has a culture of caring, with David’s inspiration. He’s active and involved with everyone in the community from residents and families to staff and volunteers. He brings genuine concern to his involvement, and empowers his team to seek solutions and achieve great results.

COLLEEN FROATS Resident Assistant at Perry Farm Village “I’ve always believed the more you give, the more you have. The residents make every day worth all I can give,” Colleen Froats wrote in her Melinda Conway Callahan Spirit of Giving Award-winning entry.

The contest is in essay format and open to all employees who donate to the PVM Foundation. The winner gets $500 donated to their Village in their name. Colleen gives in many ways, from financial gifts to sewing aprons for residents.

Dear Friends & Supporters, We are pleased to report that the Presbyterian Villages of Michigan’s (PVM) system-wide 2016 financial performance for the entities it manages met our strategic expectations, and our financial position remains strong.

A key performance indicator is PVM’s debt service coverage ratio, measured to meet our requirements to fund principal, interest, and capital replacement reserves. For the entities PVM manages the system-wide ratio was 1.96 in 2016, which was below the 2.26 in 2015. The other key measure, the days cash on hand ratio, stood at 110 days at December 31, 2016, which improved from 106 at December 31, 2015. We were able to achieve these important indicators due to an emphasis on sales and marketing, new management service arrangements, higher development fees, continued cost containment, cash collections efforts, the sale of undeveloped land, cash returns on investments in certain entities, fund raising, and capital financing.

The PVM Foundation’s Statewide Comprehensive Campaign continued its strong performance, as it nears its seven year goal of raising $27 million by 2017. The actively managed investment portfolio yielded a 5.9% return in 2016.

$10.8 million at December 31, 2016, down from the $12.4 million at the end of 2015 considering PVM deployed $5.6 million of temporarily restricted funds, primarily to projects which opened in late 2016/early 2017, including Hillside III, Hartford Village, and the Harry & Jeanette Weinberg Green Houses at Rivertown Neighborhood.

The overall asset value of PVM’s system-wide managed entities was $203 million as of December 31, 2016, up from $198 million at the end of 2015. Our system-wide net assets (equity) plus forgivable HUD 202 capital advances represent 49% of the total asset value at December 31, 2016, down from the end of 2015, primarily due to booked depreciation of nearly $7 million.

Of the PVM-managed entities subject to third party audit or review, there were no matters of material or significant internal control deficiencies and all reports received an unqualified opinion.

In May 2016, FitchRatings affirmed the PVM Obligated Group’s BB+ rating and “Stable” Outlook.

PVM has a strong future thanks to the contributions and dedication of our staff, volunteers, partners, collaborators, and donors who together serve PVM’s clients to ensure a financially strong and transparent organization.

STRATEGIC DIRECTIONS AND INITIATIVES 2016 – 2018 When setting a new direction and goals for an organization, steps for successful implementation depend on alignment throughout the organization. In 2016, PVM commenced the implementation of the strategic planning process, which resulted in a bold list of achievable goals for Presbyterian Villages of Michigan.

Strategic Initiatives and Implementation Plans have been developed to outline the steps necessary to advance the Strategic Directions. The Strategic Planning Committee has prioritized the Strategic Initiatives, for the purpose of enabling PVM staff to develop an Implementation Plan that sequences the Strategic Initiatives. This prioritization is reflected in the draft Implementation Plan. Those Strategic Initiatives designated as “Urgent” are labeled as “Level 1”. Those classified as “Necessary” are labeled as “Level 2” and those identified initially as “Helpful” are labeled as “Level 3”.

I. Rebalance and strengthen the Village portfolio. (Increasing the number of market rate living units at a faster rate than the increase in the number of affordable living units – through affiliation, acquisition, divestiture and development.)
