Change is in the air.

The autumn palette has gifted us with the vibrant reds, delicious oranges and brilliant yellows that take our breath away. Ensure to take a moment out of your day to enjoy these natural riches found in this beautiful country we call home.

Along with the changing season, the fall real estate market has sparked some interesting conversation amongst buyers and sellers. The 2017 market has experienced significant changes over the course of the year beginning with the introduction of the 15% surtax in both Ontario and B.C. The 15% surtax has been successful in slowing down market activity but has not been able to totally eliminate bidding wars or regulate pricing in high traffic urban areas. The increase aimed at foreign nationals has given the market temporary pause but has not succeeded in slowing the market activity for very long.

The Bank of Canada has also had an impact on real estate activity when it comes to leading rates.

Current variable mortgage holders have seen an increase in their interest rate in recent months resulting in uncertainty for the future. The lending has also slowed with the qualifying rate being raised to 2% over the posted rate bringing the qualifying rate to just under 5%. The qualifying rate, meant to function as a financial stress test against increasing interest rates, is too big of a hurdle for some buyers to overcome.

Despite these challenges and slowdowns, the market continues to operate at an impressive rate. Looking ahead to 2018 we look forward to seeing what opportunities the new year will bring. Wishing you a very happy, healthy holiday season and Merry Christmas.

The ability to bring a dream home to life, first on paper and then as a living breathing part of the landscape, is what defines greatness in the world of Architecture and Architectural design. A master at his craft, Architect Frank Lloyd Wright exemplified this philosophy with his world famous organic architecture.

Wright’s Fallingwater, a perfect merging of art and nature, was designed in 1935 and has been labelled the best all-time work of American architecture. Fallingwater, located in Pennsylvania, continues to astound and awe to this day.

The journey to greatness often starts from humble beginnings and is paved with hard work, dedication and a passion for creating masterpieces that were first born in the imagination. Such is the case for multi-award winning Architect Bill Hicks who was encouraged to study Architecture by his supportive wife. At the University of Waterloo, he was inspired by fellow students who were studying Architecture and decided to make the switch from Biomedical Engineering in his second year. As he began his studies he recalls a professor expressing his passion for the profession by saying, “You don’t work in this field from 9-5. You live it every day and it is with you everywhere you go. If you aren’t prepared to do that, then Architecture isn’t for you.” Hicks agrees, “You have to love what you do to be in this profession, and to be successful – you have to love it every day.”

The heart of any project is the client and the client’s vision. Clients come to an Architect, or an Architectural Designer, with their dream in one hand and immense passion for seeing their dream home come to life in the other.

Hicks divulges that his secret to success is, “My ability to really listen to my clients and to hear what it is they want from me. I play many roles through the duration of a project, such as business manager, project manager, legal advisor and even psychologist but the most important role is being an active listener. Delivering what the client wants is imperative to the success of the project, and the relationship.”

A graduate of Mohawk College, celebrated local Architectural Designer David Carrothers knew he wanted to design homes from the time he was a young boy.

Growing up in Winnipeg he witnessed the construction of his local Church and became enamoured with the way the Architect orchestrated the entire project.

Through that experience, he knew he wanted to work in this exciting profession.

Before starting his own company he worked for a large local builder. He spent 8 years gaining invaluable experience in all aspects of the business. When he started his own company, he grew slowly, starting with very small projects and eventually began taking on large residential and corporate clients. Similar to one of his greatest influencers, Frank Lloyd Wright, Carrothers aims to build homes that are in harmony with the site they sit on. He remarks, “My favourite part of the job is sitting down with my clients and seeing their faces light up when I reveal to them how we will bring their dream home to life. Watching my clients fall in love with something that I have created out of thin air, is magical.�

Creating a dream home from someone’s imagination isn’t without its challenges. The biggest challenge in architectural design is managing client expectations, market demands and any approvals required that conflict with city bylaws. Carrothers remarks, “It is a delicate balance between city bylaws, market needs and client requests. Making it all work within a budget, and on schedule, is the most challenging part of the job.” Hicks echoes this sentiment, “The approval process can involve multiple layers of approvals in various departments. In essence, the approval process can stifle the creativity of a project.

Changes in the industry are happening fast. The level of service provided is vital to both longevity and level of success you are able to achieve. In the future, to become a top Architect will require the ability to manage many aspects of the business such as finance, law, interior design and project management. Assisting clients through all stages of the process will be the differentiating factor between those who make it and those who don’t. There are also many advances when it comes to technology. Currently, the most significant advancement is the introduction of 3D models and printers. Having the ability to show your client a 3D model is rapidly becoming the expectation.

Frank Lloyd Wright created his legacy with memorable homes and buildings from the beginning of his career to his final project, the incredible Solomon R. Guggenheim Museum in New York City. The legacy of Carrothers and Hicks is deeply routed in their dedication to their communities and creating inspiring structures that enhance modern life. The secret to success of this magnitude is simple – love what you do and to keep moving forward.

SEASONS RESTAURANT The Anderson Block, nestled in the heart of Oakville’s historic downtown core, was constructed in 1887, and has been a centrepiece of the town’s commerce and community ever since. At times it has served as a bank, a police station, and Town Clerk’s office. What better place for a restaurant to continue that tradition of community service, and the perfect location for the Couto’s flagship establishment.

For over 18 years, Seasons has been treating the denizens of Oakville and its fortunate visitors to an ever changing and contemporary menu, just as its name suggests. Under the watchful eye of its proud proprietors, Executive Chef Doug Walker has created an ever-evolving carte du saison inspired equally by the Anderson Block’s Italianate design and Oakville’s Restaurant Row’s divine commitment to nourishing Southern Ontario with the best ingredients and delicious food.

The current incarnation of the menu boasts such exalted interpretations of classic fare such as octopus and chorizo with capers, black olives, fresh lemon, jalapeños, and beurre noisette; white lasagna with turkey ragout, spinach, mozzarella, and fresh ricotta; Chicken wrapped in prosciutto stuffed with cherries, goat cheese and baby spinach, roasted carrots, purple kale and orange preserve; and pistachio and dijon-crusted rack of lamb with polenta frites, asparagus, and salt-baked beets.

Borrowing its name from the cork oak forests that populate the Spanish and Portuguese countrysides, Corks offers its fare served in the traditional tapas style. Piquillos with Spanish peppers filled with a broccoli, roasted cauliflower and manchego mousse on top of a saffron leek sofrito; Gambas Al Ajillo: pan seared shrimp with garlic, chili, herbs, smoked paprika and flambéed with brandy; Albondigas: four lamb meatballs in a minted tomato sauce, feta cheese and grilled bread; and Sopa de Marisco with clams, mussels, calamari, shrimp, fresh herbs, garlic, white wine butter sauce and grilled bread. All this plus a variety of paella are sure to transport every palate back to the old country, without stepping foot outside of Southern Ontario.
