Ramsgate Beach Market Update 1st Half 2026

In Q1 2026,Ramsgate Beach* had a median house price of $2,070,000, and a median unit price of $800,000.This is anannual (Q1 2025 – Q1 2026) price softening of -2.8% for houses but a growth of 9.6% forunits. Between Q1 2025– Q1 2026 house sales were stable (at 26 sales in Q1 2026), but unit sales fell, by -17.7% (to 107sales in Q1 2026). The house market is in high demand, whilst the unit market is undersupplied. Combined, this has created a buffer against higher interest rates in early 2026, thus now is still anideal time for owners to capitalise on their investment. There is a high number of new units planned, which benefits buyers in the long run.

A key focus onmixed use projects will stimulate the economy throughjob creation and improve livability for residents. This canattract more people to live in Ramsgate Beach, thus higher demand for housing stock. There are quite a few residential and mixed-use projects bringing new stock to Ramsgate Beach; including:
• 7-11 Derby Street Apartments & Shops (54 Apartments)
• 31-33 Gladstone Street (78Units)
• 25-27Robinson St (6 Townhouses)
Most of the incoming supply of readyto-go stock are units. There is limited number of new houses in the pipeline, thus houses will be undersupplied and the potential for higher prices is likely.
Thatsaid, there is a high number of units planned (400 units), which will absorb current demand, providing options for buyers.

AVERAGE VENDOR DISCOUNT*
Average vendor discount reflects the average percentage difference between the first list price and final sold price. A lower percentage difference (closer to 0.0%) suggests that buyers are willing to purchase close to the first asking price of a property.

In the past 12months to Q1 2026 average vendor discount for houses have remained at a premium, now at a higher rate of 4.1%. Conversely, units have swung from a slight premium to a discount of -1.1%. Market conditions in Ramsgate Beach* continue to favours sellers for houses, where buyers must offer above initial listing prices. Currently unit buyers can benefit from a slight discount, however with more price growth expected, buyers should actfast.
The suburb of Sans Souci has historically tracked at a premium compared to the wider Bayside Local Government Area (LGA) for median house and unit prices for the past 5 years. Whilst trends continued for both houses and units, they became less affordable compared to the wider LGA.
Most of the houses sold in Ramsgate Beach* in 2025-2026# were in the middle price bracket of $2,000,000to $2,199,999 (31.6%) and the most affordable point of less than $1,799,999 (26.3%). On the other hand, most of the units sold were in the premium price bracket, of $950,000and above, and the middle bracket and more affordable bracket (21.1%). This suggest there are opportunities for owners and first home buyers; even in a premium market like Ramsgate Beach*.
