Kogarah Market Update 1st Half 2026

In Q1 2026,Kogarah* recorded a median house price of $1,775,000and a median unit price of $760,000.This is an annual (Q1 2025 – Q1 2026) median price softening of -5.1% for houses and a 5.6% growth forunits. Comparing Q1 2025– Q1 2026,sales decreased by -16.2% for houses (to 62sales in Q1 2026)and by -8.1% forunits (to 194sales in Q1 2026). The unit market is in high demand, which has created a buffer against higher interest rates; hence price growth. Thus, buyers are encouraged totake advantage of the price softening in the Kogarah* house market. Buyers must act quick, as there is limited dwelling stock coming to the market in 2026, thus prices will rise.

There are multiple residential and mixed-use projects in Kogarah* planed for 2026. They include:

• 75-85 Railway Street Units & Commercial (140Units)

• 54 & 56 Caledonian Street (8 Dwellings)

• Stanley Street & Princess Highway (112 Apartments)

• 1A Willison Road (32units)

• 1-7 Brownds Road (55 apartments)

Although there are several ready-tosell housing stock planned, most of the incoming stock is units; there is only 8 stand-alone houses/dwellings in the pipeline. This will notbe enough, when compared to Q1 2026 sales (62 house sales). Thus, house buyers must rely on current available stock, and most likely re-route their budget tothe unit market. As a result, both house and unit prices are expected to increase.

AVERAGE VENDOR DISCOUNT*

Average vendor discount reflects the average percentage difference between the first list price and final sold price. A lower percentage difference (closer to 0.0%) suggests that buyers are willing to purchase close to the first asking price of a property.

In the past 12months to Q1 2026, average house vendor discounts have continued to track at a premium, but at a lesser rate of 3.0%. Average unit vendor discounts have tightened to a lesser discount of -0.7%. The house market continues tofavour sellers, as buyers must offer higher than the first list price. Units still favourbuyers for now, however, with a tighter discount in Q1 2026 the room to negotiate is becoming smaller. Unit buyers must act fast.
