OVERVIEW In Q2 2026, Coolangatta* (which in this report include sales and rentals for Gold Coast City Council), had a median house price of $1,420,000 and a median unit price of $975,000. This represents an annual (Q2 2025 – Q2 2026) median price growth of 10.5% for houses and 13.4% for units. At the same time, sales decreased by -26.5% for houses (to 1,477 sales in Q2 2026) and -31.5% for units (to 2,049 sales in Q2 2026). This confirms a clear undersupply, which has created a buffer against cash rate hikes in 2026 and supported price growth. Thus, now remain an ideal time for owners to capitalize on their investments. Further, with a small number of new houses planned, buyers need to act fast before prices rise further.

Average vendor discounts between Q2 2025 and Q2 2026 have widened to -1.9% for houses while remaining stable at -1.0% for units. The Coolangatta* market still favour buyers, as vendors willing to accept below the first listed prices. Q2 2026 discounts were the highest recorded in the past 24 months. With new housing supply very limited, now is an opportune time for buyers to act. The suburb of Coolangatta has outperformed the Gold Coast Local Government Area (LGA) in both house and unit prices over the past 5 years. This continued in 2026#, with median unit price in Coolangatta suburb increasing further, now becoming a premium market. In contrast median house price has stabilised, benefitting buyers. The dominant proportion of homes sold in Coolangatta* in 2026# were in the premium price bracket, with 34.1% of houses sold above $1.9M and 33.6% of units sold above $1.2M. That said, the most affordable price brackets remained available, with 9.6% of houses sold less than $999,999 and 10.9% of units sold at less than $599,999. This is good news for first-home buyers. Overall, there are homes available for buyers across various budget levels.

Median house rental price has declined in the past 12 months to Q2 2026, to $1,000 per week. That said, there were only 5 houses rented in Q2 2026, which explains the price fluctuation. A slightly softer rental market will benefit renters, whilst a low number of houses rented presents an opportunity for investors.

Further, a 1.4% vacancy rate is well below the Real Estate Institute of Australia’s healthy benchmark of 3.0%, suggesting quicker occupancy of rental homes in Coolangatta¥. There is a conducive environment for investors, especially as the median house sale price (for postcode 4225) has stabilized in Q2 2026.
