Broome Market Update 2 nd H a l f 2 0 2 6
OVERVIEW
In Q2 2026, Broome* recorded a median house price of $860,000, and a median unit price of $560,000. This represents an annual (Q2 2025 – Q2 2026) price growth of 8.9% for houses and by 34.9% for units. Between Q2 2025 – Q2 2026 house sales has declined, by -49.3% (to 38 for houses in Q2 2026) and by -56.0% for unit sales (to 11 sales in Q2 2026). The house and unit markets are significantly undersupplied, which created a buffer against cash rate hikes in 2026. Thus, there is a continuing opportunity for owners to capitalise on their investments. With limited new housing stock planned to be built, more price growth is expected. Buyers should act fast.

There are several key infrastructure projects planned in 2026 and 2027, including the Broome Renal Hostel, Broome Boating Facility, the Port of Broome Cruise Terminal, and the Yungngora Community Airfield and shop. These will improve liveability for current residents. At present, there are no new residential projects due to commence building in 2026 and 2027. This suggests there is a reliance on previous project builds and current available stock. With a market undersupply already in place, the absence of new housing stock suggest this will remain. Higher house prices is highly likely, having a multiplier effect on other property types (units and townhouses).

AVERAGE VENDOR DISCOUNT*
Average vendor discount reflects the average percentage difference between the first list price and final sold price. A lower percentage difference (closer to 0.0%) suggests that buyers are willing to purchase close to the first asking price of a property.

Median house price across several key suburbs in Broome and the surrounding areas have continued to perform strongly, on a 1year, 5years, and 10year basis. This represents sustainable buyer demand and resilient market conditions in the area, despite higher interest rates in 2026.

Most of the houses sold in Broome* in 2026# were in the premium price point of $1,000,000 and above; and the middle price bracket of $800,000 to $899,999 (both 21.4%). Most of the units sold were in the middle bracket of $500,000 to $599,999 (35.7%), but also the most affordable price point of less than $399,999 (25.0%). The house market shows an almost equal number of sales in different price points; and there are ample sales for units in the other price brackets. This suggests that Broome* has a home for all budgets.

In the past 12 months to Q2 2026 average vendor discount for houses and units have swung from a discount of -0.6% to remained at a premium, but have increased further, to 3.8% in Q2 2026. This suggests that buyers must now offer higher than the first listed price. With limited new residential stock coming to the market an undersupply will likely continue. Thus, buyers must act fast, before higher premiums occur.

2-bedroom houses have provided investors with +21.9% rental growth annually, achieving a median rent of $975 per week.

Broome¥ recorded a vacancy rate of 0.6% in June 2026, on-par with Perth Metro’s 0.6% average. Vacancy rates in Broome¥ have fluctuated but overall increased in the past 12 months, due to more investors entering the market. That said, a 0.6% vacancy rate is significantly below the Real Estate Institute of Australia’s healthy benchmark of 3.0%, indicating that there is quicker occupancy of rental homes in Broome¥. This is a conducive environment for investors, even with a higher median house and unit sales price (thus, entry price) in the past 12 months to Q2 2026.
