Removing a wall between the kitchen and living room can enhance the functionality of the area and provide a modern open concept design. Cutouts in walls are another option if the wall cannot be completely removed. Remember to ensure any wall is not load-bearing before removal, so you don’t impact the structural integrity of the home.

This is particularly important among young homebuyers. Sixty-eight percent of millennial homebuyers reported buyer’s remorse, according to a Bank of the West survey. Today’s high home prices in cities across the country mean that many millennials are buying older homes rather than newly built ones. Shortly after the purchase, these homebuyers feel disappointed with the dated features of their homes, unsure what and where to renovate. If you feel you’ve settled for your home, or perhaps you love the older property but want to give it a face-lift, here are some leading home-improvement projects for older homes:
Technology additions
Smart-home features are frequently requested in new construction. Fortunately, your older home can become a smart home too when you implement technology, such as home automation. Thanks to WiFi, there’s no need for clumsy and costly rewiring. Smart thermostats, smart music and programmable lighting are prime examples.
Tankless water heaters
Tankless water heaters are ideal for older homes because they are easy to install, take up much less space and can reduce energy costs by as much as 60 percent. Homeowners wanting to upgrade, upsell have

If they want to sell or sell for more, some remodel projects will add value to their home, but others should be done long before the move—the return won’t be the cash invested but a few years of enjoyment and, at the time of sale, a higher resell value. “You can over improve your house,” said Dave Wagner, broker with ERA Tradewind Real Estate in Longmont and past-president of the Longmont Association of Realtors. “You don’t always get that back immediately when you make a sale. … If you’re doing it to enjoy it, that’s part of the investment in the house. If you wish it looked better, you should do it now, so you live in a better house.”
Start with the Kitchen and Bath
Kitchens and bathrooms usually are the first rooms in the house to need a remodel, since they are heavily used. For a budget-conscious refresh, try Miracle Method, while for more extensive remodeling work, Budget Home Supply has

many options that give a new, updated look. “We can come in and update their look at a huge savings over replacing,” said Brian Weber, president and coowner of Miracle Method of Boulder in Longmont with his wife, Lynne. “We refinish stuff to look like new.” Over time, kitchens and bathrooms can be outdated in color and finish—for instance, pink and blue were popular in the 1950s and ’60s, followed by gold and green in the ’70s, Weber said. Stainless steel was popular in the late ’90s but because of the fingerprints, black stainless steel became the trend, he said. Granite is another trend for things like countertops—Miracle Method can refinish the surface with a stone finish to achieve a similar look at a savings of 50 to 70 percent, Weber said. Miracle Method also refinishes bathtubs that may be dull or in an undesirable color by removing the old finish, prepping the surface and applying the new finish, Weber said. The same process applies to other surfaces, such as showers—or just the fiberglass shower pan can be repaired and refinished, he said. “We can make it new again without tearing it out,” Weber said, adding that sinks and toilets are easily replaced and cost more to refinish. Carmen Gibson, lead designer at
Budget Home Supply in Longmont, finds that popular upgrades in the kitchen include soft-close drawers and cabinet doors and organizers for inside the cabinetry to avoid cluttering countertops. “They want a minimalistic look. They want a clean look, so what goes inside the cabinets is important,” Gibson said, adding that cabinet doors and drawers also can be upgraded with hardware for modern, traditional or country looks with quartz as the material of choice for the countertops. Bathrooms, too, are going minimal, such as cabinets with grooming centers for blow dryer and curling iron storage, rolling trays underneath the sink and wastebaskets that pull out from the cabinets. “For bathrooms, bold tiles for the floor and back splashes are becoming more popular, something with a lot of pattern to them,” Gibson said.
Be Sure to Include the Floors
Installing new flooring in the bathroom and other rooms of the house, as well as painting, is one of the most important upgrades prior to selling—there are multiple price points within each product category. “Flooring is one of the first things people will notice, especially if it is inadequate,” said Troy Wonnacott, president

and general manager of Basset Carpets in Longmont. “It’s twofold. One, you’re going to enjoy your home more, especially if you have a product that’s going to be more user-friendly, such as pet- and waterproof and easier maintenance.” Second, new flooring is one of the easiest and quickest ways to raise the value of the home, Wonnacott said. Bassett Carpets offers carpet, tile, hardwood, laminate, luxury vinyl plank, and area rugs, plus window coverings in various price ranges. Carpeting options include higher-end products that have unique patterns instead of a solid color and a new product category called floorigami, a soft modular carpet tile that is budget conscious and easy to install, Wonnacott said. “It’s really super easy to install, so you can cover an area with virtually no installation experience,” Wonnacott said. For hard flooring, wood options that are not actual wood are trendy, such as LVPs, Wonnacott said. They have a hardwood look and also are easy to install in glue-down and floating options, plus, they are water-, stain- and fade-proof and great for high-traffic areas in the home, he said. Glue-down planks have a pressuresensitive releasable adhesive, while floating planks click together. The individual planks for each type can be removed and replaced in case of damage, instead of having to replace the entire floor. “Now, it’s much more manageable to deal with any issues you have,” Wonnacott said. Another way to achieve a hardwood look is porcelain tile, which varies in appearance for each tile and requires little maintenance, Wonnacott said. “In the last couple of years, they modernized the visuals of it. That’s what makes it more realistic,” Wonnacott said. “A repeated pattern can give it a cheap look. You want to have character in it.”
Other Things to Consider
Besides flooring and kitchen and bath updates, there are a few other things to think about if you’re ready to sell, such as pre-packing, removing things from the closet and putting nonessentials in storage, plus doing a thorough clean, said Kathy Crowder, real estate broker for RE/MAX Alliance in Longmont. There is an extra cost to treat the water and make it safe.” What makes for a safe start? For clogged drains, a plain old plunger may do the trick. Here too, however, things may not be as simplistic as they seem. “Most people think a plunger is a plunger, but that’s not the case. There are actually specially designed plungers for toilets and for sinks.”

pring is on its way! So much we can all look forward to: warming temps, longer days; chirping birds, the tender bloom of vegetation…and a whole host of plumbing problems. “Spring thaw can cause and reveal a lot of issues,” says Steve Moskal, owner of Steve’s Plumbing for thirty plus years and counting. “Gutter obstructions, poor outdoor drainage, broken outdoor faucets, cracked pipes.” Add these to the usual homeowner headaches of everything from leaky faucets to running toilets, and you may want to put your local plumber on speed dial. Or….you may want to tackle repairs yourself. Before you do, think carefully: is this really a good idea? Sometimes, maybe. Here, tips from the pros on keeping a happy flow at home, and plumbing hassles low.
Preventative Maintenance.
Plumbing issues will crop up over time, simply through the course of use, says M&M HVAC Master Plumber, Brian Adair. While you may not be able to avoid things breaking down, little things can go a long way toward keeping problems at bay. “Every fall, be sure to winterize properly,” Adair says. “Drain outside sprinkler systems. Disconnect garden hoses. Shut off valves, and make 8

sure they’re not dripping prior to winter. Make sure your irrigation systems are winterized appropriately and professionally. This will really help prevent freeze break.” General home maintenance itself can go significantly help protect your home from plumbing problems. “Too many times, plumbing problems are hastened because people let stuff go,” Moskal says. “Regular maintenance on sinks, faucets, and toilets will save a lot of money in the long run. Check your plumbing. Make sure your toilets are working. Check your pipes for any moisture or signs of corrosion.” Monitoring water pressure for steady flow can cue homeowners in time to stop problems before they loom large. Low flow can be a sign of a number of issues, such as clogged pipes, faulty fixtures, or poor water valves. On the flip side, Moskal says extreme high water pressure can also put great stress on plumbing systems as a whole, leading to issues from leaky faucets to broken water heaters. Alongside protecting your plumbing systems, home maintenance can prevent problems that are typically perceived as plumbing issues. “I get a lot of calls for bathroom leaks, for example,” Moskal says. “Instead of a plumbing problem, they’ve got a case of missing grout, or worn-out caulking…general disrepair.”
DIY Do’s.
Regardless of the repair, first step is to turn off the water main. “At any job, the first thing we do as professionals is to locate the main water shutoff,” Adair says. “Then, we want to make sure it’s in good working condition.” Water can be one of the most damaging elements to a home, alongside fire, Adair says. With the potential impact of water in mind, homeowners should keep aware that any issue, no matter how minor, may have several variables at play. Removing small blockages clogging the sink may seem straightforward enough, but should still be approached with care. “Whatever you do, don’t pour chemical concoctions down the drain to take care of the blockage,” Adair says. “These are very damaging to pipes, especially in

Are you hearing noises such as bubbling or gurgling from your sewer or drain? Call a plumber. It is likely time to have the mainline cleaned. If you’re tempted to install pipes, a sink, or tub yourself, think twice. “I highly recommend a pro to ensure you conform to applicable plumbing codes,” Adair says. Some installations do not require special equipment, but in most cases, homeowners don’t have the appropriate tools and materials for proper drain connections and installation. When in doubt, always consult a professional. “It’s more cost-effective to go straight to a pro than to take chances with complex tasks that don’t go according to plan,” Adair says. “No complaint is too small. To me, the only stupid question is the one that isn’t asked.”

Start In the Spring to Have a Healthy Lawn All Year As spring descends upon us, the responsibilities of lawn care emerge yet again. While it might still seem like summer and green grass are a long way off, now is the time to start caring for your lawn. Here are some tips to ensure that your lawn stays healthy and robust for the entirety of the season.
While many Colorado homeowners might not start to think about their lawn until snow disappears from the forecast, starting earlier will allow your lawn to develop a stronger and healthier root structure. “The purpose of this early spring attention to lawns is to condition the lawn for healthy root development and to promote beautiful looking turf throughout the summer and into the fall,” says Marty Johnson, owner of LAWN DOCTOR of Longmont. “Early spring lawn applications are important for building stress tolerances, strong roots, healthy color and preventing unwanted annual grasses.”
2. Stop weeds before they start
Start by fertilizing your lawn and applying pre-emergent controls for crabgrass and other annual grasses. “Poor broadleaf weed control is a major contributor to home owner dissatisfaction with lawn appearances,” says Johnson. “Applying these controls, along with fertilizer, is the first step of the year toward

3. Watch the Weather
Pre-emergent controls for crabgrass can be affected by too little or too much rain, excessive heat, and even a heavy hailstorm. “The home owner should avoid seeding, thatching, heavy raking and core aeration after a preventative treatment is applied,” says Johnson. Cool weather can also lessen the effectiveness of these controls, so professionals usually provide additional broadleaf weed control in a later application, when it is warmer.
4. Be Cautious with Lawn Care Materials

DECLUTTERING BANDWAGON? Here’s why you might have regrets.

o you’ve tossed a bunch of stuff after watching a series of episodes from Marie Kondo’s Netflix special. Those extra shirts, the duplicated kitchen appliances, that blue wig you’re not sure why you had in the first place. But it’s possible that a few short weeks later, the regret is already starting to kick in. We could think of many of our own examples of throwing things out we later wish we’d kept — letters from an ex-boyfriend, a part to an Instant Pot unrecognized as being a part to an Instant Pot, maps from travels we could’ve framed. And yes, one of our children wanted to wear that blue wig for crazy hair day. Perhaps lost in the conversation of the amount of joy sparked by decluttering is the very real regret many people feel after losing items forever. The regret of tossing things is just as much an emotion as sparked joy, said Joseph Ferrari, a professor of general psychology and community psychology at DePaul University. “Regret focuses on a variety of domains — jobs I didn’t take, relationships I had, things I got rid of,” he said. “Regret is also an emotion. It’s more of a depressive.” We build relationships with items, he said, and when we get rid of them too quickly, it can result in negative or depressive feelings like regret. For this reason, he suggests not immediately purging. Instead, stop and think about what you have. “Don’t jump in and get rid of it right away,” he said. “Sort, strategize and then purge.” Ferrari said the recommendations of decluttering experts he has worked with are not necessarily what Kondo suggests. For example, she says to hold the object and see if it sparks joy.

But he suggests the opposite. Don’t hold items, because touching something makes you want to keep it. “There’s this attachment of the fond memories,” he said. “Get a friend to come and hold the items, to say, ‘Do you want this?” And consider the following: Could you buy it again? That pair of pants likely exists elsewhere, in a worst-case scenario of clothing regret. As far as more personal items, he said, many decluttering experts feel kindly toward keeping them. “If it is sentimental, then hold on to it,” he said.
For items like appliances — or that part of the Instant Pot — those are likely things you can purchase again. The sentimental ones — the letters, the vacation mementos — are things that might be harder to replace. Consider donating an item, so it goes to a good cause. Or give it to a family member, who might appreciate it. Plus, you’ll still have access to the item. “Give it to a relative that might be happy with it, and you’ll be able to see their joy,” he said.

The benefit is two fold: One you save money and two, possessions that once brought you joy can do so again. There are two ways to look at the idea of restoration or renewal; restoring a

valued item to its original state, or renewing value by updating its look. Here are some ideas for homeowners to restore or renew those things you just can’t get rid of.
Add color
Whether it’s paint, trendy color-washing or a new stain, you have plenty of options to save old, dated wood furniture and turn it into a piece that blends into your decor at the least, or a stylish centerpiece at the most. If you’re thinking of painting, the chalk paint craze is far from over. In fact, it has branched out from the standard whites, blacks and greys to much more vibrant hues like pink, aqua and yellow available at most home improvement stores. Chalk paint gives painted furniture a modern matte finish and can help dull those strong decorative embelishments that were so popular in furniture of the 70s.
If you prefer to let the grain show through, color washing or staining may be your best bet. These may require more elbow grease depending on the original stain and finish. You’ll likely have to sand and/or strip it using a chemical paint and varnish stripper, but once the work is done, you have the option of color washing, which is a process of thinning latex paint with water and applying a little at a time until you get the desired level of coverage or staining using an oil based stain. Modern stain options can be just as bright and colorful as their semi-opaque counterparts and still show off their wood’s origins.
Reupholster A chair that once belonged to your grandmother might have significant sentimental value, but the cushions have still have seen better days. Reupholstery is a simple solution that will keep that chair in heirloom condition for the next generation. Choose a completely different fabric, or something in keeping with
