O’MEARA At this time in Colorado State fall, we make University Extension the annual pilgrimage to pumpkin patches. Prowling in fields or rummaging through bins looking for the perfect Jack-Olantern, we’re all getting into the fall mood.

Enjoyment is ripe for picking at many area farms, and local growers are holding their harvest festivals complete with orange, grey, white, warty, and giant novelty pumpkins. Hop on a hayride or test your skill at navigating a corn maze; you’ll find there’s fun for everyone at area patches.

If you plan on getting out early to pick your pumpkin, choose one that lasts with these tips: • Strong stems keep the pumpkin fresh, so look for those that are fully attached to the skin.

• Choose firm, not mushy pumpkins. Avoid those with cuts in the skin; they’ll rot quickly.

• Keep your pumpkin cool, not freezing or overly hot. Store away from direct sunlight, and bring it in if frost is predicted.

Once your pumpkin is picked and safely home, keep it fresh and ready for the big night with these tips: • Wait to carve your pumpkin until one or two days before Halloween.

• Scrape out the walls to a thickness of one inch for easiest carving.

• Immediately after carving, smear petroleum jelly over the interior and cut surfaces to lock moisture in.

• Pumpkins wilt in three days; perk yours up by soaking it in water. Mix one teaspoon of bleach to one gallon of water to prevent mold from growing.

Winter’s coming: Get out the flannel sheets It’s fall in Colorado which means it will be winter any day. Yes,

BY MARY LYNN BRUNY we have both flip-flops and snow boots by the front door, but soon it will just be the boots. It’s the time of year to get out the flannel sheets.

According to our offspring – a.k.a. our children – my husband and I barely heat our house. This is no doubt the result of living in old homes most of our adult lives whose historic windows only give a passing nod at keeping cold air out or warm air in – even with storm windows.

In my husband’s and my younger years together we could not afford to bask in the delightful 70-degree indoor temps during winter. If we did we could have bought small islands for what our monthly heating bills would have been. So we got used to living in temperatures slightly warmer than

a refrigerator. I’m accustomed to typing with fingerless gloves and sleeping under mounds of heavy covers.

Now we live in a house with good windows and can set the heat at any temp our hearts (and bodies) desire. We have maybe added a few scant degrees of warmth. At this stage of our lives we’re used to being slightly chilled all winter and find what most think of as regular warmth as slightly stuffy.

Side note: Older readers will remember growing up during the energy crisis of the Reagan years. I can vividly recall the ultra serious look on my late Italian father’s face when telling us four kids that, “Under no condition are you ever, ever, ever to touch this thermostat or you will be grounded forever!

FOREVER! Do you understand me? Do you?” My father had that intense Robert De Niro-like vibe in “Meet the Parents.” We did not touch that thermostat; we put on more sweaters.

But back to flannel sheets: You do have to be careful with them. For example, there’s what happened when my spunky mother last visited us. My mom, in her 80s, is the incredibly shrinking woman. Every time we see her she seems to become more of a wee thing. Soon she’ll just be a feather with a head. She resides in Savannah where – despite living more than half her life in Ohio – she has what she calls “thin blood.”

She is always cold in our house even though we crank up the heat for her. It feels to my husband and me like we’re just sweltering. We’re peeling off layers of clothing as my mother keeps piling them on. (I can see at some future point we’ll be in our underwear and she won’t be able to bend her arms or legs; she’ll be like a toddler in a puffy snowsuit.)

During her last visit, to combat our Colorado cold she brought flannel pajamas and actually got stuck in bed. I heard her hollering

for help and thought she had fallen off the bed whose mattress and box spring are ridiculously high for her small self, like the Princess and the Pea. But no, it turns out she was trapped. Her flannel gown and the flannel sheets were acting like Velcro together, and the weight of the heavy covers just sealed her in.

“I’m trapped and I can’t get up – or out!” she said laughing. I helped her escape and loaned her a cotton nightgown.

Apparently you have to be pretty strong to handle flannelon-flannel bed action. Just turning over takes amazing strength and endurance. I wouldn’t recommend it for anyone who couldn’t complete a triathlon. But I would recommend flannel sheets in general, especially if your idea of a good indoor winter temperature causes ice cubes to freeze.

OUTDOOR HEATERS are the hot accessory as it gets colder.

Here’s how to buy one

By Nick Vadala The Philadelphia Inquirer (TNS) The weather is starting to cool off, and in any other year, we would all start to move indoors to keep warm. But we’re still in a pandemic, and a lot of us are looking for ways to keep our socially distant gatherings safely outdoors in our backyards, patios, and decks when the temperatures start to get chilly.

One popular way to do that: Patio and outdoor heaters. You know, the types of warming devices often seen in outdoor dining and beer garden settings. They can help heat an outdoor space well into the colder months of the year, and make brisk evenings outside just a little more bearable.

And as the COVID-19 pandemic continues, consumers are catching on. Online retailers like furniture seller Wayfair have reportedly seen a 70% increase in searches for patio heaters compared to previous years, and ditto for online retail juggernaut Amazon. And they’re not alone.

“Throughout the year, we have seen a significant increase in searches and purchases in the patio category as a whole,”

says Molly Parker, vice president of category experience at online retailer Overstock.com.

“Additionally, we have seen an uptick in outdoor and patio heaters and fire pits.”

So, what are your options when it comes to buying your own patio heater, and what should you look out for when purchasing one? Here is what you need to know: The first thing to consider when getting an outdoor heater: What kind of fuel does it use?

into standard electrical outlets, and use a heating bulb to warm up your outdoor area. They are low-maintenance and convenient, says Lowe’s Home Improvement store manager, Janeen DeVillava, and good for smaller, enclosed spaces. The downside, according to Parker: They require close proximity to an electric outlet, and can be affected by power outages.

compared to electric heaters.

They’re also a little more portable and flexible, as they don’t need to plug into anything. They do, however, sometimes require some assembly, and, as DeVillava says, are best suited for “well-ventilated outdoor decks and patios.”

Natural gas heaters are connected to natural gas lines, and generally are more stationary than the other two options because their fuel source is usually fixed. (So if you go with this option, make sure you like where you’re putting it.) They provide “exceptional heat,” Parker says, and, according to the Home Depot, are best for larger, more open outdoor settings.

Aside from fuel options, another thing to look for is the style of patio heater, which generally breaks down into mounted or hanging, tabletop, and standalone heaters (plus fire pits, but that’s another article).

Mounted and hanging outdoor heaters attach to a ceiling or wall, and stay in place, so they’re more permanent solutions. This style is often electric, and better for smaller spaces.

Tabletop heaters are more compact, and may come in electric or propane gas versions.

Generally, they’re more portable, and better suited to heating a smaller area, like an outdoor dining table or seating area.

Standalone heaters are the familiar, freestanding outdoor heaters that we’ve all seen on restaurant patios. Parker says that these types of patio heaters are Overtock’s most popular, because

they are versatile and able to heat larger ares.

“Think about your space, how often you would need to use the heater, and which fits best for you and your family,” Parker says.

Consider the climate of your area. As Philly-area folks know, we can face some pretty frigid temps come fall and winter. Think

about the size of the area you want to heat, and how long and how often you want to use it.

Then, figure out how much heat you need. The amount of heat a particular outdoor heater can put out, DeVillava says, is determined by its “British Thermal Unit” (BTU) rating. A good rule of thumb, according to one manufacturer, is to divide the BTUs by 40 (or 30 for more chill environments) to figure out how many square feet a device can effectively warm up.

One thing to look out for though: Wind. Park recommends placing your outdoor heater in a place that avoids as much wind as possible in order to maximize the effects of the heat it puts off.

As with any heater, you should be careful when using a outdoor or patio heater to keep warm. To start, both Parker and DeVilla recommend reading the manufacturer’s instructions and warnings, including any advice on how far to keep them from flammable objects.

That said, there are some rules

in the Philadelphia Fire Code that could help you keep things safe: Generally, the code says that there should be at least three feet between any ignition source (like a heater) and any combustible materials (like paper or wood) — though some manufacturer’s instructions may require a larger distance.

When it comes to propanepowered heaters, keep your gas containers outside, and any pressure relief devices attached to them should be pointed away from any “tent or membrane structure” nearby.

Tanks, valves, pipings, and fittings should also be “adequately protected” to prevent tampering or damage, and should be secured “to prevent unauthorized movement.”

But ultimately, proper use comes down to the individual appliance itself.

“Always carefully read the instructions and warnings prior to purchasing, installing, and using heaters as an added safety precaution,” Parker says.

Vintage Home Inspections Vintage or historic homes provide some unique challenges

Homeowners may have strict limitations for renovating and updating a home. Whether you are buying or selling an older home, there are “old-house” issues you should familiarize yourself with. Get to know the signs and costs associated with the repair of some of the most common problems. Major updates might require special permits and committee approval.

While safety is a primary concern for home inspectors, customers interested in historic or vintage homes might find themselves in a balancing act between preserving the past while living in the present.

In older, historic property’s, you can expect to find led paint. These older homes probably have ledbased paint on siding, trim, doors, windows, staircases, ceilings and sometimes even floors. Most buyers looking to purchase an historic property understand the likelihood of lead-based paint, but that is not always the case. Buyers should be informed about the prevalence of lead in older houses and how to test for lead. That

is especially true if the buyers have young children, who are more susceptible to lead-related developmental issues.

As with lead paint, asbestos is probably present in many parts of an historic house. Regardless of the home’s age, asbestos might have been used for renovations over the years. For example, loose attic insulation in an old house could easily contain asbestos.

Flooring that looks like linoleum might contain asbestos as well.

Some builders also mixed asbestos into plaster for texture on walls and ceilings. In basements, you might find boiler pipes wrapped in asbestos insulation. Buyers should consider an inspection by a professional environmental testing company to evaluate the presence of these substances.

Many vintage homes have unusual or outdated heating,

ventilation, and air conditioning systems. The challenge becomes fitting modern equipment into the house without disturbing the architectural features. There might be an old coal or oil burning furnace in the basement.

Registers in floors and ceilings might appear to lead nowhere without ductwork, but their function was different. The allowed warm air to travel to upper floors. Cooling systems might be non-existent.

Historic staircases may have multiple safety issues. If you have never walked a staircase in a historic house, you might be in for a surprise. There were no standards for their construction.

Some are narrow and steep; some are grand works of art.

Handrails are a significant issue with historic houses. Many interior staircases might have no

handrails at all. Where railings do exist, they are often lower than what is considered code today with balusters that are spaced too wide. That is another issue for buyers with small children.

There will most likely be issues with access and clearance. What is considered safe and accessible today was not a consideration in the past. It is not uncommon to find an upper bedroom with only one window too small to qualify for egress during a fire.

Doors might also be too narrow.

In some cases, houses settling can cause doors and windows to stick, creating another fire safety hazard.

As with other issues in an older house, buyers might face limitations with repair and upgrades. Historic register committees may have a say in what is allowable and what is not.

Historic houses still have definite appeal to many home buyers.

For buyers who have done their homework, structural oddities and renovations are an expected part of the process. For those buyers that have fallen in love with their first historic house, the issues and the level of authority held by historic registry’s might come as a surprise. Buyers should find out what is allowed and what is not.

The Evolution Of Home Office Space

The massive shift to working from home is evident as you drive around town.

You can see huge office buildings with only a few cars in the parking lot.

Even before the pandemic led to widespread reliance on remote work, homebuyers often requested that a study be a part of a home floor plan.

Many new homes I sold that were constructed in the ‘90s had a study, usually somewhere near the entryway, which was built into the floor plan. Pre-Internet, a study might have walls of shelves filled with books relating to a profession. Picture a leather chair, filing cabinets, and a bulky desk bedecked with the business equipment of the time, such as

a typewriter or fax machine.

The study was often a place of refuge to sit and think, and get some work done. In the mid-‘90s, the Internet came along and the need for a library and paper files diminished rapidly. Computers shrank, and the amount of space needed for working decreased.

By 2012 builders coined the term, “pocket office”, which was typically a half or a quarter of the size of a study or home office with a small built-in desk, often in the kitchen. The space was used as a place to keep household business organized and to perhaps pay the bills.

Enter COVID-19 and there has been a sudden rush to work from home for anyone who can do their job with a computer and an Internet connection. The big study has likely been converted to another type of living space, and the pocket office of 2012, off the kitchen, simply does not meet the needs for telecommuting.

According to a recent HomeLight survey of real estate agents, a home office is the feature most attractive to home buyers.

With the rise of COVID-19 many architects and home builders are offering pocket offices and home offices in a variety of sizes and designs, stationed in any number of locations in a floor plan. The essentials are that the office space can be closed off quickly if the dog starts barking and the kids are riled up during a Zoom meeting yet close enough to open the door and be part of the family when appropriate. The amount of privacy required will dictate the best location.

The size of a functional home office or pocket office is no longer governed by the quantity of books and files necessary for the job. All you need now is enough space for a chair and a desk -- maybe even a standing desk -- and cabinets or space for storage.

Proper lighting is critical to avoid eye strain and keep your work day productive. Natural light helps but needs to be positioned properly so as not to

Housing boom in US threatened by shortage of available homes

The U.S. housing market, which has been a bright spot in the pandemic-battered economy, is running out of fuel.

With buyers eager to take advantage of low mortgage rates, the inventory of homes to buy is scarce. That’s driving up prices and threatening to derail the boom by pushing homeownership out of reach for many Americans.

For homebuilders, the huge demand for housing is an opportunity to crank up construction and solve the inventory crisis. Instead, some are deliberately slowing things down as they grapple with supply shortages, surging lumber costs and intense competition for labor and land.

“It’s smart business,” said Gene Myers, chief executive officer of Thrive Home Builders in Denver.

“But that means continued shortages and higher prices.”

After the Covid-19 lockdowns in March brought sky-high unemployment, most builders expected a crash. What they got was a brief pause followed by a crush of buyers armed with the lowest interest rates on record and a burning desire for more space in the suburbs.

Inventory Shortage There was pent-up demand for housing when the pandemic hit, after a decade when builders mostly focused on the higherend of the market, constructing fewer, more expensive homes.

Recently, they’d shifted focus to cheaper properties for the massive millennial generation now aging into homeownership.

But with higher costs eating into profit margins, builders may once again chase the wealthy who want bigger homes with

backyards and home offices. That comes as the inventory shortage has gotten even more acute.

The supply of existing homes, shrinking for years, is at an all-time low. At August’s sales pace, it would take a little more than three months to run out of new homes for sale, the lowest level on record, according to government data dating back to 1963. That’s down from almost six months in February.

New home construction this year will hold steady at just under 900,000, about the same pace as in 2019, according to a projection by the National Association of Home Builders. For 2021, the industry group forecasts that starts will increase slightly but will be held back by the cost and availability of building materials.

Homebuilders aren’t the only ones bidding up the price of wood. Quarantined families have been especially busy remodeling during the pandemic. This summer’s hurricanes and wildfires will also add to demand once the insurance checks start coming in.

Slowing Sales Builders can keep raising prices to stay ahead of costs, to a point, said John Burns, an Irvine-based real estate consultant. But some are raising them by as much as 2% a month, he said.

“If that went on for two or three years, we’d be very concerned about affordability,” Burns said. “Every time prices go up, it’s great for homeowners and

Stocks of homebuilders have climbed in recent months as orders for new homes surge. The looming issue is that the demand for housing is outstripping supply at a time when construction has gotten more expensive.

Lennar Corp., the biggest builder by revenue, said it’s intentionally limiting sales to homes already under construction to avoid buying lumber at today’s high prices. The company says it’s trying to be patient, betting it can continue to hike prices to help offset the higher costs.

“Sales could have been stronger with a singular focus on volume,” Stuart Miller, the company’s chairman, said on an Sept. 15 earnings call. “It is challenging at best to materially ramp production in this laborconstrained market, and it’s even more challenging to replace entitled land.”

Wood Shortage Alan Gerbus, a second-

generation Cincinnati custom builder, is already in the hole on a house before he’s even started. He submitted a contract to his buyer in late June for an $800,000 house but his costs just for wood products jumped $25,000 by the time it was signed 40 days later.

“The lumber supplier said he can’t honor that price,” Gerbus said. “I’m praying for the lumber prices to start falling by the time I’m ready for delivery.”

Even if builders wanted to plow ahead, it’s hard to get wood these days. Robert Pool, coowner of Main Street Lumber, a family business in Denison, Texas that sells products to builders, said he had to turn down some new customers early in the lumber supply crisis because he wanted to be sure he’d have wood for his existing customers.

His price for oriented strand board, widely used for roofs and siding, more than doubled to $24 a sheet in March, he said.

“It hurts when you have to tell somebody no,” he said.

Fall is here and so iss the time too cleaan out the baseement,

garagee, yard, and mooree. Greeeleey residents geet a speccial chaancce to dispose of unnwanted itemss from 8 a.m. to 5 p.m. Friday, Oct. 2, and Saturday, Oct. 3 with the 45th Annual Clean-Up Weekend.

In recent years, Greeley’s extremely popular annual Clean-Up Weekend took place in the spring, because of the onset of the COVID-19 pandemic earlier this year officials delayed the event until the fall.

Although it’s a different season this year, this Fall Clean-Up Weekend includes all the same opportunities that make this such a great event for residents.

With Greeley’s Clean-Up Weekend, residents can bring almost everything they might want to get rid of to one of three drop-off sites designated for household hazardous waste, yard waste, and other debris.

Each year, this two-day, rain-or-shine event gives the community an easy, nearby, and cheap way to dispose of the sort of stuff that so quickly fills up garages, storage spaces and odd corners of homes.
