Like most writers, I need a deadline to really get my brain popping and my fingers clicking. Unfortunately, this doesn’t just apply to my work, but my personal life as BY MARY LYNN BRUNY well. I’m really good at getting things done, just not the things I should be doing -- a constant source of frustration to me. If I should be working on paperwork, I’ll decide I need to do every scrap of laundry in the house. If I should do laundry, instead I’ll create a spreadsheet of our finances. I am contrary. I think this stems from my mother being a micro-manager most of my life, but it could be I’m just stubborn as a mule by nature. My husband knows this about me, and uses reverse psychology that I usually fall for: “I’m sure you don’t want to straighten up your biking stuff in the garage that’s in the way. I’ll do it.” To which I’ll reply indignantly,

“Well, of course I’ll do it!” Then he just gives me this false blank look like he didn’t expect this reply, a master of the poker face. The man has me down pat. God knows he has also figured out not to try to tell me what to do. This will only result in my giving him the death stare, my ItalianHungarian evil eye. But there is one factor I can count on to get my sorry self motivated to get things done around the house and yard: visitors. If I want to really clean, organize or complete a few projects, all I need to do is invite people over, such as for a dinner party. This is the only time I’m inspired to straighten up the constantly growing piles of junk in my second story office, what looks like a psychologically damaged rodent’s lair of collected riffraff, a semi-hoarder-ish nightmare. I know no one who comes to our house will notice any of these things (or wander up to my hell-hole of an office). Put on some tunes, hand someone a tasty drink, fire up the grill and guests could care less if you have

sawdust on the floor and cobwebs in the corners. Most folks are happy to just get out of their house and interact with humans. But for whatever reason, having people over lights a fire under my behind. Sure I’m not alone in this. Due to the pandemic, we have not had people in our home and it shows. I think soon I’ll be eaten or simply absorbed by the mounds in my office. Thus I am very happy that our youngest son and his girlfriend will soon be staying with us for a bit. (Of course, properly socially distanced.) Suddenly I feel the need to paint the disgusting looking guest room closet – something not done since the early ‘80s – and a task that has been on the to-do list for years. I will point out our son and his girlfriend could care less about the closet or any of the other projects I’ll do before they arrive. If we had raccoons nesting under the bed they will be sleeping in, my son would say, “Nice! I’ve always wanted more pets!” And his girlfriend would add, “Awesome! What are their names?” But as I’ve said before, why let logic get in the way of a good thing? As long as my confounding brain is fooled into thinking it should now inspire my person to get projects done, I’m happy. Now if you’ll excuse me I’m going to get that closet painted before I change my mind and find a different mission. The goddess of motivation is such a fickle muse. Sewer Scope Inspections If you are considering buying a home, you have a lot to think about; from putting in offers, to hiring home BY RICK inspectors, and JACQUEMARD negotiating the Flatirons Home sale of your Inspections old home. During this process do not overlook one of the most important, yet commonly ignored, parts of a home inspection. A sewer scope inspection. Sewer scope inspections are typically not included in a standard home inspection but are just as important. A sewer scope inspection usually only takes a few minutes. A professional inspector will run a specialized, flexible camera, which feeds images and video

to a monitor. This camera is fed through your home’s drainpipe, to examine the sewer lines and other underground pipes for any flaws, imperfections, or problems. Your inspector will tell you about their findings, and issue a report to you and your realtor, with information about the condition of the sewer line. During the scope, your inspector will be looking for: serious clogs or blockages; Cracks, damage or imperfections; Roots growing through the line; the type of material used(plastic, cast iron, clay etc.); separation or failure; potential damage or issues with the septic tank. Your inspector will walk you through, helping you understand what you are seeing. You should also receive a detailed description of the scope attached to your standard home inspection report. Many inspectors include a video link. The cost of a sewer scope inspection will vary based on the area in which it is performed, the specifics of the house, the inspector used, and other variables. In most cases the cost will vary between $125 and $250. This may seem

expensive. However, considering the cost of repairing a broken sewer line can be $200 to $350 per foot, the cost of a sewer scope inspection is negligible. Repairing or replacing an entire sewer line could easily be thousands of dollars. You may be able to save money on a sewer scope inspection if can find a home inspector who offers this service along with a traditional home inspection. After the completion of the sewer scope, you will have options. If no issues are detected, great! If there are minor problems, you may be able to negotiate a better rate on the home, or at least plan for the repair in your home budget during the next few years. If there is a major issue, you likely will be able to walk away, ask the homeowner to make repairs themselves, or reduce the cost of the property based on repair costs. Homeowners may want to consider having their sewer line scoped even if they are not selling. These are signs that may indicate that you might have issues with your sewer line: The house was built more than 25 years ago: Homes built before

1984 may have clay sewer pipes, which can be easily damaged. Extra-green patches of grass: Sewer water is a powerful fertilizer that can help encourage plant growth. If you see a suspiciously healthy-looking area of the yard, especially if the rest of the lawn seems to be less lush, you may have a break in the line. Large trees in the yard: One of the most common causes of sewer pipe damage is the growth of roots around the pipe. Roots can constrict the pipe, breaking it, or grow into small cracks, clogging it or causing leaks. Water backing up inside the house or crawlspace: This could indicate damage to the sewer line, or a significant clog. You notice shifting of the ground around the home: If the soil seems to have shifted, the pipe may have been affected. If it has moved, it could have broken or become bent and damaged and may need repair. Award for demonstration garden is a bright spot during tough times

Demonstration Garden received a Plant Select ™ Showcase Garden Award, it felt extra sweet. The Plant Select™ program is a collaboration between Colorado State University, Denver Botanic

Gardens and professional horticulturists. Their goal is to “create smart plant choices for a new American Landscape inspired by the Rocky Mountain Region”. The plants are trialed and chosen based on eight attributes: flourishing with less water, habitat friendly, tough and resilient in challenging climates, one of a kind/unique, resist disease and insects, long lasting beauty, and non-invasive. These are all important qualities in plants that we invite into our spaces. Our demonstration garden at the Boulder County Fairgrounds in Longmont is one of several such gardens across the state. You can glean a good amount of information from plant tags and online research, but it is helpful to see with your own eyes how plants perform after establishment, or to see plant combinations growing side by side. Many demonstration gardens are in public areas and therefore always open to visitors. They can provide inspiration, a moment of outdoor respite during a busy day or a change of scenery when you want to get some fresh air. Our demonstration areas include a CO native plant garden and the, now award winning (excuse me for tooting our own horn), Plant Select ™ garden which features perennial beds, a rock garden and sidewalk pockets (like the tough, unirrigated strip of ground you might have in front of your house between the sidewalk and the curb). These spaces are a mix of Plant Select™ plants and others found in garden centers and nurseries. Our gardens do not have irrigation systems but do receive supplemental water periodically during hot, dry spells. We regularly have loads of honeybees, native bees, butterflies and we even get hummingbirds visiting throughout the summer. Some of the Plant Select™ species featured in our gardens that are both water thrifty and attract pollinators are Wild Thing sage (Salvia greggii) and chocolate daisy (Berlandiera lyrata). Wild Thing is a woody perennial with bright pink flowers. It can be a little tender

during harsh winters, but with an extra layer of mulch, ours have been going strong even in tough, clay soil. The chocolate daisy is so called because when the sun warms the yellow blooms, they truly smell like a milk chocolate bar! This cheery plant is tough as nails, needs very little water once established and blooms all summer. Other showstoppers include grasses that provide beautiful fall and winter interest once the flowers are done. Among these are UNDAUNTED ® Ruby muhly. A bunch grass that grows 20-inches tall and 24-inches wide. In the autumn it has brilliant tiny red flowers (yes, grasses bloom!) that en masse look like delicate pink-red clouds. Standing Ovation little bluestem is another grass that is stunning in fall and winter. During the growing season it has upright, spiky blue-green leaves that transition to shades of red, orange and deep purple in the fall. We leave it standing all winter and seeing those warm colors kissed with frost and surrounded by snow can be stunning. By Mary Carol Garrity and Katie Laughridge Tribune News Service (TNS) Tired of doing your kids’ rooms in the latest comic book character or TV show theme? More and more parents are passing up passé approaches to decorating their children’s rooms and are instead creating fabulously stylish spaces. If you’re in the process of decorating a kid’s room, here are some tips for creating a space that will celebrate your child, grow with them through the years and, best of all, reflect the sensational decorating style you’ve established in the rest of your home.

Pick a palette that lasts Mary Carol Garrity: Primary colors and pastels will always work for babies, but if you want your child’s room to grow with them, consider picking a more enduring color palette. I recently helped a young mom create custom linens and furnishings for her baby’s nursery and was thrilled as she gravitated toward navy and cream patterns. This smart mom knew her son wouldn’t care for light blue and tan when he was a rough and tumbling toddler and savvy grade schooler, so she wanted to go with colors that would keep pace with him. She picked a geometric pattern in navy and cream for the drapes. To carry the color scheme into her son’s bedding, she had us make custom fabric slipcovers for the crib’s headboard and footboard that sported the baby’s monogram. When he grows out of his crib, she plans to remake the monogrammed slipcovers into keepsake pillows. Katie Laughridge: Mary Carol has it right! I love an unconventional color palette for a children’s space, like navy or even a lush forest green. Earthy and gray neutrals are always great for kids’ rooms, too. Using a subdued palette lets your little one grow in a quiet and soft space and allows for additional fun pops of color as they grow. HERE’S HOW TO MAKE THE MOST OF YOUR SPACE. By Lauren Leazenby Chicago Tribune (TNS) Neck ache, back pain, sore shoulders — it’s not just you. University of Chicago physical therapist Zachary Stapleton said these are the most common complaints he receives from people who work desk jobs. “Desk jobs” these days may be more aptly called “couch jobs” or “kitchen table jobs” for some, but as more companies move to make work-from-home a more permanent measure, it might be time to reevaluate your workspace for the long term. “I encourage people to establish environments that lead them to be as efficient as possible,” said Stapleton, who is also boardcertified in orthopedics. Whatever your setup, he said it’s important that you have your feet on the floor and elbows at a 90-degree angle. The top of your computer monitor should be even with your brow and angled upward to take some tension off of your neck, he said. “If you’re able to do these main things, the rest will fall into place,” Stapleton said. Occupational therapist Nikki Weiner calls this “neutral posture,” where your ears should be in line with your shoulders, which should be over your hips, which should be slightly higher

than your knees. Your neck should also be neutral — not looking up, down or to the side. Weiner is the co-founder of ergonomic solutions company the Rising Workplace. In her evaluations, she said she looks at how a person interacts with their work environment. Her

approach is personal and focused on an individual’s neutral posture. She doesn’t recommend specific types of “ergonomic” tools for this reason. She said tools or furniture labeled “ergonomic” are misleading because a “one size fits all relationship” doesn’t exist. But good furniture can be

provide a handshake-like grip will put your hands and wrists in a more neutral posture. A quick and crucial upgrade Weiner recommends for people who work from laptops is a laptop stand paired with an external keyboard and mouse. “If you don’t use an external mouse and

keyboard and then raise up your screen to an appropriate eye level, you won’t be able to work in neutral posture,” she said. It’s also easy to overlook aspects of ergonomic workspaces because they don’t necessarily involve a piece of furniture, Weiner said. Lighting is particularly important. “Good lighting doesn’t necessarily mean strong lighting,” she said. A balance of natural, overhead and task lighting should minimize eye strain — which can also be caused by staring at screens all day, Weiner said. She said if seeing in perfect color isn’t important for your work, you can turn on your monitor’s blue light filter, which warms the display to be kinder on your eyes. The 20/20/20 rule can also help. Every 20 minutes, look at something 20 feet away for 20 seconds. This alleviates strain from continuously staring at a screen. Random sounds and distractions can affect your productivity, Weiner said, so working in a space where there is less likely to be unpredictable noise may help. She said

continuous sound, like a fan or white noise, can improve your attention. Temperature can also impact your work. “If you’re working within a thermal zone that’s uncomfortable, you have less productivity and make more errors,” she said. While distractions may take your mind off work, they can also be positive. Putting an object on or around your workspace that brings you joy or reminds you of a pleasant memory can help you refocus, Weiner said. You workspace setup and neutral posture will only do so much for you, Stapleton said, because you can’t be in any one position for too long: “When I work with people who have a desk job and I feel as though their environment is contributing to the persistence of pain, one of the first things I’ll do is look at their routine outside of the office.” Stapleton said we need “positional variation,” which can be achieved by getting up and walking around throughout the day. He said stretching and strengthening routines, as well as

cardio, will give your body the movement and variation it needs. He said his recommendation of positional variation means you should feel free to move to other workspaces throughout the day. “By all means, work from the couch,” he said. “As long as it feels good, then it’s totally fine.” Weiner said she used to recommend having a single workspace, but that’s not feasible for a lot of people who are sharing desk space with children doing remote schoolwork or other adults working in the home. She said that by keeping neutral postures and ergonomics in mind, you can make almost any space more comfortable to work in. “We need to kind of be easy on ourselves during this pandemic and be flexible in our workspaces,” she said. “I think that’s the most realistic way to do this in this new age of working from home.”

Last week we discussed investing in real estate during the coronavirus pandemic. Even with all the uncertainty in our life today, through good times and bad, there are some things that remain constant – that is the way you analyze real estate investment properties. There are several rules of thumb that help you compare different investment properties. The perfect comparison would account for all factors involved in a real estate investment: rent amounts, purchase price, initial investment, appreciation, depreciation, expenses, loan amount, holding period, time value of money, exact future sales price, and tax liability upon sale. None of the following methods are “perfect” comparisons. They all have their advantages and disadvantages. Gross Rent Multiplier (GRM) The most commonly used rule of thumb is called the gross rent multiplier. It simply compares the price of the property to the annual gross rent. Part of the reason it is so popular as an investment measure is that on each listing sheet in the local area Multiple Listing Service

(MLS) for income property, a GRM is calculated by the MLS system and shown on the listing sheet. In general, the lower the GRM, the better the value and rate of return on the dollar invested. Its drawback is that it only considers rent and price out of all of the factors listed above. Capitalization Rate (Cap Rate) This is popular because it is also easy to compute. It is arrived at by dividing the Net Operating Income (NOI) by the price. It is also indicated on the MLS sheet for each property. In theory, it is a better measure than the GRM because it takes into account the Net Operating Income (rent less the expenses of the property). The problem is that the expenses of the property are rarely reflected accurately in the MLS and are often inaccurate even when they come directly from the owner. If the expenses are in error, and the MLS system calculates the cap rate, you have garbage in, garbage out. Therefore, for this rule of thumb to have the most meaning to an individual investor, it is best to try to figure out as closely as possible what the expenses are for each

Cash on Cash Cash on Cash is one of the easiest factors to compare directly with a more liquid investment. Simply take the annual cash flow after expenses but before taxes and divide it by the initial investment. The result is a percent return, which you can compare to the investment where the cash is sitting prior to investing in real estate. The drawback is that it only considers rent, expenses, and initial investment, out of all the factors listed above. Debt Coverage Ratio When applying for a loan on a multi-unit or 5+ unit, most lenders will consider a ratio called the debt coverage ratio. This ratio compares Net Operating Income (NOI) to the principal and interest payment. Lenders will typically want to see a ratio of 1:1.2. Another way to look at it is that the NOI must be 120% of the monthly principal and interest payment. Lenders will be using their own formula for computing NOI. Sometimes the biggest variable will be an estimate for expenses and vacancy allowances. Internal Rate of Return (IRR) Probably the best comparison of all used by the most serious investors is the Internal Rate of Return (IRR). In general, the IRR is probably used the least because

it is the hardest to calculate. This comparison considers many more of the factors listed above, but its accuracy is limited by the accuracy of expense information available, correct mortgage figures, accuracy of prediction of future cash flows (rents and future sales price), accuracy of predicted investor tax bracket at time of sale, etc. Even though the theory behind the IRR is great, it is still just a guess on how the property might perform in the future. The best example of how inaccurate it might be is the appreciation factor. Let’s say in your analysis of past data, the appreciation rate has been 8% a year. Just after purchasing it, the real estate market slows, and the appreciation rate is actually 4% per year over the ownership period. The difference between those two numbers significantly affects the IRR. Using IRR does, however, provide a great opportunity to enter “real numbers” into the formula after the property has been owned for five years, sold, and the taxes paid. Using those “real numbers,” you can truly compare a real estate investment to other investments that competed for the investment dollars five years ago. Real Estate Surges Despite Statewide Economic Pressures

Real estate sales records across Colorado shattered and median home prices hit record highs in July, according to the latest monthly BY TOM housing data from KALINSKI the Colorado RE/MAX of Boulder Association of REALTORS® (CAR). A record 10,771 single-family homes sold statewide in July, topping the previous month’s sales by 15.7% and year-over-year by 21%. The median home price rose 4.5% over June to $443,925 – which is up 8.6% from a year ago, while inventory is still low with active listings dropping more than 11% compared to June and down 42% compared to last year, reports CAR. More than half of homes sold -- 6,500 – were in the seven-county Denver metro area. This is up

nearly 14% from June to July and more than 20% from July 2019. The average price of a home in the Denver metro jumped to a recordhigh $601,863 in July, a 7.68% increase from June. The sustained demand, lack of inventory, and low interest rates are driving median prices to record highs while the economy wanes and unemployment rises due to the COVID-19 pandemic. Every measure of the performance is contrary to what you might expect in the face of serious economic pressures resulting from the pandemic. In fact, according to the midyear Colorado Business Economic Outlook (CBEO) report released this month, the state’s economy is poised to lose 128,500 jobs or drop 4.6% by the end of the year. This is revised from the annual CBEO issued less than a year ago in December 2019, which initially predicted the state would add 40,100 jobs in 2020.

The impact of unemployment in Colorado varies by area. In June, Denver-Aurora-Lakewood reported the highest unemployment in the state at 11%, while the Fort Collins metropolitan statistical area had the lowest unemployment at 9.2%. Even so, Colorado enters this period of employment decline from a position of having had among the strongest job growth over the past several years. There are silver linings such as Colorado information employment – a jobs engine in Colorado – increased 1% in 2019, and was down 2.4% year-over-year in June 2020, while national information employment is down 10% year-over-year. The labor force in the information and professional and business services (PBS) sector is well-educated and adaptable, enabling many employees to quickly transition to working remotely during the pandemic. The PBS sector is the third largest employing sector in Colorado, with 437,300

employees in June 2020, making up 16.8 percent of total employment. But Colorado real estate, for now, seems unshaken by the prediction of rising unemployment.
