Bedside manner: Have your clutter and clean it too

By Katie Laughridge Tribune News Service(TNS) With all the chaos and uncertainty in the world today, I have found myself craving simple comforts and trying harder than ever to relax. This means I have been spending more time in my most favorite place… my bed. While my 4 year old might be a little confused as to why I get so excited at 7:30 each evening it’s because I know that by 8 — OK, 8:45, we have lots of books to read and stuffed animals to gather— I can be in my own comfortable cocoon.

However, for me, with comfort often comes clutter. My nightstand turns into a neglected library overrun with books I’m too tired to read, and my glasses seem to get lost among the fray of water cups, phone chargers and decorative tchotchkes when I need them the most (though I maintain that my glasses have the ability to move on their own). To keep what I deem necessities within arm’s reach — what’s the point of relaxing if I have to stand up to retrieve something? — and to keep my husband from disappearing under a pile of decorative pillows and design magazines, I knew I had to make some changes.

In truth the changes are for me also — I spend so much time enjoying and coveting beautifully curated bedrooms and bedding, and yet I was willing to ruin the flow of my room with all my beloved stuff! Luckily, I was able to pinpoint some stylish solutions that allow me to have my clutter and keep my space clean, too.

First things first, I needed a spot to keep my growing collection of summer reads and magazines, because keeping them in a precariously balanced pile was getting too risky. I like to see my books out and ready to go, even if I’m not yet ready myself to dive in. By using your lamp — chances are you already have one by your bedside — and a stylish jar or container you can create bookends that have a practical use as well.

but cleans up your tabletop for more of life’s necessities, like a hydration station.

Running around all day I feel like I never drink enough water, and without fail my body realizes this in the middle of the night. I find water bottles to be an eyesore in a bedroom and since I am focusing on aesthetic in my “me” area, I instead like to keep a nice simple glass and coordinating pitcher by my bedside. The right pitcher and glasses set won’t take up much more room than a typical bottle and offers a pretty alternative that won’t seem out of place with the rest of your bedside goodies.

Life (and my tabletop) is full of odds and ends, from jewelry to glasses and cellphones, all of which are very easy to blindly knock over during the night. Say no to a chaotic nightstand by adding trinket trays as an end of the day catch-all. Trinket plates and trays are a great way to add another design element to your bedroom. With countless styles,

colors and shapes, it is easy to find one that fits for your needs. Small changes like this have stopped me from overcrowding my tabletops.

It’s not realistic to think that all our personal items will be put away and out of sight at all times, and I wouldn’t want that, anyway.

I like having my creature comforts around me — I feel it is those touches that create the energy of a “homey” home. A little planning and a few functional accessories show us that a few simple steps can make your table look neat, chic and organized without sacrificing any items or character.

Now I just need to figure out how to hide four more pillows on the bed without my husband noticing...do you think he’d pick up on a few more on a foot of the bed bench?

Pandemic daze at home: Month six! OMG, will this ever end?

We are in month six of this pandemic.

Wow! That’s a long time.

BY MARY LYNN BRUNY a new human has been grown inside its mother. Meanwhile most of us older, born humans who have been penned up in our homes feel like we’re just stagnant, or worse, mildly decaying from lack of proper use – especially those of us who are high risk or live with someone who is.

We thought this thing would be a couple months long. But, no. It’s

like that one hike your dad took you on when you were little and kept saying the end of the trail was just a little further for what felt like 800 hours and 6,000 miles. When it was over you were exhausted, your feet hurt, you were ticked off and never quite trusted your father again with anything involving distance.

That’s when you started insisting on seeing maps before car trips and asked for a world atlas for your birthday. Now you have excellent navigational skills, so it all worked out well, but still.

To say it’s a weird time is an understatement. First, we’re working hard at not doing things: to not stand close to people (or

God forbid, touch them), to not become infected, to not spread the virus, to not add to the stress of our health care system. But then within this reality we’re trying to find a new normal (which does not feel normal at all): to work, to socialize, to exercise, to support our local economy, and to help how we can – while staying distinctly separated and masked in our six-foot zone. And, of course, we’re trying to do all this while not going slightly bonkers.

A tall order.

News articles report folks are not being quite as productive working from home as they were in earlier months. Gee, I wonder why? Twenty-four/seven cooped up with family members; taking care of babies and toddlers; homeschooling kids; fearing losing ones’ job while already dealing with the loss of hours or salary; worrying about the economy, unemployment rates and riots; and all this topped with the anxiety of possibly getting sick. Why ever can’t Bob from accounting focus and get those reports done? It’s a head scratcher, really.

We all deal with this anxiety differently. My husband, who is high-risk and veers toward

the intelligently cautious side, has been incredibly devoted to sanitizing his hands and surfaces.

He keeps buying more products even though we have a cupboard full. “This one has aloe,” he tells me. “Completely different product.” He uses so much gel – gobs of it each time - his hands are dry and cracking. “You’re going to have no skin left if you keep this up,” I warn him. “But I’ll be alive!” he retorts. “No, you’ll bleed to death,” I quip back. Yes, folks, we’re in month six and it’s quite apparent by the steep reduction in the quality of our conversations with loved ones.

People keep saying the good news is that this will end. Really?

It doesn’t feel like it right now.

Seems more like mononucleosis in a college freshman dorm: It just keeps making the rounds due to saucy behavior. But it will end. At some point a vaccine will be found and available. I have no doubt by then that baby will be born, but hopefully not yet crawling. With luck the rest us grown humans will remember how to live outside our quarantine bubbles, stretch our underused selves, rip off our facemasks and engage in what feels like risky and illicit behavior, such as hugging someone. Can’t wait for the day.

CELEBRATE WITH COLORADO PRODUCE in August Adrian Card, Colorado State University Extension Boulder County August is Colorado Proud month. Colorado farmers have been preparing this bountiful harvest for us since February and now is the time to enjoy it. Of course, we have savored the grand offerings of all the wonderful cooler season greens, flower and root crops: lettuce, spinach, kale, cabbage, broccoli, cauliflower, chard, Chinese cabbage, turnips, radishes, beets, carrots, and their brethren, but the most awaited are the summer fruits. The sweet fruits are probably topmost for those hot summer days. By October we’ll see the return of spinach, the beginning of apple harvest and, of course, pumpkins.

For supermarket purchase, look for the Colorado Proud label.

Additionally, some retailers will utilize their own point of sale labeling. For direct to consumer outlets, look at the directory listings on the Colorado Fruit and Vegetable Growers Association (CFVGA) website, coloradoproduce.org, on the Colorado Grown page. The CFVGA has one of the best produce availability calendars on their Nutrition and Health page.

With all this fresh bounty, there is no wonder Colorado Department of Agriculture has declared August the official month of Colorado Proud.

Food is part of what brings joy to our lives. We’ve all suffered differently through this pandemic.

In the quest for joy, sometimes all we can access are the small things.

Sewer Scope Inspections If you are considering buying a home, you have a lot to think about; from putting in offers, to hiring home

BY RICK inspectors, and JACQUEMARD negotiating the Flatirons Home sale of your Inspections old home.

During this process do not overlook one of the most important, yet commonly ignored, parts of a home inspection. A sewer scope inspection. Sewer scope inspections are typically not included in a standard home inspection but are just as important.

A sewer scope inspection usually only takes a few minutes.

A professional inspector will run a specialized, flexible camera, which feeds images and video

to a monitor. This camera is fed through your home’s drainpipe, to examine the sewer lines and other underground pipes for any flaws, imperfections, or problems.

Your inspector will tell you about their findings, and issue a report to you and your realtor, with information about the condition of the sewer line.

During the scope, your inspector will be looking for: serious clogs or blockages; Cracks, damage or imperfections; Roots growing through the line; the type of material used(plastic, cast iron, clay etc.); separation or failure; potential damage or issues with the septic tank. Your inspector will walk you through, helping you understand what you are seeing.

You should also receive a detailed description of the scope attached to your standard home inspection report. Many inspectors include a video link.

The cost of a sewer scope inspection will vary based on the area in which it is performed, the specifics of the house, the inspector used, and other variables. In most cases the cost will vary between $125 and $250. This may seem

expensive. However, considering the cost of repairing a broken sewer line can be $200 to $350 per foot, the cost of a sewer scope inspection is negligible. Repairing or replacing an entire sewer line could easily be thousands of dollars. You may be able to save money on a sewer scope inspection if can find a home inspector who offers this service along with a traditional home inspection.

After the completion of the sewer scope, you will have options.

If no issues are detected, great!

If there are minor problems, you may be able to negotiate a better rate on the home, or at least plan for the repair in your home budget during the next few years.

If there is a major issue, you likely will be able to walk away, ask the homeowner to make repairs themselves, or reduce the cost of the property based on repair costs.

Homeowners may want to consider having their sewer line scoped even if they are not selling.

Extra-green patches of grass: Sewer water is a powerful fertilizer that can help encourage plant growth. If you see a suspiciously healthy-looking area of the yard, especially if the rest of the lawn seems to be less lush, you may have a break in the line.

Large trees in the yard: One of the most common causes of sewer pipe damage is the growth of roots around the pipe. Roots can constrict the pipe, breaking it, or grow into small cracks, clogging it or causing leaks.

Water backing up inside the house or crawlspace: This could indicate damage to the sewer line, or a significant clog.

You notice shifting of the ground around the home: If the soil seems to have shifted, the pipe may have been affected. If it has moved, it could have broken or become bent and damaged and may need repair.

When is it a good idea to save or splurge?

Sometimes, you can get away with middle-of-the-road options without much sacrifice in function. Other

tasks are worth paying more for the best possible quality.

Check out the tasks below to learn where you can save and where to splurge on home maintenance projects.

WHERE TO SPLURGE Replacing windows Spend more upfront for quality windows, and you’ll be rewarded with lower energy bills. You need specialized tools and expertise to ensure a well-insulated and secure fit, so better to leave installation to the pros.

Repairing or replacing roof The roof protects your entire house, so hire a reputable roofing contractor to install the best quality product you can afford. Plus, some roof materials have 50-plus year warranties, so you’ll likely only have to pay for this maintenance project once.

Cleaning and repairing gutters Neglect this task and you risk causing costly damage due to clogged gutters and leaks, which can cause interior and exterior water damage and pest infestations.

Trimming trees

Working with sharp tools several feet off the ground presents a double danger. Not to mention that if you lack tree-trimming expertise, you risk injuring passersby below and causing damage to your tree. Spend the extra money on hiring a pro to complete this task.

WHERE TO SAVE Mounting smoke detectors In most cases, standard batterypowered and hardwired smoke detectors work well for their intended purpose. Wireless models with special features like remote control silencers and voice alarms are nice if you love smart-home technology but not must-haves.

Experts generally recommend having a smoke alarm on each level of your home, including in your basement, each bedroom and the hallways. Check local fire codes to make sure your home is fully equipped.

Installing a programmable thermostat You don’t need a top-of-the-line thermostat to save money on heating and cooling costs — basic programmable models start around $100. You can install yourself or have an HVAC Pro handle it. While

an easy enough DIY project, most HVAC companies can install them if you don’t feel comfortable.

Changing HVAC filter Inexpensive pleated HVAC filters work just as well as more expensive high-efficiency electrostatic ones in most cases, as long as you replace them every three months. Sometimes electrostatic filters trap so much dirt and debris that they cause HVAC systems to work overtime.

If you have allergies or live with smokers, the extra purification electrostatic filters provide may be worth the higher air quality.

Ceramic tile Designer tile made of natural stone or glass is certainly striking, but an affordable ceramic tile can deliver an elegant look for a fraction of the cost. Plus, it’s often much easier to maintain. If there’s a particular designer tile you like, consider using it as an accent to really stand out.

Coronavirus and INVESTING IN REAL ESTATE

I have been asked many times, “Is now a good time to invest in real estate with the uncertainty of our current

For purposes of this article, we will take a look at residential real estate and analyze the factors involved in an investor’s decisionmaking process.

Potential for Appreciation Residential real estate has proven to be a good investment over the years. Over the long term, through strong economic times and even rough economic times, home values have continued to rise in Boulder County. However, there certainly have been periods when market conditions have slowed sales and have caused a dip in prices. An old saying says, “Buy real estate and wait”. In Boulder County, if you bought in the 1980s, you would have had to wait patiently.

In the 1990s, appreciation was much more robust, and a profit could be made after only a short time. Our current data shows that along the Front Range of Colorado, prices have not dropped due to coronavirus.

Nationwide, there has been a housing shortage since the end of the Great Recession ending in 2012. This is primarily because the demand for housing has exceeded the building industry’s production of homes every year since 2007 to present. This low inventory has added increased pressure on housing prices.

Another reason appreciation occurs is job growth. If job growth is boosted, demand eats up the available supply of homes.

People move in and need a place to live. When job growth stops, the real estate market levels off. Job growth is even more important than interest rate levels on the overall market. If you don’t have a job, it is tough to afford the mortgage payment, regardless of interest rate. Lower interest rates, nevertheless,

stimulate the local move-up and first-time home buyer market.

Interest Rates Speaking of interest rates, they are now at the lowest point of my 40-plus year career. Coronavirus has put downward pressure on interest rates to keep the economy stimulated. This makes it a great time to buy an investment property and lock in the mortgage rate on your real estate purchase.

The lower the mortgage rate for financing, the higher the overall rate of return on your investment.

Regardless of the economic environment, when a payment is made on the mortgage every month, a certain amount goes toward principal reduction. If one of your goals is to own property free and clear, you can create a payment schedule on a 30-year loan that will it pay off in any timeframe you prefer. In most cases for investment property, rent will cover the mortgage payment. With each month that goes by, your tenant is helping you pay off your loan and build equity.

Debt Reduction There are certain real estate investment concepts for which the coronavirus has no effect. The first is debt reduction. In most cases, real estate is purchased using a 30-year amortizing loan.

Leverage Coronavirus has not stopped the ability of an investor to get a loan secured by real estate purchased. The concept of leverage is what is known as using “other people’s money” or

OPM. When you invest in real estate it makes the most sense to get a loan for a good portion of the purchase price.

Let’s take a look at an example.

(No, there aren’t any $100,000 condos in our market, but it makes the example below easy to understand.)

To illustrate an example of leverage, let’s say you had $100,000 to invest. You then used that money to purchase one $100,000 condominium.

If the real estate market were appreciating at 5% a year and you held the property for five years, the condominium would be worth $122,347 or a gain of $22,347. Now let’s say that, instead, you took that same $100,000, put $20,000 down on each of five $100,000 condominiums. You now own $500,000 worth of real estate.

If the market appreciates at the same 5% per year for five years, your real estate would be worth $638,140 or a gain of $138,140 on the same $100,000 investment.

As you trade up, it is important to keep your equity position at a level that allows you to survive downturns in the rental market.

Tax Break Coronavirus has not changed any of the tax benefits you can claim from owning rental property. Nonetheless, you should consult your tax advisor on the ways ownership of real estate will affect you personally. However, the main reason you receive a tax break is for depreciation, that is, the loss in value of the property over time. Depreciation is a tax concept whereby you qualify for a write-off, but don’t have to spend the actual dollars to get it. For example, on a $100,000 purchase, your accountant may choose to declare 80% of the value as depreciable. You can’t declare the whole value as depreciable because some of the value is attributed to land and land doesn’t “depreciate”.

Therefore, in this example, $80,000 would be depreciable.

Under the current IRS rules,

you can take the $80,000 and divide it by 27.5 years for an annual depreciation deduction of about $2,900. In addition to depreciation, real estate taxes and other expenses for the property can offset your rental income.

The bottom line is that real estate, in the early years of ownership, will show a loss, which results in a tax deduction and tax savings for you. There are limits as to the amounts you can deduct due to real estate losses. Depreciation can also be “recaptured” at time of sale, which means that you have a higher taxable gain. You need to consult your accountant to determine how all the IRS rules will affect you.

Cash Flow In the early years of rental property ownership, it is difficult to achieve immediate positive cash flow. In other words, when you first buy a property, the rental income probably won’t cover the mortgage payment, capital improvements, maintenance, and all its expenses.

If the cash flow is about break even on a month-to-month basis, after you consider taxes and appreciation factors, the overall cash flow is positive. After owning the property for several years, rents should go up, the mortgage payment stays the same (except for increases in taxes and insurance), and the monthly cash flow increases.

Bottom Line First-time real estate investors and seasoned investors can review all the factors to determine if now is the time to invest. Consult your REALTOR® and your financial planner to see if investing in real estate is right for you.
