A bumper crop of home gardens blossoms amid a pandemic

“The reaction was overwhelming,” said Nathan Kleinman, the network’s codirector.

Luis’ project started as a neighborhood cleanup before he fell ill. Using social networking, he asked neighbors to meet at the lots on Dorrance, near 19th Street.

“We moved an old hot tub that had been there since 2014 and an abandoned car,” Luis said.

“Then, when I got back from the hospital, we continued working there. After we cleared all the rubble, we resoiled a lot of the area and planted a bunch of crops and wildflowers.”

They planted peas, peppers, tomatoes, corn, watermelons, squash, and a variety of flowers.

As the flowers have grown and blossomed, the lot has turned into a go-to spot for parents looking for a way to occupy cooped-up children.

“They just come and go,” said Luis. “Some people in the neighborhood just drop by to

help. Somebody made us a raised garden bed. It’s been great. I think all the neighbors have been appreciative.”

The surge in these pandemic plots appears to be spanning demographic differences. The Penn State webinar enrollees were from cities, suburbs, and rural areas. They hailed from 34 states and a few Canadian provinces.

Their interests ranged from complex soil issues to novices asking how deep to bury seeds.

“A lot of people just wanted to know where they could get seeds because so many garden centers had sold out,” Knauss said.

Ball, a past president of the American Horticultural Society, declined to provide sales data for the privately owned Burpee company.

“But trust me, we got an enormous number of new gardeners,” he said. “The uptick was a tsunami, a hurricane.”

Vegetables and salad greens were the hottest sellers, he said.

New gardeners were trying out everything in Burpee’s catalog, while veterans stayed in their

lane, buying in larger quantities and expanding their gardens.

According to Ball, the trend’s scope grew apparent at the end of this warm winter, when sales and orders for the seeds the company grows around the world already were brisk.

“We were spiking before COVID, but we had no idea what was in store,” he said. “I’ve been in the business for 40 years and I’ve never seen anything like it.

You don’t want to experience a windfall at the expense of others, but it’s given us a different way of looking at reality.”

Gardening’s psychological benefits were apparent long before this pandemic. A 2005 study by a Rutgers psychology professor, Jeannette HavilandJones, determined that flowers produced both immediate and long-term impacts on happiness.

“She discovered that flowers actually were equivalent to a mild antidepressant,” Ball said. “More tangibly, the food you grow yourself has a higher nutrient level, a better taste. It’s just a deeply satisfying hobby.”

And since the mid-1990s, Rutgers has offered a certificate program in horticultural therapy.

Students are trained to use plants and plant-based activities to help injured or ailing individuals and those with disabilities achieve specific goals.

“The program includes a plethora of human-science and plant-science courses,” Altman said. “The psychological benefits of gardening can be hard to measure but there’s plenty of anecdotal evidence. And there’s plenty of evidence about its physiological benefits, too. “ At some point, this pandemic will ebb and some among this bumper crop of new gardeners inevitably will drift away.

“Will we see a repeat of this spring? Of course not,” said Ball. “The game is figuring out how to guess the lasting effect.

How many people will fall away after this year? But if this lingers — and we’re still seeing it — this will transform American gardening. People will continue to learn that as a hobby, gardening is way up there.”

PURCHASING RURAL PROPERTIES

Sharon Bokan, Colorado State University Extension Boulder County Your family is growing, you are retiring, or you just want more room for hobbies, livestock, growing your own fruits and vegetables or just space, so you decide to purchase property in a rural area. Rural living is different than living in a residential area.

Being prepared and knowing the differences is critical to you loving where you live or hating it.

Before you start looking for a property, it’s best to sit down and decide why you want to purchase acreage and what you would like to do on the property; have livestock, provide supplemental income through hay production or another product or just be further than 10-feet from your next door neighbor. Make a list of what you want to do and the attributes you want on the property. Remember to think long term as your children will grow up and leave home and you will get older so planning ahead is smart. You might be fine hauling hay when you are in your 30’s but you may need help when you’re in your 80’s.

Once you have your list, then you can start talking to a Realtor®.

Your list will help guide them to properties that fit what you want.

It’s best to find a Realtor® that is familiar with rural properties. If you are not sure what questions to ask about a property, Extension has a booklet called, “Purchasing Rural Property in Colorado,” at

extension.colostate.edu/docs/pubs/ natres/xcm235.pdf that will help.

One area that I find most people do not understand is the number of livestock that are allowed on a property per Land Use Code vs. the actual livestock number that a property can support vegetatively.

Depending on how your property is zoned you may be able to keep from no to four animal units per acre. Agricultural zoning allows for four animal units per acre while Rural or Estate Residential only allow two animal units per acre—assets. bouldercounty.org/wp-content/ uploads/2017/03/p29-keepinganimals-in-boulder-county.pdf .

So, what is an animal unit?

they have purchased involves water. Having a ditch that runs across your property does not mean that you have the right to take water out of the ditch to water your pasture. Water in Colorado is owned by the citizens. Unless you have a decree (water right) from Water Court, you don’t have water rights. You might have shares in a ditch company that has a decree allowing them to pull a specified number of acre feet from the creek. How many shares you have in the company will let you know how much water you can use.

Each ditch company has a different decree amount along with a different number of shares, so you need to check with them to find out the actual amount of water you have.

Your home inspection is complete, now what?

Most homeowners are familiar with the home inspection process, a traditional step in the

BY RICK home buying JACQUEMARD process. The Flatirons Home goal is to Inspections determine the home’s condition, from the roof to the foundation and all the systems in between like electrical, plumbing, heating, and cooling. Ideally you are buying a home that is well maintained and only has a few outstanding problems that require attention.

Unfortunately, many homeowners defer maintenance to save time or money, and prospective buyers must decide how to respond to their home inspection.

It is a common belief that real estate “deals” are negotiated at the signing of the contract. In many cases, the deal-making and

negotiations only start at the contract signing. Negotiations still happen once a home inspection has taken place. There are four choices for the buyer to consider following a home inspection; Do nothing, Ask the sellers to make repairs, Ask the sellers for a credit for repairs at closing, Cancel the purchase based on the report.

Buyers often choose to take a credit at closing rather than having the seller make repairs.

The sellers are on their way out and may not approach the work with the same priorities as a buyer might. Also, if buyers get a credit, there will be less back and forth to confirm the work has been completed to their satisfaction.

The state of the market also plays a part in these negotiations. If it is an aggressive seller’s market, the buyer’s negotiating clout is limited. In a buyer’s market, the buyer will have more room for negotiation.

If you are firm about having the seller do the repairs specify

in the purchase agreement that work must be done by licensed contractors. Major repairs to plumbing, electrical, or HVAC require a permit. Be sure that permits are pulled, and inspections completed by the authority with jurisdiction, i.e. your town’s building inspector. If a project is too small to require a permit, maybe it does not make sense to ask the seller to do it at all. Specify a date for a followup inspection if one is planned, preferably a week before the closing so there is time to resolve outstanding items.

Sellers may want to get a home inspection of their own before they put their house on the market. They can then make minor repairs before putting their home on the market. They can also give buyers a complete list of disclosures, which may be required as part of the contract.

Buyers do not like to be surprised.

Even if the seller has a complete inspection, buyers should go

ahead and schedule their own inspection.

When the inspection is complete, make a point of doing a walk-through of your future home with the inspector. It is helpful to see firsthand any problems the inspector uncovers, their locations and suggestion about how they might be remedied. During this walk-through you also get a detailed look at the mechanics of the house and all its quirks, such as the location of the septic tank, locations of all electrical panels, where are the sprinkler system controls or how to turn off the main water supply to the house.

Some homes may also have sump pumps and/or radon mitigation systems. Ask to see their locations and how they operate.

Musings about houseplants: From hipster to horrendous

It’s funny that certain houseplants – and houseplants in general - are now considered in style. Every

BY MARY creative hipster LYNN BRUNY has a few in their welldesigned abodes: usually one in a glass orb hanging from the ceiling, a couple of structural succulents on table tops, a fiddleleaved fig in a corner, and some vine-y plant tacked to a wall, usually behind a bed frame. I love it all!

I’m sure many readers of a

certain age will recall making their own macramé plant holders with jute twine and wooden beads that held spider plants or ferns. (What’s old is new again, except, unfortunately, old people.)

But for people who have always liked plants, there is never a matter of being in or out of style. They’ve always had a bunch around their home, but the look definitely isn’t modern. Often it’s more of a “you have entered a domestic jungle” vibe.

My older brother was into the vine-y look, but he probably let it go too far. He use to live alone and was pretty much going feral. He had an ivy plant on a window ledge inside his shower

and let it grow up his bathroom wall, ceiling and around the shower rod, a full on rain forest look. I share enough of his slightly kooky genes to find this fun and interesting in a science project kind of way. I’m sure the plant would have made it into the hallway had my neatas-a-pin mother not visited and put the kibosh on it with a few snips. “Ruining the walls, for Pete’s sake,” she said with her pragmatic logic.

There are those people who just can’t let their outdoor potted geraniums die at the end of summer and instead bring them inside. These plants usually sit in a southern window, growing like giant scrawny aliens (because their owners don’t have the heart or skill to prune them). Yet still these hearty plants put out cheerful blooms. Such troopers.

Thinking of scrawny plants, I see a doctor who drags old poinsettias to his office, every year the collection growing.

They too take over windows and look as though they are trying to escape by growing as tall and spindly as possible, perhaps hoping the roof is not actually there.

The geranium and poinsettia rescuers fall into the category of “those who cannot throw out a plant” people. I use to be one of these when I was young, until an older woman told me

to compost them and thus know they are feeding another plant.

Circle of life and all that. Now come February, my leaf-dropping bedraggled poinsettia joins the fall debris in our compost bin with a little blessing: “Thank you for your fine service, friend! Vaya con Dios!”

This brings up a side note: Yes, I talk to my plants. Most plant lovers do and are not ashamed to admit it. Studies have proven that this helps plants grow. Studies have also proven that you can find studies to prove whatever you want to have proven. But think of it: If you care enough to talk to your plants, you probably care enough to water them, put them in the right light and notice if they have problems. So it’s not that plants grow better if you talk to them. It’s that if you are a person who takes good care of plants, you may also be a person who talks to them. And yet I still believe my plants like it when I talk to them. Why let logic get in the way of a good thing?

Perhaps I should tell my spider plant about the new macramé plant holder I’m making for it.

Oh, I best not. The succulents and fiddle-leaved fig may get jealous.

Almost half of home shoppers nationwide say they have converted a space at home into a remote office, according to a new study by Realtor.com.

Forget about those media rooms, wine cellars and home spas — the hottest item for buyers in a COVID-19 world is a home office.

With millions of Americans now

And more than 60% of potential homebuyers say that working at home is influencing the kind of house they want and the location.

“The ability to work remotely is expanding home shoppers’ geographic options and driving their motivation to buy, even if it means a longer commute, at least in the short term,” Realtor.com senior economist George Ratiu said in the new report. “Although it’s too early to tell what long-term impact the COVID-era of remote work will have on housing, it’s clear that the pandemic is shaping how people live and work under the same roof.”

Local real estate agents say that buyers are looking at larger homes and that room for an office can be a must.

“I have seen more buyers looking home offices in their next home purchase and even floor plans with options for two homes offices for couples and families,”

said Dallas agent David Bush.

A home office was the most chosen new home feature, according to a Realtor.com June survey.

“It is a required room,” said Marty Marks with Ebby Halliday Realtors. “If there’s not one already there, we need an extra bedroom or buyers will convert the formal dining room into an office.”

Nearly 40% of currently employed home shoppers Realtor. com surveyed nationwide said they are currently working from home as a result of COVID-19.

Half of the homebuyers included in the survey said they do the majority of their work in a home office.

Given a choice, more than half of the people working from home said they prefer a remote workspace.

Coronavirus and Refinancing Your Home

The coronavirus pandemic has pushed the mortgage rate to historic lows due to investors

Fixed mortgage rates tend to follow the ups and downs of the 10-year Treasury notes.

That relationship is clearly shown by the graph to the right with data supplied by the St. Louis Federal Reserve Bank.

The downward pressure on interest rates has produced an opportunity for homeowners to refinance at historically low rates, as long the coronavirus pandemic has not cost them their jobs. All of this means that it is time once again to consider refinancing your home.

According to Freddie Mac, the average interest rate on a 30-year mortgage on July 16, 2020 was 2.98%. The last time rates were in that category was July 7, 2016 when Freddie Mac reported an average interest rate at 3.41%.

Rates this low do not tend to stick around very long so if you are considering refinancing, you should check into it quickly.

When interest rates drop, you might wonder whether or not it makes sense to refinance. Many

different “rules of thumb” are broadcast to the public in answer the question, “When is the right time to refinance?” This can be confusing.

One of these “rules of thumb” says that if your current mortgage loan is less than two years old, you should NOT refinance. This idea comes from the fact that you have just paid closing costs and when you refinance, there will be another set of closing costs.

Another common “rule” used to determine the feasibility of refinancing is that there should

be at least a 2% spread between the old interest rate and the new refinance rate. The reasoning behind this rule is that at least a 2% difference in interest rates is usually needed in order to justify the expenses incurred when refinancing. In reality, refinancing your home mortgage could be done any time there is a significant savings in your monthly mortgage payment (or in your overall debt payments if you are consolidating other loans by refinancing) AND you plan to live in your home long enough to recover the expenses

There will be a variety of costs incurred when refinancing a home mortgage. These include: a title policy to assure the lender that they have an enforceable deed of trust and loan on the property, an appraisal to determine your home’s market value, a loan origination fee, loan discount points, and a few other miscellaneous fees. Most title companies will offer a reduced title policy premium when the title insurance is re-issued for an owner within two years of the original title policy issue. This offer is possible because there is less exposure to the title company over such a short period of time.

Most homeowners upon purchasing a home find out that any loan discount points paid are deductible as interest by the buyer in the year that they are paid. What may not be generally known is that discount points paid to refinance a home are not fully deductible in the year they are paid. These must be prorated or spread out over the life of the mortgage. For example, if a homeowner paid $3,000 in loan discount points to refinance their home mortgage at a lower rate, they could potentially deduct $100 in interest each year for a 30-year mortgage. This would mean a $28/ year tax savings if in the 28% tax bracket or $15/year tax savings if in the 15% tax bracket. The downside is that the homeowner had to pay $3,000 either in August 8, 2020

cash or by adding this amount to the mortgage. If possible, it is generally recommended that homeowners refinance with a “par value” loan, or in other words, that they refinance at a rate which does not require the payment of any loan discount points. This keeps the out of pocket expenses of refinancing at a minimum even though the interest rate may be slightly higher.

It is necessary to understand two terms in order to determine whether the interest payments on a home mortgage are fully deductible: “acquisition debt” and “home equity debt”. Acquisition debt is the amount of money borrowed in order to buy, build, or make capital improvements to a principal or second home.

The deductibility limit for acquisition debt is $1,000,000 for the combination of a first and second home. As the principal is paid down on this mortgage, the acquisition debt is reduced. Home equity debt has a deductibility limit of $100,000 above the current acquisition costs for both the first and second homes. Money pulled out of a home’s equity can be used for any purpose including home improvements, education, and medical expenses, business expenses, or restructuring and paying off other debts. When a homeowner refinances a mortgage, the acquisition debt does not increase. For example, if a person originally borrowed $175,000 to purchase their home and the current unpaid balance is now

$150,000, the acquisition debt is now $150,000. By refinancing only the $150,000 balance the interest payments will still be deductible. Assuming the market value of the home will allow it, the homeowner could borrow up to $250,000 and still have all of the interest payments be deductible. $150,000 of the new loan would still be considered acquisition debt and the additional $100,000 would be considered home equity debt. An important thing for homeowners to be aware of is that all of the interest payments on a principal or second home mortgage may not be tax deductible even though a mortgage company may be willing to make a certain loan amount. The limit restrictions for “acquisition” and “home equity” debt must be taken into consideration and your tax advisor should be consulted for current tax rules.

Due to the competitive nature of the home mortgage business, some lenders will offer “Low” or “No Closing Costs” loans. These types of loans will typically have a slightly higher interest rate. It is important to find out if the lender is actually not charging any closing costs or if these costs are being added to the refinanced mortgage amount. Adding closing costs to the mortgage can hide potentially high loan fees that increase the overall costs of the mortgage, even though the out of pocket expenses are kept low.

When refinancing, the payment can drop for reasons other than interest rate. One is that if the old loan was amortized, the principal is being paid down a bit each month. When the refinance loan

is done, the balance will be lower than the original, unless cash is pulled out or if the original loan was interest only. Second, by refinancing, the loan repayment process starts over at 30 years to go. Therefore, much of the monthly savings is tacked on to the end of the loan. Some people will argue the “time value of money”.

In other words, those dollars added on the end are worth much less than dollars today, hence the argument, “don’t pay your mortgage off early”. In today’s mortgage market, some lenders are offering mortgage products with whatever term you desire.

In summary: 1.) Consider refinancing whenever it creates a significant monthly savings and you can recover the expenses of refinancing during the time you own the home.

2.) Consider a “par value” loan to keep closing costs at a minimum and be aware that loan points paid when refinancing are not fully deductible as interest in the first year.

3.) Consult your mortgage loan professional and tax advisor to discuss your specific details.
