Getting produce from the field to your table needs attention Adrian Card, Colorado State University Extension in Boulder County In 1993, I started work on a small vegetable farm in Northern Colorado. Our abundant harvests fed roughly 300 people April through November with all the vegetable types you can grow here. Days started at 6 a.m. and often ended with some work after our evening meal. I was young, fit, and felt so alive working with others on this three-acre farm, living the lifestyle of a farm worker, attuned to the pulse of daylight, temperature, snow, rain and wind and its effects on the soil, plants and irrigation water. By 1995, I was managing field operations, even more excited about it all.

I tell you some of my story so that you know I have significant life context about being a farm worker: planting, weeding, harvesting, packing and more. My current job context affords me feedback from Colorado produce farmers as a founding member of the Colorado Fruit and Vegetable Growers Association. (See coloradoproduce.org) Every day, somewhere in the US, workers on produce farms arrive at the field, ready to take on the same tasks. The work may be hot or cold, sun baked, windy, wet and muddy, the walking is hard on a rough, uneven surface, and the ergonomics are challenging at best. If you are a produce farm worker in Colorado it is only seasonal employment.

And frankly, the pay may be only slightly lower than an entry level position at your local supermarket, which offers much more comfortable work conditions.

The old trope goes something like this: “If we bring in foreign, temporary workers to do farm work, they are simply taking American jobs.”

Maybe. But according to farmer anecdote and researcher data, most Americans don’t want these jobs (see work conditions

and pay above) and those that take them don’t last a full season.

Most Colorado produce farmers I’ve spoken with describe local workers new to this type of work as quitting after less than a week.

Are you encouraging your kids to start their career as a farm worker? Most are not.

And could you find enough teen and 20-somethings willing to work this hard today? They are extremely rare. Some farmers say we are simply losing this work ethic or those that can, and will, work in “dirty jobs” do so as a trained trades-person, commanding a significantly higher wage for year-round work.

So, who will provide their able and skilled bodies to do this work? The farm worker advocates that I have had the privilege to work with—those that also worked the produce fields of the US as kids with their parents—carried the same hope for their kids to get a better job. I suspect this is a global wish parents have for their kids, whether living in Mexico, Ukraine or India—don’t be a farm worker.

Consumer research indicates we generally expect our food system to provide low cost, quality, and convenient food. This puts downward pressure on the wages farmers can pay farm workers.

Against this backdrop, we still need vegetables planted, weeded,

harvest and packed. This makes temporary agricultural workers holding an H-2A visa increasingly important. Talk with Colorado produce farmers and they will tell you this program was made to be difficult for them to navigate.

In our increasingly automated world, farmers also have an eye toward labor saving technology.

How do we continue to enjoy Colorado produce in 2040?

COVID-19 has highlighted for Americans that farm workers are essential. As suggested, part of the answer is political, which is beyond my professional scope, part of the answer could be cultural, reframing our gratitude for farm workers, and part is also likely bringing more technology into the fields.

“If it’s visible from the road or another person’s yard, I don’t know that I would be showing the ‘Walking Dead’ or ‘Scream’ or one of those axe murder movies outside,” she says. Izzo adds that backyard movie hosts should “read the room” before going ahead with a screening to keep neighbors happy.

6 steps to reduce risk of a fire engulfing your home

Hotter, drier weather has produced a spate of destructive fires, but there are key steps homeowners can take to lessen the risks.

This includes understanding which communities are most threatened by wildfires before you buy a house, as well as making your home and yard more fire-resistant after you move in.

Even as the climate keeps warming, Americans continue to build and buy homes in fire-prone areas.

The result has been an increase in deadly fires. Two of the worst fire years on record in terms of acreage burned have been since 2015.

Some 4.5 million properties are at high risk from forest fires, according to an analysis by risk assessment firm Verisk. That includes 2 million in California, 718,000 in Texas, and 371,000 in Colorado: verisk. com/insurance/campaigns/location-fireline-state-riskreport/ Last year was a comparatively mild year for fires.

Even so, 4.7 million acres burned; the Kincade Fire in Sonoma County, California, burned 78,000 acres and destroyed 374 buildings. In 2018, the Camp Fire in Butte County, California, killed 85 people and destroyed 18,800 structures while burning 153,000 acres. In 2017, the Tubbs Fire in Northern California

In many areas, firefighters will visit your home and make recommendations and share local information you mightn’t find elsewhere.

Study fire-risk maps before you buy a home.

There are places where fire problems are much more likely.

engineering/wildland-hazardsbuilding-codes/fire-hazardseverity-zones-maps/ If you’re planning to live in an area with high fire risk, stay away from neighborhoods where houses sit cheek-by-jowl. One reason the town of Paradise, California, was so devastated by the Camp Fire in 2018 was that many homes were located close together, allowing fire to leap easily from one house to the next.

Paradise is being rebuilt, and the state is insisting on “defensible space” around homes.

Using the federal fire-risk map, the Arizona Republic and USA Today news organizations examined small towns across 11 states and found more than 500 had higher fire risks than Paradise. Make your house as fireproof as possible.

Clean roofs and gutters of leaves, debris and pine needles.

Install screens and replace broken windows to protect embers from entering houses.

Keep flammable material such as woodpiles or mulch away from homes. Woodpiles should be located uphill of the house (fire tends to burn upward) so they don’t serve as igniters for your house.

Beware of wood shingle roofs and wooden decks. Nobody living in a fire zone should have wood shingles, particularly untreated ones. There have been fires where homes with wooden shingles were destroyed where nearby homes with other roofs survived. Wood decks are also problematic. As fires leap from home to home, the deck may ignite first and set the rest of the house on fire.

Let your yard be part of the defense. The 30 feet closest to the house should be a fuel break with driveway, walkways and patios.

Grass in this area should be kept to a maximum height of four

inches.

Beyond 30 feet, don’t try to eliminate fire. Instead, try to control it. Dispose of piles of litter or debris. Keep trees spaced and trimmed so that fire can’t leap from the crown of one to the next.

Work with neighbors.

Your house can be in perfect shape, but if your neighbor’s catches on fire, you have a problem. Many homes destroyed by forest fires are actually ignited by neighboring structures.

Let neighbors know you’re thinning trees on your property to lessen fire risk. If you have an older neighbor who is having trouble taking care of their yard, offer to help out. It is the right thing to do, and it will also make you safer.

Who loves our quarantining at home? Our happily spoiled pets

It occurred to me while watching our neighbor walk their dog for the third time

BY MARY LYNN BRUNY one day that our pets are loving our quarantining. For them, life has never been so good: Their humans are at home more than ever and pretty much catering to their

every need out of sheer boredom.

Our old cat is perfect example.

Poppy, a big orange tabby, is a corpulent gal. If she were human, she would be an excellent farm hand or bouncer. Some in our family consider her fat. Those same some ones often call her Fatty instead of Poppy. I contend she looks good with her poundage and it makes her extra cozy (though hard to lift without proper body

alignment and a strong core). And her big, saggy belly comes in handy; she’s a feline Swiffer constantly dusting the floor.

Orange tabbies are pretty much the golden retrievers of the cat world. Poppy is super friendly and loves to be around people and get attention. Typically, she bursts into a room while meowing incessantly with a screechy wail that rather grinds at one’s ears and feels like it could cause a brain hemorrhage.

She heads butts the arm of her victim with her little rock hard skull, spilling any drinks in hand, until she gets petted and slimes said human with a coating of fur.

We’re use to her screechy meow.

But it is problematic when she barges into my husband’s office while he is on work conference calls. People listening think some animal is dying a tortured death or raccoons are fighting in the hallway.

When my husband used to travel pre-pandemic - Poppy would also yowl like this at 2 a.m. on the first

night he was away, her way of letting me know, “Hey, that guy I like left again.” This lovely moonlit cat serenade would continue until I yelled not-so-friendly words back at her, my way of saying, “Yah, I know.”

Poppy loves nothing more than to hang out in someone’s lap. She especially likes to knead us with her paws, a thing kittens do to their mothers. She finds our most wiggly bits, zeroing right in on the mushiest stomach flab. Our family knows who needs to cut down on snackage and beer based on whom she prefers to knead. Lately, much to my chagrin, I’ve been her favorite due to my pandemic pooch.

We always love our pets, no matter their peculiarities. But now Poppy gets seriously spoiled.

Both my husband and I are giving her much more attention out of boredom and the need for interaction besides with each other.

(Anybody who lives with their partner knows there are days you kind of prefer the company of your pet. Your pet is never going to ask you: “Is this the fifth or sixth day you’ve worn those gym shorts?”

Or: “So, are you going full-on European with the no shaving anywhere thing?”) Plus, I need my support animal when I read the news and feel like I’m going to be sick. Petting that old bag of fur keeps my heart rate and breakfast down.

Side note: Why is a single person with a cat seen as sad, like a commercial for anti-depressants, while a single person with a dog is seen as joyful, like a Mountain Dew ad? I say this is petist. Cats are just as awesome as dogs and deserve equal pet status. Perhaps there needs to be a Me(ow) Too Movement.

Anyway, while we people are trudging through these awful times, it’s nice to have happy pets. I’m especially fortunate to have one that will also point out that I’ve put on a few pandemic pounds and head butt the beer out of my hand.

One-fifth of homeowners have had mortgage payment troubles since May. That’s concerning for northern Colorado, where beautiful properties are a point of pride. Fortunately, there are some steps you can take if you’re feeling the economic sting.

First, if there’s even a chance you won’t be able to make a full payment, let your lender know.

It’s painful to admit financial hardship but remember, this isn’t your fault. Current circumstances are strange and unforgiving.

Lenders on every level are willing to help, especially locally.

For instance, the reps at Elevations Credit Union received national recognition for their service to northern Colorado.

They want to help you, so there’s no shame in asking.

Exactly what to do with your loan depends on many factors.

Here are some of the more common routes your lender might suggest.

Long-Term Relief

Lenders often suggest these options if homeowners come up

short or need to miss payments, but haven’t had trouble in the past.

Temporary “Catch-Up” Plans The pandemic hasn’t affected everyone equally. If you don’t have any income, there are two main options.

First, there are repayment plans, where lenders increase what you pay until you’re back on track. Second, a reinstatement and forbearance, where you stop paying for a little while, then pay what you missed back in a lump sum.

Financial Rework

If the homeowner anticipates employment or can make partial payments, changing loan terms may work best. Lenders can modify, or lengthen, mortgages, making the amount paid more affordable each time.

Lenders can also refinance loans.

Essentially, you’d take out a new loan to replace the current one. Refinances take many forms and vary depending on the area.

For example, Elevations Credit Union offers refinancing options that aren’t uncommon nationwide.

But their familiarity with Boulder and the surrounding counties helps northern Coloradoans.

Enacted in March, the CARES Act provides pandemic-related financial aid. It has specific provisions for federally-backed home loans, but borrowers have to go through their loan providers to apply.

The Act also stalled penalties and foreclosures for a few months after it was put into effect, so you may have more time to recover than you think.

The Federal Housing Finance Agency (FHFA)

The FHFA oversees national home loan institutions (Fannie Mae, Freddie Mac and the federal banks). They’re also providing relief avenues separate from the CARES Act. Some loans may qualify for stalled payments, waived fees and more, so if any of these acronyms sound familiar, investigate more online.

Colorado State Provisions and the Housing Authority

You may have heard about Governor Polis’ D 2020 012 order. It limits evictions, foreclosures and even utility shutdowns during the pandemic.

It also sets aside over $3 million in mortgage aid and will be available until September of this year. Once again, your lender will know whether you qualify for help.

Remember, discussing financing options fares homeowners much better than silence. Don’t be afraid to reach out.

Can a House Fail an Inspection?

This is a frequently asked question. The short answer is no, a house cannot fail a home

The building permit prevents poor craftsmanship because the city inspector gets involved and makes periodic spot checks on the work as it progresses.

The information in a professional home inspection is for the buyer alone. You can use the information any way you want. You may choose to back out of the sale, to negotiate repairs with the seller or do nothing with the information. It is totally up to you as the buyer. However, there are mortgage loan programs that may require certain items to get repaired before you close on a home. Your lender will be able to provide those details for you.

A good comparison would be going to the doctor for an annual physical exam, you get professional feedback on your health. Often, this is when you learn if you have any medical issues that need to be resolved.

Just like you cannot fail a physical (no matter how poor your

health may be), a house cannot fail an inspection.

A home inspection is simply a visual examination of a house’s overall condition at a given point in time. The home inspection report describes a house’s physical shape and identifies what might need repair or replacement. Although, what’s covered in a standard report can vary by inspector, typically the status of the following will be included: heating system, central air conditioning system, interior plumbing and electrical systems, roof, attic, visible insulation, walls, ceilings, floors, windows, doors, foundation, basement and all structural components. Let your inspector know in advance if there are any areas of the home you with them to pay extra attention to.

A home inspection is not an appraisal determining the value of a home. It is also not a municipal inspection verifying code compliance. Inspectors will not inspect any inaccessible areas of a home or do any type of destructive testing. The report will not guarantee a home’s components will not fail or need

repair in the future. It is not a home warranty.

A home inspection may uncover issues that are deal breakers for some buyers. What determines a deal breaker depends entirely on the buyer, their needs, and preferences. For example, an inspection that identifies damaged roofing shingles might be a deciding factor for one person who feels the problem is too expensive or time-consuming to fix. However, the same trouble with roof might be totally acceptable for another buyer who has resources or skills to repair the issue.

If you are considering buying a house and the inspector identifies problems with it, this does not automatically mean you should not buy it. The findings simply mean you now know what you are getting into. If the furnace needs to be replaced in six months, at least you will not be surprised when it happens.

If major problems like this are found, the seller may agree to make the repairs or reduce the purchase price accordingly. Of course, no house is perfect. Every house will have some issues. It just depends on how many faults you are willing to deal with before you walk away from the sale.

A home inspector does recommend to a customer whether to buy a house. Rather, it is his or her job to provide all the available information so that home buyers (or sellers) can make the decision right for them. Your realtor will be able to assist you with decisions on which items on an inspection report are worth negotiating over with the seller.
