he Weld RE-4 School District has revealed its proposed location for the new and rebuilt Windsor Middle School in northwest Windsor.

In identifying the land location on the Weld RE-4 website last week, the district said its elementary and middle schools are over capacity with elementary enrollment at 111% and middle school enrollment at 122%.

The district has plans to build two new elementary schools – in the Peakview and Raindance neighborhoods — as part of the proposed and potential bond package.

The school is located at 900 Main St. in a high-traffic, and at times congested area, near the intersection with Seventh Street.

“The only difference is it’s going to be built in a different spot,” the superintendent added. “To put that money into this existing site is not an ideal situation, and that’s where the pivot comes. It will hasten with helping us with capacity sooner.

“Traffic is a big concern,” Hale said.

“Seventh Street is a main arterial for us, and there are a lot of traffic issues with the school, and there are a lot of students crossing on foot. It’s (the middle school)

t’s official. In November, the future of the Weld RE-4 School District will be in the hands of its voters.

On Monday evening, the Weld RE-4 board of education officially approved the addition of a $179 million bond and $3 million mill levy override as issues on the November ballot. The election is Nov. 2.

The school board unanimously voted to include the bond and MLO taxes on the ballot following a nine-minute meeting at the district administration building in Windsor.

“Tonight, the Weld RE-4 School Board approved a motion to refer school bond and mill levy initiatives

“It was a significant effort on their part to come up with a better site,” to the 2021 ballot,” board president Jennifer Lieber said in a statement.

“With the addition of over 800 students in our schools this year, growth in our community is even more aggressive than demographers projected. In approving this motion, our board did its most essential work — work that is in the best interests of

our students. The community truly helped shape this measure. Their input helped us get to a package that will provide incredible value to our taxpayers and the best facilities for our students. Because we delayed this measure a year, we have gotten beyond the critical point. This bond measure is now urgent to our district’s ability to best serve our growing student population.

The district was working toward a bond proposal for consideration on the 2020 ballot, but pulled the plan with the onset and effects of COVID-19 in May 2020. The district re-introduced the bond and MLO for consideration this year because growth within

the school district boundaries was not slowed or inhibited with the pandemic.

“It’s a need and that need hasn’t changed,” said Weld RE-4 School District Chief Operating Officer Jason Seybert in March.

With the board’s approval, the next step is for the district to send the ballot issues to Weld County this week to receive numbers for the questions.

The district is seeking a $179 million bond for the construction and expansion of district schools including: •

Construction of two new elementary schools: Peakview and RainDance at a combined cost of $63 million;

•

Const r uct ion of a new 900-student middle school to replace Windsor Middle School at a cost of $63 million

•

Expansion of Severance Middle School to accommodate 900 students at

a cost of $18 million; •

A 14.5 million expansion at Windsor Charter Academy;

•

A new Career and Technical E duc at ion bu i ld i n g at Severance High School and facility projects at all schools for $20.5 million.

Last month, the district revised the $179 bond package to relocate a new Windsor Middle School to a 140-acre property in northwest Windsor with a projected opening date in 2024. Weld RE-4 superintendent Dan Seegmiller at Monday’s meeting asked the board to recognize town of Windsor town manager Shane Hale for Hale’s work on behalf of the town in collaboration with the school district on the new site for the middle school.

“It was a significant effort on their part to come up with a better site,” Seegmiller said, adding the land will allow the town and district to share amenities such as parks, trails, fields and parking.

Earlier this month, Hale said traffic

in and around the site of the current Windsor Middle School on Main Street was an area of concern raised by some involved with the bond proposal process.

“It ’s a better value for the community,” board member Chris Perk ins said during Monday’s meeting.

The district is also seeking a $3 million mill levy override over two years to provide funds for operational purposes for new district schools and provide a share to Windsor Charter Academy for operational or capital uses, according to information from the district.

Bonds and mill levy overrides are the prime sources of revenue for school districts for high-level expenses.

While bonds pay for capital projects, such as construction, the MLO pays for in-classroom needs such as personnel and curriculum.

ome values are soaring in Windsor, and plenty of residents are seizing the opportunity to use their equity to make some much-needed improvements or repairs to their residences.

“What I’ve read in various articles is that people are working from home more and they are converting bedrooms to offices or adding offices to basements,” said Darin Lancknet, branch manager at Windsor State Bank.

“In general, I think people have been at home more with

COVID and are doing more improvements.”

According to MarketWatch.com, home-improvement projects are, indeed, focusing on “creating dedicated spaces for remote work and learningg.Yards are beingg transformed into entertainment spaces, and walls are being repainted.”

Until recently, many homeowners focused on creating open floor plans, but because of COVID-19, the trend is to transform current spaces for more specific purposes, per the NerdWallet article.

With this option, customers can draw on a line of a credit as they progress with their home improvements.

HELPFUL DEFINITIONS

"The lines of credits option charges interest monthly, similar to using your credit card but at a better rate. People can advance money for home improvements and pay it down, but that credit limit is still available to them down the road." The limit on the lines of credit is $250,000.

Equity: the difference between what you owe on your mortgage and what your home is currently worth.

A home equity loan, on the other hand, is a set amount of money that is paid off over a specified term. This loan is based on principal and interest payments at a set rate.

There isn't an identified limit because the amount of the loan is based on the owners' equity in the home. Both loans can be used for any purpose, such as paying off other debt.

Home Appraisal: an estimate of the true or fair market value of a home. Lenders order an appraisal during the mortgage process to assess the home's market value to ensure the amount of the loan is appropriate to value.

HELOC: Home Equity Line of Credit, uses a percentage of home equity to provide a revolving line of credit.

Illuminating Ideas for Hanging String Lights in Your Backyard

o, you’ve created the backyard of your dreams and love everything about it -- except that seeing your surroundings can sometimes be a challenge once the sun’s gone down. As the days grow shorter and we head into fall, it’s one of the best times of year to enhance your backyard life at night.

While hiring someone to install outdoor lighting can be really expensive and involved, patio string lights are a simple,cost-effective solution. Best of all, you can create a look that reflects your style using any number of patterns.

In a recent episode of “Done-In-AWeekend Projects” called “Light Up Your Life,”expert landscape designer Doug Scott demonstrated how to hang string lights, as well as discussed what to consider before, and while, doing so. Here are his steps for adding fun, personality and light to your outdoor living and dining spaces: 1.First determine how long your string lights need to be and how many strands you’ll need. The only other materials you’ll need for this project are appropriate, outdoor-grade hardware (such as cup

hooks or a similar fastener) and possibly an extension cord.

2.Next you’ll want to sketch your design to make sure you capture what you’re going for and second, to ensure you’re purchasing the correct number and lengths of lights and hooks. For a more relaxed look,you may want a crisscross or free-form pattern. For a more uniform look, you can simply hang lights across the center or around the perimeter of the space.

“Regardless, just make sure your design represents you and how you want to live outside,”says Scott.

3.When measuring your lights, be sure to add a few feet on each pass to allow for slack. One other thing you’ll want to consider is whether you’ll be able to make light connections in discreet places, ideally where they connect to the wall, post or tree.

“Having a connection in the middle of a swag won’t be the end of the world, but you’ll want to minimize this as much as possible,”says Scott.

4. Install your hooks according to your plan. Then, hang your lights with the bulbs removed to decrease your chances of breaking them. You’ll also want to make sure that your first strand reaches an outlet, or you have an extension cord that will. Once you’re satisfied with your general look, install one bulb in each strand to test that everything is working properly. If all is good, install the rest of the bulbs, light them up, then kick back and enjoy.

GIRLS VOLLEYBALL Just a handful of months ago,Windsor was right on the cusp of contending for its second state title in program history.

The Wizards went 16-1 and were the top seed in the eight-team 4A state tournament.Their championship hopes were dashed one match shy of the state finals May 13, as they fell via a semifinals nail-biter against Mead, 25-19, 23-25, 20-25, 25-20, 8-15.

Don’t expect Windsor to take much of a step back this season.The Wizards graduated their top 2 kills kii leaders from

a season ago: Kaylie Phelps and Sara Scott.

But, they should see a big bump in production and leadership from the likes of sophomore Julia Bohlinger and junior Avery Lacy.

Windsor will also need to replace the production of this past year’s starting setter, Peyton Relford, if it intends to remain in state title contention. Senior Shae Hardy will likely be up to the task.

W indsor was unable to qualify a runner in the highly condensed C l ass 4A boys cross country state championships this past October. The Wizards return this fall, though, with numerous potential state qualifiers as the state meet returns to a normal format.

A season ago, Windsor’s campaign ended in heartbreaking fashion.

In Windsor’s season-opening home invitational Aug. 21, freshman Cole Mazurana engineered a smashing high school debut, placing fifth in 16:44.90.

Mazurana’s junior teammate Cameron Thomas placed 22nd (17:51.40), while senior Alex Kary was 39th (18:45.30), and junior Noah Bearden finished 41st (18:47.60).

The Wizards must replace this past season’s starting quarterback, Jake Coakley. But they will have back senior running back Dax Polka, who led the team in rushing a season ago with 578 yards and 13 touchdowns on 88 carries in five games.

In the Aug. 27 Randall Hess Invitational in Johnstown, Mazurana was fifth (18:16.80), Thomas placed ninth (19:00.80), Kary was 21st (19:40.40), and Bearden placed 25th (20:20.90).

Windsor should be primed for a strong season with many talented veterans to complement some young up-and-comers, including Mazurana.

The Wizards went 4-2 but dropped their final two games and fell just short of qualifying for the playoffs.

Windsor will no doubt be hungry to return to the postseason this fall.

Windsor will have some holes to fill on defense after leaders Conner Waite and Hunter Peck graduated this past school year. But seniors Conner Krzyzanowski and Jackson Lewis are back after recording 36 and 35 tackles, respectively, a season ago.

Windsor entered this season unranked by CHSAANow.com. Still, it would be foolish to sell short any Chris Jones-coached Wizards squad.

Like its boys counterpart, the Windsor girls cross country features a promising, highly talented freshman and a strong mix of youth and experience.

Bush was even better in the second meet of her high school career. She placed second at the Randall Hess on Aug. 27, finishing in 20:09. Schaefer finished 11th (22:05.10), Baatz was 12th (22:08.90), freshman Delaney Kintz placed 14th (22:21.60), and Boyer was 17th (22:56.30).

Like the boys, the Windsor girls didn’t qualify an athlete for the condensed state meet a year ago. That should change this year and beyond with so many young, talented runners on the squad.

Fellow junior Carter Hinkle and freshman Kellen Ball give the Wizards a very formidable top 4.

While Kellen Ball is playing high school golf for the first time, Hinkle is fresh off tying for 51st at state a year ago.

BOYS SOCCER Windsor won its first 4A boys state soccer title with a tight 1-0 win against Denver North on May 1 at Weidner Field in Colorado Springs, capping a 14-0 season.

With a bit of a new-look team, the Wizards are back to defend their title after the quick turnaround from this past season.

They will have some big shoes to fill, as their four leading goal-scorers were seniors a season ago — including John Burnett, who recorded 20 of Windsor’s 43 goals on the season.

Windsor also must replace starting goalkeeper Daniel Bouma, who was a senior this past season.

Nonetheless, after tasting, for the first time, what it’s like to be the last time standing this past season, the Wizards will no doubt be determined to make some noise in the postseason again this October and November.

GIRLS CROSS COUNTRY

At the Wizards’ home meet Aug. 21, freshman Maggie Bush placed 12th (20:28.40) in her first high school action. Senior Ellie Baatz was 27th (22:05.30), freshman Ava Schaefer placed 28th (22:06.20), and freshman Claire Boyer finished 31st (22:15).

Junior Landon Ball also returns after tying for 32nd at this past season’s state meet.

In the first month of this season, Windsor racked up five first-place team finishes in seven tournaments.

SOFTBALL Windsor appears primed for a bounce-back season after struggling down the stretch and missing the postseason a year ago. The Wizards went 9-7 this past season but lost three of their final four games.

Windsor is back this fall with its two top run-producers from a season ago: senior Giana Mancina and Ryan Leto.

Leto was also the Wizards’ top pitcher.

This season,Windsor is implementing sophomore Kinza Sagel in the circle, limiting the number of innings Leto — one of the team’s most versatile players — has to pitch.

The Wizards also bring back junior Kiley Grubbs, who was a very effective No. 2 pitcher behind Leto a season ago.

Other players are also likely to step up this fall for Windsor, including junior Olivia Schramm and freshman Molli Magana.

With plenty of talent,Windsor could be a true contender in the 4A Northern Colorado Athletic Conference and in 4A, as a whole.

BOYS TENNIS Windsor went 3-5 in duals and was unable to qualify a player for the 4A state meet a season ago.

The Wizards will try to reverse their fortunes this season behind their young No. 1 singles player, freshman Dillon Henson.

Windsor also has supreme youth at No. 3 doubles, a position occupied by freshmen Grady Thorne and Layne Tometich.

Besides those two positions, the Wizards mostly have upperclassmen in their lineup, including at No. 2 singles (senior Nick Ward) and No. 3 singles (senior Mason Reed).

f you want to lower your energy bills every month and put off the need for major maintenance costs in your home, there are some simple fall preparations homeowners can do.

In fact, many of the things recommended by local experts are simple to do – either by yourself or by hiring a professional. And it’s worth the time and investment, because after all, who wants to purchase a new furnace or spend hundreds on costly plumbing work if it’s not necessary?

“Be proactive, not reactive, with your HVAC equipment!” said Scott Butterworth, Operations Manager and partial Owner of McCreery & Sun. Some of those proactive moves are simple, like replacing a furnace filter every one to two tw w months. Filters are available at mass retailers, are inexpensive and easy to switch out.

Changing them improves airfl flow l – which means the furnace has to work less hard to blow air through a clean filter rather than a dirty and clogged one. Set an alarm on your phone or make a note on the calendar to remember to change it regularly.

“Do things like clean visible leaves and other debris from the outdoor condenser and install a protective winter cover,” Butterworth said. “Replace batteries in your thermostat, vacuum air vents and clean dryer vents.”

Another simple maintenance item that Allen recommends is having a home’s hot water tank flushed. Having sediments flushed out every one to two years helps prevent issues with the water heater, and can also improve efficiency, giving you more hot water. Murphy’s Law says that the water heater will start leaking or stop working at the most inconvenient time, so performing a flush can help prevent issues.

McCreery & Sun also recommends having HVAC equipment serviced or cleaned every spring and fall. A fall maintenance inspection includes checking things like the heat exchanger, flue and gas burners, cleaning and checking the blower and motor and inspecting system controls and piping for leaks or cracks.

Other maintenance can include cleaning the flame sense rod,checking and adjusting gas pressures and testing air static pressure.

Regular maintenance helps with operational efficiency of the units and can mean lower heating bills. Maintenance is also recommended by manufacturers to confirm the appliances are safe for operation.

It’s good to plan ahead for home maintenance and fall preparations before it gets too cold out, both with HVAC and plumbing in the home. Jeff Allen, owner of Allen Plumbing and Heating, said one of the easiest plumbing maintenance actions is to simply make sure hoses are

disconnected from outside faucets.

“If you don’t disconnect, there’s a possibility that water will remain in the faucet over the winter and it can freeze and break – and you don’t figure that out until the spring when you might flood the basement when you use the hose,” he said.

“It’s simple and most people know this,but it’s good to have a reminder.”

Plumbing and HVAC service pros can perform lots of fall maintenance/service and check-ups, helping homeowners identify issues before they become potentially much larger. As Allen noted, things like the furnace and water heater shouldn’t “hide in your basement and make funny noises! Give them regular maintenance.”

And Butterworth suggested if HVAC equipment in a home is 15 or more years old, it’s time to start planning ahead and budgeting for replacement. Spending thousands of dollars to replace a furnace or AC unit is never fun, but it’s worse when it’s unexpected.

“Don’t wait until you have no heat and it’s 0 degrees outside,” Butterworth said.

“Equipment is not always available quickly, especially since the beginning of Covid.”

building swap in Windsor that included an affiliate of PetDine LLC speaks to greater growth for the Fort Collins-based private-label pet food supplement maker.

Weld County clerk-recorder and assessor records show a pair of related transactions among the affiliate, a Thornton-area private investor, and the CEO of a Loveland-based music products distributor, the last party as the linchpin of the two deals.

Diamond Valley Properties LLC bought a one-year-old, 100,000-squarefoot industrial building from Five M Enterprises LLC for $17.25 million, July 30. Five M then bought a 19-yearold, 62,000-square-foot property from S&E Parallel Investments LLC for $8.1 million on Aug. 4.

The newer, larger building is on about nine acres at 1130 Diamond Drive; the older, smaller site is at 840 Diamond Valley Drive on six acres. Both are in the Diamond Valley Tech Center, near the intersection of Colorado Highway 257 and Eastman Park Drive.

Diamond Valley Properties is the PetDine affiliate. Colorado Secretary of State filings link it to PetDine Properties LLC on Innovation Drive in Fort Collins, the company’s 10,000-squarefoot headquarters it bought back in 2018 for $1.8 million.

PetDine makes pet-food products, including soft chews, liquid food toppers and powder supplements for client brands. It also has 220,000 square feet for manufacturing in Harvard, Illinois.

BizWest reported in April that PetDine was adding 10,000 square feet on Innovation Drive for more production.

A trade journal article this month placed the Windsor space as part of a $25 million expansion of PetDine. It was making about 500 million treats a month in 2018 and doing about $22 million a year in sales, local media reports said.

Privately held PetDine is run by the Munsch family. Ken Munsch in 2015 bought a pet-treats maker in 2015 that formed its genesis; son Preston is CEO. Kurt Stricker, who owns Harvard, Illinois-based Pedigree Ovens, is the third owner-operator.

PetDine spokesperson Justin Boling said there are no other owners and no private equity involvement.

The Munsch family also owns The Dog Pawlour, a canine spa, day care, and groomers, with Fort Collins and Greeley locations.The Diamond Valley

If new appliances are part of the project, for example, it helps to know they most likely won’t be delivered when you want them thanks to the slowdown and/ or shutdown of many global supply chains resulting from the global COVID-19 pandemic.

Before you begin, it’s also important to know how much you want to spend so that your champagne taste doesn’t overrun your beer budget.Financial expert Dave Ramsey suggests that you prioritize projects,outline

costs and get contractor bids unless you plan to do the work yourself.

You don’t need a huge budget to get the results you want,Tadlock said.For example, if you splurge on new counter tops, going with a simple back splash and lighting fixtures from the local home store could ease the sticker shock.

If you’re planning on installing heavy stone countertops, however, make sure your cabinets will support the extra weight, Tadlock advised. And be certain that you will love the cabinets for years to come, because changing them out does not come easy once granite or quartz is installed.

If you do want a fresh look in your kitchen,cabinets can fill the bill.But do you paint the ones you have? Or do you reface or replace?

Tadlock said Steamway stays away from refacing cabinets because the cost usually comes out the same as new cabinets.

Painting cabinets is a solid option if replacing them isn’t. Cabinets are trending in a variety of colors, from muted neutrals like white, gray and greige, to bold colors like deep blue or green with brass hardware.

Instead of painting cabinets all the same color, homeowners sometimes go with a

Those who actually use tubs now opt for stand-alone tubs placed where the view outdoor is unmatched, Tadlock said, or they’ll keep a tub in the guest/kids’ bathroom.

Tile going up to the ceiling is huge for bathroom remodels, she said, as it makes small spaces seem larger and it makes surfaces cleanable and easy to maintain.

Sometimes all a room needs, however, is a new floor, whether it’s hardwoods, luxury vinyl tile and planks,tile or carpet,the latter being most popular just in bedrooms.

Mirrors also help enlarge a small space and lighted LED mirrors can make a bathroom look stunning. Oftentimes no other lighting is necessary,Tadlock said.

The best time to install new flooring is when everything is out of the room,be it the bedroom, great room or kitchen.

Tadlock also likes to use a lot of clear glass, such as for showers, to visually open the space.

The Greeley Chorale was back in action August 25 as singers met to exercise their vocal cords for the first time in 18 months due to the pandemic.The 95-member chorus is an audition-only community chorus with auditions in August and January, and, usually, once you’re in, you’re in. In fact, Jeff Walthall, the chorus’s marketing director, is starting his 37th season with the group. Greeley Chorale hopefuls must sight-read a piece from a standard hymnal, and perform a solo demonstrating vocal ability. Auditions were conducted in August. 15 people auditioned in the latest round and, including some former members who decided to re-join, the Chorale welcomed 12 new members this fall.

Dr. Howard Skinner started the choir in 1964. Later it became an adjunct of the Greeley Philharmonic Orchestra, which Dr. Skinner helmed for some time. In 1974 it became an independent group and four years later was incorporated as a 501c-3 non-profit organization.

Currently, the Chorale holds three concerts a year, one in late March or early April (depending on where Easter lands), October, and December.The last Saturday of February there’s a fundraiser dinner, show and silent auction called Pops and Pasta! featuring individual Chorale members in solos, duets and ensembles, performing lighter “pop”style pieces in a cabaret type show. Walthall said they’ve performed everything from Gershwin to Disney to some top 40 songs.The Chorale has proudly participated in nine international tours since 1988 and is gearing up for number 10 next summer in Spain and Portugal.

Every Wednesday the Chorale meets at the University of Northern Colorado to rehearse for about two hours.

The Greeley Chorale’s upcoming show “It’s a Wonderful World”is set for October 15th at the United Methodist Church in downtown Greeley. It will have music from around the world including Africa, Spain, America, and traditional Jewish. The curtain call is 7:30 pm. Walthall said there is no charge for the event, “as a thank you to the community for supporting us through the pandemic last year.” Although to attend, you’ll have to reserve spots on the Chorale website, www. greeleychorale.org.

“What the last year has taught us is that music is a common denominator around the world,” said Walthall, “and we hope to not only entertain, but educate and inspire our audiences.”

The care team at Northern Colorado Women’s Wellness treats the patients that walk through the door of the Greeley clinic like people, not numbers.

The practice doesn’t offer obstetrical care, though midwives are providing the services.

“As women become more savvy about getting health care, they want a setting that’s smaller and more personable and where we take more time with the patient, because we want them to achieve their optimal health,” said Carolyn Bottone-Post, a certified nurse-midwife with a doctorate in nursing practice.

Bottone-Post is one of two midwives at the practice alongside Cindy Dean, MSN, CNM, who both had worked at the former A Women’s Healing Center in Fort Collins. Jan Gillespie, MD, opened her practice in January alongside her second practice, Northern Colorado Pain Management & Wellness, wanting to continue personable, small-practice gynecology services offered by nurse-midwives.

Both she and Bottone-Post each have more than 20 years of experience.

“Our goal is to achieve their optimal wellness, which looks different for different women,” Bottone-Post said. “We do try to be flexible and make sure women are heard in their appointments. … This is very much collaborative care. We aren’t there to take care of patients per se; we’re there to be partners in their health.”

here’s a new location for Weld RE-4 School Board meetings: Windsor High School.

The district moved its regular board meetings to the high school auditorium starting Monday. In September, the district will begin streaming meetings online and citizen comments will be

limited to three minutes.

Board of education meetings are held at 7 p.m.on the third Monday of the month with the exception of December. District regular board of education meetings were previously held in the district’s administration building on Main Street in Windsor.

Weld RE-4 superintendent Dan Seegmiller said the move to the high school auditorium was made to accommodate more guests, including students, and community members as the district continues to grow.

The next board meeting is Sept. 21.
