Boulder had highest percentage of people working from home in 2020, new data shows

By Molly Burke The Denver Post (TNS) BOULDER – Boulder had the highest percentage of people working from home at the beginning of the pandemic across metropolitan areas in the United

States, recent data findings from FinancialForce said.

The company found that 16.1% of Boulder residents worked from home in 2020, topping the list over Bend, Oregon; and Austin, Texas; which followed with 12.9% and 12.5% each.

population was found to have increased 3.3% from 2019 to 2020, as the pandemic hit.

The Fort Collins and Denver metropolitan areas also ranked high on the list, reaching fifth and sixth places, with 11.7% and 11.4% of their populations working remotely.

Living in the days of less is more The vocabulary intended to soften the blows of blistering inflation is a testimony to creativity.

Economists keep talking about consumers LORI experiencing BORGMAN shrinkflation.

They don’t mean consumers are shrinking (although you do look amazingly trim); they mean the products we buy are shrinking, but the prices are not.

One manufacturer that has been shrinking the size of cereal boxes goes a step further and refers to it as “price-packing-architecture.”

That sounds so much better than “sticking it to the consumer.”

Cadbury Chocolate said they will be implementing multiple price hikes, calling them “pricing waves.” It almost sounds like you’re at the beach. How restful.

But those waves aren’t water.

You can buy candy on the installment plan or kiss chocolate goodbye.

Shrinkflation has also hit ice cream. What passes for a halfgallon, probably isn’t. Check the fine print.

You can fool some of the people all the time and all the people some of the time, but you can’t fool anybody when it comes to ice cream.

I like the Dollar Tree approach to compensating for shrinking profit margins. There’s no sleight of hand or double talk, just a

straight up price hike. Many items that were once a dollar now cost $1.25, but the signage still says Dollar Tree. The attitude smacks of “tough cookies.” There are fewer of those in a bag now, too.

The silver lining of inflation is I no longer need help carrying groceries into the house. My usual run that used to fill the backseat now fits compactly in two bags. Perhaps we can think of shrinkflation as a new form of portion control.

The concept of paying more for less is an economic wildfire. A

popular pizza chain revealed there will now be only eight chicken wings in an order instead of 10.

Interesting, but my question is why do pizza chains sell chicken wings?

Clorox announced they will raise prices on 85% of their products, giving “cleanup on aisle 3” new meaning.

The cost of a flight I booked recently wasn’t as high as I thought it might be. But when I went to choose my seat there was an extra charge for a window seat as well as an extra charge for an aisle seat. There was no extra charge for the middle seat, which is good news if you are the size of Barbie.

I can only imagine what the charge is to use the restroom. And there’s probably an extra charge on top of that charge if you want the privilege of closing the door.

Fair housing month The Fair Housing Act was passed in April 1968.

Every April since then, the National Association of Realtors® (NAR) has DUANE commemorated DUGGAN its passage with events and education that underscore the need to expand inclusion and learn more about housing discrimination and segregation. Fair Housing Month signifies a continued commitment

by Realtors® across our country to expand equal access to housing.

Accountability, culture and training (ACT) The National Association of Realtors continues to be an industry leader in fair housing. On January 8, 2020, the leadership of the National Association of Realtors met in Washington where they unanimously passed the most recent Fair Housing Action Plan.

NAR documented its commitment to improve fair housing for all in the following press release summarizing the content of the plan for 2020 and beyond. The plan, released by NAR in 2020, reads as follows: NAR’s new Fair Housing Action Plan, abbreviated “ACT,” emphasizes (A)ccountability, (C) ulture Change, and (T)raining in order to ensure America’s 1.4 million Realtors are doing everything possible to protect housing rights in America. Among other things, the plan specifically commits NAR to the following:

In 1913 NAR established and adopted the Realtor Code of Ethics. The intent was to establish a level of professionalism similar to doctors and attorneys.

When a real estate agent first becomes licensed, it is just an initial step to launching a real estate career. While there is no law that requires a real estate agent to become a Realtor, becoming one advances an agent’s career to a higher level of knowledge, expertise, and professionalism. If an agent chooses to become a Realtor, the agent joins the National Association of Realtors, which has over a million members across the country. Any Realtor member agrees to abide by a strict code of ethics.

The National Association of Realtors has always been a leader in promoting fair housing for all. In Article 10 of the Code of Ethics, it states specifically what a Realtor’s responsibilities and duties relative to fair housing are.

The Code of Ethics is updated annually as issues and needs change. In addition to the Realtor knowing the code, it is important for the public to know what the

code says. That way, the public knows what to expect from a Realtor in terms of service, and what questions are not appropriate for the Realtor to answer. The Code of Ethics also includes Standards of Practice to guide the Realtor’s behavior.

Taken directly from Article 10 of the Realtor Code of Ethics: Realtors shall not deny equal professional services to any person for reasons of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity.

How will the sharpest rise in mortgage rates in three decades affect home prices?

By Jeff Ostrowski Bankrate.com (TNS) Mortgage rates are climbing fast.

The average rate on a 30-year mortgage rose to 5.11 percent this week, surging from just 3 percent in August 2021, according to Bankrate’s national survey of lenders.

The last time mortgage rates rose so swiftly was 1994. In late 1993, rates were less than 7 percent. By December 1994, they had surged to 9.11 percent, a jump of more than 2 full percentage points in less than 12 months.

Some mortgage watchers say the 2022 run-up in mortgage rates could be even more dramatic than in 1994.

“The Federal Reserve is looking back to that playbook from 1994, which was to raise rates hard and fast,” says Curtis Wood, founder and CEO of Bee, a mortgage app. ”I think at the end of this year, we could easily see mortgage rates around the 7 percent mark.”

Greg McBride, Bankrate’s chief financial analyst, doesn’t expect rates to climb that significantly, but he says the path of mortgage rates will be determined by how successfully the Fed reins in rising prices.

“If inflation begins to ease and economic growth slows, rates will start pulling back,” McBride says. “If inflation doesn’t respond and keeps moving higher, then it’s anyone’s guess.”

In both 1994 and 2022, the Fed moved aggressively to slow economic growth, and mortgage rates were a casualty of the central bank’s war on inflation. With a potential housing bubble on many minds, it’s worth looking back at how the 1994 spike in mortgage rates affected the real estate market — and what, if anything, that history means for home prices today.

Why mortgage rates jumped in 1994 In 1994, the U.S. economy was emerging from a downbeat period in the late 1980s and early 1990s.

The savings and loan crisis and the first Gulf War cast a pall over the economy, which slipped into recession in 1990 and 1991. The Fed hadn’t raised rates since 1989.

As the economy heated up, the Fed moved swiftly to raise rates.

At the start of 1994, the federal funds rate stood at 3 percent.

By the end of the year, it was 6 percent.

In that era, Fed rate hikes caught the markets by surprise.

CNBC and the Internet were in their infancies, and the Federal Open Market Committee (FOMC) was less transparent in telegraphing its future moves.

“At that time, the Committee did not communicate actively with the public as it does today and its communication tools were very limited,” Fed researchers wrote in a 2015 analysis. “For example, statements were not issued following FOMC meetings, changes in the federal funds rate target were not announced, and the minutes and directive for each FOMC meeting were not released until two days after the subsequent meeting.”

Investors were blindsided, leading to a spate of market volatility in 1994. The bond market cratered, and the fallout included the bankruptcy of California’s Orange County, then the largest U.S. municipality to declare insolvency.

Mortgage rates retreated a bit in 1995, falling as low as 6.95 percent by early 1996, according to Bankrate’s survey.

Rates bounced around between 6 percent and 9 percent through the rest of the 1990s. It’s unclear if that path foretells anything about the near future of mortgage rates, but the record-low rates

of 2021 set the stage for a more pronounced run-up.

While today’s economic conditions are different, there are some echoes of 1994. The U.S. economy is recovering from a recession and the Fed aims to tame inflation by raising rates repeatedly.

How did the 1994 spike in rates affect the housing market?

Home prices kept rising throughout the 1994 surge in rates. In 1993, the median price of existing homes sold in the U.S. was $107,200, according to the National Association of Realtors.

In 1994, the median climbed to $111,200. In 1995, as the effects of higher rates were still reverberating, the median rose to $114,600.

The Case-Shiller Home Price Index shows a similar trend: Home prices kept rising at a pace of 2 percent to 3 percent through 1994, then slowed to 1.7 percent in the summer of 1995.

That price pattern is similar to other periods of rising rates.

Housing economists say home values tend to hold because sellers are reluctant to cut their prices and simply decide not to sell.

Rising mortgage rates did appear to have a more significant impact on sales volumes. Existinghome sales rose from 3.7 million in 1993 to 3.9 million in 1994, then retreated to 3.8 million in 1995 as consumers adjusted to the new rate reality. By 1996, home sales had climbed well past 4

million, according to Realtors data — even as rates climbed as high as 8.29 percent.

How will the 2022 rate spike affect the housing market?

Compared to 28 years ago, the U.S. housing market now is much different. Adjusted for inflation, the 1994 median home price equates to just $214,000 today.

Median home prices so far in 2022 are in the $350,000 range.

Today’s homebuyers are dealing with an intense shortage of homes for sale. Driven by that imbalance, home prices soared a record 20 percent from February 2021 to February 2022, according to real estate data firm CoreLogic.

Homeowners are sitting atop record levels of equity, which makes a foreclosure crisis highly unlikely.

Bee’s Wood predicts that Americans will continue buying homes, just as baby boomers did when mortgage rates soared into the double digits in the 1980s, and just as Generation X did when mortgage rates flirted with 9 percent in the 1990s.

“They’re going to adapt,” Wood says. “They’re going to adjust.

People aren’t going to stop buying homes because rates go up.”

While rising mortgage rates might rein in prices, a population bulge of millennials in their 30s and early 40s is driving demand for homes.

Ralph McLaughlin, chief economist at real estate technology firm Kukun, says 1994 is so far in the rear-view mirror that it might not prove relevant to today’s housing market. He looks instead at 2018, which saw a brief surge in mortgage rates.

“Mortgage rates approached 5 percent like they are today, and within a matter of months, year-over-year price growth was cut in half to around 4 percent,” McLaughlin says of 2018. “I would think that given our crazy low inventory, this would translate into year-over-year growth of around 7 percent to 10 percent in the coming months.”

It goes without saying that the pandemic changed a lot about the way we all live our lives.

The ability (and in some cases, necessity) of attending work and school from home, coupled with restrictions on what we could do out in public, meant that our houses had to do more for us than ever. As homeowners reprioritized their spaces, builders and architects have needed to change the way homes are designed.

New-construction homebuyers want more space The biggest change is the footprint of new-build homes. “Buyers want more square footage,” says Rose Quint, assistant vice president for survey research at the National Association of Home Builders (NAHB).

Quint explains that the average size of newly constructed homes tends to be cyclical. It had been trending downward since it last

peaked at around 2,700 square feet in 2015. In 2020, however, that trend started to reverse. After sinking to around 2,450 square feet, new home sizes are rising again and averaged 2,561 square feet in the first quarter of 2022.

Architects are placing new importance on entryways A desire for more room isn’t the only home design trend that’s emerged since the pandemic, according to Donald Ruthroff, principal at Dahlin Group Architecture in California. “People are looking for their home to be a safe space, to be more functional than it was,” Ruthroff says.

That increased functionality starts right at the front door: The pandemic led to a resurgence in the popularity of foyers and vestibules at the main entryway.

New home design entrance was the answer. In fact, Ruthroff says, vestibules first became popular architectural features during the Spanish flu pandemic a century ago.

Secondary entrances, like a back-door mudroom more often used by the family, saw a makeover, too. In particular, the so-called drop zone where shoes, coats and bags often get dumped had to morph in response to homeowner demands.

“We’re seeing that space get larger because it has to do more,” Ruthroff said. “People want to come into the house and be able to wash their hands and drop their work clothes, especially if they’re a frontline worker.”

Flexibility is now an interior design trend Further inside the house, people also looked to make the existing space do more.

“We really talk about design changing in terms of the house not getting bigger, but looking at every square inch of the house and making sure it’s functioning to its

most efficient,” Ruthroff says.

From glass doors that create an office space out of a nook in the living room to furniture solutions that help spaces function better, innovative solutions of all kinds have received increased interest over the last few years.

“Our president talks about the Swiss Army Knife kitchen,” Ruthroff offers as an example.

“Kitchens don’t need to be bigger, necessarily, but they need to do more. It’s about more detailed kitchen cabinetry that has more efficient storage.”

Did the pandemic kill the open floor plan in new homes?

Even as people need their space to do more, the open floor plan remains popular with homeowners and buyers.

Quint says that in a recent NAHB survey, about 34 percent of remodelers reported working on projects aimed at making floor plans more open. Only 2 percent said they had work that created more isolated spaces.

Ruthroff agrees. “The open

floor plan is not going away,” he says. “But we are creating opportunities for spaces adjacent that are connected, but not fully connected.”

One futuristic solution that’s just starting to get attention, he adds, is movable walls. “We’re seeing some arrival of flexible wall systems that will provide the ability to wall off or change the floor plan,” he says. “That’s still a few years off in its real application, but I think that’s coming.”

Architects and builders are also being more intentional about creating spaces at the right scale. “Some of the spaces we were creating around 2010 were overly large,” Ruthroff says. “We sometimes refer to it as twirling space, just space for space’s sake.

But it comes down to: You can’t sit very far from the television before it becomes uncomfortable.”

New homes emphasize indoor/outdoor living Homeowners began to place higher value on outdoor living

space during the pandemic, too.

Patios, decks and porches have been popular additions over the last few years, according to Quint.

Ruthroff says that more people now want outdoor spaces that feel like a natural extension of their inside rooms. This includes using complementary materials both inside and out, and creating clear sightlines to the outdoors.

“It’s the idea of making sure people feel connected in a holistic way that contributes to physical wellness and wellbeing,” he says.

“The amount of natural light you get in the house is important to keeping people healthy.”

Bottom line The pandemic has changed what people need and want in a home, and builders and architects are responding with new, more adaptable floor plans. From more outdoor space to increased flexibility inside, home design is shifting to meet the demands of the moment.

Millennials Are On The Move Across the Front Range podcasts like Bigger Pockets, is that renting is a bad idea.

Amanda: Investing is so much easier now in general, and with apps like Acorn and Robinhood investing, including in real estate, is cool now. I have a friend not living in the home she bought because she can live off the rental income.

What types of housing, features and amenities do millennials look for?

f it seems like there are more younger adults entering the housing market in our area, it’s because it’s true. Research by the National Association of Realtors® in their recently released 2022 Home Buyer and Seller Generational Trends report found that millennials (born 1981 to 1996) made up 43% of the housing market in 2021, up from 37% in 2020.

Elizabeth Garner from the State of Colorado Demographer’s office recently addressed the associates of WK Real Estate to discuss population and migration trends in Colorado. Regarding millennials she shared, “Our migrants have historically been young adults in their 20s and 30s. Currently a large share of this age group are millennials who are aging into home ownership. Currently our largest population cohort are 25- to 35-year-olds, at more than 883,000 people.”

who themselves are millennials or Generation Z. Mike Harris, Ina Sajovich, Chris Gaynor of the Lauren Jensen Group, and Cassie Remington with the Barry Remington Team are all top ranked WK agents, and Amanda Kelley is WK’s Marketing Technology Director.

Let’s talk about migration.

According to a recent study

by Lending Tree, millennials continue to be part of the Great Resignation/Reshuffling – 62% of Gen Z and 53% of Millennials (62% and 53%) are among the 40% of Americans considering a move in 2022. Is this demographic a significant portion of your clientele?

Mike: I’d say yes. Social media makes it really easy for friends to see where others are living and get a feel for it, helping them be comfortable enough to make the decision to move.

Cassie: Yes, people can go online and see what it’s like to live in Denver or Boulder through a screen.

Ina: Millennials are an experiencefocused generation. When they think about location they think about where they can go hiking, and where to go out. Our area is a prime one for anyone looking for a high value lifestyle.

What are millennials like as buyers, and what factors in to their decisions to either rent or buy?

Chris: Millennials are definitely more transient, but they still see the value in real estate investing and are starting to invest earlier.

And the recent low interest rates have really helped. I’m always asked about future rentability – live in it now, rent it later.

Cassie: Mike was right about social media. A lot of what our generation sees, for example on

Ina: I’m seeing some interest in multi-generational housing, planning ahead for their parents to live with them eventually, or buying homes with their siblings.

Also unrelated parties, friends purchasing together because collectively they can get more for their money.

Chris: Millennials don’t seem to care that much about amenities, they just want space that can work for their functional needs.

Amanda: Based on my own recent home purchase, I 100% agree with this! And dedicated office space is definitely big right now too.

Mike: Sometimes they need two office spaces. Most millennials don’t want to do anything more than simple work like paint and carpet. They also want a smaller yard.

Is there any one thing that sticks out as being especially important?

Cassie: Dogs are so important to millennials. They’ll tell you the worst part of their day is having to go up and down the stairs or elevator in their apartment building to take their dog outside.

are happy if they can just get something.

Mike: You have to ensure they have all the information. I think they listen to me and then go research online and verify what I tell them with 10 other sources.

Eventually they do take my advice.

Amanda: As a recent buyer, we lost out to multiple offers, multiple times. To have more options, we adjusted our search radius to include a larger area, but then it was exhausting. You have a vision, but then you realize it’s not realistic, and you have to rework the dream.

especially if they work from home.

Amanda: That’s so true, and many millennials are choosing not to have kids, but almost all of them have dogs.

The media often highlights the massive student debt the millennial generation has. How does this affect them in the home buying process, and what are they doing to overcome it?

Chris: This is the most crippling debt for our generation because college has never been more

expensive. Tuition is so high and then they end up $200,000 in debt.

Mike: I’d estimate that 75% of my millennial clients receive a cash gift from family.

Ina: This is one of the greatest challenges for millennial homeownership, and will be for Generation Z as well. Median wages here are not trending at the same rate as the housing market, so we are a little upside down.

Some clients overcome this with family support, especially to help cover an appraisal gap, i.e when the purchase price is greater than the appraised value of the home, requiring additional cash.

Amanda: The strong stock market of the last few years has afforded parents of adult children the opportunity to provide those gifts.

Ina: The need for family financial support excludes people from the real estate market who do not benefit from generational wealth.

Unfortunately, this means that the current market frequently excludes those that come from historically marginalized backgrounds, millennials specifically. This barrier to entry will continue to shape the future of the local culture and who lives on the Front Range.

Millennials seem to be comfortable trusting real estate experts, like all of you. 92% of millennials purchase their home through a Realtor, and 74% of them say that they really want help understanding the purchase process. What challenges do you see as you assist them through the process?

Despite the appeal and beauty, exposed brick has its positives and negatives. How do you hang artwork or mirrors? Should the brick be left raw or should it be painted? Designers have their own do’s and don’ts when it comes to maintaining the beauty of brick.

Here are some top tips:

By Katie Laughridge Tribune News Service (TNS) We love to mix everything from styles to colors and especially patterns. After all, new traditional design is a mix itself. It is classic and fresh, livable and luxe, formal and fun. The goal is to take “traditional” elements and turn them into “new” design concepts that paint the story of you in your home. Pattern mixing is the starting point to be creative and show personality; it is the perfect excuse to be wild and free and throw the rulebook out the window. Without a rulebook, you can start to create a uniquely wonderful home.

Pattern mixing is a design term that essentially means curating a variety of textiles with different patterns, colors and textures to create a stunning layered but cohesive look. There are so many places to incorporate fabric and other surface coverings into your home, whether it be an array of pillows for your living areas or bedroom, window treatments, tabletop linens, rugs, wall coverings and of course, your furniture itself.

While there are no hard rules for pattern mixing, there are ways to make the process easier on April 29-30, 2022

yourself. We often start the process by finding a “hero” or “sparkle” fabric. A hero fabric is the textile you can’t live without, the one that makes your heart race, the pièce de resistance you know you must have in your space. Once you have your star, you can begin to build upon it for a complete look.

During the brainstorming and building phase, the more textiles, the better. This is the time to pull all the fabrics that catch your eye (and other surface patterns you might incorporate into your space) and experiment by throwing them all together. You never know when opposites will attract, or when an unlikely pairing will turn into something stunning. Keep in mind that variety is the spice of life, and you are looking to create a family of textiles, so include all your favorite patterns from floral to menswear to geometric and toile. Once you have everything gathered, you can start creating your fabric pairings and narrowing down your selection.

It is important to choose fabrics with a wide spectrum of pattern sizes when creating your textile family. A balance between smalland large-scale patterns is essential to a cohesive and coordinated look. A solid balance of patterns, like stripes paired with large

florals and small-scale geometrics, help to create a visually interesting but not overwhelming space. Have a gap you’re not sure how to fill?

Try a neutral animal print, clean geometric, or of course, a plaid.

Pattern mixing is something that can seem intimidating, but truly gets easier as you build your

own confidence. You never know when your hero textile is going to jump out at you!
