FHFA announces fee increases for high-balance and second-home loans inflation of home prices, the FHFA is focused on maintaining affordability of homes for more households. In essence, these fee hikes will bolster the cash reserves of Fannie and Freddie. As a result, more low-to-medium income borrowers will be able to secure credit for a home.

Although many high-balance and second-home loans will be affected by these fees, there are several programs (including HomeReady, HomePossible, HFA Preferred, and HFA Advantage) that won’t be impacted. First-time buyers in areas with high cost of living whose income is below 100% of the median income for the area will also be exempt from the fees.

If you’re considering a second home or a property that’s priced above the conforming loan limits for your area, the Federal MICHAELA Housing PHILLIPS Finance Agency’s (FHFA) new announcement regarding fee hikes may affect you. The FHFA is rolling out new upfront fees for these types of loans that are backed by governmentsponsored enterprises Fannie Mae and Freddie Mac. Interested in learning more? Here’s what you need to know:

What to expect from the fee hikes Beginning April 1, 2022, upfront fees for loans on second homes will increase 1.125% to 3.875%.

The fee increase for high-balance loans will range from 0.25% to 0.75% based upon loan-to-value ratio. This means that if you’re planning to purchase a home that you’ll live in part time (like a vacation home) or a property above the conforming loan limit of $647,200 for most counties, you’re probably looking at additional costs coming your way.

According to the agency, these changes will be implemented to minimize market and pipeline disruption. If you’ve been shopping for a home, there’s no doubt you’ve noticed that prices are on the rise in every corner of the country. In response to

For the love of corn

How does a semi-sensible woman end up with foot-high corn plant in her bathtub in February?

There is only one possible explanation: MARY LYNN love and BRUNY guilt. We do ridiculous things we don’t want to do for love and to atone for guilt. I am no exception.

Growing corn may be one of the few dreams of which I deprived our eldest son, now 29. Thus he has a deep-rooted need (no pun intended), an unfulfilled yearning to do so. Nothing makes anything more desirable than having your parents say you can’t have it, whether it is an item of clothing, a love interest or a fast-growing vegetable.

When our kids were growing up we let them wear pretty much whatever they wanted. (The same ratty Calvin and Hobbes T-shirt for three years? Okay!) We let them choose their hairstyles.

(Justin Bieber bangs over the eyes?

Who needs to see?) We let them decorate their rooms. (Blinding blue and orange neon? Awesome!)

And we let them choose their activities. (Construct a huge half pipe in our backyard? Sure!)

But the one place where I drew the line was not allowing them to grow corn in our limited vegetable gardening space. We grew all manner of herbs and vegetables.

But I could not be bothered by these huge monsters that require so much space for very little output. And thus, apparently, I

created this black hole of need within our son.

Ever since he was little he has loved cornfields. We would pass by them while on road trips and he would heave a heavy sigh and intone: “Why can’t WE grow corn?” Some kids want dirt bikes, some want expensive athletic shoes. No, our Boulder child wanted a cornfield.

And lo and behold, the Angel of Sweet Children Who Have Suffered So at the Callous Hands of Their Selfish Parents has smiled down on him. Late last fall he bought a home with a small backyard. In the middle of the grass was a random little corn plant sprouting up for no apparent reason except to fulfill my son’s childhood desire and, I assume, to mock me.

As winter was around the corner, our son lovingly

transplanted it into a pot and brought it indoors. Corn plants, it turns out, do not like being transplanted, and it was not happy. Therefore our son brought it to the critical care plant specialist, yours truly. To appease my past guilt, I nursed this puppy back to vim and vigor and was feeling quite pleased with myself until tragedy struck: bugs. Damn bugs.

Some home import – bananas?

– brought these little nasties that infested the corn and other house plants which are growing behind my computer. These teeny pests seemed to multiply daily and were constantly buzzing about, not an ideal work environment (unless you’re a toad). Thus the corn and houseplants had to go into intensive care, my bathtub, to get de-bugged – a week-long affair.

bathroom, took in the buggy foliage in the bathtub, opened his mouth to say something, but then thought better. He just shook his head, muttered under his breath, and walked back out. Poor guy. I think I’ve just broken him over the years.

The good news is now the pests are gone, and the corn is healthy and happily growing. By spring I assume it will be reaching the ceiling. Won’t that be fun? And no doubt come summer our son will have a nice plot of corn in his little suburban backyard, his own field of dreams come true.

Survey finds money matters more than relationship status when it comes to feeling ready to buy a home (PRNewswire) SANTA CLARA, Calif. – Love isn’t in the air with every homebuyer, and many are making the decision to dive into homeownership without putting a ring on it. Realtor.com® recently released the results of a new survey with HarrisX which found that homebuying isn’t just for married couples. Nearly one third (31%) of all Americans and 41% of 18 to 34 year-olds have bought a primary residence with someone they aren’t married to.

At home on the beach – Part 1 Brrrrrr!

Last week’s temperatures dropped below the zero-degree mark! There is nothing like a zero-degree day to get you thinking DUANE about soaking DUGGAN in sunshine at the beach. Over the years, I have had the opportunity to refer many of my clients to Realtors® in the beach towns where they want to buy a vacation home. I have learned that Colorado folks like to vacation in warm island locations where they can bask in the sun.

Typical homeowners have likely purchased a personal residence or two – and maybe a few investment properties – in their lifetimes.

Later, they may think of finding a permanent place for the family to gather in a vacation setting. In fact, the Baby Boomers have been buying second homes at a record pace as they reach their retirement years.

Nevertheless, there are quite a few things to take into account in order to make the vacation home buying experience a happy one.

Goals for the home Families need to ask themselves many questions as they dive into considering the purchase of a vacation home. Goals can be immediate, such as the number of days of personal use – or whether or not the property is going to become a legacy family vacation property to be handed down to the next generation.

Here are a few questions to help you decide in Part 1 of my two-part series about buying a vacation home.

Is rental income needed to financially support the purchase of a vacation property?

Even if someone pays cash for a vacation home there will still be several expenses. Those expenses include taxes, insurance, maintenance and landscaping, property management and homeowners association fees.

With a mortgage on top of that, most people will need to rent out the property for some income to cover these expenses, especially in the early years of ownership.

There are quite a few things to take into account in order to make the vacation home buying experience a happy one.

If rent is needed, will you manage the rental or hire a professional manager?

Some people choose to rent out their vacation properties by themselves by relying on a variety of online websites. If you want to do this, you will need to investigate local municipalities and homeowners association rules for short-term rentals because there can be many types of restrictions, occupancy limits, fines for violations -- and even prohibition. If you want to rent and manage the property yourself, you will need to evaluate your ability to: market your property, clean it after every guest stay, and repair and maintain it, especially if your property is located outside of driving distance.

In most resort areas, professional vacation property managers are available. They can market your property and put it into a rental pool. This enables you to keep your property rented on a short-term basis from a distance and with no personal involvement. These managers can guide you on pricing and tell you the average number of

nights per year you might expect to rent out your property. You can pick the days that you would like to schedule for personal use.

For example, you might have to decide if you want to use the home yourself over the holidays or rent it out during the holidays for premium rates and maximum returns.

With longer term rentals you will have higher expenses for management, linens, and cleaning, whereas daily rentals might bring in higher income depending on the season and number of nights booked. The advantages of a longer-term rental are consistent income and less turnover and paperwork.

In addition to marketing, vacation property managers can also handle cleaning and garbage; security; damage repair; maintenance including landscaping, pool cleaning, snow removal; guest emergencies; and even restocking linens, soap and paper towels. However, when choosing a vacation property manager, you should keep an eye on fees and contract terms.

Fees can be 20 to 50% of rental

income.

As you can see, there are many details to consider when buying a vacation property. In my next article on this topic, I will cover taxes, financing, succession plan, and more. As you mull over the idea of purchasing a vacation home, I recommend that you pull together a team that includes a mortgage loan officer, tax accountant, financial planner, property manager, insurance agent, Realtor – and possibly an estate planning lawyer – to consult with.

Bring on a kitchen makeover in 2022 With the darkest days of winter in the past, fresh starts and home makeovers are top of mind.

And Boulder County is ready for renovation to help us move TOM forward from a KALINSKI difficult period.

Whether fixing up a home, building anew, or preparing to sell, it’s a good time to consider key features and styles homeowners want most in their kitchens.

Trends for the year include upgraded countertops, vinyl flooring, and kitchen islands, according to the 2022 U.S. Houzz Kitchen Trends Study. Topping the list is a plan to spend more.

Spending increases Whether the remodel is major or minor, homeowners plan to spend more money on a project this year. Major remodels – those where all cabinets and appliances are replaced – saw a median spending rise of 14% in mid-2021 to $40,000. Spending on minor remodels increased 25% in mid2021 to $10,000.

Seventy percent of homeowners keep their kitchen’s square footage the same and about 30% increase the size. The Houzz report shows that 43% changed their kitchen layout, but in a switch from a popular trend, only 38% of the redesigns open the kitchen to interior or outdoor space, a drop from 46% in 2020.

Bring in the pros Do-it-yourself rose during the pandemic years, but this year, most homeowners will hire professionals for their kitchen remodel – the largest percentage in four years. Additionally, 53% of homeowners plan to hire a general contractor and 31% will bring on a professional cabinet maker or installer. Hiring of kitchen designers, interior designers, decorators and kitchen remodelers is also on the rise this year.

Countertop upgrades prevail Countertop replacements fit into the plans of 91% of homeowners during a 2022 kitchen remodel, a three-point rise over 2021. More than a third of those also plan to 10

spend more on up-leveling their countertops.

The leading countertop material is still engineered quartz, while granite remains the second-mostpopular choice, and quartzite rose to 9%. Countertop materials also include laminate, solid surface and concrete.

White and gray are colors of choice Color wise, white rose to the top.

For countertops, white is followed by multicolored and the recently popular gray is on the decline, with only 12% of renovating homeowners choosing gray a countertop, down from 15% in 2020.

Contrasting countertops on an island continues to be popular at nearly 25%. White still holds the top spot at 32%, but wood tones follow closely at 26%, according to Houzz.

White is also the choice for cabinets, backsplashes, and walls – at 41%, 40%, and 32% respectively.

Gray is the perfect neutral compliment to white and metal finishes. Homeowners choose it for walls to go with their stainless steel appliance finish. And nearly

three-quarters of homeowners choose stainless, a three point increase in 2022 compared with 2021.

Vinyl flooring stages a comeback While most homeowners continue to choose stained or unstained hardwood, popularity has nearly doubled for vinyl or resilient flooring since 2019. It now sits in the No. 2 position after wood and before ceramic or porcelain tile.

Kitchen cabinets redo The majority of renovating homeowners – 65% – replace all kitchen cabinets, while nearly a third opt for a partial replacement, according to Houzz. Refinishing cabinets has grown to a whopping 65% in popularity, up five points from 2021.

Most prefer Shaker style, with flat-panel cabinets still popular but in slight decline. Custom cabinets are chosen by 43% of homeowners, while 35% opted for semi custom, 11% chose stock cabinets, and 10% selected readyto-assemble.

Islands get bigger More than half of homeowners

want to add or update their kitchen island and the size is growing. Nearly 40% increased island size to over seven feet long, up from 35% in 2022. The study confirmed what many of us know: islands are used for more than cooking or baking, with additional uses including entertaining, socializing, and working.

Beverage fridges pony up Nearly 19% of renovators plan to add a beverage refrigerator to their kitchen, up five percentage points from 2021.

New Traditional design is made up of a medley of fantastic pieces, many of which are constantly changing and evolving. However, the roots of New Traditional are always firmly planted in the past. As someone who is inspired by the styles and motifs found throughout history, there is no better style to align myself with and to explore. While the evolution of decor is never done, certain staples tend to hold on through the passing fads. One such item is the ever-charming ginger jar.

Ginger jars have been around long before the English started using them to bring beauty to their sitting rooms. These musthave accessories originated in China and have been around since at least the Ming Dynasty period (1366-1644) when they were used to transport spices, oil, salt and other goods to Western countries.

Now, of course, once Europe saw how beautiful these cargo containers were, they became highly coveted accessories for homes.

The beauty of these jars comes from both their unique shapes and the traditional surface designs.

The most classically well-known ginger jar is customarily blue and white with stunning hand-painted designs that often feature human and animal figures, landscapes, blossoms, symbols and much more. Today, no longer are ginger jars only found in blue and white designs but in a variety of patterns and solid colors. While my love

for original Asian toile patterns is still going strong, it is certainly fun and exciting to see all the wonderful options you can bring into your home today for your own collection.

One thing that has stayed the same throughout the revival of ginger jars is their stunning form.

Known for their easily identifiable high shoulders, small openings and domed lids, they are fabulous additions to any room. With a large range of sizes available, it is easy to work ginger jars into many displays. I love to use medium and small sizes in clusters (usually two or three) to create a statement vignette that provides a pop of elegance to a room. The large and extra-large jar sizes (some are almost as tall as I am!) are perfect for flanking a fireplace or doorway to add a punch of symmetry.

Ginger jars are versatile and perfect for decorating all year long. For everyday use, I enjoy them as stand-alone pieces, but it’s easy to pop off the lids to use them as floral containers. They also make wonderful additions to bookshelves and pair wonderfully with other containers, decorative boxes, and of course, books. The possibilities are endless! And if you haven’t read up on the rich history of these beloved pieces, I highly recommend grabbing a gaiwan of tea – in blue and white of course – and digging in.

Finances are most important in feeling ready to buy a home Americans say the most important aspect of being ready to buy a home is more about money than relationship status. The top milestones mentioned were feeling financially ready (71%), feeling stable career-wise (63%) and having enough money saved for a down payment (61%).

These career- and money-oriented milestones were cited 2x to 3x more often than being married or in a serious relationship.

Survey methodology: This survey was conducted online within the United States from Jan. 31 to Feb. 1 among 1,003 adults by HarrisX. The sampling margin of error of this poll is plus or minus 3.1 percentage points.

The results reflect a nationally representative sample of U.S. adults. Results were weighted for age by gender, region, race/ ethnicity, and income where necessary to align them with their actual proportions in the population.
