Marshall Fire recovery

By Deryn Davidson and Sharon Bokan Colorado State University Extension Boulder County BOULDER COUNTY – We have watched the scenes from Colorado Springs (Waldo Canyon Fire in June of 2012) and California where wildfires reached into our towns and cities destroying hundreds of homes in a matter of hours. Most Front Range inhabitants would never have thought that it would happen so close to home. Our idea that wildfires are confined to forested areas and during summer has been challenged and is no longer the norm. We need to be prepared and able to recover should the unthinkable happen. Our thoughts and prayers are with those who have lost their homes in the Marshall Fire and all the precious memories that are part of those homes. Boulder County and Colorado State University Extension Boulder County are available to help affected homeowners with the recovery process. A Resource Center is located at 1755 S. Public Road in Lafayette.

For those who can’t return home, contact your insurance agent to find out what resources are available to you in the way of a temporary housing allowance, rental car and other resources, plus your agent can go over your policy and let you know if you have items like debris removal in your policy for when you start thinking about rebuilding.

For those that can return home, you will likely have at least some smoke damage, plus you need to deal with food that has been exposed to heat, smoke and ash and has not been properly refrigerated, furniture, carpeting and building materials that smell of smoke. Your community may provide dumpsters for you to use.

The first best step is to contact your insurance agent and find out what resources are available to you and how you should document the work that you do.

Taking photos prior to starting work and saving any receipts are the best steps post contacting your agent. Your insurance company may have restoration companies they normally recommend for fire damage and restoration work. Colorado State University Extension and Larimer County

As far as land recovery, grassland fire areas recover more quickly than forested areas. We were fortunate with the fire’s timing as plants were dormant when it occurred. Most landowners do not need to do any or possibly minimal reseeding post fire. The fire releases nutrients that can be readily used by grasses and other forbs. You may find your grass is greener this spring due to this nutrient release. Most shrubs will resprout in the spring from the roots. They might need pruning to shape them over the

Critical guidance on recovering belongings after a fire

This week we join our community in grieving and trying to make sense of the devastation brought to so many of our TOM family, friends KALINSKI and neighbors by the fastmoving Marshall Fire. Our prayers go out to all who have lost their homes, cherished belongings and the normalcy of their lives.

Here at RE/MAX of Boulder and our Louisville-based sister firm RE/MAX Elevate, we believe that home is where our stories begin. Many in our Boulder County community now need to rebuild their beloved home so that their stories can once again be filled with joy. Today we join in that effort by sharing newly released guidance on what to do and what not to do in the days that follow a fire.

through ash and debris poses a significant health risk and is highly dangerous, noting that toxic, cancer-causing substances pose a danger when homeowners attempt to recover their belongings.

The release states there “is erroneous and potentially dangerous information circulating” regarding the safety of disturbing ash and debris in an effort to recover cherished belongings.

Fire professionals recommend only salvaging items that can be removed without sifting through ashes. While recovering precious possessions, BCPH stresses that homeowners should recover belongings safely and not compromise safety or health.

“BCPH strongly recommends that residents do not attempt to remove debris or cleanup properties that have been damaged or destroyed and under no circumstance should residents disturb ash regardless of what personal protective equipment they may have,” the release states.

Boulder County is working closely with FEMA and the impacted municipalities to coordinate debris removal for homes that have been destroyed or damaged by the Marshall or Middle Fork fires.

The Federal Emergency Management Agency (FEMA) provided basic guidelines from professional conservators on how to stay safe and healthy during the recovery process. Among the recommendations are:

Contact your insurance company right away and ask them what to do first. There are companies that specialize in cleaning and restoring your personal items. Ask your insurance company for recommendations of companies you can trust. Make sure you know if you or your insurance company will pay for the cleaning. When you contact the company, be sure to ask for a cost estimate in writing. If you are not insured, try contacting community groups for aid and assistance.

We are so proud and humbled to be a part of this amazing community of people. Our deepest gratitude and respect goes to the firefighters, emergency responders, officers and all of the professionals and citizens who acted swiftly and courageously.

Mortgage interest deduction: What you need to know for filing in 2022

By Erik J. Martin Bankrate.com (TNS) Buying a home has never been more expensive, but if you can find one you can afford, there’s some good news after you move in: You might be able to take advantage of the mortgage interest deduction to lower your tax bill.

IRS rules regarding the mortgage interest deduction can be very complicated, however.

As you look ahead to tax season, here’s a guide to help you understand what interest qualifies for the deduction and how you can benefit if you’re eligible.

What is the mortgage interest deduction?

If you have a home loan, the mortgage interest deduction might allow you to reduce your taxable income by the amount of interest paid on the loan during the year, along with some other expenses such as mortgage insurance premiums and points.

The deduction applies only to the interest on your mortgage, not the principal, and to claim it, you need to itemize your deductions.

You can use Bankrate’s mortgage interest deduction calculator to get an estimate of the type of savings you can expect when you file your taxes.

The mortgage interest deduction has been around for more than 100 years, but has changed over time. Different administrations have amended the rules for this perk, and former President Donald Trump’s tax reform impacted who can benefit.

Mortgage interest deduction limit If your home was purchased before Dec. 16, 2017, you can deduct the mortgage interest paid on your first $1 million in mortgage debt ($500,000 if you are married filing separately).

For mortgages taken out since that date, you can only deduct the interest on the first $750,000 ($375,000 if you are married filing separately). Note that if you were under contract before Dec. 15, 2017, and the mortgage closed prior to April 1, 2018, your mortgage is considered to have been before Dec. 16, 2017.

Taking the mortgage interest deduction for your 2021 tax filing While almost all homeowners qualify for the mortgage interest tax deduction, you can only claim it if you itemize your deductions on your federal income tax return by filing a Schedule A with Form 1040 or an equivalent form.

Because of this, you’ll have to decide whether it’s better to deduct the mortgage interest by itemizing or taking the standard deduction. The standard deduction for tax year 2021 is $12,550 for single filers and $25,100 for married taxpayers filing jointly.

For tax year 2022, those amounts are rising to $12,950 for single filers and $25,900 for married joint filers.

Let’s say you’re a single homeowner who spent $18,000 in mortgage interest in 2021. It would make sense in this scenario to itemize your deductions, as you’ll reduce your taxable income by a greater amount than you would if you were to take the standard deduction.

If you’re not sure which is the better route to take, consult a tax professional to help you understand the best move for your financial situation.

What qualifies as mortgage interest?

The IRS general definition of “mortgage interest” is interest that accrues from any loan secured by your primary home or a second home. There are other costs and

fees that can be included in the mortgage interest deduction, too.

Here’s a rundown: • Any interest on your home: The property must include sleeping, cooking and eating facilities and can be a home, condo, co-op, mobile home, boat or recreational vehicle.

• Interest on a second home you don’t rent out – If you do rent out the property for a certain period of the year, you’ll need to meet certain guidelines (specifically, using it for your own use either more than 14 days or more than 10 percent of the time it’s rented out, whichever is longer) to deduct the interest. Be sure to read up on other tax deductions for a rental property.

• Most mortgage insurance premiums: For tax year 2020, if your adjusted gross income (AGI) is more than $109,000 as a married couple or $54,500 if filing individually, you can’t deduct mortgage insurance costs.

• Late payment fees: If you’re late on a payment, you can likely deduct the extra fee you’re charged.

• Prepayment penalties: If you’re charged a penalty fee for paying off your mortgage early, you can deduct this amount.

• Points: If you paid points to lower your mortgage interest rate, you can deduct a portion of these that applies to the individual filing year.

• Home equity loans and home equity lines of credit used to improve your home: If you took out a home equity line of credit (HELOC) or home equity loan to pay for a home renovation project, you can deduct interest on the amount you used to upgrade your property.

What is not deductible?

• Interest on a mortgage for a third or fourth home • Any interest on a reverse mortgage • Homeowners insurance • Appraisal fees • Notary fees • Closing costs or down payment money • Extra payments made toward the principal • Home equity loan funds/ HELOC funds used for purposes unrelated to your property (for example, if you borrowed against your home to pay for a wedding, these funds are not deductible) CONTINUED – See Page 15

decor around the house brings in an extra dose of cheer, and I think that was especially called for this year.

Now, however, it is time to pack all that glitter and glitz back into the basement until next year. I always feel a bit melancholy seeing the holiday bits and bobs leave my rooms. The house never seems quite as vibrant as I remembered it from a rose-colored September.

I always think I am going to be thrilled – finally, a clean house! – but somehow it feels a tad empty after all the pageantry of the last few months. This dilemma is what drives me to refresh my spaces to start a new year off full of good vibes and happy feelings. I gravitate toward a few tried-andtrue ways to revamp my space.

I call this system (in jest) the “declutter, then re-clutter.”

The first step to an overhaul is the declutter phase. I pack up my seasonal goodies (sorting by tree or vignette and room if possible), remove holiday shams from pillow

inserts and dust off the glitter from the mantel. Next, I take a look around the room with a fresh set of eyes. Perhaps you find your color palette to be stagnant; maybe the walls aren’t popping as much as you would like. There’s even the possibility that the greenery was hiding a chip on your second favorite ginger jar. Now is the time to remove anything that seems unnecessary or that doesn’t match your vision for 2022. While you are at it, move that sofa to the other side of the room – you know you’ve been wondering if that would open up the space. Once your room is ready, it is time to refresh and “re-clutter,” which is just my cheeky way of saying add in some new additions to your space.

For a home that is feeling stale, sometimes a crisp coat of paint is all that is missing. A new wall color can take textiles that are feeling flat and bring new life to them by pulling out new and exciting hues. Or, if that requires

too much moving around, bring in fresh fabrics for a boost of energy. I love switching up my pillow shams and tossing in a new throw to brighten my spaces and switch up my aesthetic.

New art and accessories can create a brand-new room. As we all spend more time in our homes during the cold (and COVID) season ahead, it is always fun to bring in new items for the eyes to enjoy. Create a visual wonderland of fabulous art to fill the void of holiday displays and take your room from dreary to cheery. Or rearrange your shelf displays for a refreshed #shelfie that adds a new dynamic to your room.

As the winter chill descends upon us, we will be spending a lot more time inside at home (it is hibernation season, after all). What better time for a home makeover than when we are stuck in it?

Two’s Day is coming, Two’s Day is coming

If you’re wondering what exciting things you can look forward to in the new year, you’ve come to the right place.

Feb. 22, 2022 (2/22/22) will LORI fall on a Tuesday, BORGMAN thereby making TRIBUNE NEWS it 2’s day, or SERVICE (TNS) Two’s Day. The husband sent a text to the entire family alerting them to this spectacular event, adding that he was so excited he could hardly contain himself.

The response was underwhelming.

Eventually his Two’s Day text was acknowledged with a thumbsup, then a heart, then late in the evening came an offer to make him a pie.

I think the pie was a comfort food offer to ease the pain of others not sharing his excitement.

Naturally, one would hope the pie

would have two crusts filled with two very large sliced apples, baked at 200 degrees times 2.

Or perhaps the one who offered pie was thinking of Pi Day (March 14 or 3.14), which he also celebrates, as do I for obvious reasons. (Pie.) The man can’t help himself. He is a numbers guy, a detail guy, a record-keeping guy and a history guy. When that is who you are, life doesn’t get much better than 2/22/22.

Well, that is unless you were married on 5/6/78. Yep. That was pretty good, too. For some people, life changes on a dime; for us it changed on a 5678.

He says the only thing better would have been if we were pronounced husband and wife

at 12:34.

On 5/6/7/8.

Please don’t make me spell it out. Or count it out.

As it turns out, a smattering of groups have designated Feb. 22 as “their day” and hopefully will tailor celebrations with a nod to Two’s Day: World Spay Day (sign pets up in twos), World Thinking Day (distribute “Two Heads are Better Than One” buttons), National Cook a Sweet Potato Day (two at a time, please) and National Margarita Day (make it a double?).

The only people more excited than my better half are those who were born on Feb. 2, 2000 and will celebrate their 22nd birthday in 2022.

And you were thinking it was going to be a cold and dreary, long, gray winter.

I’m anticipating a lot of two-forone sales and two-for-one meals.

Taco Two’s Day has a nice ring.

On the flip side, there’s always the danger of the Dollar Store becoming the Two Dollar Store for the day.

Still, the possibilities for celebration are endless.

Fireworks at 2:22 a.m. and p.m.

Say everything twice. Eat twice as much. Send every text twice and when you answer the phone say hello twice.

Have tea for two while reading “A Tale of Two Cities.”

Better yet, do what we do when we routinely leave home. Lock the house, get in the car, then run back inside for your glasses. Lock up again, get in the car again, then run back inside a second time to make sure the gas burners on the stove are off.

Mortgage interest deduction (continued) Special considerations for the mortgage interest deduction When you review the IRS guide for the mortgage interest deduction, you’ll notice a lot of language that details exceptions in certain situations. Below is a partial list of those special considerations. If you have a unique circumstance, review the most up-to-date IRS Publication 936 or ask a tax professional for guidance.

• Home office complications: If you use a portion of your property for a home office, you’ll need to calculate the specific square footage used for living versus working.

The “living” space is the only portion that qualifies for a mortgage interest deduction.

• Home under construction: If you’re building a home, you have a 24-month period that qualifies under mortgage interest deduction guidelines.

• Home sales: If you sold your home last year, you’re still allowed to deduct interest accrued on the loan up to – but not including – the date of the sale.

• Paying points when refinancing: If you refinanced your mortgage in 2021 and paid points to lower the rate, you likely cannot deduct the cost of those points in full. Instead, you may be able to deduct a portion of those points over the life of the new loan.

How to claim the mortgage interest deduction Step 1: Watch for communications from your lender or servicer in early 2022. You don’t have to keep track of how much interest you’re paying; your lender or servicer takes care of that and will send you Form 1098. This should arrive near the end of January or sometime in early February, and should also include mortgage insurance premiums and any

prepaid interest.

Step 2: Do the math. You’ll need to determine if itemizing your deductions (your mortgage interest charges and any other eligible deductions) will give you a larger sum than the standard deduction.

Step 3: Hand your Form 1098 to your tax professional, or complete the Schedule A on Form 1040 on your own. All reported mortgage interest will be entered on line 8a, any unreported will go on line 8b and mortgage insurance premiums will go on line 8d.

Benefits of the mortgage interest deduction The key benefit of taking the mortgage interest deduction is that it can decrease the total tax you pay. Let’s say you paid $10,000 in mortgage interest and are in the 32 percent tax bracket. You’ll lower your tax bill by $3,200 after subtracting the $10,000 deduction from your income.

“Those in higher tax brackets will benefit the most as they will see larger deductions,” notes

Kelly Crane, president and chief investment officer of Napa Valley Wealth Management, based in St. Helena, California.

In fact, lower-earning taxpayers get less benefit overall, explains Andrew Latham, a certified personal finance counselor and managing editor at SuperMoney in Santa Ana, California.

“Taxpayers who make less than $100,000 actually only receive 11 percent of the benefits from this deduction,” Latham says, citing a 2019 report by the Tax Foundation. “By contrast, taxpayers who earn $200,000 or more a year get a bigger benefit — 60 percent of the total savings from the mortgage interest deduction.”
