Jeff Ostrowski Bankrate.com (TNS) Inflation hit 6.8% in November, its loftiest level since the long-ago era of Reaganomics and America’s war on inflation. If prices continue to soar, mortgage rates will head higher, too. But there’s a silver lining to this cloud for borrowers as well.

Today’s combination of low mortgage rates and high inflation is exceedingly rare. So one of those conditions is likely to end soon — and if prices remain elevated, economists say, mortgage rates will rise.

“Inflation tends to push up mortgage rates, so I anticipate that we’ll head into the new year with higher rates than we ended 2021 with,” says Ralph McLaughlin, chief economist at Haus.com.

Last week’s inflation reading of 6.8% was the highest point in 39 years, and there’s little relief in sight. Consumer prices are poised to continue climbing, says Frank Nothaft, chief economist at real estate data firm CoreLogic.

And that means mortgage rates are all but sure to rise. “We’re going to see continued upward pressure on rates,” Nothaft says.

As the annual rate of inflation topped 4% in the spring and then 5% this summer, the Federal Reserve labeled the phenomenon “transitory.”

Central bankers’ early analysis went something like this: The world economy slammed on the brakes in March 2020. Consumers

stopped eating out, traveling and engaging in other typical spending patterns, creating a period of deflation. At the same time, the federal government filled consumers’ bank accounts with stimulus money, setting the stage for a spike in prices once pandemic lockdowns eased.

As economic activity returned to normal, the thinking went, prices would inevitably spike. After all, annual inflation is simply a comparison to prices a year earlier.

And consumers this year are spending much more than a year ago. But once consumers spent themselves out, the transitory argument went, everything would return to normal.

That’s not what’s happening, though. Shortages remain for all manner of goods, including cars, appliances and building materials.

The Fed no longer describes inflation as temporary.

CoreLogic’s Nothaft views inflation as a threat to historically low mortgage rates, and he sees signs that inflation will be with us for a while. Yes, it’s possible that supply chain issues will finally ease, slowing price growth for cars, lumber and other items.

But those goods are only part of the inflation index. The federal measure of consumer prices also includes housing and health care — and neither of those items will see prices fall when auto production returns to normal and port backups end.

“That makes it very, very hard to get inflation back down to the

Fed’s 2% target,” Nothaft says.

For now, the unusual combination of high inflation and low mortgage rates makes borrowing more attractive. That’s because if long-term rates don’t rise as prices rise, the “real” cost of repaying today’s mortgage grows cheaper over time.

To put it simply, inflation is generally good news for borrowers, especially those with mortgages. You get to repay the loan in ever-cheaper dollars, which eases the cost of borrowing.

The inflation picture matters for mortgage rates because it might force the Fed’s hand. If inflation remains elevated, the Fed would be compelled to raise interest rates in 2022. Indeed, on Wednesday, it projected three interest rate hikes next year.

The central bank doesn’t control mortgage rates, which are closely linked to 10-year Treasury bills. While the Fed’s decisions don’t drive mortgage rates as directly as they do other products, like savings accounts and CD rates, the Fed’s actions do indirectly influence the rates consumers pay on their fixed-rate home loans.

“Mortgage rates move based on long-term bond yields,” says Greg McBride, Bankrate’s chief financial analyst. “If investors believe inflation will settle down and not be a longer-term issue, this leads to a more muted response in mortgage rates despite the ugly inflation numbers we’re currently seeing.”

In other words, a spike in mortgage rates is no sure thing.

But the jump in consumer prices certainly is making a rise in rates more likely.

“The surge in inflation is prompting the Fed to change course, no longer referring to it as transitory and presumably doubling the pace of their tapering at this week’s meeting,” McBride says. “Inflation is a problem in the short term, but if the Fed acts to rein it in, then it won’t be a problem longer-term, and won’t necessarily lead to a spike in mortgage rates. But the Fed’s credibility is key to this — and their credibility has taken a beating of late.”

Boulder Market Report: A snapshot of our city’s housing market with a high price tag when they search for their next home.

Boulder’s housing market has been on the steady climb for many decades, as it consistently lands on best place to live lists throughout the country. It’s no secret that JENNIFER home prices in EGBERT Boulder are on the higher end of the nation’s real estate market. However, there’s never been a better time to buy, since Boulder’s popularity won’t be waning anytime soon. Here’s a current snapshot of our city’s housing market.

The current real estate climate puts individuals with multiple homes in a great place to offload additional property and walk away with a much larger chunk of change because they don’t have to buy something immediately. Unfortunately, in this seller’s market, those with one residence are hesitant to upsize or change homes; while they will make a fair amount selling their property, they’ll have fewer options

Compared to 2020, 2021 is experiencing even less inventory, which was already falling below 2019’s numbers. Both attached single family and detached single family homes are not as

Additionally, the summer months see both detached and attached single-family homes going quickly, with listings spending the least amount of time on the market during this period. If you can hold out, buy in the off-season but sell during these peak months.

The sweet spot October 2021 shows that the greatest number of detached single-family homes in Boulder County sold somewhere between 600–800k. However, some of these homes sold in this bracket due to offers well over the seller’s asking price. Attached dwellings were likely to go for 300 to 500k.

Those working in the million+ range do have less inventory to

choose from, however, they may be better able to negotiate a price that is a win for both parties as these pricier dwellings are slower to move at asking price. Homes in the 3 million and up category spend the longest time on the market and usually necessitate a partnership with an experienced real estate broker.

In a nutshell, the housing market is great for both buyers and sellers.

Sellers can make a good deal of money, and in most cases, not have to wait a significant amount of time for their home to sell. While the barrier to entry is high, buyers can rest assured knowing that their property will very likely continue to gain value quickly in the coming years.

The long and winding road

Drive any suburban street in America and you’re likely to notice the gentle curves and sweeping arcs that define the shape of the roads. While SEAN you’ll find the MCILLWAIN traditional grid pattern of streets and avenues in most downtown areas, curvy roads are ubiquitous with the suburbs.

Why? The answer can be found in the post-Industrial Revolution era.

Straight streets that form a grid pattern are attributed to the Romans. In their conquests, they preferred to march directly from point A to point B. Centuries later, Napoleon heeded the same approach; as his army marched from one spot to another, if something got in the way, he would level the structure to continue the path of his road.

When the Industrial Revolution left its mark on both manufacturing processes and the economy, new city streets were constructed at right angles and in rectangle formations. This grid network was not only efficient and easier to build, it also promoted walkability.

However, post-Industrial Revolution big cities were dangerous places with terrible living conditions, which prompted the concept of living in the country and working in the city.

This lifestyle offered the best of both worlds and the development of mass transportation supported it; streetcars allowed workers to spend their working hours in the city and their leisure time in the bucolic surroundings.

With the advent of Henry Ford’s Model T, the suburbs continued to thrive. The biggest suburban boom came in 1945 after the end of World War II, when millions of GIs returned home with housing benefits and the suburbs became the place to live for U.S. families.

With people leaving the city to return to nature and to provide a safe environment for their children, it was only natural for the topography to follow suit. The typical suburban street network spurned the city’s rigid grid design in favor of wide roads with sweeping curves. This design element was intended to make the neighborhoods appear closer to nature, accentuating the idea of living in the country.

Around this time, another feature of the suburbs gained traction nationwide: the cul-desac. French for “bag-bottom”, a

cul-de-sac in the U.S. refers to a street with no throughway and a circular end. Fun side note: in Australia and Canada, they’re commonly known as a court.

Post-World War II subdivisions made ample use of the cul-desac. In the typical subdivision topography, there are one or several central roads with many cul-de-sac streets branching off.

Since the 1960s, the pattern has been the dominant road network of suburbs.

The use of cul-de-sacs not only fits more houses onto irregularsized lots, but it also has a domino effect on the safety, security and desirability of the neighborhood.

A cul-de-sac reduces the amount of traffic in a subdivision, which reduces the noise- and airpollution, as well as the frequency of accidents. In turn, this decrease in traffic is correlated with a lower crime rate and an increase in neighborhood desirability. Talk about a win-win!

Since the 1990s, the roundabout, also known as the traffic circle, has found its way to American suburban streets.

Standardized in the UK in 1966, modern roundabouts emerged stateside in the 1990s. Much like in the UK, roundabouts were initially met with public resistance and confusion (Clark Griswold,

I’m looking at you).

These days, the modern roundabout is generally an accepted mainstay in most suburban neighborhoods, designed to improve safety and regulate traffic entering the junction. Low speeds are required in order to enter the roundabout safely, and roads typically connect to the junction radially at evenly spaced intervals. Acceptance and familiarity aside, there are still the few stray drivers who prefer to make up their own rules when navigating a roundabout.

Roads have existed since the beginning of human civilization, from stone-paved streets in modern-day Iraq to wooden roads in the swamps of modern-day England. And just like civilization, our road designs have changed over time to accommodate the evolution of how people move.

Next time you’re cruising down a gently curved suburban road, think of the incredible history behind its pleasantly winding shape.

RE/MAX Alliance of Boulder County brokers provide insight on what to expect in real estate in 2022

ith buyers carrying more affordability strength yet confronting limited inventory, Colorado’s real estate market at the end of 2021 is for the brave of heart. Yet for those seeking to buy or sell in 2022, market challenges can be efficiently navigated with careful preparation, information grounded in experience and reasonable expectations.

At Home sat down with some of the top broker associates at RE/MAX Alliance Boulder County to discuss the current market, 2022 predictions and how to prepare for a real estate sale in the coming year.

Current market overview

concoction of limited inventory, more people than ever moving to Colorado and a scarcity of new construction due to kinks in the supply chain. RE/MAX Alliance broker associate Jackie Jones, who specializes in Peak to Peak real estate, noted, “We’ve always struggled with inventory in the mountains, but COVID has changed our market, limiting inventory even more.” Fewer people are exiting the mountains, especially now that remote working is increasingly feasible, and others, packing home office supplies, are eager to escape densely populated areas.

“It’s been a hell of a year,”

said RE/MAX Alliance broker associate Kit Magley. “I think we’re all still trying to catch our breath.” One of her Longmont listings recently sold for $63,000 over asking price. “We had 12 offers, three of them cash – cash is not a diamond in the rough anymore – and more and more people are cutting inspections,” she said. “Inventory is so low right now that if a buyer finds anything close to what’s on their list, they’re jumping on it.”

They want out of their condos and are looking to purchase a home with more space.” While in an average winter RE/MAX will count about 30 to 35 percent of their properties under contract, limited supply has kept 62 percent of their properties under active contract this season.

The pandemic has also motivated some to prioritize settling near relatives. “So many people are moving here who are retired. They’re not moving for a job but strictly because of lifestyle,” said RE/MAX Alliance associate broker Suzy Williamson.

“The pandemic has pushed that 55-plus home buyer to be closer to kids and grandkids.”

growth and expected employment gains in 2022, as detailed in the University of Colorado’s Leeds School of Business’ latest report.

“This job growth has created a new crop of homebuyers that have been given permission to work remotely, and they’re picking Colorado for their new home,” said RE/MAX Alliance broker associate Jim Thomas.

The good news for buyers and sellers alike, according to RE/ MAX Alliance managing broker and owner Greg Smith, is that even as inventory is squeezed and as prices have spiked, median income in Boulder County has jumped. “The 2010 median income was close to $60,000; now it’s closer to $90,000,” he said. “Higher paying jobs, along with decreased interest rates, give affordability strength to the consumer.”

Similarly, Pringle encourages home buyers to consider the east side of Erie into Lafayette, Brighton, north Longmont and Berthoud. “One of the things I notice,” Hinz stated, “is all the new schools out east.

During the holidays, as we gather with family and friends – and celebrate sharing, togetherness, and “Peace on Earth” – we DUANE can express DUGGAN our care for the people around us by striving to build more diverse, equitable, and inclusive communities. Embracing diversity means living diversity.

The National Association of Realtors® (NAR) is on a mission.

That mission is to make sure Realtors® are educated to properly address fair housing, diversity, and inclusion in housing. NAR has recognized there are areas of weaknesses and intends to strengthen those areas through education.

Along these lines, NAR is now offering a higher credential: a certification called At Home with Diversity®. Since 1998, this certification program has educated thousands of Realtors to work fairly and effectively with a changing and increasingly diverse pool of home buyers and home sellers.

Recently, the Boulder/Longmont Realtor® Association hosted a certification class, taught by Natalie Davis. Davis is a highly qualified, dynamic, and energetic speaker who currently serves as the Chair of the Colorado Association of Realtors Diversity and Inclusion Committee. She will be retiring from that position and will chair the Colorado Association of Realtors in 2023.

The At Home with Diversity Course teaches Realtors how to: •

Realtors have a commitment to the Realtor® Code of Ethics.

Article 10 in the Code of Ethics addresses the Realtor’s commitment to fair housing.

Article 10 prohibits Realtors from discriminating on the basis of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity in the provision of professional services and in employment practices. As recently as November 2020, the NAR Board of Directors approved a new standard of practice under Article 10-5, which states, “Realtors must not use harassing speech, hate speech, epithets, or slurs” against members of those protected classes.

The Board also approved a change to their professional standards policy, expanding the Code of Ethics applicability to all activities by a Realtor, and added guidance to the Code of Ethics and Arbitration Manual to help professional standards hearing panels apply the new standard. This means that NAR has strengthened and expanded the Code of Ethics applicability to discriminatory speech and conduct. It means that posts on social media accounts and other public expressions of hate speech or discriminatory practices may be subject to a Code of Ethics hearing and disciplinary action.

NAR’s Interpretation of Standard of Practice 10-5 is as follows: “Standard of Practice 10-5 is not focused on types of speech that might be subjectively deemed ‘offensive’ or ‘discriminatory’ by one person and not another. The Standard of Practice is based on very particular types of speech that are directly connected to the protected classes of race, color, religion, sex, handicap, familial status, national origin, sexual orientation or gender identity under Article 10. Only the use of harassing speech, hate speech, epithets and slurs based on the protected classes of Article 10 are prohibited. The terms ‘harassing speech,’ ‘hate speech,’ ‘epithets,’ and ‘slurs’ can be commonly understood by use of a dictionary as well as other easily available references.”

Realtors have made a further commitment to pledge to their customers and clients to subscribe to the One America principles. In 1997, the Clinton Administration in conjunction with the Department of Housing and Urban Development (HUD) created the One America Principles as follows.
