Home and Garden: Drought in Colorado What does this mean for the average homeowner or landowner? We need to be planning how we can help plants survive the drought conditions while conserving water.

The Lighter Side: Supply Chain Woes Many of us have been living in the land of plenty for so long that we had no idea how good we had it. Now we think about these supply chain issues every day. ATHOMECOLORADO.COM

Gift of a lifetime for first-time home buyers – Part 1 For 29 percent of first-time home buyers, saving for a down payment on a home is the most challenging step in the home buying process, according to the 2021 Profile of Home Buyers DUANE and Sellers report DUGGAN by the National Association of Realtors® (NAR). Jessica Lautz, vice president of demographics and behavioral insights at NAR says, “…in the current environment, these buyers also face soaring rent prices and high student debt balances, which makes it extremely difficult to save for a down payment.” Now couple those issues with the high price of real estate in the Boulder area, and the conditions are formidable for first-time home buyers to afford a home. In an appreciating market such as Boulder Valley, purchasing a first home becomes harder as time goes on because home prices continue to rise. The saying goes, “You can’t out save the market.” NAR also states that 28 percent of first-time buyers depended on a gift from a relative or friend to help with the down payment. This brings us today’s topic, which is how to give money to help a home buyer purchase their first home. In 2021, you can give up to $15,000 in cash or assets to another person without having to worry about the federal gift tax. For a married couple giving to a child, that adds up to $30,000. In addition to a first-time buyer’s savings, that could be enough to make a home purchase possible. However, in many cases it isn’t. If a couple decides to give more than $30,000, they will need to file a gift tax return. Before making a gift,

check with your tax advisor to see what works best in your situation. Another idea is the First-Time Homebuyer Savings Account (FHSA). This type of account was approved by Colorado State Legislature (House Bill 16-1467) and became available in 2017. Any Coloradoan can set up this account to be used towards a down payment and anything included on the settlement statement such as closing costs, inspections, and lender fees. Setting up an FHSA allows the down payment to grow free of Colorado taxes on any gains in the account. Up to $50,000 in principal can be placed in the account and it can grow to up to $150,000 tax-free. The tax benefit isn’t all that remarkable in and of itself, but it does help. Perhaps even more important is that it creates an automatic system for monthly contributions to ensure that the savings grow. In addition to any gifted funds they might receive, first-time home buyers can make their own contributions to the FHSA. There will be an annual contribution cap of $14,000 ($28,000 if filing jointly). There is no time limit on how long the account can be open. That means a grandparent can even open an account now to start saving for their newborn grandbaby’s future home. To qualify for a FHSA you need to

be a first-time homebuyer, but there are exceptions. If you were married and owned a home with your spouse but you have been divorced for three years, you still qualify. You can buy a home with someone that has owned a home, just as long as you haven’t owned a home before. It is easy to get started! Almost any kind of account you can have set up in a financial institution can be in a FHSA Account. Examples are savings accounts, money market accounts, CDs, stocks, bonds, mutual funds and even insurance. If you are just getting started you can open up a new account, or you can designate an existing account to become your FHSA. In this season of giving, why not get someone started with a gift and then help create a plan for monthly contributions to an FHSA to save up for a specific down payment by a specific date. Be sure to consult a financial planner, accountant, mortgage loan officer, and Realtor® to create a plan that’s just right for you and the first-time homebuyer. HOME AND GARDEN

Drought in Colorado By Sharon Bokan Colorado State University Extension Boulder County According to the National Oceanic and Atmospheric Administration (NOAA), the latest first measurable snowfall (0.5”) in Boulder was Nov. 26, 1910 (although the records prior to 1948 are suspect). The latest first snowfall since 1948 (considered to be more accurate) is November 17, 2016. Either way we are past both dates. On average Boulder receives 18 inches of precipitation per year. While Boulder has received 20.2 inches of precipitation thanks to a very wet 2021 spring, since August Boulder has received only 1.4 inches when we normally receive 2 to 5 inches. Since Aug. 25, Boulder County is considered to be in severe drought. According to the Climate Prediction Center at NOAA, due to a la Nina weather pattern, the drought will continue at least through the winter into February 2022. So, what does this mean for the average homeowner

or landowner? We need to be planning how we can help plants survive the drought conditions while conserving water. Here are some suggestions to help your plants survive a drought. A long-term project to make your landscape more drought resistant is to utilize native plants in your landscape. As you need to replace plants or decide to make changes, consider using native plants as opposed to more water intensive non-native plants. Native plants are adapted to our drastic changes in precipitation and have

learned how to survive under drought conditions. Native plants can be as attractive as introduced plants and also provide habitat for native pollinators. Another technique to preserve moisture is using mulches. They slow down the evaporation of soil moisture keeping it available to plant roots. Place 2 to 4 inches of mulch around plants but not directly in contact with the trunk or stems. Having mulch up next to the trunk can lead to insect, wildlife or disease problems. Water at least your newly planted

young trees, shrubs and perennials once or twice a month if we don’t receive significant precipitation. Check the soil before watering to make sure you need to water. Once trees are established, they don’t need watering as often as they have large established root systems. Water when the air temperature is 40 degrees or higher and the soil is not frozen. Apply the water midday to allow the water to soak into the soil. Make sure that you don’t water trees and shrubs at the trunk or branch base as roots go out two to three times the outermost branches so you’ll miss getting water to most of the root system. Use a sprinkler to water a larger area around the plant to get water to more of the root system. For those who own larger acreages and might have grazing animals, you’ll need to reduce the winter grazing in order to preserve more stubble in your grasses. Grasses not only store energy in their root systems but they also store a good portion of their energy in the lower CONTINUED - See Page 12

ome is where our life stories unfold. This heart connection makes real estate transactions far more than just business – they mark new chapters and fresh beginnings for home buyers and sellers alike. The process holds significance for the real estate agents as well. Realtors® who recently joined RE/MAX of Boulder all share a deep commitment to serving their clients during this significant time and making their clients’ dreams come true. These agents are starting their own new chapter, whether transitioning to 8

new careers or paving new life journeys.

Sally Ann Mitchell “If this past year has taught us one thing, it’s that ‘home’ is more important now than ever before,” said Sally Ann Mitchell. The year has been a moment of career evaluation for a large number of Americans – including Sally Ann who shifted from a career in luxury travel to real estate. “My move to real estate was inspired by 2020, when I realized

the impact I could make guiding clients to find their dream home where loved ones are together under one roof,” explains Sally Ann. She found her forever home in Denver in 2016 after spending her youth in Atlanta and attending college in the Midwest. To Sally Ann, a home is where you foster the foundation for your future. She believes you need the guidance of a friend and advocate to help you through the process. She is partnered with RE/MAX of Boulder Realtor® Tina Di Scipio, a lifelong family friend with nearly 20 years serving the local market.

Jen Burke has a long history of real estate and business success. She grew up in a family of brokers, then chose a path in technology sales where she developed customer relationships for IBM, Spectralink, Avalon Imaging and Smartwares Group. Ultimately, she transitioned back to familiar territory – real estate. “I grew up in a family of brokers, so it was an easy decision,” said Jen. “Real estate enables me to combine my business sense, financial acuity and creative design all in one career.” Jen brings extensive knowledge of Front Range neighborhoods and is a selling agent with the Brian Sundberg Group at RE/MAX of Boulder. She donates to the Good Hope Foundation – founded by Sundberg to offer down payment assistance to school teachers, police officers, firefighters and others who are helping the community. thegoodhopefoundation.org.

Steve Whaley Steve Whaley moved to Boulder from Connecticut when the now multi-lane Denver to Boulder Highway 36 was just two lanes meandering through open space. He enjoyed Boulder’s vibrant music scene at historic venues Penny Lane, J.J. McCabes and Tulagi’s and became a recording engineer at the famous Criteria Recording Studios in Miami, Florida, with notable recording sessions for David Bowie,

Aerosmith, The Allman Brothers and Gloria Estefan. He went on to implement successful client service solutions for prominent businesses, including Amgen, Pfizer, United Technologies and Ernst & Young. “For 22 years I have been a Boulder homeowner and my wife is an educator in the Boulder Valley School District, so I felt I could bring significant value to my local community,” noted Steve. “I moved into real estate to help guide my clients to the right neighborhood and school for their families. I am honored to work with the best Boulder brokerage where I can make a real difference in people’s lives.”

Mandie Harris Mandie Harris joined RE/MAX of Boulder after a successful career in advertising and broadcast television. From San Francisco by way of a Texas childhood, Mandie needed a professional change after having children. “While being a television producer was fun and often glamorous, it required extensive travel and was never personally fulfilling. After buying and selling a few of my own homes and working with some great – and not so great – Realtors in the process, I felt compelled to help others navigate the stress of moving, just as I did with my family when moving to Louisville.” Mandie is “so thankful to work every day to help people buy some of the most desired homes while working at the top brokerage in Boulder County.”

Robin Sanders Dubbed the “ambassador of client service,” Robin Sanders moved his career interests from producing, writing and performing music and later the hospitality industry, to tirelessly finding the perfect home for his clients at RE/MAX of Boulder. His deep local knowledge of Boulder Valley is enhanced by views gained from soaring the skies above with his private pilot’s license. What brought Robin to real estate? “The truth is, I love helping people through a major milestone in their lives,” explains December 3-4, 2021

Robin. “Buying or selling a home can be time consuming, stressful and challenging. I love being a part-time counselor, life coach and mentor through the process. Helping people truly become part of the community – that is what really motivates me.”

Barb Passalacqua This unprecedented period of life changes also inspired seasoned Realtors to embrace mid-career transitions. And they found a new home at RE/MAX of Boulder. Barb Passalacqua is one of those Realtors. The daughter of a real estate developer, Barb became a Realtor in 2014, but she began her career in high school and college showing homes to her father’s clients. “I grew up in a family of hardworking and creative developers,” said Barb. “I have invested in real estate myself and know this market inside and out. I love helping my clients navigate buying, selling and investing.” Formerly Barb owned a spinning gym and health club and she volunteers at the Humane Society of Boulder Valley where she co-organized the Small Dog Play Group. Barb’s clientele at Boulder Property Network of

RE/MAX of Boulder ranges from first-time buyers to long-time investors.

Alicia Miller For Alicia Miller, real estate is more than a job – it’s a driving passion. Alicia recently joined RE/MAX of Boulder, but has worked in real estate for seven of the 24 years she has lived in Boulder County. The daughter of an Arizona real estate family, being a Realtor came naturally. “We often toured homes as a family so I learned to appreciate different styles of architecture. We moved several times, which taught me the value of listening to make people comfortable and forge strong relationships,” recalls Alicia. As a Certified Negotiation Expert (CNE) she is gratified by finding that perfect property for her clients. “I’m extremely excited and proud to join the outstanding group of Realtors at RE/MAX of Boulder,” said Alicia.

Kelly Kenworthy Kelly Kenworthy owns the Little Yoga Studio and is a community leader with the Fourmile Fire

Protection District and Boulder Watershed Collective. Pursuing real estate is a new and exciting way for her to participate in the local community.

Karen Straus Karen Straus spent 20 years in the music industry and decided to make a change to follow her passion in real estate because she loves working with clients.

Debra Caplin Debra Caplin, a member of the John McElveen Team, is an interior design expert whose business has received international recognition. As a real estate agent with a Bachelor’s degree in interior design as well, she has a unique perspective and expertise in both new construction and resale.

Kim Hansler Kim Hansler, experienced in eldercare, provides a full spectrum of real estate services for seniors, a community she deeply cares for and respects. ATHOMECOLORADO.COM

AND GARDEN Drought (continued) HOME People who decorate for the holidays appear portion of their stems. This energy friendlier, study finds is critical for the plants’ survival and to start growing the next year. Grazing plants down to the ground removes all this energy, may damage next year’s buds and stresses the plants when they start growing in the spring. Even if we get precipitation in the spring, it may not be sufficient for plant growth and to replace depleted soil moisture, so the plants continue to be stressed. Stressed plants like humans are not healthy and over time may produce less forage. Limit grazing times to short exercise times (30 minutes) for horses and expect to feed more hay. Preserving your forage plant health speeds recovery when we do receive precipitation. A little planning, watering and grazing restraint can help plants survive drought. People who decorate for the holidays are happier and appear friendlier to their neighbors, according to research listed in the Journal of Environmental Psychology. The study is based on previous and present research where participants were asked to rate the friendliness of strangers based on pictures of their houses. The homeowners self-reported their sociability by rating their social contact with neighbors as low or high. Homes that were decorated with twinkling lights and bows, even if the people who lived there were not social, were rated high because the houses appeared more “lived in” and “open.” Undecorated homes were given low sociability scores. “As expected, a main effect for the decorated factor indicated

that raters used Christmas decorations as a cue that the residents were friendly and cohesive. Decoration interacted with sociability in a complex but interpretable way,” researchers wrote. The results highlighted the

social impact of Christmas decorations and how they’re used to communicate with neighbors. Researchers also suggested that decorating your home’s exterior for the holidays could be a way to participate in social activities and gatherings in the neighborhood.

THE LIGHTER SIDE

Pandemic side effect: Supply chain woes Who knew the phrase “supply chain” before the pandemic? Who knew about cargo containers and distribution channels and delivery quality control? Only MARY LYNN people you BRUNY didn’t want to talk to at cocktail parties, that’s who. Many of us have been spoiled living in the land of plenty for so long that we had no idea how good we had it. Now we think about these flipping supply chain issues every day. For example: “Gosh darn it, they still don’t have any of Bubbie’s favorite dog food in stock! Dang supply chain!” And it’s not just poor Bubbie who is suffering. Anybody ordering anything is finding it frustrating not only because of low or non-existent inventory, but also due to the lack of delivery quality control. For instance, my

eldest son, who is in the midst of a remodel, ordered a new bathtub from a home products store. When it finally arrived (late, of course), a representative called to tell him it was damaged; my son needed to come in and decide if he wanted it. He went to the store and discovered a forklift’s two front prongs had gone through the tub;

it had two giant holes on one side. “So do you want it?” the store clerk asked. “We can give you a discount.” I’m not making this up. I wish I were. I’m wondering who would possibly take possession of a bathtub with two huge holes? Perhaps the folks who make Cialis™ commercials? For some unknown reason they show older people in side-by-side bathtubs in outdoor settings. Who does this? Is this what younger people who make commercials think older folks do – remain clinically apart at all times? Do they think this is “acceptable older people sexy” – no actual physical contact? Lord help us. Anyway, back to supply chain woes: Due to the lack of products (or the possibility of such), many of us are feeling like we need to stock up on the stuff that’s important to us. It seems the fastest way to get people to buy things is just to hint that perhaps

they won’t be able to do so in the future. What a fun psychological experience for us all! For instance, the first week of the pandemic I ordered lipstick and undergarments. Turns out these were not terribly in demand in our household during quarantining, but I stand by these choices. It takes a mature woman about 20 hours of ego-challenging time to try on undergarments to find satisfactory products. Once we find ones we like, we want to stock up before manufacturers stop making them. And lipstick is just fun. An inexpensive swipe of happiness. No wonder lipstick sales go up during wars or recessions, but probably not during worldwide pandemics due to the whole mask issue. But now at month 21 I’m stocking up on my favorite wine (due to a wine bottle shortage I once read about) and Soft Scrub™ (as it flies off our grocery store shelf). But let me make clear that my purchases do not mean I’ll be cleaning while drinking wine (and wearing lipstick and comfortable undergarments). Maybe by month 30, but not yet. What will month 30 hold for us all? Who knows? I say we all try to enjoy the holiday season despite everything – shortages or more bad pandemic news. Maybe things will get better sooner than expected. We can only hope. At least hope needs no supply chain, though a little wine and lipstick can probably make it appear a bit brighter.
