Boulder County real estate market update

What is the number one question Realtors are asked? If you said “How’s the market?” you would be right! The answer varies MARY HILL day to day and month to month depending on the season, the inventory of homes for sale, the condition of the homes, the number of buyers in a particular price range in a particular market, and, the interest rate. With low interest rates and low inventory, prices will likely continue their upward climb. Fear of the Fed raising interest rates have buyers even more determined to get into a home sooner rather than later.

Boulder County In Boulder County the average sales price of single family homes is up dramatically ($100,000) compared to September. The dismal 0.8 month’s supply of homes contributes to the upward climb of housing prices in Boulder County.

Boulder In Boulder average sales prices rose significantly ($245,000) compared to September. Boulder buyers are paying an average of $50 more per square foot than in September. Boulder continues to have a low inventory of homes for sale. Historically Boulder homes hold their value even when other areas are seeing a dramatic decline. This is part of the reason Boulder is a great place to invest your housing dollars.

Erie Prices in Erie continued their upward climb with an average increase of $50,000 compared to September. Erie is a popular place to live with its easy access to Boulder, Longmont and

Denver and its lower cost to buy compared to towns closer to the foothills. Erie’s 0.4 month’s supply of homes contributes to this price increase. With not much selection buyers are driving prices up!

Lafayette Lafayette saw a wild gyration in the average price of a single family home sold in October, up $50,000 compared to September.

With this price increase Lafayette is closer to the trend line of average sales prices. I expect the average sales price to stay in this vicinity for a while. Inventory in Lafayette continues to be dismal, with only 17 homes for sale which corresponds to a 0.5 month’s supply Longmont The average price for single family homes in Longmont stayed fairly constant (down $6000 compared to September). With its low inventory of homes for sale (0.6), houses that are in good condition are receiving multiple offers.

And, the price paid can be over $100,000 over list.

Louisville Wow! Louisville’ average sold price was up $230,000 compared to September. This uptick took the price way above the trend line so I expect prices to modulate in Louisville this month. The month’s supply of homes was up to 0.8 in October. Is less than a one month’s supply of homes for sale the new normal?

Analysis What’s the outlook of the housing market in Boulder County? If we continue with the low inventory of homes on the market and low interest rates, prices will continue to climb even in the traditionally slow months of November, December and January.

Being thankful in 2021 It’s Thanksgiving week! 2021 is drawing to a close with just over a month to go. It has been a tough year with COVID-19 still being a part of day-to-day DUANE life, but we still DUGGAN have so much to be thankful for. It’s a perfect time to reflect on how fortunate we are to be living in Colorado’s Front Range. With the majestic Rockies as a backdrop to all our Front Range cities, this is one of the most stunning places to live on the planet.

We’re thankful for: Vaccines, masks, plexiglass and hand sanitizer Vaccines have allowed us to get mostly back to a normal life in 2021. Vaccines, masks and hand sanitizer have helped us to continue to show homes to prospective buyers, allowing Realtors to continue to meet the housing needs of our clients. All these precautions have even helped slow the spread of colds and flu, too!

Stable real estate market During my 40-year career of selling homes in the Boulder area, we have certainly experienced up and down cycles in our market. Nevertheless, our peaks have always exceeded our valleys, creating a strong growth in home values over the past four decades. Throughout the pandemic, the real estate market was resilient in Colorado and across the country. There will continue to be a shortage of the inventory of homes as builders are still trying to catch up. There

haven’t been enough new homes built to meet population growth since the start of the recession in 2007. The only downside is that it has made it difficult for first-time homebuyers to enter the market.

Low interest rates We have enjoyed historically low interest rates for homebuyers over the past few months. Low interest rates help to fuel a real estate market. The Boulder Valley real estate market was certainly slower in the 1980s when interest rates hit 16%, but it remained resilient with alternative forms of financing carrying us through. Low interest rates in 2021 continued to fuel the market.

Strong employment Most businesses suffered during the pandemic, while some businesses thrived more than ever. The retail and restaurant industries have suffered the most during the pandemic. Now, businesses are struggling to find employees.

I don’t remember a time where there were so many “now hiring” signs everywhere you look. Yet, Boulder County has a strong local economy consisting of a unique and diverse mix of industries. A strong employment base is the main ingredient for a strong real estate market. Jobs attract people, and then people need a place to live. The University of Colorado, a cornerstone of our employment base, has been around for over 100 years!

Water Snow falling in the mountains to the west provides us with one of the freshest water supplies in the country. Every time I take a drink of water, I’m thankful!

Six easy tips on how to stage your home in winter The “common” wisdom is to avoid selling your home in winter. But like so many of our norms in recent years, this is no longer the rule to live by. In TOM fact, if you want KALINSKI to compete with fewer sellers, fall and winter may be the dream-time to put your home on the market. All you need to do is take these important steps to make your home appealing during this more barren, frosty time of the year.

Here are some tips and tricks from HGTV and SmartAsset on how to make your home welcome buyers with a warm glow.

Turn on the curb appeal – even at night Night falls early in winter, so prospective buyers will often tour your home after the sun sets. Put indoor and outdoor lights on a timer and increase the wattage of your light bulbs. Keep the drapes open to allow golden light to spill into the cold night air.

Use lighting to amplify your landscape. Solar lights lining your walkway and landscape spotlights to shine on landscape features are the perfect choice. Keep sidewalks, decks and outdoor furniture free of snow. Clear leaves from your yard and garden beds. Also make sure the mulch in your flower beds is fresh and neatly piled.

Clean deeply You know that cabinet beneath your kitchen sink? Home buyers touring a home often take a look at the plumbing which leads them to open that cabinet. Tidy it up so it looks organized and appealing.

Pay attention to nooks in the kitchen and throughout the house.

Don’t forget to make shower heads sparkle and dust ceiling fan blades and the inside of your dishwasher and washing machine.

Practice hygge Not hugging, hygge – the Danish practice of making your home cozy and inviting. Pronounced “hoo-gah,” it simply means placing pillows on the sofa, using soft candlelight and warm woods to make cozy spots for curling up with a good book. Colors should be neutral but coordinated.

Tis the season to decorate lightly To show your home at its best you should honor the season with your home décor, keep it simple. Use white string lights and a Christmas tree that is sized to show off your room.

Take advantage of the warmth of the season. Have holiday music playing quietly and serve freshly baked cookies and hot chocolate.

Use scents lightly to charm the senses, but avoid the appearance that you’re trying to hide an unpleasant odor by over scenting.

And when the season’s through, remove decorations immediately.

Care of holiday plants watering. If the leaves wrinkle and flowers fall, the plant is too dry or too warm.

Feed: Once bloom is finished, fertilize once per month from April through October.

Norfolk Island pines Norfolk Island pines (Araucaria heterophylla), are small evergreens with soft foliage.

How: These little trees, native to the South Pacific, will not survive our Colorado weather so keep them indoors in bright light and out of direct afternoon sun.

Take care not to let it dry out in our low-humidity homes. Water when the top inch of soil feels dry, discarding water that collects in the catch pan.

Feed: From April through June, use half-strength fertilizer twice per month. Feed monthly for the rest of the year.

Tip: For healthy, bright foliage, mist with water twice per week for healthy, bright foliage.

Celebrating the dark days of winter includes bringing in a few houseplants, and stores are filled with holiday foliage. Pick up a poinsettia they’re a treat CAROL for the eyes O’MEARA – then look at some of the other festive indoor plants. Small pines, aromatic mini-trees, and flowering cacti are the perfect touch for your décor.

When the tag says “place in bright indirect light,” it means closely in front of, but not touching, an east or west facing window or one foot away from a south facing window. For direct light, place it closer to the south window.

For the longest bloom, keep in a cool room, with nighttime temperatures of 55 to 60 degrees; November 26-27, 2021

during the day, set the thermostat between 65 and 68. These cooler temps will keep blooms lasting longer.

Feed with a balanced fertilizer.

Most houseplant food is 20-2020, but many winter bloomers only need a half-strength solution until later in spring, when robust growth starts up again. Check the tag for feeding instructions before dosing the plant with too much fertilizer.

Then follow these quick tips for different plants:

How: During bloom, keep in bright, indirect light in a cool room and let dry slightly between

How: Moist soil and full sun keeps the foliage lasting, but for glossy, plump fruit, place this plant in a room with cool temperatures.

This annual is finished when all the fruit drops off, so compost it when the display is over.

Tip: If the oils from handling get into eyes or on skin, this pepper can be irritating. Choose a visible but out of the way area for this plant to keep kids and pets safe from its sting.

Amaryllis Amaryllis (Hippeastrum spp.).

How: Choose a spot with bright, indirect light and keep the soil moist but not soggy.

Deadhead spent flowers soon after they fade, and continue to care for the bulb after blooming is finished – Amaryllis will rebloom year after year.

Feed: After the shoot appears from the bulb, feed twice per month.

Getting an attic inspection Paul F. P. Pogue Ask Angi (TNS) You may not give much thought to your attic beyond the occasional handy storage space. But the attic plays a crucial role in many elements of your home, including comfort, energy efficiency and roof protection.

Your attic can easily attract moisture, which means it’s important to keep an eye on it.

Moisture tends to rise, and it can follow your ceilings and walls up into the attic. Without good ventilation, it will stay in the attic and create mold, mildew or other kinds of damage. And since your attic may go weeks or months at a time without anyone in it, that damage can build up quite a bit.

An incorrectly insulated or poorly ventilated attic can cause heat-based roofing damage in the summer and make ice melt and refreeze in the winter, creating dangerous and damaging ice dams. Gaps in the edges can make the attic an attractive home for rodents. In some cases, poor attic ventilation will void the warranty

on your roof.

An attic inspector can take a look at all these elements and suggest improvements. This task will typically cost between $200 and $500. A licensed home inspector is the best person to hire for this work. You’ll get the best value for your money by hiring them to complete a whole-house inspection, which will pinpoint problems across all areas.

Poor insulation is a major culprit for temperature problems.

Poor airflow can be solved with one of two methods: adding a ridge vent or installing room turbines to pump air out. Both have pros and cons. Ridge vents tend to be more expensive and less obvious, while turbines are less likely to create gaps where pests can get in.

DIY attic inspection You can also take a close look at your attic on your own. Even without an inspector’s expertise, you might be able to identify significant problems. Here’s how to do it.

flashlight. Wear long pants and a long-sleeved shirt to protect yourself. Gloves, a face mask and eye protection are also good ideas.

Take great care to step only on rafters. You can easily fall through the ceiling if you put pressure on the plaster or drywall below.

Closely examine the plywood beneath your roof. Mold, condensation or watermarks are a sign something’s wrong with the airflow. Keep an eye out for signs of critter infestations, such as shredded nests or damaged wires.

Make sure your bathroom exhaust fan vents to the outside and not just into the attic. Ensure no vents are blocked in any way.

Even minor loss of airflow will cause trouble.

Verify that you have sufficient insulation. In most houses, attic insulation should be 10 to 14 inches thick.

If you find signs of leaks, mold, rodent infestation or insufficient insulation, call a pro to handle the problem.

The lure of legacy light bulbs is dimming

James Lileks, Star Tribune (TNS) Something odd happened the other day in the kitchen: A light bulb went out.

I know what you’re thinking: What, is this 1956? Light bulbs don’t go out anymore. The new ones last forever. Years. Decades.

They’re guaranteed to still work after the sun exhausts its nuclear fuel.

True. But these were incandescents. I shouldn’t say that out loud, because some people are devotees of the old style bulbs, and when they find out you have incandescents, they want to know if you can, you know, hook them up. “Do you know a guy? I can meet them anywhere. I’ll make sure I’m not followed.”

No, these were special incandescents. Very large globes for fixtures over the table. About the size of a basketball, and, might I add, the similarity ends there.

You could pass one, but forget about dribbling it.

to get one. Hmm. Only one left. I put it in; it sparked and then died.

I had the terrible sensation that 20 years of a simple, consistent illumination solution was about to end.

Maybe not! Off to the big-box hardware store. It’s a pleasant place in the evening. There’s a lady playing show tunes on a grand piano at the top of the escalator, right by low-flush toilets. You’re surprised they don’t have her sitting on a porcelain throne; that would be good marketing. I enjoyed some “West Side Story” as I was lifted from the first floor to the second. Usually I patronize my local hardware store, even though they don’t have a guy who whistles “I Feel Pretty” as he ascends a stepladder, but I knew they didn’t have this bulb.

Turn right, down four aisles, turn left, bottom shelf. That’s where they used to be. Not anymore.

Off to the other big-box store, which does not have a piano.

You’ve got guys with a wheeled pallet of drywall, and they’re

probably not thinking “what this experience really needs is some Sondheim.” I went directly to the place where the big globes should be. The bulb was not there.

The bulb will never be there, ever again. It has passed into the realm of Special Order. Worse yet, it’s a special order during the supply chain crisis, which means I’m more likely to see a unicorn in the backyard teaching piglets to take wing than get the bulbs delivered. And, even then, the box probably would get pilfered from the porch.

“You could ride the unicorn to see where the thief goes,” you say.

Good idea. I think you can steer them using the horn. But it’s not like I have a saddle in the shed I could use. Even so, by the time you get the buckles on — well, point is, I would have to get a replacement.

Ah, but what kind of light did I want? In the old days it was simple: We got one kind of light, and it’s the kind that makes things visible. The only choice we had to make was between 40W and

60W. Now we are blessed with many mood-setting options and technologies.

Daylight: Basic default whitish glow.

Warm Daylight: A noon light through the window of a chainsmoker.

Soft White: Think “Sour cream, only composed of photons.”

Bright White: When you want your kitchen to look like an operating room. During a supernova. In Antarctica.

I like the bright white, but my wife prefers Warm Daylight. Like the nursery rhyme: Jack Sprat preferred bright white, his wife preferred warm glow; and in between the two of them they had warm glow because Jack wasn’t an idiot.

I considered getting the bulbs that can be controlled by my phone or by voice. Every evening, the last thing I say is “Turn off all the lights,” like a stoic Roman on his deathbed. But adding the kitchen table lights would be ridiculous. The switch is right there. It’s not as if the act of pushing the button is so exhausting I have to take to the couch for a few minutes. And what if I get laryngitis? We sit in the dark until the antibiotics kick in?

On the other hand, the system lets you set different colors for your bulbs, and I can easily see my wife going for that.

“Look! I just adjust the slider, and the lights are deep red!”

“Yes, but why?”

“For Christmas! And developing photos! Or, we have a party with an old-time brothel theme!”

“Not for Christmas, we aren’t.”

It’s all annoying, but in the end you get the precise light you want, with the exact technology, lower energy bills and home automation.

I am fully on board with this exciting new world of consumer options in the exhilarating realm of light bulb advancement.

I just never thought I’d consider paying $49 for a smart light bulb.

I hate to think what happens the next time I get an idea, and the metaphorical bulb appears over my head. What if it’s not compatible with my home system, and I can’t turn it off? I’ll keep everyone awake all night.

Reflecting on mirrors

Cathy Hobbs Tribune News Service (TNS) Mirrors come in different shapes and sizes and can be used in a myriad of ways. In some instances they can create a magical sense of openness while helping reflect light. They can even act as windows in spaces that don’t get much natural light. Beyond the single mirror, a common designer trick is to use a menagerie of mirrors.

Looking for tips for using mirrors? Here are some creative tips on how to use mirrors in unexpected ways.

Do’s 1. Do use mirrors in pairings or groupings.
