Is that house you’re considering a flip?

In any given price range, every property you’re going to look at will have its pros and cons. This applies even more so if you’re considering a home that was recently renovated by a flipper.

You certainly don’t need to avoid properties that are being flipped, but there are some things to watch out for if you’re looking at one.

House flipping is hardly new – in fact, Bankrate wrote a whole guide on how to do it a few years ago. But as real estate prices skyrocketed over the last 12-18 months, many people saw an opportunity to earn a quick buck by buying property, fixing it up, and reselling as the market pushed the value ever higher.

Experts warn that flipped houses can sometimes be more trouble for the post-flip buyers, however, especially at lower price points.

“There’s always been an issue with fix and flips with the quality of them,” said Stephanie Fix, a Realtor with RE/MAX Professionals in Denver. “The margins are so slim these days with these investors that they’re really cutting a lot of corners.”

That reality came to the forefront recently as Zillow exited the home flip market. The online real estate giant made a big push to boost its iBuying platform in the last year, but ultimately decided it overpaid for too many properties and went into losscutting mode earlier this month.

Flip warning signs to watch out for Fix said that a shoddy flip isn’t always obvious, but finishes that seem off can sometimes point

to bigger construction quality problems.

She said she recently toured a house that she could tell was flipped because a kitchen drawer was blocked by the refrigerator and the dishwasher wasn’t installed properly.

“If those things are missing, cosmetic, on the surface that I mentioned, that tells me to be wary of what’s behind the walls,” Fix said. “Most of the things that are dangerous, you can’t always see with your eyes.”

Alterations that seem rushed on the surface could indicate bigger problems, like electrical work that isn’t up to code or plumbing that wasn’t installed correctly.

Addressing issues like that can become costly, especially if you haven’t factored them into your budget.

What to do if you’re buying a flipped house It’s crucial to work with a knowledgeable Realtor if you’re considering a house that’s being flipped, Fix said.

“An experienced agent is probably going to have a better eye than the buyer,” she said When she tours a house that she suspects is being flipped, she’ll check the title’s chain of custody to see who owned the home previously, and will reach out to other agents in her network to see if anyone has experience buying from the flippers.

You can easily tell if the home is a flip by looking at the property records. If the home is back on the market just a few months after being purchased by a new owner, odds are it’s a flip.

more attractive. Fix said that’s an especially bad idea on flipped properties.

“These guys typically don’t permit things,” she said, so getting an experienced inspector to go take a thorough look at the property is crucial. “It’s going to be really important to do your sewer and separate roof inspections.”

Bottom line Flipped houses may seem up-todate on the surface, but shiny new finishes can sometimes mask shoddy work. If you’re looking at a property that is being flipped, you’ll want to be sure to get it thoroughly inspected before you close, and set aside money for any problems that may crop up as a result of renovations that were done on a tight budget.

It’s time to wrap your trees This year along the Front Range, we had one of the most beautiful displays of fall leaf color in long time. The right combination of moisture when trees were leafing out in the spring along with mild temperatures into the late part of the growing season allowed our deciduous trees DERYN to really shine. Often by now, DAVIDSON the temps have plummeted Colorado State and stopped every growing University Extension Boulder County thing in its tracks, but not so this year. While it looks like the mild temperatures are here to stay, at least for a little while, we still need to take some care in preparing our landscapes for the colder weather that is surely on its way.

There are some simple things you can do now to winterize your trees. One such task is tree wrapping.

Trees with thin bark like linden, honey locust, fruit trees, maples and redbuds, along with young trees that were recently planted, benefit from extra protection during the winter months. Protection from what? Sun scald and frost cracks. These are temperature related injuries that can do serious harm to trees, even causing death. Over time the bark of most trees will harden and furrow, at which point wrapping is no longer necessary.

Sun scald and frost cracks occur on winter days when the angle of the sun is low in the sky and temperatures warm up causing the tree’s cells to wake up. Water and nutrients begin flowing in the cambium layer of the trunk. When the sun goes down and the temperature drops below freezing, those active cells freeze and burst, resulting in bark splitting. Eventually the bark sloughs off exposing dead tissue. If you’ve ever noticed a tree with what looks like a scar or obvious damage on the south or southwest side of the trunk, there’s a good chance you were looking at sun scald or frost crack injury.

You can wrap trees yourself or hire a pro to help you out. Tree wrap is available in large rolls at many garden centers and nurseries. It is a thick crepe paper type material that insulates

the trunk from temperature fluctuations. It is important to start at the bottom and make your way up to the first (lowest) branch. Allow the paper to overlap approximately 1/3 the width of the roll. By starting at the bottom, it creates a pattern that allows moisture from rain or snow to be shed away from the trunk.

If you start at the top and move down, water can get trapped under the paper which can cause other issues. Secure the wrap at the bottom and top with something like duct tape or twine. If you use tape, be sure to keep the tape off the trunk itself and only apply to the paper. The rule of thumb for timing is to wrap around Thanksgiving and remove it around Tax Day. Don’t leave the paper on the trunk throughout the growing season because it can become a hiding place for insects and can hold extra moisture on the trunk which isn’t good for the tree.

winter, it’s also a good idea to add a 2-4” layer of mulch near the base of your trees, but not touching the trunk. Mulch helps with reducing evaporation and insulates the roots against temperature fluctuations. By now you’ve probably winterized your irrigation system, but during warm dry spells like we’ve had this fall, trees (particularly young trees and evergreens) need supplemental water to reduce stress and increase overall vigor. Apply approximately 10 gallons per inch of tree diameter. Giving your trees a little extra TLC over the winter is an investment in their health and longevity.

Whatever the case, all wellprepared homes should be equipped with the basics to handle the kind of everyday tasks that can come up. You don’t need to get fancy, expensive equipment for regular home issues. In many cases, simpler is better. Here are six things that should be easily accessible in every home.

Basic toolbox Keep a box with these essential basics: tape measure, claw hammer, utility knife, level, crescent wrenches, hex keys, a handsaw, pliers, multiple screwdrivers and a collection of screws and nails. Try to keep it organized and easily accessible; it’s very easy for a tool box to dissolve into chaos if you don’t keep things in proper order. You’ll thank yourself later on when you need to find a particular screwdriver for a task.

Fire extinguisher Every home should have at least one fire extinguisher per floor.

If you have only one, make sure it’s near the kitchen, where most home fires start. Look for an ABCrated unit that will extinguish all fire types. Teach everyone in the home where it is and how to use it. While you’re at it, make sure your family has a plan to escape in the event of fire, and practice it.

Drill and drill bits A battery-powered drill and driver is an essential home tool. Add a selection of drill bits in many sizes to be ready for whatever you need. The standard 12-volt cordless drill you can find at many big-box stores should provide more than enough juice for most home purposes.

Emergency supply kit FEMA recommends keeping an easily accessible kit with these items for emergencies: three days of food for every person in the house, one gallon of water per day per person, first aid kit, flashlight,

Stepladder/stepstool A must-have for many household needs. Many injuries take place due to people using chairs or other inappropriate stand-ins for a ladder. Remember to practice ladder safety: Never go beyond its recommended top step, don’t try to reach just a few inches

Safety equipment Keep plastic gloves, leather gloves, dust masks, ear protection and eye protection on hand. You never know when a job might call for them. It’s wise to use protection during a wide variety of tasks — a mishap during yard work or while using a drill can lead to eye injury. Tips for selling or buying homes with solar panels In the 1980s, there was a significant 70% Federal tax credit available if you added solar panels to your home. At the time, we saw solar panels DUANE on rooftops DUGGAN popping up like crazy. Most of those systems were “financed” by the tax savings afforded to the homeowner. Most of the systems installed during that era were for heating water and space heating using a radiator system. Today, most of the solar panels you see are photovoltaic (PV), which produce electricity for the home or provide power back to the grid. These new systems are expensive, and the tax credits aren’t as large the good ‘ole days of the 1980s. Most homeowners who add these systems to their homes don’t pay cash for the system and instead, enter into a lease agreement or a loan secured by a deed of trust against the home.

Selling or buying a home with a solar panel system lease or loan could introduce a few challenges for a real estate transaction. If the owner of the home paid cash for the system and owns it outright, it can be conveyed just like any other appliance, which is owned free and clear. However, if a solar panel system was financed through a lease or a deed of trust, it really isn’t too difficult to figure out how to deal with it, as long as you know before listing your home for sale and before a contract to purchase has been agreed to and signed. The main challenge comes mid-transaction, when the buyer and seller realize the effect of the burden of a lease or deed of trust secured by the property -- that’s when it can get messy.

Selling or buying a home with a solar lease in place Here are options: The home seller should contact the lease holder to determine whether or not the lease is assumable by the new homebuyer and under what terms. Be sure to ask what the criteria is for approving the assumption of the lease and how long the process will take.

help the Realtor® write a contract with acceptable dates and contingencies to protect all the parties involved.

When contacting the holder of the lease it would also be good to know what the payoff of the lease is. The home seller should also have this information in the seller’s original lease documents. The seller could choose to pay off the lease and own the system free and clear. Then the seller can decide on their price of the house including a free and clear solar panel system.

The seller should be able to show the buyer a track record of the savings on the electrical bill, thereby adding value in the eyes of the buyer.

Selling or buying a home with a solar panel loan secured by a deed of trust Here are options: In most cases, if the solar panel system purchase was made through a loan from the solar company or a third party, it was secured by a deed of trust against the home with the solar panel system. Secured by a deed

of trust, means that the loan will typically need to be paid off at the closing table upon the sale of the home. The seller should know or inquire about the payoff amount upon placing their property on the market so there aren’t any last-minute surprises. The seller should also check to see if the loan has any fees if the loan is paid off early. With a free and clear solar system, however, the seller can price the home accordingly and the homebuyer can determine any value added based on the electrical bill savings.

There are instances in which the deed of trust holder would allow the loan to be assumed by the new buyer. The deed of trust holder would need to agree to subordinate to the new homebuyer’s first mortgage. The buyer’s first mortgage lender would need to qualify the buyer based on adding the assumed mortgage monthly payment.

It is possible, but rare, that the solar energy system was financed by a personal, unsecured loan. If that is the case, the home seller is free to sell without paying off the loan. Nevertheless, the seller

is still subject to any terms of the personal loan.

Bottom line is that it isn’t a problem to sell a home with a financed solar panel system. The whole process can be seamless as long as the appropriate information has been collected and conveyed to all parties.

This enables all parties to make informed and timely decisions.

• Make sure exhaust vents are open and free of obstructions.

2. Prep your air conditioning system by using a high-pressure hose setting to clean debris and dirt from fan blades and condensing coils. Let the unit dry completely and then cover it for the season with a breathable waterproof cover.

• Remove window air conditioners to help seal the window against cold air leakage. If the unit can't be removed, close the vents and cover the unit with a breathable weatherproof cover.

• Clear nests from birds, squirrels or other small animals. Make sure the damper opens and closes fully and that it can be locked in the open or closed position.

• Check the chimney draft for proper draw by opening the damper, then rolling several sheets of paper into a stick-shape and light them in the fireplace under the open damper. If the smoke doesn’t rise up the chimney, call a professional chimney sweep.

• Inspect the fireplace for open mortar joints and repair to prevent fire spreading.

THE LIGHTER SIDE

The time of year we love and hate: It’s delicious holiday food season Oh, man, here we go: The beginning of the foodathon season. We love the holidays.

And yet for those trying to have an iota of self-control MARY LYNN with their diet BRUNY (for whatever At Home Colorado reason), the holidays are a tough time to practice moderation. There are so many delicious foods tempting us, especially when we know they only come around once a year.

Technically, stuff-our-faces season began last month with its sugar-filled kick-off, Halloween.

Most of us buy candy a few weeks ahead when it shows up at the stores. (Got to get our favorites.

You never know when supply chain issues will be a problem.

Sure, that’s our excuse.)

At home we decide we’ll just have one or two pieces. Lo and behold a couple days (or hours) go by, and suddenly dozens of wrappers are strewn about and the candy bag is mysteriously empty. Come the day before Halloween we have to jot out and buy more supplies. Some of us prefer to hide our mindless munching from our partners or family members, so we’re sneakily buying more and quietly stashing it in the pantry like covert spies.

Now it’s Thanksgiving, the biggest one-day stuffathon of the year. It has pretty much the best carbs ever: mash potatoes and stuffing (with gravy of course). We

also smother healthy vegetables with brown sugar, French fried onions and other yummy stuff to bring them into the over-the-top food fold. Thanksgiving is the one day of the year that you can ask someone to bring a salad, and they’ll show up with Jell-O with marsh mellows and imitation whipped cream. Go figure.

pests, people. Hide your pies.

Thanksgiving is also the most pielicious holiday. Homemade pie is one of the most wonderful foods on the planet, so I believe no one should feel guilt for any consumed (unless of course they have a health issue). We don’t have to worry about eating too much pie in our household because it somehow magically disappears.

Before I go to bed there will be a pie on the counter, but in the morning half of it will be gone.

Apparently we have nocturnal pie-eating elves. Be aware of these

Unfortunately, many of us have guests staying with us and that can be problematic. Some of these guests actually expect to be fed while others come and feed us. For instance, there’s our younger son Nick who often visits for part of December. Somehow he sprouted out of my womb yet became an enthusiastic and good cook. He loves to create, eat, drink and be social. Whenever he stays with us I call it a “five pound visit” because that’s how much more I’ll weigh when he leaves.

Just about when we’ve all recovered from our Thanksgiving fest, the winter holidays take over.

Perhaps the only good thing about the pandemic is we don’t have quite the barrage of celebratory food and drink-filled social events constantly enticing us to over indulge.

“Who cares about a pot belly?” he said when leaving our home last year. “It’s worth it! Oh, and by the way, your scale is five to ten pounds light. So add that on if you want to know what you really weigh.”

Pretty sure I don’t. Pretty sure like most everyone else I want to enjoy the holidays with all the delicious foods, and live in a state of denial until January 1. Then like all the other lemmings I’ll decide it’s really time to clean up my act, by gosh. Until then, please pass the pie before it disappears.
