Is gardening together a date? Sure, why not?

Last weekend my husband and I were picking apples from a tree in our yard. Well, he was picking apples and I was holding the ladder. A few MARY LYNN days earlier a BRUNY friend texted me a picture of her 22-year-old daughter on an apple picking date.

“You know,” I said to my husband, “when we were in our 20s, we would have thought picking apples together was a romantic date. Same with raking leaves.”

To which he replied, “You know, when we were in our 20s, we would have thought picking up garbage together was a romantic date.” Touché, mi amor.

I suppose when a couple has been together for decades, just enjoying doing things together like gardening is a pretty good sign.

Once when we were planting bushes in the front yard our mailman said to us: “Couples who garden together, stay together.”

Hmmm. I don’t know about that. But I do know couples that garden together usually have sore muscles together. Maybe this binds them closer? I’m not sure if Bengay™ is exactly an aphrodisiac, but it definitely does invigorate the senses and get the blood flowing.

Side note on apple picking: It is good we do this together so neither of us is alone on a tall ladder. This is a marital rule I instituted after an acquaintance fell off a high ladder while

cleaning gutters. (As the parent of two sons I try – pretty unsuccessfully – to avoid trips to emergency rooms.)

Despite my best intentions, I can steady the ladder but if my husband actually fell I couldn’t break his fall all that much. He’s not a little person. But I could immediately call 911, and that’s significant. And it would take away the suspicious looks from the nurses and doctors at the hospital. You can imagine how many times folks fall off ladders

and these medical personnel are thinking: “And where was their partner? Are they clueless, inconsiderate or is there a hefty life insurance policy involved?”

Anyway, this apple picking got me thinking: When you have been with someone a long time, what constitutes a date? I tend to be more pragmatic than romantic.

I think just having fun while spending time together fits the bill, especially during a pandemic.

Simple is fine.

Costco and having a pizza slice afterward in the food court qualifies as a nice little date to me. I really enjoy our occasional forays to Costco. Not sure what this says about me, but there you have it.

I remember reading once that to spice up your relationship, you and your partner should go to a bar, act like strangers and pick each other up. This seems so dumb to me. I wouldn’t have done this in my 20s; why in the world would I do this in my 50s?

More plausible is pretending not to know each other and bumping into one another at Costco. “Our eyes met above the organic potato chips with jalapeno seasoning, and we knew we had found our saucy soul mate.”

But back to gardening together: Perhaps the date part occurs more during the post-work relaxation.

After outdoor labor, I love nothing more than having some snacks and beverages together in our backyard. This time of year that means curling up with blankets around our fire pit. As long as these blankets don’t catch fire and we end up in the ER, this sounds like a pretty good date to me – especially if those jalapenoflavored potato chips are involved.

A post-closing occupancy agreement: How does it work?

In the Boulderarea market, possession of a home most commonly happens upon delivery of the deed. In other words, the home buyer DUANE hands over DUGGAN the money, the seller hands over the keys, and then the home buyer moves in.

This is really the cleanest way for a closing to happen. There is no question who owns the home when ownership is transferred.

The home is usually clean and empty for the home buyer’s walk through prior to closing. Yet in this method of possession, the seller is at the greatest disadvantage if they have moved out and the home buyer fails to come to closing.

In some markets, it is common for the home buyer and seller to negotiate possession three days after closing. This method of possession eliminates the seller’s risk in the event the home buyer fails to come to closing and the seller needs to move back into the home. However, in this case, the home buyer’s risk has now increased. The home buyer does not have the opportunity to view the home clean and empty prior to closing. Then what happens if the seller causes damage when moving out? Or if the house burns down between closing and possession?

What happens if the furnace fails between closing and possession?

As the real estate contracting process has evolved over the years, the Colorado Real Estate Commission has developed a standard form called the PostClosing Occupancy Agreement (Seller Rent-Back Agreement).

This form outlines the agreement between the home buyer and seller to cover all the issues involved in post-closing occupancy. In the event of a three-day possession as described above, this agreement is the perfect solution for laying out a plan for the post-closing occupancy period.

Nevertheless, in many circumstances, especially in hot markets, the home seller might want more time to move out and might be able to negotiate a longer post-closing occupancy. The seller’s desire to stay longer creates November 5-6, 2021

a myriad of challenges similar to the three-day possession above, but further magnified. If the seller is still in the house, who will pay for insurance and utilities? Does the seller pay any rent? What about a security deposit? What happens if the water heater breaks and the seller is still in the house, but the buyer owns the house?

What happens if the seller causes damage during move out?

Post-closing occupancy agreements have been around for years. In the distant past, when it was not an approved form, an attorney had to prepare such an agreement. With demand for a standard form, the Colorado Real Estate Commission devised the Post-Closing Occupancy form – and it’s been wonderful! It covers the various questions discussed by all parties in order to ensure a fair agreement.

The first approved form developed by the real estate commission was a 30-day PostClosing Occupancy Agreement.

After receiving feedback, the commission produced the 60day Post-Closing Occupancy Agreement. Anything negotiated beyond 60 days possession must be prepared by an attorney. The primary reason the Post-Closing

Occupancy form is limited to 60 days is that in an owner-occupied closing, the home buyer usually signs a deed of trust whereupon they promise they will be moving into the home within 60 days.

If the Post-Closing Occupancy Agreement is for 90 days, the buyer will be in violation of the terms of the deed of trust.

The Post-Closing Occupancy form can be attached to the contract initially, possibly to make the offer more attractive to the home seller if the seller hopes for a longer time to deliver possession.

As a home sale evolves, there might become a need for the seller to request a Post-Closing Occupancy Agreement from the buyer. However, later in the process, the seller is at the mercy of the buyer as all parties have already agreed to a specified time for closing and possession. The buyer might be agreeable, but they may have already arranged for movers and no longer have flexibility.

The Colorado Real Estate Commission approved form has 17 sections laying out all the details of a Post-Closing Occupancy situation. The key points that a home buyer and seller need to agree upon are:

Who will maintain the property relative to lawn mowing, snow removal, etc.

•

Who will maintain, repair, or replace the operating systems of the home, such as the furnace, if required during the post-closing period

•

Specifying a notice period if the home buyer needs to enter the property

•

Amount of the rent home seller will pay, and how and when it will be paid

•

A specified dollar penalty if the home seller is unable or won’t deliver possession at the agreed time

•

Agreement as to who will pay for water, sewer, gas, electric, and any other services the property uses

•

A security deposit if the seller were to cause damage upon move out

•

Agreement as to insurance coverage for both seller (now a tenant) and the buyer (now a landlord)

Using a Post-Closing Occupancy Agreement with all the issues discussed and agreed upon can be a great tool for creating a seamless home sale to meet the needs of all parties involved. Winter bird feeding with native plants

By Sharon Bokan Colorado State University Extension Boulder County Birds are the only wildlife that Colorado Parks and Wildlife regulations allow homeowners to feed in the winter. It’s not a good idea to feed birds yearround as you train them to rely on humans (you) for their food instead of foraging on their own, plus feeding can be an easy way for diseases to spread. If you aren’t able to continue feeding them or you are on vacation for any length of time, they may struggle to find food. If there aren’t any plants nearby, they must fly around until they can locate some food.

An alternative to feeding birds is to plant shrubs, perennials and other plants that provide food and shelter for birds and other wildlife If you do decide to feed birds over the winter, you need to do it in a manner that prevents other mammals from coming around for an easy food supply. Smaller mammals such as rats, mice, skunks, squirrels and raccoons may take advantage of the buffet dropped by the birds. Larger mammals such as coyotes, foxes and bears can also be attracted to your bird feeder and any remnants that the birds do not eat. Finding an easy food supply in your yard can cause them to lose their fear of humans and then they are more likely to get into conflicts with humans. Make sure that you are daily cleaning up any dropped seed that the birds do not utilize.

Placing the bird feeder over a hard surface that can be swept or a basin that can be emptied makes the cleanup easier. What type of food you use is based on the bird species you have in your area and the birds you want to attract.

There are several local bird centers and local Audubon chapters that can help you figure out a feed that attracts bird species that you want.

Ornamental grasses especially native grasses provide not only seeds for the birds but hiding places for insects that are another source of food for birds and shelter. In the spring the grasses provide an added bonus of nest building materials. Prairie birds are most often ground nesting, so the grasses and shrubs provide nesting locations. Don’t cut the grasses down in the fall but November 5-6, 2021

leave them for winter interest and for wildlife. Native grasses that you can use are switchgrass (Panicum virgatum), big and little bluestem (Andropogon gerardii and Schizachyrium scoparium), blue grama (Bouteloua gracilis), sideoats grama (Bouteloua curtipendula), Indian ricegrass (Achnatherum hymenoides) and prairie sandreed (Calamovilfa longifolia). Later in the winter or early spring, you can cut down the grasses before the grasses begin to grow.

Shrubs both deciduous and conifers provide food, nesting locations and shelter for birds.

Conifers such as junipers both shrub and tree provide berries and shelter as do pines, spruces and firs which also provide seeds.

Here are some trees, shrubs and perennials you might consider adding to your landscape. They not only provide food and shelter for birds and wildlife but also provide winter interest in your landscape.

At lower-maintenance homes at Lanterns at Rock Creek, neighborliness abounds.

ne of the newest lower-maintenance communities in Superior might also be one of the most fun. Since July, as more and more residents moved into their completed paired patio homes at Lanterns at Rock Creek by the lifestyle builder Boulder Creek Neighborhoods, Lanterns homeowner Dale Mood and fellow homeowner Annie Zrubek, who lives about two blocks from Mood, have jumpstarted neighborhood gatherings and joyfully encouraged neighborly connections.

“Like everyone else, COVID changed my activities,” said Mood, a retired professor who taught integrated physiology at the University of Colorado Boulder for 47 years. “I love to travel, but that came to a halt, so the whole point was to hang out with people and get to know the people near us.”

A recent empty nester, Zrubek has likewise enthusiastically embraced what some have termed Lanterns’ “social committee” (compromised of Mood and Zrubek). “I’m single, and both of my daughters went off to college this year. I wanted a community feel where people are around and you can wave and chat,” explained Zrubek, who settled into Lanterns at Rock Creek about six months ago.

new home this October, recalled, “We had an informal start to getting to know our neighbors this summer. Everyone was invited, and we held it at the end of a cul-de-sac,” where one neighbor popped open a tent and pulled out a few tables. Nearly all Lanterns’ neighbors showed up, touting snacks and drinks, and Mood prepared “delicious homemade margaritas,” Zrubek said. She added, “Everyone was talking, standing around meeting everyone and connecting.”

While some neighbors, like Zrubek, moved simply from one end of the established neighborhood of Rock Creek into Boulder Creek Neighborhoods’

lower-maintenance enclave in the same neighborhood, others hailed from out-of-state. “We talked about our houses and our lives,” Zrubek said. “We met people that I would never have otherwise connected with.”

The connections stuck, and soon Zrubek was asking a neighbor to “plant sit” and taking a few “neighbor girls to a local restaurant to sit outside and get to know each other,” she said.

Other neighbors welcomed her with cookies, and one helped gather boxes for her clients, as Zrubek is a realtor with the BoulderHomeSource team by RE/MAX Alliance of Boulder.

In early September, the

neighborhood gathered in the cul-de-sac again, with even a couple homeowners who hadn’t yet moved in stopping by to share food and drinks. Mood and Zrubek are eager to keep the group going, whether that means an outdoor party around a heater next month or strolling from one yard to the next for a progressive dinner party. Zrubek said, “We’re in the same boat, the same stages of life, and people seem to enjoy the camaraderie.”

When not chatting with neighbors, Mood is often visiting his 18

grandchildren or reading – “I’ve read an awful lot more this year,” said Mood, who has written several textbooks and is regularly found relaxing in his den, a lightsuffused space that he said may be the gem of his floor plan, the Equinox. He upped his baking during the pandemic as well and noted that “if you go with the “luxe” option in the Equinox, you also end up with a really nice kitchen; there’s a butler’s pantry and all kinds of cabinets and a big island.”

Zrubek – who said that after living in a handful of nearby homes as she raised her daughters, this home was “for me” – similarly opted for the entertainer’s kitchen.

“This (is) by far the best kitchen I’ve ever had,” she said. “I love that I have a gas range and gas for a barbecue hookup on the patio.

This (is) such a fabulous place to hang out, cook together and talk.”

She continued, “I love that my floor plan, the Solstice, has a finished basement with high ceilings and huge bedrooms. It’s to die for, a really beautiful space for my girls to come home to and make their own.” The finished basement includes a recreation area for hanging out and space for a home gym or crafting studio.

And since Boulder Creek Neighborhoods is always focused on creating intuitive, livable homes, halls and doorways extend 36 inches to enhance accessibility, steps are both wide and minimal and the electrical outlets are raised to reduce bending – one of the numerous nods at Boulder Creek’s attentive craftsmanship.

Lower-maintenance equals more time for passions

Of course, as a retired professor of kinesiology and physiology, Mood

takes exercise seriously and frequently walks the trails backing to Lanterns at Rock Creek. While he sometimes stoops to pull a weed or two, despite the fact that he moved to Lanterns at Rock Creek in part to avoid lawn care, “the difference is now I don’t have to,” he said with a laugh. Mood relocated to Lanterns from a 5,600 square foot home in Louisville. Although his former home provided main-floor living, “what got to me was the yard,” he said.

With a former lawn of around a third of an acre, he spent hours most summer days pulling weeds, trimming and mowing.

Mood isn’t alone in his appreciation of Boulder Creek’s lower-maintenance conveniences.

He said several of his neighbors were also drawn to Lanterns at Rock Creek by the lowermaintenance lifestyle, and Zrubek, too, noted, “I’ve been a slave to broken fences, lawn mowing and sprinkler heads for years. Moving into this home (opened) up all that time I used to spend on the house.”

Plus, said Zrubek, as traveling ramps back up, “Now I can head out without worrying who will shovel the snow or take care of the lawn. It’s freeing.”

Year-round outdoor space

As much as Zrubek values her home’s lower-maintenance perks, her focus from day one has been on people and nature. “It makes me happy every day that they put solar into all these properties,” she said. As for her outdoor space, she admitted, “I was nervous to give up my yard when I moved, but I’ve been able to do all my gardening and put in plants. The back patio might be my favorite thing.” Half

of her L-shaped patio is shaded, and she installed a heater and speakers. “I just love that,” she said. “It allows me to spend time outdoors year-round. Boulder Creek did a really good job taking this small space and making it a big feature.”

An enduring investment in today’s market

ofts and loft-style spaces have an appeal all their own. Industrial and modern, depending on the space, they can often be challenging when it comes to furniture placement.

In some instances, architectural

features such as exposed brick walls, dramatically high ceilings and industrial features may dictate design direction.

Even so, some designer hacks can translate to nearly any loftstyle space.

Designer hacks, loft-style spaces 1. Reveal, don’t conceal.

2.

Go graphic. From artwork to three-dimensional art, graphic elements can make a bold statement.

3.

Consider a neutral design palette such as black and white.

4.

Mix metals into the design for an industrial feel such as steel and brass.

5.

Choose furniture of the appropriate size and scale.

Low-backed furniture is often best.

6.

Use lots of mirrors. Mirrors can not only help to bounce light but also create the illusion of windows.

7.

Hire a professional for common renovation features such as creating

kitchens, closets, bathrooms and built-ins.

8.

Add natural elements.

Driftwood, concrete and stone features look particularly good in industrial or loft-style properties.

9.

Go light and bright as opposed to gloomy and dark. Often the desired feeling in a loft is the former.

10. Invest in bold and interesting art pieces. These can serve to enhance a gallery, industrial feel of a loft-style space.

Set the mood with chandeliers

I realized the other week after receiving an email from a reader that I have not touched on this important (and sometimes tricky) topic in quite a while.

She was wondering, as I am sure many are, about how to pick chandeliers for the dining room, kitchen, bedroom and family room. What are the styles available? What size is required?

How do we hang them?

While hanging them isn’t my specialty (thank goodness for electricians!), I do have some tips for selecting the ideal light for your rooms.

While builders’ lights can technically get the job done and prevent stubbed toes and knocked-over knickknacks, they are also often an eyesore I want to replace as soon as possible.

Lighting is a statement-maker and is one of the first things you notice when walking into a room.

Use more everyday options like pendants and lanterns for high-traffic areas where you want style, but more importantly, functionality.

the original candle chandelier days of fire hazards past, and you have hundreds of styles to choose from when adding lights to your home. I personally love the grandeur of an elegant and overthe-top chandelier in the right situation, usually in the entryway or grand room of the home where the ceiling height and space allow it to fully shine.

Few things are as disappointing as a crowded chandelier. I also suggest using what I would consider more everyday options like pendants and lanterns for high-traffic areas where you want style, but more importantly, functionality. These spots include bedrooms, kitchens and bathrooms, to name a few.

However, the type and style of your light fixture ultimately comes down to the use, size and shape of your room.

The math for figuring out the size for an open room chandelier or light fixture – meaning you are just centering it in the middle of the room – is quite simple to do.

Start by taking the width of the room in feet and then add the length of the room in feet. For example, if my open living room is 20 feet by 15 feet, my number would be 35, which means I would be looking for a light fixture that is around 36 inches wide. When it comes to the height of the chandelier the usual rule of thumb is about 2 inches per foot (some might say 3 inches, but I don’t like for my tall guests to have to duck!). This means that an 8-foot ceiling would be able to accommodate a 16-inch-tall fixture.

instead of by room due to our open concept and vignettes. This means we center our fixtures above our beds in our bedroom settings or over the coffee table in our living rooms, which is a great tip for creating individual spaces when working with an open floor plan.

Things change a bit when centering a light fixture over a specific table or area in a room. If you are going to have a chandelier in your dining room, I highly suggest centering the fixture over the table, or else it can look like you accidentally put your table in the wrong spot. The ability to do this depends on the shape of the room and lines of your ceiling, but it’s a good place to start. To get technical, a light fixture over a table should be at least 12 inches narrower than the table (same goes for length to avoid bumps and bruises) and have about 45 inches of space from each of the walls in the room.

So, if your table is 85 inches long, you could potentially have a fixture that is up about 72 inches long. Sometimes it can be hard or impractical to get a light that large, which is where multiple fixtures make a great solution.

I love the look of matching pendants over a long table or kitchen island. I suggest trying to keep them anywhere from 25 to 30 inches apart when using smaller scale fixtures and keeping them 30 to 35 inches above table height.

Before you pull out the rake, however, consider this: Just leave the leaves where they fall.

According to the National Wildlife Federation, fallen leaves create their own mini-ecosystem.

Some creatures use fallen leaves to survive the winter. Luna moths, great spangled fritillaries and woolly bear caterpillars (which become Isabella tiger moths) spend the colder months in leaf layers – some as eggs, some as pupae and some as adults.

“If you rake up and throw away all of your leaves this fall, you’ll be getting rid of these beautiful and beneficial insects, many of which are pollinators,” Mizejewski wrote.

These insects are also a food source for birds feeding their young in the spring.

Many critters rely on fallen leaves to get through the winter.

Beyond helping those creatures, you can help the environment and yourself by not bagging up the leaves and sending them to a landfill.

Yard wastes, including leaves and grass clippings, account for nearly a fifth (more than 31 million tons) of all garbage generated in the United States each year, making it the second largest component of the municipal solid

waste stream, according to the Environmental Protection Agency.

Because leaves and grass are relatively clean and biodegradable, EPA states, there is no reason for them to be in a landfill.

Instead, use the leaves instead of buying mulch. Using leaves will “help to enrich your soil, lock in moisture and protect your plants,” according to hortmag. com. It’s important to shred the leaves, however. You can do this with a mulching mower, shredder or leaf blower on the vacuum setting. Experts say a thin layer of unshredded leaves is fine, but if it gets too thick it will prevent air and water from reaching the soil.

Yard refuse, such as leaves, grass clippings, straw and nonwoody plant trimmings can be decomposed, the University of Georgia Extension states on its website. The dominant organic waste in most backyard compost piles, it says, is leaves.

Leaving the leaves will save wildlife, the environment and, possibly, your back, which are three good reasons to limit your raking this autumn.
