2021 marks the 100th Anniversary of the Colorado Association of Realtors (CAR).

The mission of CAR is “To be the collective voice for real estate and consumer property rights, and to advance Colorado Realtors as industry leaders in knowledge, ethics and professionalism.”

“CAR’s purpose is to protect ALL issues and fields of Colorado’s real estate industry which includes all property owners, land owners, home owners, commercial brokers, residential brokers, resort brokers, rural brokers and property

managers, to name a few.”

Before the Colorado Association of Real Estate Boards was formed, the National Association had already adopted the Realtor® Code of Ethics in 1913. The Code continues to be the guideline for professional Realtor behavior. The Code is reviewed every year to give guidance to the Realtors as the business continues to evolve.

1921 marked the first year of the Colorado Association of Real Estate Boards, led by L.F. Eppich. The first annual meeting was held in October of 1922 at the Boulderado Hotel with 100 members in attendance. An Annual Meeting of Realtors has been held every year since then. These meetings include opportunities for education, networking, reviewing upcoming legislation, and seeing the latest ideas in real estate. The first exhibit hall of real estate products for Realtors happened in 1931.

The State of Colorado Legislature passed a bill in 1925 to require the licensing of real estate brokers creating the beginning of license law. Over time, license law has developed

and is currently administered by the Colorado Division of Real Estate.

The Colorado Association of Realtors has been watching out for the rights of property owners for years. In fact, in 1929, the first assessment of $1 per member was to be used specifically for legislative efforts. Legislative efforts continued to grow with the Realtors Washington Committee, which was formed in 1941 to monitor legislation with any influence on real estate matters.

The Realtors effort is still ongoing today and is known as the Realtor Political Action Committee (RPAC).

Today, most real estate transactions have a Realtor involved, protecting the best interests of their clients. In 1947, the Realtors put a special emphasis on educating the public why it is important to be represented by a Realtor in a transaction.

The 1950s brought about two major developments that shaped the real estate industry today. The first was the establishment of a CONTINUED – See Page 16

Americans are willing to get ghoulish to snag a home in this monsterish market, says survey

PRNewswire (Oct. 26) – In the most hair-raising housing market the country’s ever seen, Americans aren’t spooked by the prospect of living with things that go bump in the night.

According to Realtor.com®’s annual Halloween survey, ghostly happenings and nightmarish neighbors are all fair game if it means being able to afford their dream home in the current market.

The survey of 2,583 U.S. adults, conducted online in Sept. 2021 by HarrisX, found that Americans are willing to live not only with a ghost, but also with other ghoulish going-ons.

Almost one third (30%) would be willing to live with a friendly ghost.

20% would live in a home where a murder has taken place.

17% would live in a haunted house, and that jumps to 46% if they’re able to get the haunted home at a discounted price.

Plus, they’re willing to have nightmarish neighbors, with 30% of survey respondents saying they would live next to a cemetery, while one quarter (25%) say they would live next door to a haunted house.

“In today’s ultra-competitive housing market, buyers are looking for a break,” said Realtor.com® Deputy News Editor Clare Trapasso. “The majority are willing to consider homes that are rumored to be haunted, especially if they can get these properties at a discount. Nearly half of those surveyed would live in a haunted house if they can get a good discount, which to many buyers is more than half off of the market price.”

Those looking to buy in the next 12 months are even more open to living with spooky spirits, especially if that means they can get their new home for less.

Americans are also open to living in a home where a murder has taken place, but they’re looking for a discount here too.

Three quarters (75%) say they’d require a discount to buy a home where someone was murdered, with most (69%) wanting more than 10% off market price.

Some want even more money off: one quarter (24%) would need a discount of more than 50% to buy a home where someone was murdered.

For those willing to live in creepy quarters, they’ll be in good company.

Almost one third (30%) of Americans say they’ve lived in a house they believed was haunted.

Fifty-four percent of those looking to sell their home within the next 12 months have lived in a house they believed was haunted

Buyers should look out for spooky signs before they move in.

Boulder County market update

What’s up with the real estate market? In Boulder County prices for single family homes are up 12 percent since last September, but down compared MARY HILL to August 2021. This is a continued decline in prices over the last few months. Will home values continue to erode? In my opinion, yes. The historical data since 2011 shows a constant upward trend, with a drastic uptick in home prices during the spring of this year compared to the price slope. I believe home prices will continue to decline until prices are once again in line with the historical slope.

Boulder In Boulder average sales prices were up slightly compared to August. This makes sense home prices in Boulder are close to the value the historical data indicates.

And, prices in Boulder have already declined significantly from the highs of this past spring.

Boulder continues to have a low inventory of homes for sale.

Erie Erie prices never deviated much from the historical trend so I forecast home values there to continue their slight upward trend.

The average increase in price of $43K since August validates this.

And, with an average of only 22 days on market and only a 0.7 month’s supply of homes for sale, home sellers are still able to get their home sold without much undue stress.

Lafayette Average home prices in Lafayette have seen some wild gyrations since 2011. This is likely due to the low number of homes sold so that a couple of high priced homes sold can throw the trend line out of whack. And, Lafayette like most of Boulder County saw a spike in home prices in the spring. The average sold price of $697,954 is a little below the trend line for Lafayette. I expect the average sales price to stay in this vicinity

for a while with a slight uptick.

Longmont Longmont has become a very popular place to live. For a while people were happy to get into a home in Longmont, no matter its condition. Now buyers are more discriminating. With a lot of older homes coming to market that haven’t been updated to modern trends, this has pulled the average sales price for single family homes in Longmont down from the highs of this past spring (but down only $31K compared to August).

Longmont home prices have been above the historical price trend so a continued decrease of the average sales price is expected to continue, especially for dated homes.

Louisville The turnover of home in Louisville is very low with only 11 selling in September. Louisville, like Lafayette has seen huge gyrations in the average sales price due to the low number of homes being sold. The average sales price

dropped $168K. Perhaps smaller homes sold in September than in August, dragging the average price down. With only a 0.5-month supply of homes on the market Louisville is definitely a seller’s market!

Analysis Boulder County continues to have a huge lack of homes for sale.

Buyers are more savvy than they were a few months ago and will bargain with sellers to get into their next home. Multiple offers are still a ‘thing”, but only for updated houses. Home prices have dropped since springtime and are approaching values that put them back on the historical price trend line.

People who are thinking about selling, but are worried about selling their home before they can purchase their next one need to become creative. There are several options they can employ: 1.

Have a Post-ClosingOccupancy-Agreement which enables them to rent

back their home for up to sixty days, giving them more time to find their new home.

2.

Have a Rent Back Agreement where they rent their home from the buyer until they can move into their next home.

3.

Rent a place for the time between the sale of their home and the purchase of their next place.

4.

Buy a place and sell their home after they have made their new purchase.

Tips for getting a mortgage for the self-employed Millions of Americans chose to leave their jobs over the past 18 months, but not everyone left one payroll to jump on another.

The result: nationwide, a record high number of new business applications were filed in 2020 – nearly 4.5 million – an increase of 24% from the year before, according to Census Bureau data’s business formation statistics.

Colorado had a record number of new business filings in the second quarter of 2021, which grew 25.7% compared to last year, according to the Quarterly Business and Economic Indicators report released by the Leeds Business Research Division (BRD) at CU Boulder and Colorado Secretary of State Jena Griswold.

Even before COVID-19, individuals were working outside of a company structure and the gig economy was on the rise. By choice or necessity, more and more people worked on their own. Here in Boulder County, the availability of freelancers, task rabbit workers, or temp workers is ample.

When you are self-employed, the most challenging part of the mortgage application process often has to do with gathering proof of income and employment verification. Whether you are a freelancer, a gig worker, or a new business owner, it affects what you need to prove your income.

Here’s what to expect and steps you can take to be successful.

Pre-approval for a mortgage Pre-approval for a mortgage is still the standard starting point to confirm your income is sufficient to buy a home. To document your income, typically borrowers need two years of tax returns and proof that their business was in operation. This provides a financial statement of losses and gains for a business over a period of time.

It’s important to find a lender with competitive mortgage rates who can help with pre-approval.

Post-pandemic mortgage approvals The pandemic-era economy makes lenders even more cautious about loaning money. The qualifications are stringent and based on who can realistically repay the loan.

For the self-employed and new business owners, the big change is that documentation requirements have increased significantly.

Prior-year tax returns are no longer enough. Now lenders need a year-to-date profit and loss statement along with supporting documents such as a business bank statement.

In other words, lenders need a lot more proof that you’re able to pay that mortgage.

Lenders want to see that earning from your self-employment is steady or increasing over time.

For the self-employed, you will likely be required to show: •

Two years of personal tax returns

Two years of business tax returns including schedules K-1, 1120, 1120S

•

Year-to-date profit and loss statement

Employment history You most likely need to show evidence of at least two years of consistent self-employment in the same industry, so it’s important to keep good records. According to My Home by Freddie Mac, the following documents can be used to show consistent selfemployment: • • • •

Letters from current clients Signed CPA statement Business license Proof of insurance for your business

If you are newly self-employed, lenders may accept a W-2 from a previous employer in combination with these documents to cover the most recent two years of work history.

Increasing your chances of mortgage approval It’s important to put first thing first. You need to take the usual steps like ensuring your FICO® credit score is 740 or higher and that your debt-to-income ratio is smaller than 36 percent, with no more than 28 percent of the debt going toward servicing your mortgage.

Here again, you’ll need documents to prove your income. To prevent any hold-ups, document as far back as you can.

If possible, document 24-months of income flow. The goal is to prove you can consistently afford loan payments.

The best plan is to be prepared and get these documents ready before you start the process.

Umbreit herself is available to support her agents at practically any hour, seven days a week. Part consultant, part mentor, and part sounding board, she prides herself on making herself available for everything from small questions to major issues. She answers the phone for her team from 8 am to 7 p.m. seven days a week and

responds to emails and texts until 10 p.m. every night. No matter their concern, she’s more than happy to share the knowledge she’s accumulated over the years.

While every agent has nearly unlimited access to Umbreit, she gives her mentees extra focus She established a formal Mentor program to help new Realtors bridge the gap between what they learn in training and what they need to know to be in the field.

“When someone gets out of real estate school they’re prepared to do 1 percent of the job. I do my best to see that they learn the other 99 percent,” Umbreit explains. “Their success is my success,” she emphasizes.

Umbreit’s mentees get weekly meetings with her and the chance to soak up as much information as they can over their first few months with the brokerage. Through those meetings, she teachers them the

ins and outs of contracts, strategy, how to price a property, and how to design a business plan. And perhaps most importantly, she teaches them “how to stay sane as a Realtor.”

While some are fresh out of school, others are making a career change. The latter group, she says, includes some of her top performers.

In addition to the professional support Umbreit offers her team, she also offers a unique Commission Plan. The plan requires $59 per month for various business tools as well as Errors and Omissions insurance and only $499 in commission fees for sales up to $3 million – a far cry from the typical Residential Real Estate office.

Plus, Equity Colorado brokers have access to a generous referral program. When a new broker joins any of the Equity Colorado offices, the referring agent receives a $100 payment every time that agent completes a transaction for as long as both agents work at Equity.

There is, in fact, an art to shelf dressing, a rhythm that can be created and repeated, through a thoughtful selection of accessories.

Have shelves that you don’t quite know how to fill? Here are some top tips.

Do look for similar colors, finishes and tones.

Do incorporate elements such as greenery and blooms to help add interest and texture.

4.

Do use bins and baskets when looking to fill larger areas on shelves.

Do use books to help act as filler. A popular design technique is to pair books of similar colors together, wrap books or turn books spine side in.

Don’ts 1. Don’t be afraid to use contrasting colors, dark items on a light-colored shelf for example can really help provide an inviting accent.

2.

Don’t overdo it. Less is more.

3.

Don’t forget that shelving can also be an opportunity to highlight a curated selection of collectibles.

4.

Don’t be afraid to leave shelves empty. Instead intentionally leave certain shelves bare when looking to create a visual sense of rhythm.

Don’t overlook interesting ways to create shelving, such as using skateboards or reclaimed wood placed on brackets.

In the 1990s, the internet arrived and changed the entire real estate business. The Colorado Association of Realtors stepped up to the plate, developing education to help Realtors learn about cutting edge technology and how it would benefit their clients.

The 2000s brought huge strides in technology, new business models, and even adaptations due to the COVID-19 pandemic.

In fact, in the last one hundred years, one of the biggest challenges of the Colorado Association of Realtors has been the pandemic.

Halloween mythconceptions Halloween horrors aren’t always connected to the spirits of the dead, even though the ancient holiday is. Some of the spookiest

BY CAROL creatures on O’MEARA the planet are products of human imagination trying to explain the workings of Mother Nature, or using Mother Nature to nefarious ends. A quick look at the history of some myths and misconceptions shines a light on frightful tales.

The legendary witch hunts of Salem in 1692 may have root in a fungus, Ergot (Claviceps purpura), which invades rye and other grains. Colonizing the flower and growing in place of kernels, the fungus can get mixed into the grain before milling and end up in food. It is here that a chemical found in the fungus – lysergic acid, from which LSD can be extracted – causes problems.

In the winter of 1692, two young girls in the home of Reverend Samuel Parris began acting strangely, with contorted postures, “foolish, ridiculous speeches,” throwing items, and “blasphemous screaming.” While we consider this normal, realityTV show behavior, Salem and surrounding communities found no other explanation other than witchcraft, and three women were accused and imprisoned.

Witches weren’t the only ones to suffer from bad public relations; wolf spiders also have a bad rap.

In the Middle Ages around Italy and the Mediterranean, the belief held that a bite from the wolf spider caused Tarantism, a listless, fainting condition that could only be cured by music.

Victims described by eyewitnesses in the early 1500’s seemed to be insane, singing absentmindedly to the beat of a drum, with arms, legs and the entire body moving in beat with the music. The same could be said of me as I gyrate around the garden in time to the music on my iPod, so I hope the neighbors don’t call an arachnologist. Having one of my colleagues see me dance could be embarrassing.

Arguments abound on the real cause of the myth: superstition, mass hysteria or sun stroke have

been suggested. Some hold that it was a ruse to get money from sympathizers of the afflicted, others that it was a means for peasants to dance in public and skirt the ban of the church. Either way the innocent victim of this myth is the spider.

The original Irish myth, in which a man named Jack tricked the Devil not once, but twice, into promising not to take his soul when he died, led to a comeuppance for the Irish rogue when he expired and neither heaven nor hell would take him.

The Devil, in a fit of temper at having been tricked twice, banished Jack to wander the dark night, hurling a burning coal from hell after him. Jack put the coal into a carved out turnip and has been using it to light his way as he roams the Earth ever since, becoming known as “Jack O’ Lantern.”

In Ireland and Scotland, people made their Jack O’ Lanterns from turnips or potatoes; the English used beets. Immigrants from these countries brought the tradition with them when they came to the United States, where they discovered that pumpkins are perfect for carving the ghostly decorations.

Placed in front of the home, the Jack O’ Lantern protects against evil spirits and witches, which reputedly fear fire. Jazz up yours with a sprinkling of cinnamon and nutmeg inside the top of the gourd; the heat from the flame will have your goblin guard double as a delectable air freshener that smells of pumpkin pie.

Pogue Ask Angi (TNS) A garage renovation that transforms it into an additional room gives homeowners more space when they have limited options for expansion outside or their house doesn’t have a basement. Most often homeowners are looking at a plan to convert a garage into a bedroom or rec room. Conversely, you might just want to upgrade your storage or workspace. Whatever the case, many contractors now specialize in garage conversions and can help you bring your vision to life.

Garage upgrades tend to improve your resale value as well, provided they’re not too specific. A hobby room dedicated to your favorite college team will make you very happy, but might limit your resale options more than a living suite would.

Keep in mind you’ll have to make a significant investment to accomplish this. A garage remodel costs an average of $11,000. Most jobs between $6,000 and $21,000, and a big-ticket upgrade such as an in-law suite will probably cost even more.

You can also consider hiring a dedicated garage organizer if you want to make the best use of the space for traditional garage tasks such as hobbies, tool storage or car maintenance.

What affects garage remodeling cost?

The cost to convert a garage relies heavily on your intentions for the area. Size of the garage, age of the house and the remodel purpose will all affect the final cost.

drywall, rewiring, bringing the floor level to the rest of the house and protecting the floor from moisture using either a moisture barrier or ceramic tile flooring. Ask your contractor about the ability of your HVAC system to handle another room. You might have to install a separate system.

You will also need to decide if you want any sort of plumbing run into the new room and if you want to add a crawl space above the

garage or other storage options.

There’s also the garage door to consider. It can be left intact or converted into a wall.

Talk to your contractor about your city’s building codes before starting the project. Municipal codes regulate anything from electrical outlet placement to window and door requirements.

And often, garages are originally built to different codes from living areas. If you’re converting a garage

to living space, you’ll need to meet numerous requirements to pull it off.

Incidentally, all these changes might get in the way of actually keeping a car in there! But if you use up all the space and you still want to protect your car from the elements, the addition of a carport will take up minimal space on your driveway.
