Buying or refinancing your home with an interest-only loan The 30-year fully amortized loan has been the mainstay of real estate financing in the U.S. for decades, yet market conditions often bring about DUANE different types DUGGAN of mortgages to help buyers get into a home. At one time, there was a loan called FHA 245, which was a graduated payment, negative amortizing loan. The payments were kept low because the shortage of what the payment should have been was added to the loan balance each month. This worked decently in an accelerating market, but not so well in a declining market.

Another tool to help buyers in an accelerating market is the interest-only mortgage. During the pre-2007 real estate market, prices were rising rapidly, and this was a tool to help keep the payment lower. During the 2007 to 2012 recession, interest-only mortgages got a bit of a bad rap because consumers were missing out on getting the loan paid down.

As values declined and the loans weren’t being paid down, the homeowner became more likely to be foreclosed upon.

When a market accelerates, interest-only mortgages become more commonplace. This is because home prices are accelerating faster than salaries, and the consumer looks for ways to afford a home.

There is definitely a time and place to use the interest-only loan as a tool.

payment was making things pretty tight. By using an interest-only mortgage he was able to reduce his payment and stay in his home.

A feature of interest-only loans is that if you prepay any principal, the next month, the interest-only payment is based on the remaining principal balance. That means the payment goes down immediately.

That is a big difference from a 30-year amortized loan. On a 30-year amortized loan, if you pre-pay principal, it reduces the term of the loan, but the payment remains the same. With the interest-only loan, if you are disciplined enough with making extra principal payments, the monthly loan payment will go down each time you do.

Interest-only loan availability varies based on market conditions.

Typically, when these loans return to the market, they first are available for primary residences and second homes. The typical product structure is 3,5,7 or 10 years fixed, then becomes an ARM (Adjustable-Rate Mortgage).

In general, qualifying is more stringent than for a typical mortgage and the down payments are larger.

When available, an interest only loan on investment property is an amazing tool. Each time you make an extra principal payment, next month’s payment is lower, and the cash flow gets better.

As the cash flow improves, you can keep applying the increased cash flow to principal --and before you know it the loan is paid off!

All fired up about fall We all need to muse more, and fall is the perfect time for sitting, pondering and reflecting, particularly in front of a fire.

So says a piece I read recently.

LORI This was good BORGMAN news because TRIBUNE NEWS all our adult SERVICE (TNS) children have outdoor fire pits. Lucky for us, from time to time we are invited to join them.

That said, I would never be able to muse around our son’s fire pit in the country, as I would be on edge waiting for wild animals to charge out from the woods in the dark, snakes to slither around my legs or bats to sweep down and tangle themselves in my hair.

There are fire pits that call for reflection and fire pits that call for adrenaline.

Fortunately, two other fire pits we frequent are tucked into suburbia, where wildlife appears by appointment only. We were

around a fire pit the other night as the sun set and the flames danced.

The air was tinged with a hint of melancholy, which I assume is essential to musing along with any beverage named pumpkin spice.

I was thinking how the grands have given us more joy than

we could ever give to them (the beginnings of musing) when two of the darlings began arguing over a chair. The tussle escalated and required parental intervention.

Things settled down, then the makings of s’mores arrived.

Soon kids were jumping up and down, waving long forks with sharp metal tongs bearing flaming marshmallows streaking against the night sky. The window for musing had passed; it was now time for first aid readiness.

A trail I frequent is lined with trees that form a canopy overhead.

In fall, it is like walking through a painting in which the colors continually change. It would be an ideal place to muse, but it’s also the time of year black walnut trees drop their fruits. A ripe black walnut is like a small green tennis ball filled with concrete, then rolled in an oil slick. They hit the trail with a crack and would make a similar sound against one’s skull. You must be wary of what is overhead while simultaneously watching for black walnuts littering the path, waiting for you to trip, roll an ankle, twist a knee

and send you spiraling.

It’s hard to be vigilant and muse at the same time. Musing on the trail hasn’t panned out, but my kick-the-can skills, as applied to black walnuts, are top-notch.

The other day I sat on a bench in the backyard to linger a few moments and enjoy the colors.

Truthfully, I had paused to check some things on my cell phone.

The wind picked up and gold and crimson leaves spun to the ground.

I looked up to see where they were coming from and saw a jet trail overhead. I remembered a flight I needed to book and dashed inside, preempting any and all musing.

I’ve added musing to my to-do list. Musing hasn’t happened yet this fall – and it may not ever happen this fall – but perhaps there is now reason to look forward to a long, cold, snowbound winter.

New mortgage qualification help for student debt holders

Most millennials don’t own a home and almost 25% say student loan debt is the obstacle in their way, according to a 2019 TOM Bankrate survey. KALINSKI More than half of college graduates carry student loans – 62% -- and the average student debt loan balance is $28,950, reports the Institute for College Access and Success.

But recent changes in Federal Housing Administration (FHA) make it easier for those with student loans to qualify for a mortgage. The new policy bases the monthly payment on the actual student loan payment, which is often lower than its current basis of one percent of the outstanding student loan payment.

It helps home buyers who, with student debt, meet minimum eligibility requirements for an FHA-insured mortgage.

In addition, changes made by federal mortgage lender Fannie Mae make it easier for student loan borrowers to get a mortgage.

In 2017, Fannie Mae added three flexible payment solutions for future and current homeowners.

With these changes, lenders can consider lower, flexible payments; homeowners can pay down student debt with a mortgage refinance; and borrowers can exclude non-mortgage debt paid by others.

“We understand the significant role that a monthly student loan payment plays in a potential home buyer’s consideration to take on a mortgage, and we want to be a part of the solution,” said Jonathan Lawless, Vice President of Customer Solutions, Fannie Mae. More help comes from mortgage experts who have strategies for student loan holders to get into a better position to buy a home. The experts say if you are consistent with making your loan payments and the amount of your payment is a good fit with your income, student loan debt doesn’t have to be a barrier to buying a home.

Student loan debt holders should pay attention to two key metrics to increase their likelihood of mortgage qualification.

One, borrowers need to

consistently make debt payments on time – whether student loan, credit card, or other types of debt payments. A good payment history can help your credit score, while getting behind on your monthly bills will cause your credit score to drop.

Even though student loan plans offer the option to defer payments, experts say it’s better to steer clear of this path if you are working toward buying a home. Deferring payments can make it difficult to get loan approval. And if you are approved for a home loan, the interest rate may be higher.

And two, manage the amount of your monthly student loan payment compared to income.

This is factored into debt-toincome ratio, which is used to determine your ability to keep up with mortgage payments.

One tactic some would-be homebuyers use is to lower their monthly student loan payment by extending their repayment plan over a longer period of time, or choosing a plan based on a percentage of income. If you choose to make these changes to your student loan payment, do it at least a year before applying for a mortgage.

Another option for managing debt-to-income ratio is to boost your income with a promotion or second job.

Homeownership trends show these changes are needed.

Nationwide homeownership for ages 24 to 32 fell from 45 to 36 percent between 2005 and 2014, reports the Federal Reserve. Increased student loan debt is linked to this age group’s homeownership rate dropping by 2 percentage points – resulting in over 400,000 young adults in the U.S. who didn’t own a home in 2014 because of the rise in debt.

Meanwhile, as millennials grow older and begin to start families, millennial homeownership is on the rise. In a 2021 Home Buyers and Sellers Generational Trends Report by the National Association of Realtors®, millennials made up the largest share of buyers, at 37%. And first-time buyers made up nearly a third of successful buyers.

In September 2019, millennials accounted for 46 percent of all mortgage originations – a 43% increase from a year ago. This group is expected to continue to dominate the market.

After the eviction moratorium, we are nervous. Is it a good time to be a landlord? – Jerri A: Not collecting rent is a scary prospect that every landlord needs to be prepared for.

Whether it is because of a pandemic, natural disaster or non-paying tenant, you need to have enough of a cushion to carry the house’s expenses for at least several months.

Renting property, done correctly, can be rewarding.

The good news for landlords coming out of the coronavirus crisis is that rents are higher now.

Tenant selection is critical to successfully renting your property.

It is better to spend extra time upfront choosing your tenant than spending even more time evicting them. Check work history and do a background and credit search to ensure your prospective tenant is

financially stable.

Take the time to read the landlord-tenant statute. It is written to be understandable to non-lawyers and reads almost like an instruction manual for renting.

Knowing your rights and responsibilities is key to a good experience. If you feel intimidated by the process, you can hire a real

estate agent to help you.

Once you find a good tenant, do not ruin the relationship by trying to be friends. Being friendly is good, but who wants to evict a buddy for not paying the rent.

Remember to treat this as a business relationship. Respond to repair requests quickly.

In return, your tenant also needs to take the relationship seriously.

Explain that they need to treat the house as their home and must pay their rent on time.

Accepting excuses rather than rent rarely works out. Posting a warning notice for nonpayment sends a clear message that the rent needs to be paid each month to avoid immediate consequences.

Millennials go their own way when it comes to tapping home equity, survey finds

Americans ages 25 to 40 display noticeably different attitudes about tapping their home equity than do older homeowners. (Dreamstime/TNS)

Jeff Ostrowski Bankrate.com (TNS) Maybe the millennial generation values having a good time more than their baby boomer parents and Generation X siblings.

Perhaps this cohort’s financial tastes have been shaped by historically low mortgage rates and soaring home prices.

Whatever the reason, Americans ages 25 to 40 display noticeably different attitudes about tapping their home equity than do older homeowners.

According to a recent Bankrate survey, 14 percent of millennial mortgage holders say they’d tap home equity to bankroll a vacation, compared with just 4 percent of Generation X (ages 41 to 56) and 3 percent of baby boomers (ages 57 to 75).

And 10 percent of millennials say they’d pull cash from their homes for non-essential purchases, such as electronics or a boat.

Just 3 percent of Gen Xers and boomers say that sounds like a good idea.

On the other hand, only 49 percent of millennials say they’d tap equity for home improvements, compared with 64 percent of Generation X and 66 percent of boomers.

Michael Golden, co-founder and co-CEO of @properties, a 4,000-agent real estate brokerage in Chicago, says the differing attitudes aren’t a surprise.

Millennials have long been said to value work-life balance more than their parents and older siblings.

“They’re a little bit more balanced,” Golden says. “Life experiences are a little more important to them. They’re willing to spend money in a different way, and they’re willing to tap equity in their home in a different way.”

Traditionalists urge caution when it comes to tapping home equity. Melinda Opperman, president of Credit.org, recalls that many homeowners regretted pulling cash from their homes during the boom that preceded the Great Recession.

“Building up wealth in a home is a long, deliberate process, and that wealth creation increases the longer one stays in a home,” Opperman says. “In general, we wouldn’t advise anyone to cash out that equity unless they’re using it to improve the property, thereby increasing the value of the home and rebuilding equity faster.”

A much different rate picture Part of the generation gap is simple: Millennials have entered

their home-buying years with mortgage rates at microscopic levels.

By contrast, baby boomers lived through 30-year mortgage rates topping 18 percent in the early 1980s. Gen Xers experienced rates hovering at 9 percent in the 1990s.

Millennials barely recollect 5 percent rates – from Jan. 1, 2010, to Jan. 1, 2020, the average rate on a 30-year loan was just above 4 percent.

Then came the COVID-19 pandemic, and 30-year mortgage rates fell below 3 percent, the lowest levels ever. With borrowing so cheap, old rules about avoiding debt might strike some as less relevant.

“Now you’re borrowing in the 2s or the low 3s,” Golden says.

“When interest rates are so low, the psychology of debt is much different. It makes sense to have debt.”

Another reality: Americans ages 25 to 40 are focused on living their lives rather than saving for a distant future.

“Millennials have a longer runway,” Golden says. “They’re not thinking about retirement; they’re in the building mode now.”

Home values are soaring An additional factor plays a big

role in millennial homeowners’ feelings about home equity: They were fortunate enough to buy during the hottest housing market in U.S. history. Nationally, home values jumped a record 19.7 percent from July 2020 to July 2021, according to the latest S&P CoreLogic Case-Shiller home price index.

Tapping home equity is possible only if you have equity, and homeowners have it in unprecedented amounts.

According to mortgage data firm Black Knight, Americans possessed more than $9.1 trillion in “tappable” home equity as of mid-2021.

“Some of the attitudes toward home equity may be influenced by the recent surge in home prices,” says Greg McBride, Bankrate’s chief financial analyst. “Those that recall the housing bust and how highly leveraged homeowners got squeezed are likely more reluctant to tap equity unless absolutely necessary.”

Often, they will help instantly brighten and lighten, and can even help to mimic sunshine in dark spaces. Not sure how to introduce citrus colors into your home? Here are some top tips.

Home equity (continued) HOME IMPROVEMENTS AND REPAIRS: GREEN LIGHT Boomers and Generation Xers give the thumbs-up to this reason for tapping equity. Not much argument from financial experts.

Home improvements are likely to last for years, a timeframe that matches the horizon of mortgage debt. Kitchen renovations and bathroom updates are no-brainers.

But non-essential projects, such as a swimming pool or a game room, won’t necessarily reward you with a corresponding increase in property value. However, if you need a new air conditioner or an updated electrical system, a mortgage is the cheapest money you’ll find.

CONSOLIDATING DEBT: YELLOW LIGHT If you’re carrying credit card debt and paying double-digit interest rates, it could make sense to swap out expensive revolving debt for historically cheap mortgage debt.

This strategy comes with a big caveat, however: Pull cash out of your house to pay off the credit cards only if you’re not going to simply run up more credit

card debt.

“Using home equity to do a debt consolidation really depends on whether the root cause of the debt has been addressed,” McBride says. “A pattern of overspending could lead to running the credit card debt back up all over again, plus now carrying home equity debt as well.”

Opperman says homeowners who use home equity as a lifeline can dig themselves a deeper hole in the long run. “You only get to cash out that equity once, then it’s spent,” she says. If you follow up your cash-out refi with more spending, you’ll face what she calls a “second reckoning” – but this time, with less of a home equity cushion to pad the fall.

INVESTING: YELLOW LIGHT. Millennials are more likely than other generations to use home equity to invest. While 26 percent of that age group said they liked that idea, just 17 percent of Gen X and 10 percent of baby boomers signed off on the notion of redirecting home equity to another investment.

to pay down debt, the calculus around investing is nuanced. If you want to tap cheap mortgage money to fatten up your retirement savings, and to put those proceeds in a well-diversified portfolio, financial pros give their blessing. There’s a solid case to be made for using cheap mortgage money to shore up your retirement account.

On the other hand, if you aim to tap equity to day-trade stocks or to play the cryptocurrency boom, the smart advice is to think again. Such a gambit might pay off, or you might lose big.

PAYING DOWN STUDENT LOANS: YELLOW LIGHT. This one is a bit of a gray area.

If you owe student loans from private lenders, it can make sense to pay those down by tapping home equity. In contrast to federal loans, private student loans carry higher rates and less flexibility.

On the other hand, if you have federal loans, you need not rush to pay them down, McBride says.

Their reasonable interest rates and income-based repayment plans mean federal student loans may not be a crippling form of debt.

GOING ON VACATION OR BUYING ELECTRONICS: RED LIGHT. Here’s one where financial experts agree with those prudent elders of the baby boom and Gen X. Think of it this way: Your home loan’s term is 15 or 30 years because real estate is a long-lived asset that will give you years of use and almost certainly gain value. A Caribbean cruise or a gaming console, on the other hand, will be long forgotten even if you’re paying it off for decades.

If a cash-out refi is your only

option for paying for a vacation or another big-ticket item, better to put the purchase on hold.

KEEPING UP WITH HOUSEHOLD BILLS: RED LIGHT. Millennials are more likely than other generations to tap home equity just to pay the bills. Fully 28 percent of 25- to 40-year-olds say they’d pull cash out for that purpose, compared to just 17 percent of Gen X and 14 percent of baby boomers.

Yes, the economic reality is harsh for many millennials: Home price appreciation has far outpaced wage gains over the past decade. And many young adults are saddled with hefty student loans.

However, this is another area where financial planners’ advice aligns with the wisdom of older generations. Borrowing for 30 years to pay this month’s child care, groceries and car repairs isn’t a sustainable lifestyle. If that’s your situation, look for ways to boost your income or to tighten your budget.

Methodology Bankrate.com commissioned YouGov Plc to conduct the survey. Total sample size was 3,657 adults, including 1,041 with a mortgage. Fieldwork was conducted July 26-29, 2021. The survey was carried out online and meets rigorous quality standards.

However, even if you’ve got a reliable handyperson on speeddial, you might not be sure if you should hire them or a licensed trade specialist for the work. How can you tell the difference?

First up, go ahead and ask your handyperson if they’re capable of handling it. An honest pro should be able to give a clear answer. You can also research local regulations and find out what needs a license.

Many cities have their licensing requirements online or staff who will be happy to answer specific questions.

Licensing requirements vary significantly by state, but generally speaking, small jobs like fixing leaky faucets or replacing a light switch don’t require a license.

don’t hesitate to ask if they have a plumber or electrician available for licensed work!

Whether you hire a handy service or specialty contractor, make sure they carry liability insurance and acquire whatever permits are required for the job.

Most handy service companies charge by the hour, and often their jobs take much less time than that. To get the most out of your handyperson’s time, prepare a list in advance of all the small jobs you’d like them to cover in one visit. The person you hire to fix some drywall and mount a TV might also be able to repair a leak or hang a light fixture while they’re already at your house.

They’ll get more done for you and will appreciate your respect for their time.

Make sure you know ahead of time who’ll be responsible for supplying materials. If you have specific materials you’d like to be used for your project, you’ll save time by purchasing them in advance and not have to be charged for the handyperson’s time to pick them up.

I’ve had something to say for a while.

I have been nervous to share, not knowing what the response would be, but here it goes: Trade in your guest room double bed for a pair of twins.

I know I know, what am I talking about? I wasn’t sure myself at first, but over the last year, I have been falling in love with daybeds and twin bed frames, and now I can’t get enough.
